Comprehensive maintenance for Carpentary work by attending day to day complaints of joinery related such as replacement of Builders hardware of doors, windows & cupboard and other Carpentary nature works like easening of door, windows and cupboards. Tightening of screws for tower bolt/Aldrop bolt/ stoppers ,handle hinges in respect to Easening of door / windows/cupboards (SteelWooden/Aluminium) of any description and size by cleaning, adjusting in position and making the same functional incl small repairs if reqd with and incl greasing, oiling, screws/nales for fixing the fittings complete all as specified and directed.

Comprehensive maintenance to masonary work by attending day to day complaints of masonary related works such as plastering of wall/ceiling/chajja/making of jambs,soffit,cills etc of size not exceeding 0.25 sqm or on patch work including finishing with distemper/white wash/cement based paint/exterior emulsion paint including two coats of putty as required at site to match with existing surface complete all as specified and directed.

Comprehensive maintenance to plumbing work by attending day to day complaints of plumbing nature like leaking bib taps, pillar taps, concealed & stop cock of any pattern or of any type including minor repairs to flush cistern, repair to PE-AL-PE composite pressure pipe/GI pipe leakages, removing air blockages if any and refixing old serviceable bib cocks, stop cocks any pattern after minor repairs such as replacement of washers,jumpers and spindle etc complete all as specified and directed. Minor items like thread , Tefon tape, rubber washer shall be deemed to be included in the quoted rates. (any major parts such as jumpers, brass spindles ,caps etc to be measured as supply only and paid for accordingly) complete all as specified and directed.

Note for item No 01 to 03. The scope of work is of day to day maintenance nature/ requirement of works. Contractor shall attend the office of AGE B/R-I on daily basis and receive/ collect the complaints/ requirememts of works and shall rectify the repair/maintenance works within time given below :- (a) Minor plumbing complaints - 48 hours (b) Minor Joinery complaints - 48 hours (c) Minor masonary complaints - 48 hours (d) Major Plumbing - 5 days (e) Major Joinery - 15 Days. If contractor fails to rectify the complaints with materials/ items to be replaced if required a penalty @ 50% of quoted rate by the contractors of that particular item shall be recovered from his payment. The responsibility of getting the complaints attended & rectified shall lies with the contractor even if he fails to complete the complaints within 48 hours. In the delayed case of a rectification of complaints even after 48 hours, he shall rectify the same within one week. (Note :- The complaint received from complaint cell shall have to be attended on same day).

Demolition of cement concrete (unreinforced) including tiles of any description & terrazo finish, etc. in ground floors and pavings n. exc 15 cm thickness (below or above ground level) complete all as specified and directed.

M & L 75mm thick, cement concrete 1:3:6, type C2 (40mm graded aggregate) as in floors, plinth protection, paths, etc and finishing top surfaces even and smooth (without using extra cement) complete all as specified and directed.

Demolition of brick work or stone / boulder masonary, built in cement mortar including all quoins, arches, pillars etc., complete all as specified and directed.

M&L brick work with sub class `B' bricks straight or curved on plan exc 6.0m mean radius built in cement mortar 1:6 complete all as specified and directed.

M&L brick work with sub class 'B' bricks straight or curved on plan exc 6 m mean radius built in CM 1:6 but except bricks (old serviceable bricks to be used) complete all as specified and directed. Note : The rate includes for cleaning of old bricks.

M&L brick work with sub class 'B' bricks, straight or curved on plan to any radius in half brick walls built in CM (1:4), etc; complete all as specified and directed.

Taking down cement or cement lime plaster of any description on brick or concrete surface etc. including raking out joints, hacking for key, scrubbing down with water, etc complete all as specified and directed.

M & L 15 mm thick rendering in CM (1:6) on brick surfaces or conc surfaces on walls and finished even and smooth without using extra cement complete all as specified and directed.

M & L 15 mm thick rendering in CM (1:4) using water proofing compound as per manufacturerer's instruction (WPC to be measured & paid separately) on brick work or concrete surfaces and finished even and smooth without using extra cement complete all as specified and directed.

M & L for rendering 5 mm thick in CM 1:3 on concrete surfaces such as ceiling or soffits of chhajas etc; finished even and smooth without using extra cement complete all as specified and directed.

