Dismantling defective alternator of any capacity from the existing foundation and DG set after removing all electrical connections, transporting to an approved / authorised / directed workshop, opening and taking out burnt winding, cleaning the stator assy rewinding with super enameled copper wire as per existing gauge and original manufacturer, applying insulating varnishing of ‘F’ class, baking in oven, re-assembling the alternator, transporting back to site, re-installing in the same locaton, carrying out alignment of complete DG set, connecting up all electrical connections, testing and commissioning complete all as specified and directed. Notes :- (a) Rate quoted shall be deemed to be inclusive of making good the disturbed surfaces. (b) DG set shall be tested on load as per rated capacity for the satisfaction of Engineer- in- Charge to achieve designed parameters.

S & F in repairs electronic DG set controller control unit suitable for 40 KVA Capacity DG set including battery charger, relay board, oil pressure sensor, water temperature sensor, complete control wiring, neccessary connections and testing complete all as specified and directed.

S & F in repairs complete wring harness system including necessary electric connections for 35 to 125 KVA capacity DG set of Kirloskar make complete all as specified and directed.

Supplying and adding distilled water in the DG batteries complete all as specified and directed.

S & F in repairs DG set Exhaust Bellow including any cutting and welding works with new nut & bolts of suitable size and testing after completion

S & F in repairs key arrangement for DG set of 63 KVA to 125 KVA capacity and make Kirloskar including suitable engine safety unit, solenoid switch, sensors, gauges complete all as specified and directed.

S & F in repairs lightening conductor assembly upto 2 RM made out of 50 mm dia bore heavy grade galvanised iron pipe alongwith welded flange at one end and galvanised iron reducer socket 50 x 40mm at another end connected with 40 mm bore heavy grade galvanised iron pipe with one end having galvanised iron reducer socket to connect air termination and connector for earth strip duly fixed with necessary nuts, bolts and washers in PCC 1:2:4 type B-0 using 12.5 mm graded stone aggregate of size 30cm x 30cm x30cm complete all as specified and as directed. Notes :- 1. Quoted rate shall be deemed to be inclusive of cost of 40mm and 50mm dia bore GI pipe and PCC. 2. Air temination shall be measured and paid separately under relevant item of this Schedule.

S & F in repairs copper air termination rod, 12 mm dia, single pointed, 300mm long, with base plate welded at bottom of termination rod of size 10 cm lenhgth, fabricated out of 25 x 3 mm thick copper strip alongwith making 9mm dia for fixing in fastners complete all as specified and directed.

S & F in repairs aluminium strip 25x3 mm with saddle and fixing screws etc for roof conductors and down conductors above ground level complete all as specified and directed.

S & F in repairs GI Strip 32x6 mm with saddle and fixing screws etc from test terminal block to earth pit complete all as specified and directed.

S & F in repairs porcelain insulator of existing size for isolation of conductor from the building wall upto a height of G+8 floors by providing 15cm long fastners at every 16 cm distance in the wall complete all as specified and directed.

Outsourcing of services to run and maintain including daily maintence of swimming pool installation comprising of 2 Nos filltration plants with circulating pumps, blower, ozone treatment plant, connected valves and suction sweeper etc by employing operator (FGM) in shifts of 08 hours from 0600 hrs to 1400 hrs and 1400 hrs to 2200 hrs every day (2 shifts per day) including sundays and holidays complete all as specified and directed.

Notes: (a) The operater (FGM) shall be ITI holder with 2 years experience in operating similar installation. (b) The shift timming as specifeid in Sch 'A' may be varied maximum upto 1 hour keeping the total operation time of 8 hrs per shift as per site requirement and as directed by Engineer-in-charge. (c) Both pumps shall be operated alternatively. (d) Log sheet shall be maintained by contractor and quoted rate shall be deemed to be inclusive of cost of maintenance of the same. (e) Blower shall be operated as and when required for back washing the filtration plant and the rate quoted shall deemed to be inclusive of operating the blower. (f) The rate quoted shall deemed to be inclusive of cost for maintainance of water circulating pump, blower and suction sweeper, oiling, greasing lubricants and maintaince of connected valves and NRV, replacing nuts, bolts, gasket gland rope etc. (g) The ozone treatment plant blower, dryer and other equipments shall be operated/ maintained responsibly. (h) The contractor shall hand over swimming pool installation to the department in good working condition on expiry of contract period.

Note (Contd--): (j) Operators shall be provided with uniform (black pant and sky blue shirt) and the rates quoted by the contractor shall be deemed to be inclusive of the same. If operators are found on duty without proper uniform as approved, a penalty of Rs 100 per head shall be recovered from the contractor’s due payments. (k) Necessary tools required for the above work services shall be provided to the operators by the contractor without any extra cost. (m) The contractor shall be responsible for operation of valves, retification of leakage of valves pump/pipe line etc including provision of gland packing/ rubber pack sheet etc. All activities shall be entered in log sheet.

