Maintenance and Operation of services for CENTRAL AC PLANT 160 TR with all accessories/ fittings / fixtures including minor spares parts (2 No. 80 TR Capacity as WORKING and 1 No. 80 TR Capacity as STANDBY) (consisting of Water Cooled with Chiller Unit) with ONE OPERATOR (REFG MECH (SKILLED) and helper (Unskilled) PER SHIFT (8 HOUR) for 3 SHIFT from 0600 HOUR TO NEXT DAY 0600 HOUR including SUNDAY & HOLIDAY as reqired including Connecting AC Equipments,comprising the following Components :– .

(a) Scroll Type Compressor (3 Nos.) Each of MAKE :BLUE STAR 80 TR Capacity 415 Volt 3 Phase. 2 Nos. Compressor Unit will Run at a Time and 1 No. Compressor Unit shall be kept Standby. All Compressor Unit will be brought into Operation alternatively (Each Unit for minimum 8 HOUR)

(b) Air Cooled Condensing Unit (3 Nos.) 80 TR Capacity including Blower fan (3 Nos.), 3 Phase 415 Volt 7.5 HP Capacity. (c) Hot water generator - 175 kW -02 Nos. (d) Chiller Unit (3 Nos.) with Monoblock Water Pump Set (3 Nos.), 3 Phase, 415 Volt, 7.5 HP Capacity Each. 2 Nos. Condensing Unit with Pump Set shall be operated at a Time, 1 Unit will be kept as Standby. (e) AHU Unit 17500 CFM (2 No.) with Blower Fan and Motor Belt Drive including Cooling Coils, HDPE/Nylon Air Filter Assembly, Sliding Type Washable such as Micro Vee Filter of different size Pre Filter, Hepa Filter and Strip; Heater for Heating Arrangement, Humidification & Dehumidification/spray pump set arrangement and Fire , Diffuser, grills etc.

(f) All Safety Controls like LP, HP,OP, Cut Out, solenoid valve, Expansion Valve, Loader, all Gauges, Thermometer and Humidifier, all Water Pipe Line, Control Valve, etc., and Connected Electric Panel & controls. (g) Make up water tank, chilled water tank & valves. (NOTE : The Term Daily Operation includes Minor Maintenance like adjustment of Fan Belts, all Safety Controls, cleaning Spray Nozzels, Checking of Electrical of System, Replace-ment of Fuse, washing of filters, tanks and also Hourly Reading and Recording Various Data of EACH PLANT. LOG SHEETS shall be provided by the Contractor in Standard Performa to maintain Record consultation with the Engineer-in-Charge).

S&F for opening of Scroll Type Compressor of CENTRAL TYPE AC PLANT each 20TR Capacity of MAKE : BLUE STAR, dismantling completely 20 TR Capacity Compressor Parts in presence of MES Representative and display all the Parts/Components of Compressor for inspection of Engineer-in-Charge to ascertain the Serviceability of existing Parts, Repair/Replacement of Unserviceable/Defective Parts, Re-assembling and Re-installation of Compressor in Original Position after repaired, Reconnecting and Making Functional in all respect, complete all as specified and as directed.

Supply of 'V' Belt B-73 as approved complete all as specified and as directed.

S&F Eliminator/replaceable filter drier core suitable for DCR 0485 to 19217 as approved complete all as specified and as directed.

S&F Refrigerant High Pressure Gauge as approved and suitable including taking down Old Unserviceable One, complete all as specified and as directed.

S&F Refrigerant Low Pressure Gauge as approved and suitable including taking down Old Unserviceable One, complete all as specified and as directed.

S&F LP/HP Cut Out with Operating Range at 0/PSI to 30/PSI as approved and suitable including taking down Old Unservice able One complete all as specified and as directed.

S&F Oil Pressure Gauge as approved and suitable including taking down Old Unserviceable One, complete all as specified and as directed.

Supply & Filling Compressor Oil as approved and suitable for Compressor of CENTRAL TYPE AC PLANT complete all as specified and as directed

Supply & filling Refrigerant Gas R–407 C as approved and suitable for Compressor of SPLIT DUCTABLE AC UNIT at AUDITORIUM complete all as specified and as directed.

S&F Contactor 40 Amp CL-00A310T as approved and suitable for LT Panel Starter of CENTRAL AC PLANT including taking down Old Unserviceable One, complete all as specified and as directed. Make : GE / L&T/,BCH/SIEMENS

Supply & fix thermometer suitable for reading wet bulb and dry bulb .temperature wlth digital type all as directed and specified.

Taking down carefully burnt out Electric Driven Compressor Motor 7.5HP Capacity from Founda-tion Channel after disconnecting Main Electric Supply from the Motor Starter Panel, dismantling Motor carefully for Checking, removing to Work-shop for repairing, taking out burnt, Coils from the Slots of Stator, Other Accessories such as Ball Bearing, Rotor, Cleaning the Stator Slots and rewinding the same with New Supper Enameled Copper Winding Wire, with appropriate Gauge and Quantity, Heating, Varnishing with Doctor Beck's insulated Varnish, Re-assembling the same after Greasing the Ball Bearing motor refixing to Original Position after repairing from Workshop, Re- installation on existing Channel and Re-connecting to Electric Supply, Commissioning and Testing, complete all as specified and as directed.

All as per Item No. 16 here-in-before but 5 HP Capacity Cooling Tower motor/AHU motor and Air Blower motor.

Supply and replacing expansion valve 40 TR including taking down old one, complete all as specified and as directed. Note:- The contract sum shall be calculated by deducting the amount shown in Credit Schedule attached to this tender, from total amount of BOQ.
