Note for item No 1 to 6: - (i) The above maintenance shall be done through OEM of existing lifts. Please also refer Sch 'A' Notes. (ii) The contractor will have to submit MOU through OEM of existing lifts as given on page No. 125 to 127 from M/s ThyssenKrupp Elevator India Pvt Ltd & M/s Johnson Lifts Pvt Ltd. within fifteen days of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue. (iii) Contractor will conclude AMC for contract with OEM (Johnson - Platinum agreement & M/s Thyssen Krupp - Platinum Agreement of existing lifts and copy of the agreement and alongwith invoice copy will be submitted to Engineer-in-Charge and GE before commencement of AMC. No payment will be made to contractor without submission of valid AMC agreement. (iv) The above maintenance include complete maintenance of existing lift by regularly and systematically examining adjusting fabricating as required for smooth and efficient functioning of the equipment/lift.

(v) Contract included of repair replacement of machines, motors, generators, ropes, inverter/ARD system, controller parts, PCBs, belts, rollers, gears, bearings, solenoids, coils, chock brake shoes, liners, contactors, relays, coils, pushbuttons, door operator VVF drive, VVVF main drive, car door safety device limit switches, governor, hoistway door locks, indicators Cabin fan axial type (Blower) and other minor mechanical parts shall also be included the cost shall deemed to be included in the rates quoted by the contractor. (vi) The following items are not included : replacement of car cabin, ceiling frames, panels, hoist way, door panels, door frames, sills, car flooring, floor covering, lighting fixtures, ceiling light bulbs and tube, main line power switches, breakers, feeders to controller, hoist way wiring, hydralic jack outer casing, buried piping, alignment of elevator guide rails, smoke and fire sensors, communication devises, security systems, landing doors, sheave rim, hoist rope & ARD battery and cabin fans. (vii) The OEM will also detail one technician staff to inspect the lifts every week, regarding its functioning operation or any other issue arising in the lift. the problem noticed if any to be addressed immediately. in case no technician is detailed Rs 500/- per week per lift will be deducted from the payment. Technician should always carry service tool along with himself during each weekly visit. .

(viii) OEM will also arrange housekeeping staff for proper cleaning of lift shaft, lift pit, Car top and machine room at least on monthly basis. (ix) Contractor to note that monthly service will not be paid for the building undergoing special repairs/ unoccupied buildings and no penalty shall be imposed upon contractor, or all as per direction of Engr-in-Charge. (x) All existing earthing of the lifts shall be maintained and made fully functional by the contractor to the entire satisfaction of the Engr-in-Charge
