Outsourcing of services for operation of central AC plant 2 x 65TR Air Cooled Chiller package system (Indirect Expansion) for class 10,000 Clean Room with BMS system at 0101A building comprising of Air Cooled/Water cooled chilled water plants i.e. chiller package consisting of compressors, condensers, cooling towers, AHUs, fan coil units, chilled water pipe lines and pumps, condenser water pipe lines and pumps, refrigerant piping, expansion valves, filters, suction and discharge valves, gauges, controls including all starters, electrical panel, cable from panel to individual machine, routine checks like: checking of oil level, tension in 'V' belts, leak testing, greasing to motors, replacement of ‘O’ rings, gaskets, bolts, nuts & washers, gland packing to pump etc., but excluding repairs to the plants by providing One Refregiration Mechanic per shift of 08 hours for Three shifts in a day on all days including Sundays and Holidays complete all as specified and directed. Note: Repairs and supply only of Refrigerant Gas will be measured and paid separately.

All as per item No 01 above but 2 x 11TR capacity Air Cooled Chiller Package AC plants with duct at Telephone Exchange & AVC by providing One Refregiration Mechanic per shift of 08 hours for Three shifts in a day on all days including Sundays and Holidays.

All as per item No 01 above but 3 x 15TR capacity Air Cooled Chiller Package AC plants at 0101 Workshop by providing One Refregiration Mechanic per shift of 08 hours for Two shifts in a day on all days excluding Sundays and Holidays.

All as per item No 01 above but 2 x 3TR capacity Cold Storage plant at Autoclave Building and 2 x 3TR capacity Cold Storage plants at Filament Winding Section at CPDC by providing One Refregiration Mechanic per shift of 08 hours for Three shifts in a day on all days including Sundays and Holidays.

All as per item No 1 above but for each additional hour duration over and above the shift of 8 hours for each operator for item 1 to 4.

Outsourcing of services for maintaining of AC plants mentioned at Sl No 1 to 4 above including cleaning of rooms and surrounding areas by clearing of grass, cutting of vegetation etc., by providing Two Unskilled labour per shift of 08 hours (General shift) for One shift in a day on all days excluding Sundays and Holidays all as specified and directed.

Notes for the serial item No 01 to 06: Contractor shall maintain daily log sheet duly signed by the users at each AC Plant Room all as directed by the Engineer in Charge.

The cleaning of filters, cooling tower etc., is the responsibility of the contractor and quoted rate shall be deemed to include for the same .

All T&P required for operating, repair and maintenance are deemed to be included in the unit rates quoted.

All stationary for Duty Roster, Attendance register, Wages register, Log sheet book, maintenance record etc., shall be arranged, maintained and submitted by the contractor to Engineer in charge in the first week of every month.

Any loss due to negligence, faulty operation shall be made good by the contractor without any extra cost to the department.

Wage period shall not exceed one month. Wages for all workers employed shall be paid before 7th day of every month through bank account without fail irrespective of whether RAR is claimed or not.

Non compliance on the part of contractor for not making payment of wages to workers as stipulated above shall attract penalty at the rate of Rs 100.00 per shift per worker from RAR/Final Bill. No claim whatsoever on this account will be entertained.

Minimum wages, EPF, ESI, Bonus etc., to the workers shall be paid by the contractor as per Regional Labour/PF Commissioner Gazette Notification including DA all as authorized.

Labour elements for fixing of spares/parts mentioned in this schedule as supply only shall be deemed to include in the unit rate quoted.

The workers employed by the contractor for outsourcing shall be entitled for one day weekly off and the contractor has to provide suitable substitute in the concerned shifts. The unit rate quoted shall be deemed to include for this provision.

Unskilled labour shall be responsible for cleaning of AHU Filters, Inlet Diffusers, Micro Filters of Diffusers, Return Air Ducts of Clean Room facility of 0101A AC plant.

Un skilled labour shall also assist the mechanics for routine maintenance and break down of AC Plants at Sl No 1 to 5.

Leak testing of complete gas circulating system of Air Cooled Chilled System AC plants of 65TR Capacity compressor with dry nitrogen after evacuating of the existing gas from the system into empty cylinder by separating the entire system like compressors, condensers, cooling coils and flushing out complete system, vaccumising for a period of 24 hours and recharging the refrigerant gas including replacement of unserviceable of 'O' rings, washers, gaskets etc., with new ones, cutting brazing, leak detection and rectification etc., complete all as directed.

All as per item No 7 above but for Air Cooled chiller AC Plant of capacity 24TR

All as per item No 7 above but for Water Cooled chiller AC Plant of capacity 10/11TR

All as per item No 7 above but for Autoclave Cold Storage Plant of capacity 3TR. Note for item No 7 to 10: Nitrogen required shall be arranged by the contractor. Plant Operator/Helper employed under Sl item No 1 to 6 above will also assist the technician for carrying out the job.

Descaling of condenser of 24TR capacity by circulating descaling agent i.e. HCL through condensers by forced feed method, removing the end covers of the condensers, cleaning each tube of condenser thoroughly by brushing, re-fixing the end covers with new rubber gasket, bolts, nuts & washers and testing complete all as specified and directed.

All as per item No 11 above but Air cooled condensor of capacity 11/15TR Note for item No 11 to 13: Plant Operator/Helper employed under Sl item No 1 to 6 above will also assist the technician for carrying out the job.
