COMPREHENSIVE MAINTENANCE OF LIFTS AT SANGLI APARTMENTS AND ECHS POLYCLINIC UNDER GE NEW DELHI

Comprehensive, Periodical and Preventive Maintenance of "THYSSENKRUPP" make passenger lifts, 01 No lift in Block 'C' of capacity- 1000 Kg (G+7), 01 No lift in Block 'B' of capacity- 1000 Kg (G+7) and 01 No lifts in block 'A' of capacity-1020 Kg (G+11), 01 No lift in Block 'C' of capacity 680 Kgs (G+7), 02 Nos lift of make Johnson in Block 'A', 01 No Lift in block B Make Johnson electrically operated 1.5 meter/second speed with power driven automatic steel sliding doors of single speed and efficient operating condition through manufacturer's instructions by regular examination, lubrication and carrying out planned maintenance of system in controlled manner using techniques and expertise and including Sunday & Holidays complete all as specified and directed at Sangli Apartments.

Comprehensive, Periodical and Preventive Maintenance of "KONE" make passenger lifts, 01 No lift (G+1) at ECHS Polyclinic, Lodhi Road electrically operated 1.5 meter/second speed with power driven automatic steel sliding doors of single speed and efficient operating condition through manufacturer's instructions by regular examination, lubrication and carrying out planned maintenance of system in controlled manner using techniques and expertise and including Sunday & Holidays complete all as specified and directed at ECHS Polyclinic, Lodhi Road.

(v) The Replacement of material like car cabin, ceiling frame, panels, hoist way door panels, door frame, car flooring, floor covering,hand resting rails,mirrors,light bulb/tubes,car cabinet key,door unlocking keys in case of loss,sills, main line power switches, breakers, feeders to controller, hoist way wiring, hydraulic jack outer casing, burried piping, alignment of elevator guide rails, smoke and fire sensors, communication devices, security systems, landing doors are not included in the quoted rate. (vi) Any items not covered under as 'supply only' (ie. item No 6 to 17 of BOQ) as well as items other than excluded vide Serial Note No (v) above shall be deemed to be included in the unit rate quoted for the above item for the smooth functioning of lifts and the contractor may quote the rate accordingly. Contractor is expected to inspect the lift before quoting the rate. (vii) Contractor shall be attending complaints round the clock i.e. 24 hrs including Sunday & Holiday. If contractor is not able to rectify the complaint, penalty shall be charged as given below:- (a) Upto 12 Hrs - NIL (b) 12 Hrs - 24 Hrs - Rs 200/- Per Hour per Complaint (c) After 24 Hours - Rs 4000/- Per complaint per day. (viii) All existing earthing of the lift shall be maintained and made fully functional by the contractor at his own cost to the entire satisfaction of the Engr-in-charge & nothing extra will be paid to contractor.

(ix) Contractor shall submit safety security certificate of lifts from OEM in every fortnightly as per performa mentioned in perticular specification here-in-after. (x) The OEM will also detail one technician to inspect the lift every week regarding functioning of lift or any other issue arising in the lift. The problem noticed if any shall be informed immediately to JE E/M / Engr-in-charge. In case, no technician detailed, an amount of Rs - 4000/- per week per lift will be deducted from contractor's dues. Technician should always carry necessary service tools during sight visit every time. (xi) The unit rate quoted shall be inclusive of T&P required for carrying out repair, stationary for maintinance of records, uniform for mechanic etc all as specified. (xii) The unit rate quoted by the contractor for the above item shall be deemed to be included for all above provision.

M&L for removing the existing defective landing door assemblies and supplying, installing, testing & commissioning new automatic centre opening landing door assemblies for all eight landings (Ground to 7th Floor) suitable for existing passenger lift, comprising stainless steel hairline finish landing door panels of existing size, door frames, aluminium sills, Car & landing door tracks, hanger rollers, bottom guides, door frame jambs as per existing opening size, landing door locking/interlock mechanism conforming to EN 81/IS 14665, retiring cam interface, door closers, mechanical stops, gibs, guide shoes, rubber buffers, fixing brackets, all necessary hardware, wiring and electrical connections, adjustment of door clearances, alignment, lubrication and synchronization with the existing car door operator, including dismantling and disposal of unserviceable materials, testing of door lock contacts, safety interlocks and smooth operation at all floors, complete in all respects as directed by Engineer-in-Charge.

M&L for replacement of complete set of suspension (hoisting) wire ropes of existing passenger lift of 680 kg capacity serving G+7 floors, including dismantling and safe disposal of old wire ropes and installing, reeving, tensioning and commissioning new genuine/OEM-approved suspension wire ropes of identical diameter as 13 mm, construction, grade and length, complete with replacement of traction sheave and deflector sheave alongwith replacement of U-clamps, spring thimbles, rope thimbles, rope fastening assemblies, equalizing springs, shackles, eyebolts, nuts, bolts, washers and all other connected accessories and consumables, including adjustment of rope tension, car levelling, lubrication, testing, trial run, commissioning and handing over the lift in perfect working condition in accordance with OEM specifications, applicable IS standards and as directed by the Engineer-in-Charge.

Supply of 13 mm dia steel wire hoisting ropes, 4 Nos., suitable for G+7 floor lift, complete with rope sockets/terminations, rope clamps, thimbles, shackles, rope hitch plates, equalising arrangement, counterweight rope connections and all necessary fixing hardware, suitable for existing lift traction sheave and complete in all respects as per applicable standards and as directed by the Engineer-in-Charge.

Supply and fixing of centrifugal type overspeed governor suitable for the existing passenger lift, complete with governor sheave, tension pulley, mounting brackets, governor rope anchoring arrangement, safety gear operating linkage, electrical safety switch, fixing clamps, fasteners and all necessary accessories, but excluding governor rope, complete in all respects as directed by the Engineer-in-Charge.

Supply of 6 mm dia steel wire rope, suitable for overspeed governor of passenger lift, for single-groove governor sheave, complete with rope sockets/terminations, rope clamps, thimbles, shackles, rope end fixing accessories and necessary hardware, suitable for the existing lift installation and complete in all respects as directed by the Engineer-in-Charge.

Supply and fixing of suitable pit pulley/sheave for lift governor rope, complete with pulley wheel, bearing assembly, tensioning arrangement, mounting bracket, rope guide, fixing clamps, fasteners and all necessary accessories, suitable for the existing lift installation and complete in all respects as directed by the Engineer-in-Charge.
