Taking out 3 phase tower AC complete for repair / servicing and overhauling of capacity 4.0 to 4.6 TR Tower type AC after disconnecting refrigerant pipes, drain pipe and electric connection, removing dust by using blower and cleaning the condenser coils and components by using water and caustic soda/cleaning chemical agents, checking and replacing the spares like relay, capacitors, thermostat, fan motor, blades & blower etc. and also connecting of refrigerant pipe, drain pipe and charging of refrigerant gas and testing including fixing back in its original location complete all as specified and directed. Note :-(i) Refrigerant gas shall be measured and paid separately under respective item of BOQ.

Removing the window/ split type AC of 1.5/ 2 ton capacity of any make from any location for carrying out servicing complete as and when directed and installing back at original location, testing and commissioning complete all as specified and directed. M&L for preventive and comprehensive maintenance of water cooled central AC chiller Plant of capacity 3X 84.5 TR Scroll chiller type Model No – XWC4S-085 AR2 through the OEM i.e, M/s Blue Star for following plants and equipments of WC R 407C DX Scroll chillers Model XWC4S-085 AR2-3x84.5 TR, including complete operations and all as specified and directed by Engineer-in-Charge:- Maintenance schedule of chiller plant :- The contractor shall carry out the following activities during the period of contract :-

(a) Checking and rectification, if abnormal noise, vibration, leakage of oil, refrigerant etc.

(b) Topping up system with refrigerant and oil, replace dehydrators etc.

(c) Checking of operation of oil heater, motor protector, flow switch, loading unloading,O/L etc.

(d) Checking of control valves.

(e) Develop action plan for rectifying, abnormalities if any observed in performance of the system.

(f) To attend break down calls as and when required, investigation, locate defects and submit action plan to rectify the same.

(g) All the maintenance/servicing works should be done in such a way so that the equipment/unit can be used for its optimum performance.

(h) Adjustments in the system to achieve required temperature & RH level as required by the user.

(j) Cleaning of all type of air filters.

(k) Checking the performance of AHUs.

(l) Descaling of copper tubes of the cooling coil(the water circuit) by suitable means as per manufacturer's recommendation and general standards.

(m) Parameters checking before and after servicing.

(n) Cleaning of ducting system having diffusers, grills, dampers etc.

(o) Servicing of evaporators, expansion valves, water cooled condensers, oil cooler, oil pipings, oil filters, refrigerant pipings, refrigerant filters, solenoid and automatic control valves, AHU control panel.

(p) Checking of compressor for its proper working.

(q) Annual pumping-down and restarting as and when required.

(r) Checking of Microprocessor control panel,control boards,transducer of chillers/condensing unit for their correctness and replace if necessary.

(s) Checking of any loose connection in the panels, plant and equipments, tightening of terminal block connections, replacement of blown off fuses, checking of leakage in Compressor etc.

(t) Parameters checking before and after servicing.

(u) Replacing of parts due to normal wear and tear.

Note :- The contractor will provide the following technical services & the unit quoted rate is deemed to be inclusive of the following :-

(i) Comprehensive maintenance of plant is to be carried out by OEM i.e. M/s Blue Star only under the supervision of contractor & Engineer-n-Charge.

(ii) The contractor shall be required to submit a MOU with OEM for the same before commencement of work.

(iii) Visits of service Engineer of OEM at least once in every month and during break down or when urgently required for the inspection, servicing repair, rectification of problem and submission of report.

(iv) The contractor shall be fully responsible for maintaining the plant in operational condition for entire contract period.

(v) Scope of work also includes supply of materials like Timer, Chiller in-out sensors, Filter Drier, cotton waste, grease, gland packing and solenoid coil during AMC.

(vi) Major spare parts required for repair/ replacement will be measured and paid in relevent items. However, cost of labour element towards removing of unserviceable spare parts and re-fixing of serviceable spare parts for supply only items shall be deemed to be included in unit quoted rate.

(vii) In case of any spare part not covered under supply only item but found essential for smooth functioning of the plant, cost of same spare part will be deemed to be included in unit quoted rate.

(viii) In case of minor defect, entire Job shall be completed within 06 hrs from the time of registration of complaint, failing which penalty charges @ Rs. 1000/- per hours shall be recovered from the contractor.

(ix) In case of major defect, the period for attending of complaint shall be decided by the GE/EIC by accessing extent of repair required through joint inspection by Engineer-in-Charge and represantative of OEM of the equipment at the site. If complaint is not rectified within the stipulated period and the GE is not satisfied with the reason for delay, then penalty at the rate of Rs. 2500/- per hours shall be deducted from the dues of the contractor.

