MODIFICATION OF EXISTING TECH BLDG. M&L for guniting exposed concrete surfaces with one layer of complast spray set modified concrete 20mm average thickness in proportion (50Kg cement 3 to 6 mm granite chips 100 kg, zonal sand 50 kg and complast 2.5% to 3% by weight of cement & 12.5 to 16.5 ltrs of water mixed with admixture incl bonding agent after applying Dr Fixit Rust remover or equivalent chemical as approved by GE to old rusted reinforcement after necessary preparation of surfaces by brush application and guniting with pressure nozzle with a delivery capacity of 2.5 Kg/sqcm and removing the debris n exc 250 mtr and depositing the same, complete all as specified and as directed by Engr-in-charge to following locations:-
(a) 40mm thick as in columns
(b) 30mm thick as in beams
S&F hard drawn steel wire fabric cut to length bent to shape required and tying with and including mild steel wire (annealed) not less than 0.9mm dia of not exc 4 Kg/sq.m all as specified.
M&L for bonding the entire exposed surface with one coat of Forsroc Nitop bond SBR as per manufacturer's instructions over wire fabric and surfaces of concrete structure all as specified.
Taking down cement plaster on brick or stone walls, ceilings etc. including raking out joints, hacking for key, scrubbing down with water, etc all as specified.
M&L for rendering 15 mm thick on block masonry surfaces or other than fair faces of brick work in cement mortar 1:4. finished to even and smooth without using extra cement all as specified.
M&L for rendering 15 mm thick cement plaster on concrete solid block walls in two coats, first coat of 10 mm in CM 1:4 & 2nd coat of 5 mm in CM 1:4 mixed with 3% integral water proofing compound finished to even & smooth without using extra cement all as specified. Note :- Integral water proofing liquid compound will be measured and paid separately.

Supply & Fix fire retardant/ flameproof mineral fiber Armstrong Suspended Ceiling System with ANF (Board) edge tiles with Armstrong 24mm exposed grid. The tiles should have Humidity Resistance (RH) of 90%, NRC 0.5, Light Reflectance ≥85%, Thermal Conductivity k = 0.052 - 0.057 w/m K, Colour White, Fire Performance UK Class 0 / Class1 (BS 476 pt - 6 &7) in module size of 600mm x 600mm x 15mm , suitable for Green Building application, with Recycled content of 34%. The tile shall be laid on Armstrong Prelude 38 with 24 mm wide T - section flanges colour white having rotary stitching on all T sections i.e. the Main Runner, 1200mm & 600mm, Cross Tees with a web height of 38mm and a load carrying capacity of 15.34Kgs/M2 & pull out strength of 100Kgs. The T Sections have a Galvanizing of 90 grams per M2 and installed with Suspension system of Armstrong make all as per manufacture's instructions and as specified.
Dismantling/Taking out existing hessian base felt of any other existing water proofing treatment from roof including cement plaster and exposing the top surface of RCC slab including removing dust, dirt, etc. and washing the roof and removing the dismantled debris to a distance exceeding 200m but not exceeding 3000m spread and levelled all as directed by Engr-in -charge.
M&L for providing 10 mm thick plaster in CM 1:4, mixed with 3% integral water proofing compound over roof top surface incl filling in all cracks by forming groove of 5mm x 5mm finished to even & smooth w/o using extra cement all as specified. Note :- Integral water proofing compound will be measured and paid separately
M&L for SIKA Bit® W-1 (Red or Grey powder) polymer modified cementitious adhesive over prepared concrete surfaces with mixing ratio of 8.75 litres of clean water per 30 Kilogram bag of SIKA Bit® W-1 with consumption of 2-3 Kilogram/Sqm complete all as specified and as directed by Engr-in-charge.
M&L for providing and applying 5.3mm ESD-Epoxy antistatic floor coating system including surface preparation by cleaning surface from dust, dirt, muck, moisture and all foreign materials and cleaned by mechanical means using mechanical scrubber/grinder, chemical treatment for cleaning oil if required followed by application of primer Nitoprime 25 of Sika Fosroc or similar to technical specification as approved by Garrison Engineer and technically acceptable in two component, epoxy based system all as specified.
