Preventive maintenance, operation and repair of central AC Plant of capacity 5x225 TR installation Make : Clivet from authorised sevice Engineer of Clivet on Quaterly basis and eqpt testing certificate will be provided by auth service Engineer after servicing the equipment, Eqpt will be checked /inspected at any time for detecting and rectifying the fault during the 11 month (Contract period) at reasonable time as directed by GE / Engr-in-Charge including providing of all type of T&P for Central AC Plant and its accessories all as directed by Engineer-in-Charge :- Note for Item No 1 : (i) Contractor will conclude AMC with OEM (Which is Clivet Airconditioning System (P) Ltd copy of agreement will be submitted to Engr-in-Charge and GE before commencement of Contract.) (ii) Spares for maintaining above mentioned plant shall be measured and paid for seperaly. (iii) Minor spares such as nuts, bolts, washers, aluminium lugs, grease or any spare part required for satisfactory operation of AC plant costing upto Rs 2000/- other than mentioned in this CA here-in-after are deemed to be included in unit rate quoted by the contractor. Notingh shall be entertained on this account.

(iv) Contractor or his Supervisor/site engineer will be responsible to take complaints from central AC plant daily at 0800 Hours and 1600 Hours or telephonically at any time and shall be responsible to render completion of work in writing as well as verbally to Engr-in-charge. (v) If Contractor fails to repair/replace any faulty items with in 24 Hours after entry of fault in log sheet, a panel recovery of Rs. 500/- per hours after 24 hours shall be recovered from next RAR from the contractor with out any formal communication besides the recovery of penality. (vi) After every service, contractors submit the certificate that satisfactory servicing has been carried out. Compulsory preventive maintenance for Central AC Plant equipments, taking down defective parts and repairing the same immediately by a competent mechanic, replacing the defective part to make the plant in serviceable conditiong all as specified and directed by Engineer-in-charge. (g) Hot water Gen Set 350 KW Make : Rapid Cool - 03 Set. (h) Hot water Pump Set Make : Grundfos -03 Set. (j) Condensor pipe line from 80mm to 300mm dia - 01 Set. (k) Chilled water pipe line of various capacity from AC Plant to AHUs-01 Set.

(l) Hot water pipe line of various size and capacity from AC Plant to AHUs -01 Set. (m) Control accessoies such as temp guage, pressure guage, fire damper, electric actuator,2-way motorized valves, butterfly valves, check valves,Y strainer etc installed in Central AC Plant as well in AHUs at different locations - 01 Job. (n) HVAC panel installed at Central AC Plant -01 Job. (o) Control panel for contral of AHUs and other accessories -01 Job. (p) Ductings with diffusers/Grilles affixed with above mentioned AHUs. (r) LDB panels installed at AHUs-08 Nos. (s) Control cables laid from Central AC Plant to AHUs room/PUF panel room -01 Job. (t) Any other accessories associated with central AC plant at Command Hospital Chandimandir. (u) Air handling units complete including butterfly valves, balance valves, fire damper and other electrical accessories.

Descaling of condensor unit of 225 TR screw type water chiller including accessories like pipe line and condensor tubes by using wire brush and cleaning throughly by using cleaning HCL chemical (as per IS) to make system servicable as directed by Engr-In -Charge.

Taking down existing defective HEPA filters from OT complex of size 900x600mm after taking down outer covers, removing nut, bolts and washers from plenum including cleaning the plenum internally thoroughly suitable for replacement of HEPA filter all as specified and directed. Note : HEPA filters shall be measured and paid for seperately.

Supply & fixing HEPA filter of size 900x600mm, 0.3 micron, 99.99% efficiency as per existing at site including replacing defective nut, bolt and washer complete all as specified and directed.

M&L for painting of cooling tower, coolig tower connecting pipes , all motors and compressor unit refregerent pipe, chiller unit of central AC plant 5 x 225 TR including removing old paint and insulation material and insulated after painting of compressor pipe of with synthetic enamelled paint by spray painting complete all as specified and directed. Note : Colour of paint is as per existing on site or as approved by the GE.

M&L for painting of 2 x 48 including connected chilled water pipe , compressor unit and connected acessories and all motors including removing old paint from surface with synthetic enamelled paint after preparation of surface with spray painting complete all as specified and directed. Note : Colour of paint is as per existing on site or as approved by the GE.