Supply only integral water proofing compound of approved quality complete all as specified and directed.

M&L for applying two coats of weather proof exterior emulsion paint over a coat of exterior primer over newly plastered wall surfaces including cornices & pillasters etc as per manufacturer's specification & instruction; complete all as specified and directed

M &L for applying three coats of white wash on newly plastered ceiling surfaces including preparation of these surfaces complete all as specified and directed.

M&L for applying two coats of oil bound distemper ( to match with the adjacent shade or tint) over a coat of chalk whitening on newly plastered wall surfaces including applying wall putty to make up depression etc and to the surface even & smooth including preparation of these surfaces complete all as specified and directed.

M&L applying three coat of white wash on newly plastered surfaces on wall including preparation of surface, complete all as specified and directred.

M & L Non-skid coloured Ceramic tiles 7 to 8 mm thick (square/ rectangular) area of each tile exceeding 0.18 Sqm but not exceeding 0.38 Sqm, in floors, etc. set and jointed in neat cement slurry and pointed in white or coloured cement to match over & including 15mm thick screed bedding layer in CM 1:6 and including dismantling old tiles of any description, complete all as specified and directed.

M & L Non-skid coloured Ceramic tiles 7 to 8 mm thick (square/ rectangular) area of each tile exceeding 0.18 Sqm but not exceeding 0.38 Sqm, on vertical surfaces as in skirting etc. set and jointed in neat cement slurry/paste and pointed in white or coloured cement to match over and including 10mm thick plaster in CM 1:4 including taking down old plastered/terrazzo finishes/old tiles etc; complete all as specified and directed.

M&L non skid ceramic coloured tiles 7 to 8 mm thick area of each tile exceeding 0.11 sqm but not exceeding 0.18 sqm, in floors etc. set and jointed in neat cement slurry & pointed in white or coloured cement to match over and including 15mm thick screed in CM 1:6 complete all as specified and directed. (Note:- Area of floor tile not exceeding 5sqm for each job)

M&L non skid ceramic coloured tiles 7 to 8 mm thick area of each tile exceeding 0.06 sqm but not exceeding 0.11 sqm, in floors etc. set and jointed in neat cement slurry & pointed in white or coloured cement to match over and including 15mm thick screed in CM 1:6 and including dismantling of old tiles/terrazzo finish etc, complete all as specified and directed.

S&F glazed ceramic dark coloured tiles 300x200mmx6mm thick, etc. on vertical surfaces such as skirting , dados and risers to steps etc. set and jointed in neat cement slurry and pointed in white cement mixed with pigment to match over and including 10mm thick rendering plaster in CM 1:4 on brick surface and taking down of old existing treatment & plaster, complete all as specified and directed.

M&L Marble work (Udaipur green slabs) 18 to 20mm thick (table rubbed and polished) as in cooking platforms and like in cement mortar (1:4) in pointing in white cement (1:2) using marble dust with admixture of pigment to match with marble shade complete all as specified and directed. (Note : Rates deemed to include for provision hole through marble & RCC slab for LPG gas pipe and rounding and polishing of edges of marble slab)

M&L for Dismantling Stone slabs and tiles of any description or thickness in floors, aprons & shelves laid bedded and pointed in any mortar complete all as specified and directed.

S&F in repairs Stainless steel galvanised wire cloth 0.36mm nominal dia of wire and 1.40 mm average width of aperture fixed with tinned tacks or galvanised wire staple, complete all as specified and directed.

Dismantling carefully cement concrete in floor, etc around floor traps or any other concealed fittings, ( replacing floor traps/fittings if required and shall be paid at supplied only rate separately), sealing joints with solvent cement or other suitable materials and making joint leak proof and making good surfaces with PCC 1:2:4 or CM 1:3 (repair/replacement of tiles in floor shall be measured and paid separately), complete all as specified and directed.

S&F for pressed steel frames of size 105 X 60 mm with one or more rebates including necessary fixing lugs hinges, locks strike plate etc(thickness of sheet shall be 1.25mm) including one shop coat of zink chromate primer and making good the plaster of wall in CM 1:6 complete all as specified and directed.