The pre packed and factory weighed two components shall be mixed for 3 mins using a low speed drill and applied at 5.5 - 6.5 m2/ltr @ 200 microns thick. Then providing and applying the screed layer with Nitoflor EU5 of Fosroc or equivalent in Sika/Bostik at minimum thickness of 3000 microns @7.5 m2/pack @ 2mm thickness. The self levelling screed shall consist of a low viscous epoxy system and graded aggregate (special silica/Filler). The pre packed components shall be mixed as per the packing ratio and applied. The epoxy underlay shall achieve a minimum compressive strength of 60 N/mm2, Flexural strength of 20 N/mm2 and Tensile strength of 10N/mm2 @ 7 days. The underlay shall have nil water absorption when tested as per BS:1881 Part 122-1983. Then over the screed, apply copper tape of 100microns thick and 25mm width, connected to existing earth pit having spacing 10m both directions, then conductive primer coat Nitoflor SL of Fosroc or equivalent in Sika/Bostik Conductive Basecoat shall be applied at a thickness of 100 microns and then top coat of 2000microns - Nitoflor SL conductive of Fosroc or equivalent in Sika/Bostik shall be applied to provide approx. 3x103 - 9 x103 Ohm Surface resistance, which shall be supplied in pre-weighed packs and ready to mix and use which will consists of resin, hardener, EPI (colour concentrate) formulated aggregate and carbon fibre + special anti skid silica sand/Filler. All these to be mixed in the pre weighed ratio, add EPI colour (colour concentrate) and formulated aggregates + special antiskid silica sand/Filler to agitate the mixture by an electrically driven motor and lay the mixture to the thickness of 2000 microns then deaerate by using spike rollers and to allow to cure for a minimum period of 48 hours before trafficking is commenced. Over top coat demarcation paint with fluorescent will be applied.
M&L for cutting out existing damaged concrete slab with cutter in proper rectangular, square or triangular shape including washing existing surface of slab with (0.5N) hydrochloric acid @ 2.5 Ltr /10 Square Metre and applying epoxy resin primer 0.34 Kg/Square Metre and finally applying epoxy resin mortar comprising of one part of epoxy resin and seven parts of quartz sand mix No 10 by weight, laying and levelling in proper slope to flush with existing slab complete all as specified and as directed. Make: Fosroc/STP
M&L for cutting and racking out joints with cutter and cleaning with blower and making sides of joints bitumen free for all joints and sealing the joints with, Hydrocel XL of Fosroc or equivalent in Sika/Bostik High performance, cross linked, closed cell,non-absorbent, polyethylene joint filler, then filling the top gap with polyurethane based sealant Colpor 200 PF of Fosroc or equivalent in Sika/Bostik over a coat of primer including bond breaker caulked tightly into base of sealing groove complete all as per manufacturer's instructions and as directed by Engr-in-charge. CENTRAL AIRCONDITIONING SYSTEM
DISMANTLING & REMOVAL OF EXISTING EQUIPMENT Dismantling all the parts and components of existing central AC plant of running capacity of 3 x 22.5 TR and consisting of following major components & relocate the same in the Premises/ store yard as allocated by Engr-in-charge. (i) 3 x 22.5 TR scroll chillers (ii) Chilled Water Pumps (iii) Cooling Water Pumps (iv) Pipes and valves (v) Cooling Towers (vi) Main Chiller Panel, cabling and wiring etc (a) Capacity mentioned above are approximate. (b) After dismantling the plant, the plant room and other building structure damaged or disturbed so, shall be made good with and including all civil works as may be required for installation of new air conditioning plants and machineries as per the scope of work given in BOQ Sl item No. 4.002 to 4.114.
CENTRAL AIR CONDITIONING SYSTEM Supply, Installation, testing, balancing and commissioning of central air-conditioning plant and air conditioning sub systems as per scope of work given in the following items. Sub items of work to maintain design temperature of 15 ± 2°C and humidity of 50 ± 5% RH at the given building and as shown on drgs and based on other conditions as given in the User Data sheet and all as required as per the standard code of practice in the given field. Care has been taken to include all items as per below given scope of works, however in case any item of work of civil or electrical or mechanical not specifically specified but essentially required for successful and efficient completion and commissioning of air conditioning system shall be procured and fitted in the system to achieve the targeted and optimum performance, the cost of which is deemed to be included in the quoted rates against each item and as a whole for the air conditioning of given building in this work.