(x) Please note that above penalty is exclusively other than the condition 67 of IAFW - 2249 and shall be treated as interim condition of the contract and shall be enforce above as and when delay in individual job is noticed and no claim whatsoever on this account shall be entertained by the Deptt.

(xi) The decision of the Accepting Officer in this regard shall be final and binding.

Taking down defective centrifugal/Monoblock pump set 10 HP by disconnecting the pump from motor after unscrewing nuts/ bolts of coupling, foundation, suction pipe delivery pipes and shifting of pump to workshop for repair/ servicing, comprising strip opening of pump, replacement of any defective parts, carrying out necessary lathe work, re-assembling and shifting from workshop to site, re-installation at location as directed by Engr-in-Charge, testing on full load capacity at least for 8 hrs, complete all as specified and as directed. Note :- (a) The spares shall be measured and paid seperately in the relevent items given below. (b) Cost of labour for replacement of spares and transportation are deemed to be incl in the quoted rate. (c) The pumpset shall be spared for one week for repair from the date of complaint given by AGE/ JE E/M regarding breakdown. The Contractor is responsible for making alternate arrangement of pump set in case of time required more than one week. (d) In case services affected due to delay in repair of pump set, a penalty of Rs 500 per day will be levied from the contractor. (e) Please note that this penalty is exclusively other then the condition 56 of IAFW-2249 and shall be treated as interim condition of the contract. (f) The decision of the Accepting Officer in this regard shall be final and binding.

Note:- The following items shall be deemed to be inclusive in the unit rate quoted against Sl Item No 224. Attending complaints for non-functional/ unserviceable street light/perimeter lights/high mast light/flood light etc of any type/size fitted on poles/walls/post/pillars etc) by deploying technically qualified and experienced technicians to find out defects and taking out unserviceable parts such as electronic driver, pvc insulated copper conductor cable for connecting street light fittings etc and repairing by changing the defective parts including minor repair to cable connection/loose connection, screws,nuts & bolts and insulation tape to insulate the LT joint etc and testing complete all as specified and as directed at AF Station West Area Jalahalli.

Note : The following items are deemed to be inclusive of quoted rate :-

The above job shall be carried out by a trained electrician having ITI in electrical, documentary proof of the education of tradesman shall be produced to the Engr-in-Charge before commencement of work.

Contractor or his Authorised Representative has to inspect all Street/ Security Lights on Daily basis at their own arrangement between 7.00 PM to 9.00 PM and maintain the record in Register which will be put up to Engineer-in-Charge/ JE on the very regular basis. (Every succeding day)

A Joint Inspection for Serviceability of all Street/Security Lights will be carried out from 7.00 PM to 9.00 PM on every MONDAY by Engineer-in-Charge/ JE (E/M)/ User along with Contractor or his authorised Representative.

Contractor has to arrange own moveable Generator of suitable capacity for repairing and testing of the Street/ Security Lights, defect rectification of Cables, etc. and to check the serviceability after repair. No Electricity shall be provided by the Department on this account.

Quoted Unit Rate shall deemed to be inclusive of attending any breakdown of Street/ Security Lights during night. Contractor has to arrange Electrician and Helper and all necessary T&P and Equipment's to remove the breakdown. Fault will be intimated through Telephone/ SMS.

Contractor shall provide conveyance to the employed labour for maintaining the services without any extra cost to department.

Vehicle mounted ladder for maitenance services shall be provided by the contractor at no extra cost to department.

Material required for the repairing of the lights shall be measured and paid separately under respective item(s) . But labour required for taking down, dismantling, repairing and replacing parts and reinstalling and testing the lights fittings shall deemed to be included in the rate quoted.

Necessary T&P, Safety Belt, Vehicle, Aluminium Ladder, etc. will be arranged by the Contractor and Cost for the same shall deem to be included in the Quoted Unit Rate.

All safety measures and provn of all safety devices, first aid box etc shall be provided by the contractor. Contractor will be solely responsible for full safety of the tradesmen deployed for providing the services and department will have no liability for any type of accident. Unit rate quoted will be deemed to include the cost of the same and no extra payment shall be made on this account.

All type of T & P, PVC insulation tapes, minor nuts/ bolts/ washers etc required for maintaining the services shall be provided by the contractor without any extra cost to department.