Taking down defective/burnt condenser pump motor of capacity 40 HP, transporting the same to local workshop after disconnecting the motor electrically as well as mechanically, opening the motor, taking down burnt winding wire, rewinding the motor with same size and guage of copper winding wire, refixing the same in original positioning and testing the pump set to the entire satisfaction of Engr-in-Charge. The local workshop shall be ascertained/determined by BOO convened by the GE.

Taking down defective/burnt hot water pump motor/AHU motor of capacity 15 HP, transporting the same to local workshop after disconnecting the motor electrically as well as mechanically, opening the motor, taking down burnt winding wire, rewinding the motor with same size and guageof copper winding wire, refixing the same in original positiong and testing the pump set to the entire satisfaction of Engr-in-Charge.The local workshop shall be ascertained/determined by BOO convened by the GE.

Taking down defective/burnt secondary pump motor of capacity 20 HP, transporting the same to local workshop after disconnecting the motor electrically as well as mechanically, opening the motor, taking down burnt winding wire, rewinding the motor with same size and guage of copper winding wire, refixing the same in original positiong and testing the pump set to the entire satisfaction of Engr-in-Charge. The local workshop shall be ascertained/determined by BOO convened by the GE.

Taking down defective/burnt primary pump motors/AHU blower mototr of capacity 10HP, transporting the same to local workshop after disconnecting the motor electrically as well as mechanically, opening the motor, taking down burnt winding wire, rewinding the motor with same size and guage of copper winding wire, refixing the same in original positiong and testing the pump set to the entire satisfaction of Engr-in-Charge. The local workshop shall be ascertained/determined by BOO convened by the GE.

Taking down defective/burnt Cooling towers/AHU blower mototr of capacity 05/7.5/12.5 HP, transporting the same to local workshop after disconnecting the motor electrically as well as mechanically, opening the motor, taking down burnt winding wire, rewinding the motor with same size and guage of copper winding wire, refixing the same in original positiong and testing the pump set to the entire satisfaction of Engr-in-Charge. The local workshop shall be ascertained/determined by BOO convened by the GE.

Repair to defective/leaked cooling coils of AHUs by cutting the defect part and replacing the same with same size and capacity of heating coil complete all as specified and directed.

Taking down defective blower unit of AHU after disconnecting the same from AHU of any size, transporting the same to local workshop, filling metal to deshaped portion of key groove, grinding,polishing the key groove including replacing lock & key, refixing the entire unit in AHU, testing the entire blower unit for satisfactory performance of Engineer-in-Charge. The local workshop shall be ascertained/determined by BOO convened by the GE.

Taking down carefully defective insulation over duct, preparing smooth surface for applying adhesive and insulating the duct with external thermal insulation 13mm thick nitrile rubber open cell acoustic foam including insulating the joint with aluminium tape all as specified and directed.

Supply and fix in replacement of 6 mm thick nitrile rubber insulation on condensate drain pipe of size 50/40mm dia and fittings like valves, flanges and union etc complete all as specified and directed.

Supply and fixing in replacement of MCCB 4 pole 415 volts Ics=100%Icu, 36 KA of capacity 400 Amps with adjustable thermal setting complete all as specified and directed.

Supply and fixing in replacement of MCCB 4 pole 415 volts Ics=100%Icu, 36 KA of capacity 200 Amps with adjustable thermal setting complete all as specified and directed.

Supply and fixing in replacement of MCCB 4 pole 415 volts Ics=100%Icu, 36 KA of capacity 100 Amps with adjustable thermal setting complete all as specified and directed.

Supply and fixing in replacement of Indicator lamps LED type for Red, Yellow and Blue colour for AHU panel board as per existing capacity complete all as specified and directed.

Supply & fixing in replacement of MCB SP 6-32 Amps 10 KA C series complete all as specified and directed.

Taking down defective pulley of any size from blower unit/ AHU units , replacing the same with same size and diameter pulley from the local workshop including cutting key groove and fixing the same in original position complete all as specified and directed.

Supply & fixing in replacement of Pressure guage 0-10 Kg/cm2, round dial type including brass nipple, test cock, connecting pipe and other minor accessories to fix the same in AC plant/AHUs complete all as specified and directed.

Supply & fixing in replacement of Supply & fixing of connecting pipe of Pressure guage 0-10 Kg/cm2, for AC plant/AHUs complete all as specified and directed.