Spring elements shall have a lateral stiffness greater than 1.2 times the rated vertical stiffness and shall be designed to provide a minimum of 50% overload capacity. Non-welded spring elements shall be polyester powder coated, and shall have a 1000 hr rating when tested in accordance with ASTM B-117. - Suitable for Chiller Operating Weight - 8 nos - Suitable for Chilled Brine & Cooling Water Pumps & their Operating Weight - 16 nos NOTES: [i] Mapping shall be required for all critical points displayed on the chiller control panel. Chiller Plant Manager Supply, Installation, Testing and Commissioning of intelligent chiller plant manager including LCD display, PLC controller with all instrument, sensors, accessories and interconnecting control and power cabling etc ,supporting and controlling the water cooled chiller plant. The programmable logic controller shall be specifically designed to control 2 x water cooled screw chillers, 2 x cooling towers, 2 x condenser pumps, 2 x chiller pumps, zone demand sensor (DP or temp sensor) and Water level switches in cooling towers. The CPM controller should be capable of sequencing, staging, scheduling, load sharing between chillers and optimization. Automatic Condenser Cleaning System-Supply, Installation, Testing & Commissioning of Automatic Brush Ball Online tube cleaning system equipped with computer control panel, ball re-circulation device, ball entrapment module, ball diverter module, ball injection module requiring cleaning balls for cleaning condenser tube system for each chiller. The cleaning devices shall comprise different types of elastomeric balls of various sizes and different specific gravities to effect the tube cleaning process at predetermined time while the condenser is online. Notes for Supply & Installation of Structural Steel & Other Civil Works:- (a) The scope of work for air conditioning system also includes all kind of civil works and complete supply, transport, unloading, shifting & Fabrication of steel sections and erection of MS base frames, MS angle channels, flat, anchor fasteners etc. for supporting various items of equipment such as various panels/switchgear, dummy panels, adaptor boxes, additional support for proper cable termination, MS Fabricated cable trays, push button stations, junction boxes, DB, etc. The scope include welding, bolting, chipping, grouting etc., including applying one antirust coat of approved primer and two finished coats of approved paint with primer & paint, breaking and finishing of walls, floors, etc. Contractor has to apply one coat of antirust paint (Red-oxide) before installation. The scope is inclusive of minor civil work as required, supply of GI hardware materials, consumables, tools & tackles and necessary labour with supervision but not limited to, and complete as per approved drawings, specification and directions of Engineer-In charge. Supplying and fixing of 70/75 watt LED street light fitting with pressure die cast aluminium housing & toughened glass with IP-66 degree protection, individual LED's must have peanut lenses for better throw across & along the road with luminaire efficacy of greater than 120 lumen/Watt (Minimum lumen output of luminaire should be 6000 Lumens) including street light bracket made out of GI tubing of 40 mm dia for fixing on wall/pole. The luminaire should have 5 KV surge protection, PF > 0.95, and total harmonic distortion of THD < 10%, voltage range of 140-280V should be provided. The manufacturer's LOGO must be embossed/Engraved in the housing of the luminaire complete all as directed by Engineer-in-Charge.
Supply and fix Hot dip galvanised Iron octagonal pole of height 7 metres, minimum galvanising of 70 mm micron, bottom 130mm and 3 mm sheet thickness in single section without any weld joints with square plate of minimum dimensions 225 x 225 x 12 mm including foundation bolts, single arm GI bracket of 900 x 1000 mm for mounting the light fittings at an angle of 120 degree, Bakelite sheet with one 6A SP MCB and 16 mm stud type connectors-04 nos, inside the pole at the door opening for cable connections, common template is minimum one for each 15 poles, fixed and bolted on and including suitable PCC pedestal as per manufacturer's recommendations and specifications (for street/security lights) all as directed. Mast and pole shaft shall be as per BSEN 10025, IS 5986, ASTM A572.

