Fish Cold room with 2 Nos compressor Units of capacity 4/4.5/5 TR per each room installed at BVY, Minniebay (Total 1 Nos Cold rooms)

Mutton/chicken cold room with 2 Nos compressor Units of capacity 4/4.5/5 TR per each room installed at BVY, Minniebay (Total 3 Nos Cold rooms)

Note for Item No. 1 to 4. Carrying out repairs and maintenance, including attending to breakdown of cool room/cold room package AC plant both indoor/outdoor units of following capacities with controller, Air cooled hermetic scroll units, expansion valves/capillary tubes/driers/accumulators etc as per the following scope of the work given below including carrying out general repairs/servicing to ensure smooth and trouble free operation of plants to the entire satisfaction of users/ department all as directed by Engineer-in-charge.

SCOPE OF WORK

(a) Periodical monitoring / Inspecting the complete AC plant and carrying out preventive/ periodical maintenance to ensure smooth functioning of AC plant.The periodical inspection for preventive maintenance shall be carried out by technician/service engineer of OEM once in two months other than breakdown calls for monitoring the operational condition of AC plant including for preventive maintenance/breakdown calls whenever required. (b) Visual inspection for oil traces, Air heat exchanger (condenser), checking for removed protection devices, and badly closed doors/ covers, checking that the temperature difference between the heat exchange inlet and outlet is correct, checking the refrigeration system, motors and starters for performance and healthy condition of plant. (c) Checking the system for leaks and rectification of leaks if any. (d) Taking a set of readings and evaluating the same to ensure the satisfactory performance of the plant.

(e) Checking the refrigeration control system for operation and adjusting the settings as and when required. (f) General Cleaning of the evaporator and condensing coils. Checking/ensuring for proper defrosting system of cold /cool room. (g) General Lubrication of the bearings of motors, pumps and fans as and when required. (h) Inspection of nut bolts/washers, which includes adjusting the tension including replacement if required. (j) Replacing of the refrigerant as a result of leak arising from the system due to standard wear and tear. (k) Repairing/ replacing the components of the equipment at site or at workshop as required (m) Overhauling of components of the equipment at site or at the service station as and when required. Charging refrigerant gas including leak testing the system, arresting the leaks with necessary materials like gasket/ ‘O’ rings/ washers all as directed . (The qty of Gas required will be measured & paid separately).

(n) To check proper functioning of controller / control panels and take control test. (p) Intimating any breakdown requiring specific major repairs/overhauling to the JE/ Eng-in-charge for immediate rectification of defect. (q) Attending the complaints/ break down whenever received by JE /Eng in charge and attending the complaint for same within 2 Hrs of receipt. (r) The rate quoted deemed to be inclusive for the following:- (i) provide and replace oil filters, refrigerant driers etc once during entire contract period. (ii) Repair/replacement of bearings, control wiring, AC coils, fixed/moving contacts of contactors, push button switcthes, lugs, thimbles, insulating tapes. (s) The replacement of all spare parts like HP switch/sensor, Control Boards, Temperature/LP sensors, flow switches, compresso/ fan motor rewinding, electrical switch gears, contactors, PCB, refrigerant gas, compressor oil and refrigerant pipes etc., are not in the scope of this item. These items shall be measured and paid separately under relevant items.

(t) Any minor spares/ repairs items which are required to keep the plant in operational and arrester leakages in door by replacing wornout door sealant/ door heater/hinges/locks etc are deemed to be included in scope. (u) Replacement of compressor/Condenser fans/thermostat unit/expansion valve/Tray heater/timer switch/display/copper tube/ power contactors/ evaporator fan/ condenser fans/ PCB controller, descaling of condensors and repairs/replacement of panel/door is not included in the scope of work and shall be measured and paid separately.

