COMPREHENSIVE ANNUAL MAINTENANCE CONTRACT WITH CALIBRATION FOR AIR HANDLING UNIT
I) Clean Room Validation as per grade A, B, C & D (i) Air Flow Velocity (ii) Air Changes per Hour(iii) Filter Integrity Test (iv) Differential Pressure (v) Recovery Time (vi) Room Temperature & Humidity(vii) Particle Count II) Maintenance, Servicing & Overhauling works of HVAC System A) Air Handling Units - 3 Nos (8.5 Ton x 2 Nos. & 5.5 Ton x 1 No.) (i) Flushing and Cleaning of Finned Surface & DX Tubes of Cooling Coils(ii) Checking & Replacement of faulty Fan Bearing(iii) Checking & Replacement of faulty Motor Bearing(iv) Checking of Belt Allignment and Tension & Mounting Bolts.(v) Cleaning of Filters, Replacement of Defective Belts, Pulleys, Blowers, Shafts, Bearings of AHUs whenever found defective. B) Electrical Panels and Wiring (i) Checking and Servicing of Contactors, Capacitors, Overloads, MCCBs and Fuses, Tightening of wiring connections and Replacement of faulty parts if required.(ii) Checking of Wiring Insulations & Motor Winding (iii) Checking of Earthing. C) Outdoor Units - 3 Nos (8.5 Ton x 2 Nos. & 5.5 Ton x 1 No.) Flushing & Cleaning of finned surface of condenser, General Change of compressor oil if required, greasing of bearing and oiling wherever required, replacement of motors and compressor if required. Topping of refrigerant whenever required. Rectification of leak if any and testing the system with nitrogen pressure and re-commissioning after vaccumization, replacement of insulation sleeves on Copper tubings. Validation Frequency: 2 tests per year, Breakdown attendance: Within 24hrs
