PART 1 : SUPER-STRUCTURE (STRUCTURAL) Note:- Super structure items included in this schedule pertains to all the works above plinth level up to roof including parapets, water tanks, machine room, terrace level works etc. unless specified otherwise.
Reinforced cement concrete of grade M-30 in super structure conforming to IS 456-2000, at all floors and levels for all structural members in all geometrical shapes/ design as per drawings using graded stone aggregate of 20mm and downgraded including machine mixing,conveying, placing in position, mechanical consolidation, finishing, curing, etc.complete all as per drawings, specifications & as directed by Engineer in Charge.
For all type of Structural / RCC Elements.

PART - 2 : FORM WORK i) For double/ multi stage shuttering design calculations and detailed drawings for scaffolding shall be submitted by the contractor well in advance. Prior written approval of form work shall be obtained from Engineer in Charge, before commencement of work. ii) Area of form work in contact with concrete shall only be measured for payment and stop boards for construction joints will not be measured for payment. iii) The rate of formwork shall include all type of structural / RCC elements and geometric shapes including circular and any other curved surfaces at all level and floors including single/multiple staging etc. complete.
Providing, erecting, fixing in position, /striking / removing and cleaning steel /timber shuttering & centering for formwork including single/multiple staging at all level and locations for all geometrical shapes in plain curved surfaces of structural / RCC elements, cutting holes for pipes etc. chamfers, splays, keys, wedges, props, rails, bracings, brackets, providing & applying approved form oil on all surfaces of formwork coming in contact with concrete including close hacking of all exposed concrete work after removal of form work, all materials, labour etc. all complete as per specifications, drawings and as directed by the Engineer-in-charge.
For all type of structural / RCC elements including all geometrical shapes and single / multiple staging.

PART - 3 : STEEL REINFORCEMENT WORK
Reinforcement for RCC work including supplying steel bars of various diameters as required at site of work including loading, unloading, transporting, decoiling, straightening, cutting, bending placing in position and binding with 18 gauge, soft drawn annealed steel binding wire including carrying out various tests as required etc. all as per specifications, drawings & as directed by the E-I-C. Note:-Cost of binding wire shall be borne by the contractor & shall not be measured for payment.
Reinforcement for RCC work with rebars supplied by Departmental store of various diameters as required at site of work including collection from stores loading, unloading, transporting, decoiling, straightening, cutting, bending placing in position and binding with 18 gauge, soft drawn annealed steel binding wire including carrying out various tests as required etc. and removal of rust by wire brush /applying suitable chemical compound as required and make them ready for doing concreting at site at any level all as per specifications, drawings & as directed by the E-I-C.

PART - 4: MASONRY WORK (a) The contractor shall get approved the samples of bricks from the Engineer-In- Charge before procurement on large scale and shall maintain the same for the entire work (b) Necessary Openings/nitches/cut-outs, wherever required as per drawings and asked for by the Engineer-In-Charge, shall be provided by the contractor without any extra cost. c) One brick wall thickness shall be considered as 230mm and half brick wall as 115 mm and lesser wall thickness if any shall be made up to the required dimensions by the contractor in CM 1:4 to proper line, level and plumb without any extra cost to the Department. d) The rate shall include cost of making the brick masonry to all geometrical shapes and sizes without any extra cost to the Department.
Brick masonry in super structure at all floors and locations using well burnt bricks from approved lots of class designation 3.5(classification as per IS 1077-1992 and min. average compressive strength not less than 3.50 N/mm2 ) in CM 1:6 in 230mm walls to correct line, level and plumb including raking out joints, curing, scaffolding etc. complete as per specifications, drawings & as directed by Engineer in Charge.
Providing brick work 115 mm thick in partition walls, dwarf walls, parapets, under platforms, curtain walls, fins, external boxing etc. at all floors and locations as per drawing using well burnt bricks from approved lots of class designation 3.5(classification as per IS 1077-1992 and min. average compressive strength not less than 3.50 N/mm2) in C.M 1:4 to correct line, level & plumb including scaffolding, raking out joints, curing etc. complete as per specifications drawings & as directed by the Engineer in charge.
with 115mm. wide and 80mm. thick RCC(1:2:4) stiffeners at every one metre height including formwork but excluding the cost of steel reinforcement, which shall be paid under relevant item.

