M & L for carryout the de-scaling of Shell and Tube Condenser of 50 TR [4 X 12.5 TR] Capacity Chiller of AC Plant by isolating the condenser’s by closing the water inlet and outlet connections, circulating the chemicals [HCl Acid] at appropriate ratio using de-scaling pumps by pressure feeding method to remove the total deposits of the scale inside the copper tubes of the condenser, opening the both end covers, brushing the water tubes with nylon brushes manually to remove completely the scales and dust accumulated, cleaning the end covers, degreasing and neutralising the complete copper tubes, end covers by circulating the caustic soda solution, flushing out the tubes with fresh water, re-fixing both end covers including replacing the worn out spares such as gaskets, nuts, bolts, washers, connecting the water inlet and outlet connections including testing and commissioning on completion and painting the condenser with two coats of synthetic enamel painting complete all as specified and as directed. Note: Shell and Tube Condenser shall be de-scaled once in three months i.e. on quarterly basis and each de-scaling shall be measured and paid separately.

M & L for disconnecting and removing defective Compressor unit from the Chiller Unit after carefully disconnecting the electric connections and gas pipe line and replacement with New Scroll Type Compressor, Hermetically Sealed suitable for 12.5 TR Capacity complete all as specified and as directed. M & L for carrying out complete servicing of the Air Handling Units of Chilled Water type / Direct Expansion type of 13000 CFM Capacity by dismantling the units side panels, spraying the scale removing agent across the fills area and spraying the water with support of high pressure servicing pump till removal of complete scale deposits across the cooling coil, cleaning the complete AHU Chamber, Blower, Fan Casing, Condenser Tray, Filter Section and removing all the dust deposits and applying two coats of synthetic enamel paint of as per colour code over a coat of red oxide primer including preparation of surfaces and testing & commissioning of Air Handling Units, checking correcting the alignments of AHU Motor & Shaft, Drive Sets including renewal of AHU Belts as per existing complete all as specified and as directed.

M & L for Spray Painting of Central AC Plant with 2 Nos of Suction, Discharge and Liquid Line, Chiller, Water Lines in Cooling Tower Basin by removing peeled off old paint with scrapper and applying two coats of synthetic enamel paint of as per colour code over a coat of red oxide primer including preparation of surfaces including writing SM No. /S er No. complete all as specified and directed.

M & L for carrying out Pressure Leakage Testing of complete system of Central AC Plants and Package type AC Plants of any capacity with Nitrogen Gas under constant pressure of 250 PSI 17 KG/Sq.cm or as per OEM instruction after complete transfer of Refrigerant Gas from the entire system for re use, isolating the Cooling Coil from both ends of high side and low side, rectification of leakages including cutting and brazing the refrigeration system wherever required and replacement of 'O' Rings, Teflon Washers of Valves, Copper Tubing, Flare Nuts etc. re-neutralising after the pressure holds good for at least 24 Hours vaccumisation, charging the system with Refrigerant Gas, testing and commissioning of AC Plant complete all as specified and as directed. Notes: Rate quoted shall be deemed to be including the cost of Copper Pipes, Nitrogen Gas & welding works as required at site. Refrigerant gas R-22/R-134A/R-410A/R-407 if required for top up shall be measured and paid separately under respective item of this Schedule as supply only.

M & L for repair / servicing of Centrifugal Pump Set coupled with Electric Motor, 3 Phase, 415 Volts for overhauling the pump sets of capacity of 10 HP Capacity, by disconnecting / dismantling [electrically & mechanically] and transporting to workshop, opening the motor, cleaning, greasing to bearing / bushes, including replacement bearings with new bearings, cleaning with Kerosene / Petrol for removing the scales, replacement of Case Ring, Latern Ring, Shaft Sleeve, CI Gland Covers with MS Studs, Ball Bearings, Coupling Key, Rubber Bush, Nut, Bolts, Impeller Key, Lock Washer, Gasket, Greasing etc., Dismantling / Taking Down Burnt Out Winding, Rewinding the Motor with same Gauge, Weight and same number of turns of Super-Enamelled Copper Wire and Varnishing including heating and re-assembling the motor, re-assembling in same position and location with proper alignment and applying two coats of synthetic enamel paint of as per colour code over a coat of red oxide primer including preparation of surfaces, testing and commissioning complete all as specified and as directed. Note: Bearing shall be measured and paid for separately as supply only under respective items of this schedule.