(v) Servicing the indoor units with and including dismantling units, sheet metal parts, blowing out the dust, chemical cleaning by spraying the organic based scale removing agent (Vaniklin) at the appropriate ratio till removal of complete dust & scale deposits in the fin area of evaporator coil, flushing through for proper air flow across the coil, cleaning of expansion valve; greasing of blower motor, checking of electrical connection, cleaning of air filters,greasing of blower motor,replacement of un serviceable bearings, water drain lines, renewal of rusted sheet metal screws and testing & commissioning the unit all as specified and as directed by Engineer-in-Charge. (w) Preparation of rusted surfaces, painting with two coats of synthetic enamel paint over a coat of red oxide and duly marking SM/MES once during entire contract period

Note:- It is responsibility of contractor to engage required manpower as per requirement and take necessary measures to run the plant in event of breakdown to the satisfaction of user and as directed by Eng- in-charge. Considering the sensitive nature of installation the contractor shall always be in a position to make alternate standby arrangement in case of break down. Contractor shall keep his spares ready in advance for carrying out repairs without any delay. Any breakdown shall be attended within 2 Hrs and defects shall be rectified within 24 Hrs of time otherwise a recovery of Rs 5000/Hr along with cost of perished storage products due to non-functional of AC plant shall be attributed to Contractor without any further claim. The cost for same is deemed to be included in scope of item.The labour charges for fixing , commissioning, and testing of new spares including dismanlting old units is included in the quoted rate. ( Each job per each cold/cool room for 2 months & breakdown call will be measured and paid separately)

Supply only the following spares suitable for Cold/cool rooms of capacity 3/4/4.5/5 TR AC plant of Make: Carrier/Bluestar for repair/ replacement under item No.01 to 04 above

Condenser fan motor single shaft approx 450 mm sweep 3 PH 415 Volts AC 50 Hz of wattage 372 or all per existing as specified and directed by Eng-in-Charge.

Thermostat unit suitable for working temperatures +2°C to + 8°C as specified and directed by Eng-in-Charge.

Thermostat unit suitable for working temperatures -10°C to - 20°C as specified and directed by Eng-in-Charge.

Tray heater all as per existing as specified and directed by Eng-in-Charge.

HP Switch/sensor all as per existing as specified and directed by Engineer-in-charge.

Dismantling old flooring/roof/ceiling panel, supply and install with 100mm thick cyclopentane PUF insulation on floor , with pre-painted stainless steel SS-304 inside and PP outside (PP/PP) with accessories including with levelling of floor, grouting of cold room including fixing of aluminium chequered plate of 3mm thick in cold room floor area over 19 mm thick with marine plywood base support of suitable size to cold room fixing with necessary aluminium flat strip of size 25x3 mm at joints, fittings self threaded bolts, screws etc provision of lighting, hooter with switches strip curtains complete all as specified and directed by Eng-in-Charge. Note: Quoted rate deemed to be inclusive of structural steel including painting with two coats of synthetic enamel paint over a coat of red oxide primer wherever necessary.

Dismantling old door panel, supply and install with 100mm thick cyclopentane PUF insulation for door panel, with pre-painted stainless steel SS-304 inside and PP outside (PP/PP) including manual type swing door type, of thickness 100 mm, with 34 x 78 inches clear opening or as per exisitng, swing door with accessories and anti condensation door heater , PAD Lock system, Posi seal closure, human safety release knob with normal opening with lock and key arrangement including necessary door locks/hinges, rubber gasket sealent ,door heaters etc incl flat strip of size 25x3 mm at joints, fittings self threaded bolts, screws etc complete all as specified and directed by Eng-in-Charge. Note : Quoted rate deemed to be inclusive of structural steel including painting with two coats of synthetic enamel paint over a coat of red oxide primer wherever necessary.

M & L for de-scaling the condenser of capacity 3/4/4.5/5 TR (of Chiller/cold room package type AC plant) by using Sulphuric acid agent with continuous circulation pump and finally neutralizing with fresh water by opening both end covers of shell and tube condensers, cleaning with nylon brushes, re-fixing the end covers with new rubber gaskets, greasing the nuts/ bolts and testing and commissioning all as directed by Engineer-in-Charge. Note: Each condenser unit will be measured as one job