PART 5: FLOORING WORK
Providing & laying at all floors & locations Vitrified tile Double charged (Glossy/ Matt/ Satin) as per approved design and pattern of approved manufacturers of sizes 600 x 600mm size and having thickness 8mm or as per manufacturer's specification, tiles conforming to IS 15622 in flooring/ skirting/ dado/ cladding at all floors and location, heights/ levels and lead in approved pattern and colour laid over Ready Mix Mortar bedding/ backing, including cleaning and preparing the surface for bedding, spreading the neat cement slurry, close jointed and grouted with matching coloured ready made cement grout and approved pigment as per manufacturer's specifications, finished to level, line, slope and plumb, cutting of tiles, wastage, making openings/ cut out if neccesary, final cleaning of surfaces, curing etc. all as per drawings, specifications & as directed by Engineer in charge. i)In flooring using tile of size 600 x 600mm laid over 20mm thick Ready Mix Mortar 1:4 bedding and spreading neat cement slurry by using minimum cement about 2kg/sqm prior to bedding and spreading cement paste using minimum cement of about 4.50kg/ sqm over bedding, including 3 mm thick and 8mm deep grout line using PVC spacers for creating true alignment and gap between vitrified tile wherever mentioned in drawing & the 3mm spacer joints filled with approved epoxy tile grout including providing and laying Durafloor protector XF 3mm thick sheet of M/s. Supreme industries/ equivalent over the whole vitrified tile cleaning the same before handing over without damaging the finished surface & making good if damaged, if any. ii) In skirting/dado/cladding using tiles of size 600X100mm/600mm x 600mm laid over 12mm thick Ready mix mortar 1:4 backing.

Providing and laying at all floors and levels 6mm. ( min. ) thick or as per specifications of approved manufactuer, first quality matt finished /anti skid/ non - slippery ceramic tile flooring / dado / cladding as per the approved pattern and colour as mentioned below of laid in readymix cement mortar 1:4 bedding / backing, close jointed and grouted with matching cement slurry to match the colour of the tiles, finished to level, line, slope and plumb including cutting of tiles, making openings / cutout if necessary, wastage and final cleaning of surfaces as required, curing etc. complete all as per drawings, specifications & as directed by Engineer in Charge. (i) In Flooring with 300 x 300mm size tile laid over 20mm thick cement mortar bedding 1:4 ( 1 cement : 4 coarse sand). (ii) In dado / clading with 300 x 450mm size with approved design / pattern etc. tile laid over 12 mm thick Cement mortar bedding 1:4 (1cement : 4 sand) backing. Note: The sizes of tiles mentioned are approximate and subject to the availability in market during execution. If the required size is not available the next higher size of tiles shall be used without any extra cost to the Department. The tenderer may note the same and quote accordingly.

