COMPREHENSIVE MAINT OF 03 X 65 TR CENTRAL AC PLANT AT DSCC UNDER GE DRONACHAL

Providing Non comprehensive Annual maintenance contract (AMC) for 01 No. Trane RTHD water cooled chiller HVAC system (Model/serial No-G14H02382, G14H02383 & G14H02384) complete with screw compressors, evaporator, condenser, oil management system, starter panel, microprocessor controller, motorized valves, sensors, guages, electrical control panels and allied accessories, including the followings:- (1) Labour Maintenance and services includes :- (i) Preventive maintenance Quarterly (ii) Unlimited Breakdown calls - 12 Per year (iii) Oil analysis (2) Preventive Maintenance:- (i) Check oil level in the compressor (ii) Check liquid sight glasses to determine if there is a refrigerant shortage (iii) Inspect the unit piping and coils for visible signs of leaks (iv) Inspect entire system for any unusual conditions such as noise, vibration etc (v) check of oil pump discharge pressure in accordance with the system pressure (vi) Check the system operating pressure and tempratures at full load with the chilled water temprature control (vii) Inspect and adjust, if required all safety controls (viii) Inspect all operating controls and sequence of operating (ix) Review daily operating log maintained by personnels and instruct operating engineer as required (x) Report to department in writing on any detected deficiencies and if required, issue estimate to repairs (xi) Check superheat and sub cooling in Evaporator and condenser respectively.

(3) Annual maintenance :- (i) Perform the periodic maintenance functions listed above (ii) test for leaks with leak detector, check all flanges for thightness and check refrigerant for oil content (iii) inspect starter contacts, arc shield, transformer and motor terminals. Check connection in starter, tighten motor terminal control circuit terminals (iv) Check motor winding and connection wiring for continuity, Meg motor and connection wiring on each lug (v) Inspect and adjust to original specification all safety and operating controls including low temprature and high pressure cut outs, motor protector, oil pressure control (vi) Check the overload by measuring the amperage, check anti-recycles timer and operation of the electrical interlock, and check voltage across the compressor terminal (vii) Start machine and log operation (viii) Instruct operation engineer and review daily log (ix) Report to department in writing on any detected deficiencies and if required, issue estimate to make repairs if it is beyond the scope of contract (x) All maintenance and repair work covered by this agreement will be scheduled by IRCSPL and perform during regular hours Five days per week.

(4) Emergency Breakdowns:- Services to be available for any emergency braekdown on the chiller immediately on receipt of call on all working days. (5) Trane service Agreement does expressely but non-exhaustively exclude :- (i) Supply of any unit parts and compressor spares (ii) All consumables including refrigerant and oil (iii) Evaporator/ Heat exchanger descaling (iv) condenser/ Heat Exchanger Descaling (v) Pressure testing/ leak testing/ gas recovery (vi) major breakdown including compressor, compressor overhauling, repairs and spares related to compressor, condenser/ heat exchanger enhancement, lekage rectification, pressure testing and re-commissioning (vii) With respect of the compressor coverage :- Crane/ rigging, maintenance materials, tools, equipment rental, contactors or other related electrical/ control components

M & L for descaling of condenser tube, evaporator tube of central AC plant of capacity 3 X 65 TR by disconnecting the condenser from the system, cleaning by descaling solution, cleaning condenser tube by nylon brush & mild steel rod of suitable size, replacement of rubber joints and unserviceable nut bolts including repair of leakage tube if any complete all as specified and as directed. Note: - (i) Whole process of descaling shall be done until the constant PH less than 2 is achieved.(ii) Descaling of condenser tubes required to meet the designed pressure conditions and cooling specifications for desired rate of flow of refrigerant in compressor and water in condenser complete all as specified and directed by Engr-In-Charge(iii) Arrangement of required T&P e.g., pump, tube, descaling solution, etc shall be provided by contractor

M & L for descaling of Evaporator tube of central AC plant of capacity 3 X 65 TR by disconnecting the condenser from the system, cleaning by descaling solution, cleaning condenser tube by nylon brush & mild steel rod of suitable size, replacement of rubber joints and unserviceable nut bolts including repair of leakage tube if any complete all as specified and as directed.