M & L for PCC 1:3:6 type C1 (20mm graded stone aggregates) as in filling back of pressed steel door frames/chowkats and for fixing hold fasts, etc., complete all as specified and directed.

S & F 2nd class hardwood, factory made shutters, 35 mm thick plain framed panelled shutters (any number of panels) with lock rail and panel of 9mm BWP commercial ply or 12mm veneered particle board with commercial veneering on both side. The size of rail & stiles as per IS :1003 (Part I), kiln seasoned and chemically preassure treated, complete all as specified and directed.

S&F 2nd class HW 35mm thick glazed and skeleton shutters, open rebated and prepared to receive glass, gauge, etc. (without sash bars), edges of framing plain, chamfered or rounded, fitted with cut & mitred beads for securing glass, gauze, etc.; sizes of members of shutters as specified in SSR Part I Section 8, Clause 8.24 (a) complete all as specified and directed.

M & L 35mm thick flush shutters, solid core construction, with block board core and plywood face panels, commercial type on both sides complete all as specified and directed.

S & F for 30 mm thick factory made solid panel PVC door shutter confirming to criteria of testing as per IS : 4020, consisting of frame made out of MS tube of 19 guage thickness & size 19x19mm for stiles and 15x15mm for top & bottom rails MS frames shall have a coat of red oxide primer of approved make and shall be covered with 5mm thick heat moulded PVC `C' channel of size 30x50mm forming styles and 5mm thick 75mm wide PVC sheets for top rail lock rail and bottom rail on either side and 10mm (5mmx2) thick 20mm wide cross PVC sheet as gap insert for top rail and bottom rail panelling of 5 mm thick PVC sheet to be fitted in the MS frame welded/sealed to the stiles & rail with 30 mm wide x 5 mm thick PVC sheet beading on either side and joined together with solvent cement, adhesive and an additional 5 mm thick PVC strip of 20 mm width is to be struck on the interior side of 'C' channel using PVC solvent adhesive complete as per manufacturers specifications & drawings complete all as specified and directed.

M&L for preparation of new or previously untreated wood and wood based surfaces of any description exc 10 CM width or girth and applying two coats of synthetic enamel paint over a coat of pink primer complete all as specified and directed.

M&L for preparation of new or previously untreated steel or iron surfaces of any description exc 10 CM width or girth and applying two coats of synthetic enamel paint complete all as specified and directed.

S & F PVC ball catcher in position as in cupboard complete all as specified and directed.

M&L Securing wndow/vent glass of any description in existing metal/wood frame fixed with putty/ beads including removing loose or decayed putty/beads, and painting/oiling puttied surface to match existing work (New length of frame reputtied shall be measured) complete all as specified and directed.

M&L for stopping of leakage/Seepage in CI/PVC/GI pipes by using M-Seal all as specified and directed.

S&F in repairs ( to be fixed with screws & welding as required) continuous (piano) hinges, mild steel, bright finish or electrogalvanised, width of flap (when open) 30mm complete all as specified and directed.

S&F in repairs 18/19mm thick pre-laminated particle board, interior grade, fixed with screws to timber frame work and steel frame work as in kitchen cupboards, drawers, shutters, shelves etc including teak wood lipping, 6mm thick on edges fixed with nails etc, complete all as specified and directed.

S&F 18/19 mm thick prelaminated particle board, exterior grade,prelaminated one side with decorative choice lamination & other side balancing white lamination,fixed with screws to timber framed work complete all as specified and directed.

S&F for Aluminium hasp and staple 100 mm size complete all as specified and directed.

Dismantling boarding any description fixed in any position with rails incl fillets complete all as specified and directed.

S&F in repairs vitreous china wash down water closet pan (pedestal pattern), white, including connection to drain (or outgoing pipe) and to flushing pipe, ant-syphonage pipe, etc. complete all as specified and directed.

Fixing only in repairs vitreous china wash down water closet pan (pedestal pattern), white, including connection to drain (or outgoing pipe) and to flushing pipe, ant-syphonage pipe, etc. complete all as specified and directed.

S & F in repairs 15mm bore, brass CP central hole basin mixer for mixing hot & cold water screwed down for iron pipe all as specified

S&F in repairs cast brass connection legs for CP brass central hole basin mixer with washer etc complete all as specified