Providing, laying and fixing in position granite stone of thickness mentioned below, machine cut and mirror polished of approved colour /shade in flooring /skirting/clading/ treads/ risers/cills etc. at all location including necessary mortar bedding /backing close jointed and grouted with matching cement slurry and finished to line, level, etc, as required including cutting of stone slabs, wastage, making cutouts, required pattern in plain, curved or any geometric shape and design wherever required all as per specifications, drawings and as directed by the Engineer in charge.
In flooring with mirror polished 16mm thick approved quality granite stone slab in required sizes, shade, shape and pattern in plain/curved or any geometric shape and including 20mm thick readymix cement mortar bedding of mix 1:4 (1cement : 4 sand) including grey cement slurry at 4.4kg /Sqm over bedding and matching slurry with cement at 2.2kg/sqm for grouting the joints.
In skirting with 16mm thick mirror polished approved quality granite stone over and including 12mm thick readymix cement mortar ( 1 cement : 4 coarse sand) backing.
For treads 16 mm mirror polished approved quality granite stone in single piece in length up to 1200/1500mm(approx.) of approved shade laid over 20mm thick readymix cement mortar 1:4 (1 cement : 4 sand) bedding, including providing three Nos. of anti skid grooves & rounding the edges etc. complete.
For risers 16mm uniform thick granite stone in single piece 1250/1500mm(approx.) of approved shade with 12mm thick ready mix cement mortar 1:4 (1cement:4 coarse sand) backing.
Providing machine mixing and laying in approved panels of 40mm thickness IPS flooring in cement concrete mix of 1:2:4 using graded stone aggregate of 12.5 mm max. size with colouring pigment, at all level, well vibrated, compacted including providing and fixing 25 mm x 3 mm thick aluminium dividing strip for panel of about 2 sqm size, to correct level and finished smooth and curing including preparation of surface by cleaning, hacking and exposing aggregate to achieve the best bond, all complete as per specification drawing & as directed by E-I-C.
Providing and fixing at all floors & levels, 35 mm uniform thickness machine cut and machine pre-polished on top, bottom & exposed edges, cuddapah stone shelves including cutting recesses alround in wall embedding (minimum 25 mm alround) with readymix C.M. 1:4 or in case of concrete member supported over 40x40x6 mm MS angle to the correct line, level, plumb, curing, making good the surfaces etc. complete all as per specifications, drawings and as directed by the Engineer- in- Charge. (The cost of MS angle shall be paid seperately under relevent item).
Providing & laying machine cut machine polished natural stone verticals/topping/facia etc. for kitchen platform / wash basin counter as specified below, over and including necessary mortar bedding/backing, close jointed and grouted with matching cement slurry and finished to line, level, plumb, curing etc. as required including cutting of stone slabs, wastage, making cut-outs wherever required. Sandwich type topping of kitchen/ wash basin platform with combination of jet black granite (16mm thick) (in one piece) at top & cuddapa stone (35mm thick) at bottom, total thickness with mortar of about 85mm and width of about 600mm, heavy machine polished on one side, set in readymix cement mortar1:4 ( 1 cement : 4 sand), between the two slabs with maximum length upto 3.00 Mts.(approx.) in single piece with a separate piece for sink area required if any including cutting of slab to fix S.S sink /wash basin cutout shall be done in single piece & no deduction shall be done for cutout during measurement and making recess in brick wall etc. including necessary cement paste making good the surfaces and fixing to level, line, plumb etc. all as per drawing and as directed by the Engineer in charge.

For support walls and kitchen/ wash basin fins, facia with jet black approved colour granite minimum 16 mm thick & about 100 mm wide, machine cut machine polished (on exposed surface) stone fixed with approved adhesive with necessary cement paste etc. all as per drawing & specification and as directed by Engineer in charge.
Providing machine cut/mirror polished (polished on one side) cuddapha stone vertical support, for kitchen platform in two pieces(sandwich type) of each 35mm uniform thick cuddapa stone slab placed back to back with 20mm thick readymix cement mortar 1:4 with ready mix mortar of approx. size 675 x 750mm & 100mm total thickness, making recess in brick wall, fixing in line, level, plumb with a minimum bearing of 25mm in brick wall and floor, making good the surfaces etc. including necessary cement paste / slurry all as per drawing & as directed by Engineer in charge. Note:- i) The two stones erected for each vertical support shall be measured as single unit in sqm under this item. ii) The thickness of cuddapah stone shall be 35mm (+) or (-) acceptable tolerence. The agency may quote accordingly.
Providing and fixing approved quality machine cut, mirror polished 18 mm uniform thick Utkal brown granite / Black granite /Baroda green marble for door/window frame in single piece in soffit, sills, jambs upto to 200mm and upto 2100mm in length, fixing in position at all floors and locations laid over 20 mm thick readymix cement mortar 1:4 bedding/ backing in correct line, level and plumb, closed jointed, machine grouting, cement slurry, curing including cutting of stones to get round edges, wastage, final hand polishing, rounding of free exposed stone edges, including providing and fixing 90mm long stainless steel screws (3 Nos. in each vertical stone) with rawl plug by drilling with high efficiency powered hammered drilling machine and finishing with approved putty with suitable pigment including rounding/moulding, polishing the front exposed surface etc. complete as per specifications, drawings and as directed by the Engineer in Charge.

