| 1.01Notes:- The comprehensive maintenance will also include checking entire system as per manufacturer's maintenance manual such as checking all parts for serviceablility, repairing/ replacement/ adjustment of the following : - (a) Checking of all wire ropes, pully and chains (where fitted) as required to maintain an adequate factor of safety, to equalize the tension on all hoisting ropes, repair or replace conductor cable with all fitting like pully etc., and hoistway and machine room elevator wiring. (b) Examining, adjusting and repairing Machine Worn Gear, Thrust Bearings, Drive sheave, Drive sheave bearings, Brake Contact, Linings and components. (c) Examining and repairing Motor, Motor Generator, Motor Windings, Rotating Elements, Commentator, Brushes, Brush Holders, Bearings, Coils, Resistance for operating and Motor circuits, Magnet Frames and other Mechanical parts. | ||||||||
| 1.02(d) Examining and repairing Controller, selector, levelling devices, Cams, Relays, Solid state components e.g. PCBs, Transducers, ARD Resistors, Condensers, Power Amplifiers, Transformers, Contacts, Leads, Dashpots, Timing Devices, Steel selector tapes, Mechanical and Electrical Driving Equipment. (e) Examining and repairing Governor, Governor Sheave, Shaft Assembly, Bearings, Contacts and Governor Jaws. (f) Examining and repairing Car and Hall mechanical buttons, Car and Hall positions Indicators, Car Direction indicators and all other Car and Landing signal fixtures as installed by OEM. (g) Examining and repairing Deflector or secondary sheave, Bearings, Car and counterweight guide rails and buffers, top and bottom limit switches, Governor Tension sheave Assembly, Compensation sheave Assembly, Car counterweight and counterweight guide shoes including rollers or Gibs. | ||||||||
| 1.04(h) Examining and repairing Interlocks on Hoistway door, Hoistway door hangers, Guides, Automatic Power operated door operator, Car door hanger, Car Door contact, safety shoe, load weighing equipment, Car Frame, Car safety mechanism and platform. (j) Providing lubricants compounded to respective OEMs stringent specifications. (k) Examining periodically all safety devices and governors and make all customary safety tests. (l) All repair/ replacement of items except mentioned in schedule 'A' (BOQ) to make lift serviceable with all safety measures will be part of AMC and no extra cost will be paid to contractor. | ||||||||
| 1.05(m) The contractor shall submit the memorandum of understanding (MoU) on minimum 100 Rs stamp paper duly notarized with original Equipment Manufactuer (OEM) i.e. ThyssenKrupp Elevators India Pvt Ltd within 15 days of acceptance of tender, failing which the contract will be liable to be cancellled under condition 54 of IAFW-2249. Maintanance shall be carried out under OEM overall supervision direction/ instruction. (n) Contractor will conclude AMC with OEM and copy of the agreement will be submitted to Engr-in-Charge and GE before commencement of AMC. No payment will be made to contractor without submission of valid AMC agreement. (o) Rep of OEM shall submit a monthly comprehensive testing certificate to the contractor, same shall be submitted by the contractor to the Engineer-in-Charge while claiming payments. | ||||||||
| 1.06PENALTY CHARGES:- (a) Within 14 days of date of commencement of work as mentioned in work order No 1, contractor shall ensure that all the lifts checked by the rep of OEM for comprehensive maintenance check and system should be in working condition, all the parts of the lift should be in good conditions and a certificate to this effect shall be submitted by the OEMs and further submitted by the contractor to the Engineer-in-Charge. (b) On breakdown of the lift, action for rectification of defect/ fault by the OEM within 12 Hours, if not attended the complaint, penalty @ Rs 1000 per day will be recovered from contractor's dues. (c) If lift not made serviceable within time mentioned here-in-above at (b), the contractor should submit OEM report for delay to make lift serviceable along with duration for the unserviceability due to technical reason, otherwise penalty of Rs 2000.00 Per day will be recovered from contractor for unserviceability of lift. | ||||||||
| 1.07PENALTY CHARGES Cond..):- (d) Contractor is responsible for maintenance of lift well/ pit/ shaft/ machine room in dry and clean condition at all times. Any entry of water needs to be pumped out immediately and rates quoted is inclusive of necessary pumping arrangement. A pump should be kept in store at all times to meet the emergency. No extra payment will be done in this account. Failing which Rs 10000/- recovered as penalty per failure due to above reason. | ||||||||