Attending and repairing complaint for one light of any type shall be measured and paid as one Job.

Earth work (if necessary at Site) for removing of any Cable Fault will be Measured and Paid under respective Items.

Contractor has to ensure serviceability of all Street/ Security Lights in above mentioned DOMESTIC & TECHNICAL AREA on Daily basis in any weather condition at their own arrangement.

In case of any delay in attending the complaint more than 12 hrs after handing over routine/urgent work, the contractor shall be liable to pay the penalty as described in penalty clause given here as under.

The penalty shall be applicable to the contractor if the delay is noticed by the Engr-in-Charge more than twelve hrs after handing over works of urgent nature to the contractor. The Engr-in-Charge shall handover the slip containing specification of work to the contractor by lodging the time and signature of contractor be obtained on slip. The contractor shall attend the complaint immediately and shall report to Engr-in-Charge with in 12 hrs. The contractor will keep his tradesmen in stand by for attending any routine / urgent works from the executive. If the nature of job is such that the work cannot be completed within period of 12hrs then the facts shall be brought to the notice of the GE/Engr-in-Charge and the period for the working to the complaint shall be decided by the GE/EIC. If the delay is more then twelve hrs period and the GE is not satisfied with the reason for delay then penalty at the rate of Rs 50/- per job shall be deducted from the dues of the contractor. Please note that this penalty is exclusively other than condition 67 of IAFW - 2249 and shall be treated as interim condition of the contract and shall be enforce above as and when delay in individual job is noticed and no claim whatsoever on this account shall be entertained by the Deptt.

The decision of the Accepting Officer in this regards shall be final and binding.

The following items are deemed to be inclusive of quoted rate :- (i) The above job shall be carried out by a trained technician having ITI in electrical and well known regarding earthing test. Documantary proof of the education of tradesman shall be produced by the contractor to the Engr-in-charge, before commencement of work.

(ii) The aforsesaid test will be carried out in presence of user and MES represnetative.

(iii) Two Party (consisting 2 x 1 No. Technician with 2 x 1 No. Helper) will report every Morning at 9 AM to JE E/M for Daily earth testing.

(iv) Earth Resistance Tester will be provided by the Contractor. (Tester should be caliberated from Authorised Company/ Lab).

(v) Contractor will be responsible for pouring of water in the Earth Pits Weekly at their own arrangement with Water Tanker, etc. (water will be provided by the contractor at his own arrangement and nothing extra will be admissible).

(vi) Contractor will be responsible for marking of Earth check date and due date on existing Plate with synthetic enamel paint as specified by Engineer-in-Charge.

(vii) Contractor will be responsible for cleaning of bushes and grass all around upto 1.50 Metre Area of existing Earth Pit with tightening of Strip.

Supply, installation, testing & commissioning of maintenance free chemical earthing system comprising of 17mm dia copper bonded rod 3 mtr long horizontally pre welded T-terminal rod with provision for connection size of 50 x 150mm long, 6mm thickness with equal space either side, with 12mm dia hole of 02 numbers each on either side of the terminal clamp with 250 microns (average) coating thickness, tested and certified by CPRI India alongwith 50 Kg earth energizer compound and 10 litres earth resistance reducing liquid. The earthing energizer compound and resistance reducing earthing liquid shall be tested as per IEC-62561-7 read with ASTM G57-06, CI 3.4 A by any NABL accredited lab. The above mentioned rod shall be installed in 4-6 inch bore, 12 feet depth with a distance of minimum 3 meters between each installation including taking down existing one, complete all as specified and directed.. The quoted rate shall also deemed to be included the following :- (i) Prior to installation of maintenance free chemical earthing, soil resistivity test to be carried out at the location where earthing work to be done in presence of Engr-in- Charge/JE (E/M),user and the report has to submit to Garrison Engineer with recommendation of manufacturer, if required additional interconnection of earthing (not more than 08 number of earthing) to achive earth result less then 1 Ohms. The arrangement done for soil resistivity testing and submission of report with recommendation deemed to be included in the quoted rate.

(ii) The description/ size/ qty of items mentioned in above are for indicating only however qty/ size may vary at site condition to maintain the earth resistance 1 ohm. The contractor shall quote rate by considering all factors.

(iii) Rate of earth energizer compound of 25 Kg of 02 bags and earth resistance reducing liquid 10 litre per cane for each pit deemed to be included in the quoted rate.