Providing 18mm (+/- 2 mm) Green marble stone frame for windows including cill, jamb etc. and rounding off the exposed edges with polishing including providing & fixing 2 nos 90mm long SS screws on each vertical members with rawl plug by drilling with high efficiency powered hammer drilling machine and finishing with approved putty with suitable pigment complete as directed by EIC.
Providing & fixing 90 mm long stainless steel screws in existing vertical members of Granite door frame/ Baroda green marble window jambs with necessary rawl plugs by drilling & making holes of required dia.with high efficiency power hammer drilling machine, sinking the screws upto about 3-4 mm inside the top surface of vertical stone, filling with approved putty with suitable pigment and finishing to match with the Granite/marble surface at all floors and levels including cost of all materials, labourers, tools & plants etc. as per drawing, specifications and as directed by Engineer-in-charge. Note:- Necessary care to be taken to avoid damages /breakage/ cracking to the existing marble / granite frames already fixed in position. In case of any damage, said members to be replaced without any cost to the department.
TOTAL OF PART -5 : [ Flooring Work]
PART 6 : DOORS AND WINDOWS Note:- a) The items of door frames, window frames shall include sealing the joints all round with the brick work /concrete and doors or windows with approved mastic filler cement grout/ epoxy compound /polysulphide compound or by any other means whatsoever, by the contractor at his own cost as directed by the Engineer-in-Charge to make the joints watertight. b) The work contemplated under the item for supplying and fixing the window/door frames shall be got done by the contractor through specialised agencies in the field, approved by the Department. c) One sample each of the door frame, shutter and window with all fittings and fixtures along with locking arrangement including glass panes etc. complete as per schedule of quantities drawing and specifications should be submitted for preliminary inspection before procurement on large scale. The contractor shall submit six copies of shop drawings for windows, ventilators and steel door with frames showing dimensional details of construction etc. for approval of the Engineer-in-charge. After preliminary inspection, the sample should be fixed. Defects etc. if any shall be rectified to the full satisfaction of the Department and after obtaining formal approval in writing of Engineer in charge. d) Door frames, shutters and the windows to be supplied and fixed in position should cater the dimensional tolerance of the openings to an extent of (+/-) 2%. The rates quoted by the Tenderers should hold good for such variation. Test shall be conducted by the Department for the flush doors as per IS-2202-1983 Part-I from each consignment and the cost incurred on this account shall be borne by the contractor. e) For bonding the flush doors, block boards, ply wood and all types of wood works, phenol- formaldehyde synthetic resin type adhesives conforming to IS-848-1957 shall be used. f) The rate shall include cost of making the doors & windows including glass etc. in all geometrical shapes and sizes without any extra cost to the Department.
Providing & fixing pressed steel door frames of following profile fabricated out of 1.25mm. thick G.I sheet of coating (class VIII of zinc coating) 120 gram/ sqm, manufactured by Sail / Lloyds Jindal or equivalent of profiles / size generally conforming to IS 4351-2003 with single rebate suitable for fixing the shutters including hole for self tapping screws wherever shown in the drawing, each frame to contain hinge jamb, lock jamb and head all rigidly fixed together with welded /mechanical joints with back plates / angles to correct shape & angles including providing and fixing base ties with GI channel 50 x 25mm 1.25 mm. thick suitable section to suit floor thickness / angle thresholds with MS angle 25x25x3mm.6 nos. of adjustable lugs per frame, providing and welding of 40x40x5mm, 150mm long angle cleats for hinges with necessary tapped holes for fixing counter sunk headed machine screws to suit heavy duty oxidised/ stainless steel hinges of size 125X65x2.8mm/125 x76 x2.80mm welding the hinges /piano hinges etc. and finishing the same to smooth etc.(but excluding the cost of hinges which shall be paid under the relevant item) including providing each door frame with necessary lock strike plates, mortar guards, buffers, bushes etc. required for tower bolt / baby latches, tadis, safety chains, aldrops etc. including fixing the frame to brick work/concrete work with necessary PCC or bolted / screwed to concrete work, painting a shop coat of polyurethane paint including etching the surface with ETCH primer etc. including painting the exposed surfaces with two coats of synthetic enamel paint of approved make and colour over a coat of red oxide / zinc chromate primer and painting the unexposed surfaces with two coats of anticorrosive bituminous paint, after rectifying the damaged PU primer due to transport including filling the hollows of door frame with C.C.1:2:4 using 12mm. thick down graded stone aggregate etc. all complete as per drawings, specifications and as directed by Engineer in charge.