Cleaning of swimming pool floor, side walls and steel ladders using suction sweeper fitted with nylon brush complete all as spacified and directed. Notes : (a) Suction sweeper including brush available at swimming pool installation shall be used. (b) Electricity for running of suction sweeper shall be provided free of cost by department. (c) Repairs to suction sweeper/ foot valves including replacement of bolts, nuts, washers and servicing of suction sweeper pump etc as and when required shall be carried out by the contractor without any extra cost to the department. Quoted rates shall be deemed to be inclusive of the same. (d) The rate quoted shall be deemed to include the charges for divers for cleaning the side walls of swimming pool once during every eighth cleaning.

M & L for cleaning of balancing tank floor and side walls, by scrubbing with brush for removing fungi and washing with water after removing all the sediments collected at the bottom of the tank complete all as specified and directed.

Supplying and adding following chemicals for water treatment to keep the swimming pool water free from fungi and bacteria complete all as specified and directed.

M & L for maintenance, repair and periodical services to pressure filter of swimming pool by opening the pressure filter and taking out entire old media, scrapping internal/ external surfaces, cleaning and washing thoroughly, applying two coats of chlorinated rubber paint and silver paint on outer surface for pressure filter over a coat of zinc phosphate primer, laying new filter media in the MS cylindrical pressure filters as per specifications and as directed; removing, repairing, welding pipe lines and replacing certain unserviceable parts including painting the under drain system, inlet and outlet pipes including changing gland packing, nuts, bolts & washers etc.; S & F in repairs 02 Nos of pressure gauge of 0-9 Kg/Sqcm and 1 No butterfly/gate valve and testing and commissioning the filtration plant complete all as specified and directed.

M & L for removing fine media from filter bed by opening the filter bed, cleaning the filter media and re-filling the same including replacement of rubber gasket, nuts and bolts etc complete all as specified and directed. Note: Requisite filter media shall be measured and paid under relevant item of this Schedule.

Supply and fill approved quality fine media in filtration plant complete all as specified and directed.

M & L for repairing/ overhauling of centrifugal pump sets of 7.5 to 10 HP capacity, 3 phase, after disconnecting water/ electric connections including cleaning, repairing, machining, greasing, replacing of washers for lock nuts complete all as specified and directed. Note:- Spares required shall be measured and paid separately under relevant items of this schedule.

Annual Maintenance contract for fully automatic electrically operated passenger lifts (04 Nos) of make "Kone Elevators"; carrying capacity of 08 Passengers (544 kg) to serve (G+ 03 - 01 No) & (G + 7 - 02 Nos) and carrying capacity of 13 Passengers (884 kg) to serve (G+ 05 - 01 No); with AC variable voltage & variable frequency drive (VVVF drive) complete with all standard accessories, simplex collective automatic & manual dual controlled operation with/ without attendant, automatic center opening doors with VVVF door drive (electric motor driven mechanism), sliding stainless steel doors, automatic rescue device (ARD) system, 3D infrared sensor in full height of door & built-in announcing system without handset (04 Nos, one each in car, machine room & near Ground floor landing door) comprising of all devices and accessories, including repairs/ replacement of all defective and unserviceable parts as per manufacturer's recommendation, attending of breakdown as and when intimated throughout the year for all days including sundays/holidays complete all as specified and directed.

Notes: (i). Maintenance/repair work shall be carried out through trained service engineer from OEM. (ii). The contractor shall sign a MoU with OEM for a period of 1 year from 01 Mar 2022 for carrying out the maintenance and repair work of lifts and shall produce original MoU to Accepting officer . (iii). Contractor shall ensure that routine maintenance is carried out and lifts are maintained in serviceable condition 24 hrs x 365 days.

Inspection and testing of lift by lift inspector authorised by Goa State Govt, for serviceability and safety aspects of lifts and submission of necessary report as per proforma complete all as specified and directed.

M & L for servicing of solar water heater upto 300 ltrs capacity including checking serviceability of individual components and replacing worn out fasteners, gaskets, washers accessories, inspection of the entire system, cleaning of sacrificial anode, rectification of any leaks, tightening of loose electric connections etc. and making system operational complete all as specified and directed by Engineer-in-Charge. Note:- Spares shall be measured and paid separately under relevant item of this Schedule.

Supply and fix in repairs of solar water tube 58x1500mm for the solar water heaters complete all as specified and directed.

M & L for earthing complete with steel earth plate electrode 60cm x 60cm x 6 mm thick buried directly in ground vertically (earth pit not less than 2.25 mtr below ground level) with top edge of plate not less than 1.5 mtr below ground level, connected to GI earth wire 4mm dia by means of bolts, nuts, check nuts and washers etc including 20 mm dia protection pipe, connecting the earth lead to earth connection in the main distribution box with lugs and GI nuts, bolts etc as shown on electrical plate No 3 of SSR Part I including neccessary excavation and earthwork in any strata, PCC earth chamber in PCC 1:3:6, precast RCC chamber cover and testing including taking out old earthing complete all as specified and directed.