Supply and fixing in replacement of Strip heater of capacity 3 KW in AHU complete all as specified and directed

Supply and fixing in replacement of cooling tower filter/fins (film type fill media and Splash type fill media) as per existing in site with complete removing of oil filters and cooling tower fan and motor and refixing of fan and motor after replacing of filter with complete assesories all as specified and directed. Make :As approved by the GE.

Supply and fixing in replacement of expansion valve of 5 x 225 TR plant complete removing of old expansion valve by company mechanics and refixing the new expansion valve including all material which is required for refixing (ie oxygen gas , nitrogen gas & welding brezzing etc) and connection with own arrengement and making plant running condition complete all as specified and directed. Make : Clivet or comptiable with existing as approved by the GE.

Servicing of condensor unit of 48 TR screw type water chiller, removing end cover/pipe line to make access and descaling the condenser tubes manually by wire brush the tubes, cleaning thoroughly by using clean water and HCL chemical or any other chemical specified as per IS for proper working of condenser units complete all as specified and directed by Engr-in-charge.

Opening of AC Ducts carefully and repairing, welding and replacement of defective parts of duct complete all as specified and directed.

Supply & fixing complete to walls, ceilings or in floors etc of size 40mm dia PVC pipe medium grade, with complete accessories, (ie elbow , socket & reducer etc) connecting to drain pipe complete all as specified and directed.

Replacement of condensate water drain pipe with new PVC (LDPE) pipe of AHUs of size 25mm to 40 mm fittings like anchor fasteners, couplings, bends, elbows, tees, thrust, blocks, wooden blocks, flanges, welding as required including insulation complete and Taking down unserviceable central AC condensate water drain GI pipe including all fittings of AHU complete all as specified and directed. .

Supply & fixing of CT Fan blade of evaporator as per existing make & size of 2 x 48 TR of Central AC plant complete all as specified and directed.

Repair and servicing of AHU including welding , jointing and all type of fabrication work in AHU, greasing of bearing lining of motor and blower unit blower fan repair and AHU repair complete all as specified and directed.

Supply & Fixing in replacement of FCU motor 1 HP both as per exissting size and capacity complete all as specified and directed.

Opening of AHU coil, supply duct & return duct , diffusers, grills, damper and any other installed component that part of the AC plant & duct of connected Area of Command Hospital (WC) Chm. All above part should be cleaned with following procedures and equipment :- Note : Cooling area will be taken for paymet purpose. (a) Vaccums collection : probably the most important component as this ensures that there is no cross contamination in plant premises. The units in use are equipped with a HEPA filter and high static fan. (b) Rotary brushes system self-propelled type with different types of brushes and used to agitate and loosen dirt with the duct. (c) Viper set used again to loosen dirt depending upon the type & size of duct. (d) Contact vacuuming method of HVAC system cleaning which incorporates agitation and vacuum collection principles into one operation. (e) Compressed air washing mechanical means to agitate and dislodge particulate from the interior surfaces of HVAC system. (f) Robotic camera used for inspection before, during and after the cleaning process. The video certified the duct clean and assist during cleaning. (g) All of the grill and differs are removed and cleaned. (h) Foam core boards are placed up to supply vent openings. The air movement holds these boards up to the openings, This also increases the air movement in the duct. All but one supply vent is covered. The open supply vent allows for the air to safety flow backward through the air duct system without creating adverse negative pressure.

(j) Starting from farthest vent opening each branch line is cleaned using nylon duct brushes, cable driven brushes, or forward air blast assemblies to loosen debris. The agitation tool causes debris to be quickly caught up in the air movement from the HYPE M/c. The process is then repeated at each vent opening . Once all the branch lines have been cleaned, the main pocket filter is cleaned. (k) After the dust and debris is removed from the system, an light fogged through the air duct system, This product immediately kills fungus and bacteria that may be lefts in the system. (l) Finally, through video camera, re-inspect the air duct system in order to verify its cleanliness. During and after, the cleaning process to see cleanliness of air ducts. (m) The insulation in the air handler unit case is manually cleaned and then treated with fogger m/c to kill any residual mold, fungus, or bacteria. The blower motor is inspected and cleaned if necessary and accessible (n) Coil cleaning with the COIL CLEANER. (o) Testing the duct after cleaning all part of the system of air ducts. Note :- The contractor have to submit the AC duct cleaning report and complete videography in soft copy to GE showing photo graphs before cleaning & after cleaning of duct before claiming the payment.