(iv) Resistivity of earth energizer compound and resistance reducing earthing liquid shall be certified by any NABL accredited lab carried out as per IEC-62561-7 read with ASTMG57-06, CI-3.4A and the certificate of same shall be submitted by the contractor along with the sample approval.

(v) Earth enhancing material should not leach into the adjacent soil or underground water channels and its PH value should be in neutral range complete all as specified and as directed. It should solidify when mixed with water and set like concrete.

(vi) Copper strip of size 20 x 3 mm shall be fixed on proper post insulator at the instrument end (copper strip upto 7.5 RM shall be considered in unit quoted rate and extra will be measured and paid separately).

(vii) Testing of earth shall be carried out in presence of departmental and user representative and report shall be submitted to Garrison Engineer duly signed by all concerned.

(viii) Earth resistance tester will be provided by the contractor. Tester should be calibrated from authorised company/ lab.

(ix) Earthing shall be tested after completion of work by the contractor in presence of Engr-in-charge, user and proper record shall be maintained duly signed by all concerned. After testing if the desired earth resistance of less than 1 Ohm is not obtained, the earthing will be redone at no extra cost to Govt. till desired result is obtained.

(x) The contractor shall give a written guarantee of minimum three years for maintaining the earth resistance less than 1 Ohm after certified date of completion.

(xi) No further maintenance or periodic watering or recharge shall be required in earthing during its guarantee period of over 03 years in all type of soil including soft/ disintegrated or hard rock.

(xii) During the guarantee period, if earth resistance is not maintained less than 1 ohm the contractor has to redo or rectify at no extra cost to Govt till desired result is maintained.

(xiii) A security deposit of value equal to 2.5 % of the rate quoted for chemical earthing for each earthing shall be retained from payment due to the contractor from final bill for the guarantee period.

(xiv) The electrode shall carry manufacturer's name .

(xv) The connection clamp shall be permanentlly welded to the copper bounded rod to avoid any kind of connectivity loss,.The pre-welded copper bounded rod shall not need any additional clamp for termination.

(xvi) The acceptable earth resistance at earth busbar/ test point shall not be more than 0.1 ohm.

(xvii) Earth work such as auguring and making good the surrounding area shall carried out in any type of soil.

(xviii) The contractor shall submit CPRI India certified document for copper bounded rod to ensure genuineness of material.

(xix) Sign board of mild steel sheet 2 mm thick duly painted with two coats of synthetic enamel paint over a coat of red oxide Zinc chrome primer showing result of earthing shall be fixed near the earth pit after completion as directed by engr -in- charge.

Supply, installation, commissioning and testing of factory assembled, floor mounted, free standing type tested LT Feeder pillar panel, with canopy, as per electrical specifications for outdoor installation to be made of IP65 Polycarbonate modular enclosures. The enclosures made of polycarbonate, should be weather/vermin proof, anti -acid, anti-corrossive, UV resistance in accordance with IEC 61439-1, fire retardant and self extingushing in accordance with IEC 60695-2-11, UL subject 94 for flammability V-0, should pass glow wire test for 960 degree in accoardance with 60695-2-11.Degree of protection against mechanical load should be IK08 (5 Joule) in accordance with IEC 62262,IP65 in accordance with IEC-60529 and IEC- 60439-1, should have dielectric properties, RoHS compliants & Halogen free. The manufacturer of boards/panels shall submit a copy of type test reports as per above mentioned norms either from UL/ERDA/CPRI/NABL labs in india.The panel should be modular and compartmentalized in construction with opaque and transparent doors, properly tightened to base with thermoplastic screws having sealing gaskets of extruded silicon rubber to withstand adverse weather effects. The depth of modular enclosure should be minimum 200mm for air circulation & to minimize temp rise. Panel should be fitted with one No. polycarbonate IP 65, 9 W LED translucent bulk head luminaire color lamp not less than 6500K, PF > 0.95 under canopy for easy maintenance. Panel shall be fitted outside with one No of 16 Amp 3 Pole IP65 industrial socket and 01 No. of 32Amp 5P IP 65 industrial socket. 3 Phase and neutral 630 Amp current carrying capacity of aluminium bus bar insulated with colour coded heat shrinkable sleeves with SMC/DMC insulators,complete with the following switch gears and mounting the panel board on ground with PCC (1:3:6) type C-1 using 20mm graded stone aggregate for bedding upto a height of 45 CM above ground level, including dismanting and taking out old U/s LT panel board and reconnecting existing LT UG Cable with new panel board amplete all as specified and all as directed and comprising of the following:-
