details of quarters, Buildings, external services, bio-dygester toilets
, fountain as per direction of the engineer in charge and as per
enclosed GCC, Special & other conditions, specifications etc.
6.1 Cleaning & repairing of roads, pavements, footpaths, walking
tracks in Central park , open areas, service lane, back lanes, storm
water drains, floors of common areas such as lift lobby, staircases,
stilt parking, single basement & double basement parking spaces,
jogging track around forest area &, behind Type-VIII bungalows
etc, daily sweeping by machine and / or manually and picking up of
papers, dry leaves, grass, earth, brick bats, stone pieces, etc. and
cutting grass from the edges of Footpaths, surrounding of building,
open areas, court yards etc, inside the campus and disposing of
resulting rubbish/ garbage etc, including removing of garbage to
the municipal dumping dhalao/ yard complete to keep the entire
campus neat and clean including wet mopping of floors and
mechanised wet mopping periodically , Lift lobby, stairscase at
least every week with phenyl and terrace cleaning once in a month
complete to the entire satisfaction and as per directions of
Engineer- in - charge.

6.2 Collection of garbage/house hold waste from door to door of all
residences and from entire campus and disposing the garbage (i.e.
Wet, dry, Hazardous, plastic & Sanitary etc) at SWM plant or
municipal garbage yard by using the covered mechanical vehicle,
complete to the entire satisfaction of Engineer - in - charge
6.3 Periodical cleaning & Maintenance of sewerage & drainage network
by using Pressure jetting machines once in a year or more, if
required i/c desiliting of gully traps, manholes, gratings, chocked
sewer line, water closet including all the vertical stacks of sewer
pipes and rain water pipe of all size twice in a year to the entire
satisfaction of Engineer - in - Charge.
6.4 Maintenance ,repairing and cleaning of chajjas, roofs, expansion
joints etc, and removing of cobwebs, beehives, vegetation including
disposal of slit, vegetation, malba, waste garbage etc. to the
authorized dumping ground outside the campus at the location
approved by MCD/NDMC complete to the entire satisfaction and as
per the direction of Engineer - in - Charge.
6.5 Maintenance and operation of water supply grid and valves
including unfiltered water supply line , STP effluent water and bore
well water line in the entire campus to keep the water supply
system efficient and operational at all times complete to the entire
satisfaction and as per direction of the Engineer - in - Charge.
6.6 Maintenance, repairing and fixing of damaged doors, windows,
ventilators of steel, aluminium, wood , PVC including replacement
of glass panes etc. at all floors & heights and replacement of
necessary fittings & fixtures of approved make and quality,
wherever required to keep them in proper functional conditions to
the entire satisfaction and as per direction of Engineer - in - charge .
6.7 Maintenance and repair of plumbing system for the entire campus
including stopping leakages or over flow of water from PVC/RCC
over head tanks ,cisterns and replacement of damaged fittings i/c
CP Brass fitting, ball cocks and G.I. fittings etc to keep the entire
water supply system efficient and functional to the entire
satisfaction and as per direction of Engineer - in - charge .

Areas, Staircase of multistories flats, Shops, , ATM, club building ,
Ampi theatre, Bio-dygester toilets , fountain security rooms,

open area, roads, pavements etc. of office/service centre, campus,
pump houses etc. daily including washing Stilt parking, Single

complete to the entire satisfaction and as per direction of Engineer -
6.11 Investigating causes of seepage / dampness/ leakage from roof,
wall, floors, pipes of all kinds etc. Dismantling existing affected
portion, arranging required materials, labours, T&P including
taking all necessary measures, rectification complete in all respect
in time bound manner as per satisfaction of Engineer - in - charge
i/c making arrangement of lift/ ladder or jhulla as per required
6.12 Replacement of broken, damaged, edge depressed & reverse flow
floor tiles including base mortar/ adhesive to match with
surrounding colour tiles & colours shades as per specification &
complete satisfaction to the Engineer - In- Charge.
6.13 Fabrication works in Main Gates, Stair cases, i.e realignments,
additional tower bolts, sliding bolt including making holes &
welding wherever required.
6.14 Extension and maintenance of existing water, unfiltered, STP,
effluent lines for meeting additional requirements or gardening,
washing vehicle etc.

Complex by providing & operating 24x7 intigrated facility
management centre(help desk) with all necessary
manpowers,hardware and software for lodging day to day
complaints and duly intigrated with NBCC Sewa wherever required
wherein broadly the following jobs are required to be performed
(Campus and peripherial including operating staff necessary
consumables, computer,software, internet/broadband connection
shall be arranged by the contractor at his cost.)
a. Downloading the complaints received on IVRS/ Emails on daily
b Recording the complaints in register received at service centres in
person or through telephone and issuing acknowledgement with
complaint no. i/c assigning the complaint to the workers of
respective trade.

8.1 Renewal of dead plants with new one, supply of Seasonals plants
with or without pots as per norms in all residential flats &
bungalow and also entire external area in due time nothing shall
be paid on this account.
8.2 All tools, Plants & Mechiners to be availible in working conditions
at site of work as per list En-closed in Terms & conditions of
Contract. With P.O.L. required for operation of all equipments to be
provided by contractor at in own cost.
8.3 The safety & security including repair and painting (twice a year or
more, if required) of all the play equipments & benches etc shall be
carried out by the contractor in his quoted cost and nothing extra
shall be paid on this account
8.4 The Grass In Bungalows & lawns if required to be replaced with
newone is to be done by contractor under this head & nothing
extra will be paid.
