COMPREHENSIVE ANNUAL MAINTENANCE OF AIR CONDITIONERS IN AUDITORIUM MAHILA BHAWAN SECTOR-38, CHANDIGARH FOR THE YEAR 2026

Comprehensive Annual Maintenance of VRV System of 56 HP (28X2) along with 6 no. of AHU VRV kits, control wiring, motor actuated fire dampers, low side ducting work, grills, diffuser, electrical panel installed on roof, Air Handling unit of 15500 CFM and indoor cassette units on stage, control room area etc. The VRV units are of Bluestar make. The job includes four quartely wet service ( cleaning of coils and filters), checking all electrical parameters, lubrication of all moving parts, repairing/ replacing of PCB, gas recharging, refrigerant top up, capacitor replacement, condenser fan, V-belt, motor, fan blade, remote, stablizer, DP Switch etc. for VRV machine, AHU & indoor cassette. Rate includes replacementof all petty materials except the compressor but including scaffolding needed to work at height in Auditorium. Log book shall be maintained by the agency for routine inspection and complaints attended by him on demand shall be recorded.

The AHU is of 15500 CFM with 6 sets of DX cooling coils with aluminium finned copper tubes, filter section, prefilters, belt drive motor of 415V, 50Hz, 3phase AC.

The job also include sericing of Axial flow faninstalled for emergency smoke exhaust of 20,000 CFM. AMC includes maintenance of all copper piping, Y-Joints, drain pipes, motor actuated fire dampers, electric actuators, Exhaust dampers installed in the ducts.

The job includes the proper maintenance of electrical panel installed at the top of building including repair (replacement of MCCB, starters, Relays etc.) along with regular cleaning.

As the auditorium is booked for VVIP events so the defective material should be replaced within 5 hours of occurace of the defect otherwise penalty of Rs. 10,000/- per incident will be imposed as per the condition of DNIT. If defective item need some time for replacement with new item then during that time vendor must install the item for temporary basis so, that system must be in work condition all the time.No extra payment will be provided for this temporary arrangement made. The work shall be executed to the entire satisfaction of Engineer-in-Charge.

Job also include all the component/petty material and scaffolding needed to work at height in auditorium . There shall be proper checking of condensation and prevention of formation of water droplets on ACs pipes/Cassette unit etc such that no water drop leakage could be seen/felt in the auditorium.

Repair & Service of 02 nos. cassette type AC attached with VRV ssytem including repairing/replacement of Indoor PCB blower and fan motor etc.

Supply, Installation, Testing & Commissioning of Indoor Units shall be either ceiling mounted cassette type, High wall , Ductable unit as specified. The indoor unit shall have independent electronic control valve to control the refrigerant flow rate respond to variations of the air- conditioninf load of the room. The fan shall be aerodynamically designed turbo multiblade type, Statically and dynamically balanced to ensure lowest noise. The cooling coil shall be made of seamless copper tube. The tube shall be hydraulically or mechanically expanded and teted for 21 Kg/cm2, Indoor units shall have wired remote control. They shall be operated through from the wired remote control from the respective rooms. Make: Daikin/ Carrier/ Toshiba/ Mitsubishi/Bluestar. 1.5 TR Cassette As per DSR 32.4.1

Providing Repair &Mtc. of A.C.'s (Tower/Cassette Type) 3/4 Ton. The job includes ONE wet services i.e. cleaning of filter, general cleanliness of machine, oiling of fan motor, checking of cooling gas pressure, tightening of nuts & bolts. Complete in all respect.
