Comprehensive maintenance (Annual Maintenance Contract) of 3 Nos X 20 TR capacity DX type Precision type Air conditioners of EMERSION make by deploying Original Equipment Manufacturer (OEM) trained & experienced Engineer/Technical staff for working 24x7 (round the clock) at AVC building DATA centre including all electrical connections to inspect the operation of Air conditioning units and carrying out preventive maintenance as per standard practice or as per OEM recommendations, carrying out repairs to defective component/equipment, detection of leaks & rectifying the same, charging/topping up of refrigerant gas complete all as specified and directed. NOTE: Compressors, PCBs, Sensors, Rewinding of Motors, Refrigerant gas etc., will be measured & paid separately under relevant items of this BOQ.

SCOPE OF WORK UNDER SERIAL ITEM Nos. 1 & 3: The unit rate quoted for AMC is deemed to include for repairs to indoor accessories & outdoor accessories, PCB's, Sensors on "As and when required basis" (or) "As per site requirement" to ensure smooth functioning of ACs satisfactorily so as to maintain required temperature as per users requirement.

Checking the functioning of compressor and its accessories. If found unserviceable, shall replace them immediately.

Attending to any number of breakdown calls during normal working hours on all working days.

Routine inspection and general checking of units.

Providing quarterly preventive services evenly spaced or as per site/users requirements (or) as per directions of Engineer-in-Charge during the AMC period (for 04 quarters)

Repair to electrical or mechanical running parts, if found defective due to normal wear and tear only.

Submission of periodical report to the department on every visit of representative of OEM at site.

Checking the refrigeration system, motors, starters etc., and ensuring healthy condition of Air conditioning system.

Taking set of readings and reporting the healthiness of AC units & suggest improvements, if any.

Lubricating the bearings of motors & fans as and when required for smooth functioning.

The contractor shall provide working Mobile number to department to lodge complaints by the concerned AC Operator/JE through Telephone/SMS/Whatsapp and the contractor shall ensure to attend the complaints within shortest possible time by sending OEM authorised service engineer failing which action deemed fit will be taken against the contractor.

The Air Conditioning units shall be in good working condition on all days round the clock throughout the Annual maintenance contract agreement period of 11 months.

All Tools & Plants required for repair and maintenance are deemed to be included in the unit rates quoted.

The unit rate quoted shall be deemed to include for supply of all minor consumables such as grease, lubricant, cotton waste, thimbles, cable pieces, cable lugs, mild steel bolts, nuts, washers, emery papers and other sundry items etc., taking down the burnt/damaged parts to be replaced including cleaning, greasing, oiling, fixing, making connections and testing.

The replacement of spares/parts will be measured and paid separately under relevant items of BOQ. Labour elements for fixing of spares/parts mentioned in this BOQ as 'SUPPLY ONLY' shall be deemed to include in the unit rate quoted.

Contractor/OEM is deemed to have visited the site and known to have complete knowledge/information about Air Conditioning units and all other relevant factors as existing at site before quoting the tender. No claim whatsoever shall be entertained at a later stage.

Any loss due to negligence, mis-handling, faulty mechanism/operation shall be made good by the Contractor without any extra cost to the department.

NOTES FOR SERIAL ITEM Nos. 1 & 3: (a) Comprehensive maintenance of above make VRF / VRV type Air Conditioners installed at RCI Technical to be carried out by an authorised service engineer from OEM whenever called by GE / Engineer-in-charge / JE during break down and compulsorily once in a month. (b) The inspection, servicing, Repair & Maintenance shall be carried out by OEM service Engineer / Technicians only. (c) The contractor shall submit the license/ Agreement obtained form the service provider of OEM. (d) The contractor has to submit necessary AMC documents to Engr-in-charge with in 15 days of Acceptance of Tender.

Disconnecting induction motor of capacity 1HP to 1.25 HP capacity, 3 phase electrically and dismounting from its existing position, over hauling, re-winding with super enamelled copper wire duly insulated including varnishing, replacing the worn-out bearings, greasing and fixing back in its original position, connecting up and testing complete all as specified and directed. NOTES: (a) Labour element required in taking down induction motor & refixing back in position shall be done through outsourcing employees. (b) The unit rate quoted is deemed to include to & fro transportation of induction motor from site to workshop.