Providing and fixing in position second class approved quality teak wood moulded, rebated frames of 50 x50 mm wrought and finished sizes, conforming to IS : 4021 - 1967 for cupboard/ exhaust fan frame etc. at all height and location, including making holes in concrete/masonry walls and providing and fixing MS hold fasts 300x30x3mm thick embedded in plain cement concrete 1:3:6 in case of brick work and MS coach screw 100mm long or equivalent size in case of RCC/stone works including painting two coats of bitumastic paint for all unexposed surfaces coming in contact with concrete/brick masonry and painting the exposed surface with two coats of synthetic enamel paint of approved make and shade over a coat of approved primer etc. complete all as per drawing, specification, and as directed by the Engineer in Charge.
Providing and fixing 19mm thick block board wardrobe/cabinet at all floors and levels consisting of shutters, shelves, sides supports bonded with phenol formaldihyde resin, the shutter shall be of approved manufacturer, fixed with second class teak wood lipping of size 19mm X 20mm all round the shutter, shelves and side supports and 19mm X 25mm at meeting style of shutter including providing and fixing 1.0 mm thick decorative laminate sheet of approved colour and shade fixed on both sides and on exposed edges, with approved adhesive as shown in drawing including cost of all materials, adhesives, labours, wastages, fixing of fitting and fixtures(cost of fitting & fixture will be paid under relevant item ) all complete as per specification, drawing and as directed by Engineer-In-Charge.

Providing & Fixing in position 19mm block board shutters for cupboard, kitchen cabinet etc. bonded with phenol formaldihyde resin, shutter shall be of approved manufacturer, fixed with second class teakwood lipping of size 19mm wide and 20mm thick alround for cupboard fixing to frames (frames will be paid under relevant item) including providing second class teak wood meeting styles of size 25 x19mm shape as shown in the drawing by cutting/planning if necessary including labour charges for fixing the fittings and fixtures (cost of fittings & fixtures will be paid under relevant item) and painting all over with two coats of synthetic enamel paint over a coat of approved primer all complete as per specifications, drawings and as directed by Engineer-in-Charge.
Providing and fixing factory made 60 Minutes Fire Resistant non-metallic wooden solid not less than 50mm thick, asbestos free, Fully INSULATED composite fire resistant single leaf shutters conforming to BS:476, part 22, integrity, insulation and stability criteria as per IS:3614 Part 2, as per prototype tested & certified by CBRI Roorkee, suitable for mounting on door frames, all as per manufacturers specification and mounted in the grooves in the shutter on all sides or in the door frame or in both, (Fire Resistant certification as required by CFO shall be furnished by Manufacturer of Door Shutter), providing & fixing view panel and fixing shutters in position to pressed steel door frames/ wooden frames/ granite frames [door frames (choukhat) shall be paid separately under relevant item] at all floors by cutting/ planning if necessary including cost of fittings & fixtures as per drawing with wooden packing pieces if necessary including providing and fixing 1.0 mm thick decorative laminate sheet of approved colour, pattern & shade fixed on both sides etc. with approved adhesive for all surfaces including edges including cost of all materials, adhesives, labours, wastages if any, all complete as per specifications, drawings & as directed by Engineer in charge.
Single Leaf door shutter.
Extra for providing vision panel not exceeding 0.1 sqm in all type of flush door including fixing 6 mm clear float glass with necessary beadings/ lipping, painting the wooden surfaces , complete all as per specifications, drawings and as per direction of EIC.
Supplying & fixing in position the following type solid core block board flush door shutters with commercial ply facing on both sides conforming to IS 2202 (latest) of M/s Kalpataru / M/s. PART 8: WATERPROOFING TREATMENT: Note:- a) The contractor shall get written approval from the Engineer in Charge, for the water proofing agency engaged and shall submit the specification of the water proofing before commencement of work. b) The contractor shall test the surface where water proofing treatment as provided for bone dry condition by filling up with water. No wet patches or leaks shall appear on the surrounding wall or under side of the slab. c) The contractor shall furnish guarantee bond on appropriate stamp paper in the proforma as per Section 10 (iii) of Conditions and Clauses of Contract - 2008 for the entire waterproofing treatment for maintaining the surroundings and under side surfaces of the waterproofing treated area in bone dry condition for 10 years. During the guarantee period the contractor shall attend all leakages, defects etc. if noticed, free of cost, starting the work of checking up and rectification within a week's time from the date of intimation about such leakages/ defects. d) The Contractor shall keep the water tank filled with water after the water proofing work has been completed and shall clean it before handing over. At no time shall the water tank be kept empty. Testing for the bone dry condition for the water proofing work carried out shall again be done, before handing over the flats, if found necessary by the Engineer in Charge.

