Repairing of balcony tiles at 100 flats

Carefully dismantling the existing balcony tiles, including skirting: Carefully dismantling the existing balcony floor tiles and skirting, including its bed mortar up to its RCC mother slab. A typical plan area of balconies (total 5 balconies per flat) are as follows; (i) Living room balcony- 3.50 X 1.00 m. (ii) Kitchen balcony- 2.40 X 1.00 m. PU based waterproofing coating at balconies: Providing and applying single component Polyurethane resins bonded elastomeric waterproofing liquid membrane with chemical properties on top of well prepared parent concrete surface in three coats. One coat of self-priming of Polyurethane resines bonded elastomeric waterproofing liquid (dilution with water in the ratio of 3:1) and two coats of undiluted Polyurethane resines bonded elastomeric waterproofing liquid at a consumption rate of 500 gm per square metre per coat with brush/roller application. The operation shall be carried out after scrapping and properly cleaning the surface to remove loose particles with wire brushes, complete in all respect finish as per the manufacturers specifications and as directed by the Bank`s Engineer. Ceramic tile flooring: Preparing the surface of the floor by thorough cleaning and priming with cement slurry admixed with water proofing compounds, to receive the new tile flooring and skirting. Providing and laying ceramic tiles of approved make and of size 600 x 600 mm, or any approved size at balcony flooring over a bed of ready mix mortar of required thickness in proper line and level, set with a floating coat of neat cement slurry and joints pointed with waterproof tile grouts of approved make and quality to match with the shade of the tile. The rate shall include, machine cutting, curing, cleaning of the finished work, cutting and finishing required numbers of holes all leads and lifts etc all as directed by the Bank's Engineer. Ceramic tile skirting: Preparing the surface of the skirting wall by thorough cleaning and priming with cement slurry admixed with water proofing compounds, to receive the new tile skirting. Providing and fixing of 125 to 150 mm height skirting cut out of 600 x 600 mm or any other approved size ceramic tiles of approved make and shade over readymixed mortar, for the required thickness, true to plumb and line, set with grey cement paste and joints pointed with water proof tile grouts of approved make and quality to match with the shade of the tile. The rate shall include machine grinding and buffing of the exposed edges / sharp corners, machine cutting, curing, cleaning of the finished work, all leads & lifts etc required for the finished work all as directed by the Bank’s Engineer. Joint filling under slidding door/ door: Providing, filling and applying polymer modified mortar, with top finish layer of external grade silicon filler, to fill the gap under the bottom track of slidding door of balconies. The gap of typical 25 mm height under the slidding doors so created during the dismantling of floor tiles shall be made watertight and finished with silicon filler etc. all complete as directed by the Bank's Engineer. Checking and joint filling the nahani trap in all balconies: Thoroughly checking the existing nahani trap of all the balconies for any defects in its joints or connection with the outside rain water pipe, and providing and applying with suitable cement-based joint treatment methods to make it leakproof from the joints, by providing and applying cement based joint filling/ grouting or any other suitable means as approved by the Bank's Engineer, including necessary scaffolding etc complete (Please refer unpriced schedule of quantities of tender for complete details)
