Operation and day to day Maintenance of Electromechanical Services and Comprehensive Maintenance of Split AC units and DG set at BSNL Bhawan, Unit-II, Ashok Nagar, Bhubaneswar. For the FY- 2021-22

Operation of Electromechanical services such as DG set for maintaining electric power supply to the building during EB fail/load shedding/EB breakdowns and as per requirements, operation of Pump sets for pumping water to UG sump and OH tanks, and switching On and switching OFF of Lifts, Split AC units, Cassette AC units, compound lights, Gate lights, operation of electrical switch gears during operation of DG sets & as and when required, recording complaints in complaint register and maintaining Log Books for Transformer Sub Station, DG set, Pump sets , attending day to day minor electrical faults i/c replacement of lamps, tubes, MCBs, switches etc.(Materials will be supplied separately), cleaning of Fans & Fittings in regular intervals, maintaining Panel room, risers, DG and Sub Station yards, pump rooms, pump sets, panels, MCB DBs, Fire Extinguishers, compound lights and gate lights etc. in neat and clean conditions, monitoring proper working of Lifts, Fire Detection system, lights and fans and Transformer with control switch gears etc. by deploying qualified and trained man powers.

Providing comprehensive maintenance of Split type AC units of 1.5TR capacity located at different sections/floors of BSNL Bhawan i/c attending all breakdown calls, carry out routine, preventive and breakdown maintenance, periodical inspection, testing, checking, servicing, overhauling, special maintenance of Air conditioners along with its associated components i.e. Voltage stabilizers (if available), Starters, Socket outlets & MCBs, wires etc. i/c replacement of defective/damaged compressors, Blower / Condenser motors by new energy efficient Compressors/motors and other spares i.e. PCB, remote control handset, fan blades, capacitors, relays, filters, grills, refrigerant pipes, foam insulations, drainage pipes etc. and consumables like refrigerant gas, oil nitrogen gas for leak testing etc. on occurrence of faults and damage due to wear and tear and during normal course of operation, conducting capacity test of AC units , painting of sheet metal parts, angle iron stands, protection grills etc. at least once in a year as per details of the maintenance schedule, special conditions, terms & conditions enclosed herewith as required. (a) For 90nos of SAC units . Rates to be quoted for PER AC UNIT PER MONTH.

All inclusive comprehensive maintenance of following ratings water cooled EA sets i/c providing periodical servicing (will be paid separately) with replacement of consumables repair & replacement of defective components of DEA sets & control panel (conventional/AMF), attending break downs calls as and when required etc as per details of the maintenance schedule, terms & conditions enclosed herewith as required. a) 1X160 KVA D E/A set with acoustic enclosure & control panel

Periodical maintenance & servicing of following capacity DEA set from authorized service dealer i/c replacement of fuel filter, lube oil filter, Air filter & lube oil ,coolant etc. complete with cleaning of DEA set as per manufacturer recommendation or as per the decision of Engineer In Charge etc. complete as required. (a).160 KVA (Engine- Make- Greaves Cotton Ltd, Model- TBD2V6 MK1, 197 BHP, 1500 RPM, Alternator - Kirloskar Electric, Model- 4AB280S1, 160 KVA, 3PH, 415V, 50Hz.