Providing and laying water proofing treatment to vertical and horizontal surfaces of depressed portions of W.C., Kitchen and the like consisting of : i) 1st course of applying cement slurry @ 4.40 Kg/sqm mixed with water proofing compound `Impermo' of Snowcem or equivalent conforming to IS 2645 in recommended proportions. ii) 2nd course of cement plaster 1:3 (1 cement : 3 coarse sand) mixed with water proofing compound in recommended proportions, 20 mm thick up to finished floor level and 15mm thick above finished floor level up to 600 mm. iii) IIIrd course of applying blown or residual bitumen applied hot at 1.7 Kg per sqm of area. iv) IV th course of 400 micron thick PVC sheet (Overlaps at joints of PVC sheet should be 100 mm wide and pasted to each other with bitumen @ 1.7 Kg/sqm.)

PART 9 : PLASTERING WORK : Note:- a) The rate for plastering work over concrete surfaces shall include the cost of close hacking as per specifications, wherever required. b) Before commencement of plastering, the area shall be cleaned, wetted and shall be marked with 'Thiyyas' or 'Tapanis' and shall be got approved by the Engineer-in-charge. c) Whenever the electrical contractor/ agency has to fix up switch boxes in walls, necessary Thiyyas or 'Dhadas' shall be arranged prior to plastering so that the electrical boxes are fixed properly in line with the finished plastered surfaces. d) Finishing around the junction boxes shall be done at all floor, level and position to the line, level and right angles as required while carrying out plastering work. e) No extra claim/cement/Ready Mix Plaster consumption shall be entertained by the department for the plastering done more than the specified thickness shown in the schedule of quantities, to bring the plastered surface to perfect line, level and plumb with adjoining columns and beams. f) Ready Mix plaster shall be of ROOFIT, WALPLAST, READIPLAST of ULTRATECH Cement Ltd., ACCOPlast of ACC Ltd. wherever mentioned in the item.
Providing Ready Mixed Internal Plaster(RMP) of thickness mentioned below at all height, floors, slopes and with CM 1:4 mix locations on plain or curved surfaces including rounding wherever required, including preparation of the surfaces even & smooth to correct line, level, plain and plumb including scaffolding, hacking wherever necessary, curing etc. complete as per manufacturer's specifications and as per instructions of Engineer in charge.

Providing uPVC Floor Trap / Nahani Trap of following size having not less than 40 mm effective water seal, fixing the trap in position and connecting with waste water pipe by cement solvent / as per manufacturer's recommendation, embedding the trap in cement concrete 1:2:4 to correct level and gradient, providing and fixing 200 x 200 mm size top tile with central strainer & flat cover /flush strainer, closing the side inlets with plugs if required etc. all complete as per specification and as directed by EIC.
Multifloor trap of 110 x 75 x 50 size similar to M/s. Supreme make Cat No. NSPHMTS04L / NSPHMT005L and 3 pc top tile & flush strainer, mat finish similar to Supreme make Cat No. NSPHTT151L shall only be provided.
Providing HDPE sheet flashing fabricated by welding HDPE flexible sheet with 160 / 110mm dia HDPE pipe of about 400 mm long for PVC rain water pipes, fixing with ready mix cement mortar 1:2 mixed with water proofing compound and forming proper shape and grade and finishing with inlet mouth of rain water pipe, cutting RCC slab or wall if required, including the cost of cement mortar etc. all complete as specified and as directed by the Engineer-in-charge.