COMPREHENSIVE MAINTENANCE OF AC PLANT
Comprehensive maintenance comprising of routine, preventive & breakdown maintenance of chilled water type central air conditioning plant of capacity 2 x 60 TR installed, comprising of all devices and accessories through out 12 months on all days including Sundays & holidays for a period of 03 years after expiry of Defects Liability Period (i.e. 24 months after completion of all Phase II tests) all as specified and directed and as shown below: -

Notes: 1. The contractor shall be responsible for periodical maintenance, as per maintenance schedule attached and specified including renewal / replacement of parts, fittings / fixtures filling of refrigerant gas etc required for smooth functioning of the plant as per manufacturer's instructions. The inspection and servicing of chillers & AHUs shall be carried out by OEM only, and reported monthly. Non-submission of inspection report would invite panel charges @ ₹25,000/- as may be deducted by GE.
2. All spares of minor/major nature required to keep the plant in healthy functional state are considered to be included in the above-mentioned annual maintenance. All defects shall be repaired promptly. Non-operation of plant due to any defect or inability to maintain the desired temperature and humidity inside the premises shall invite penal charges. The penalty applied will be @ ₹1000 per hour in case of repairs/rectification to achieve the requisite conditions are not completed within 6 hours of reporting by department. Not attending breakdowns which necessitates components/parts replacement shall be penalized as under :- (a) Attending breakdown within 48 hours - ₹ Nil (b) Attending breakdown within 3 to 7 days - ₹ 5000/- per breakdown per day (c) Attending breakdown after7 days - ₹ 10,000/- per breakdown per day Data loggers place at the premises will be referred in support of the functioning or non-functioning of the plant.
3. The contractor is required to enter into a MOU with the OEM of chiller plant as well as AHU for providing comprehensive AMC inclusive complete coverage of the maintenance liability of the chiller units. The MOU shall be finalized before completion of the project and it shall cover the complete period of five years (2 years DLP and 3 years as per above schedule)
4. The department reserves the right to keep an amount of amount equivalent to total 16% of the chiller cost (@ 4% per annum AMC) as warranty money in case contractor fails to enter into MOU with the Chiller's OEM. The department will be at liberty to enter into this kind of MOU directly with the OEM of chillers and the liability so arising shall be adjusted against above mentioned reserve amount/payments due to contractor.
MANNING & OPERATION OF AC PLANT
Outsourcing of services for round the clock in 3 shifts including Sundays and holidays and operation of Central type air conditioning plant of capacity 2 x 60 TR (Two plants each to be run at a time and one will be kept as stand by) including all connected electrical items such as main switch, starter, change over switch, MCCB, voltmeter, ammeter, panel board, etc, cooling tower, condenser or water pump, valve system, controlling system, condenser, refrigerant line, adjusting valve, refrigerant valve, bypass valve, daily checking, leakage, checking noise, controlling temp. of plant, cleaning of plant and its surrounding area, etc. by one Ref Mech (Skilled) per shift for 03 shifts in a day all as per manufacturer's instructions and as specified and directed by Engr-in-charge for the following duration periods: -

NOTE: (a) Complete hourly log sheets and data records shall be maintained by the operating staff. The log sheets shall show a minimum of hourly details of which Compressor/CHW pump/CDW Pump/Cooling tower is in operation, current drawn by various machines, voltage levels, condition in AHU room and in the air conditioned premises, state of DG set running/testing/oil position etc. The log sheets shall also show and record any defect in any plant/sub plant clearly in the remarks column. Log sheets of previous 30 days shall be always maintained at plant room. (b) The Contractor shall Employ Refrigeration mechanic having minimum ITI qualification from Govt Recognised institute with adequate knowledge & minimum 2 years experience in maint/operation of AC plants. The operator must competent to carry out the minor maint all as directed. (TOTAL number of operators required per day are 03 nos.) (c) Contractor shall pay the wages to the employees through e-payment i.e Aadhaar linked bank accounts (credit to their bank account). Engineer-in-charge shall ensure that e-payment made to employees and their wages shall not be less than minimum wages fixed by state Govt or Central Govt whichever is more. Monthly e-banking statement shall be furnished by the contractor to the Engr-in-charge and the same shall be kept in record duly verified.
(d) It is the responsibility of contractor to deposit the employees provident fund (EPF) to the concerned authority as per the prevailing scales as laid down by Ministry of labour for all operator/helper (as applicable) and necessary proof to this regard shall be submitted to the Engineer-in-charge for verification & record. The quoted rates shall be deemed to be included of above provisions. In case contractor fails to produce the proof of EPF, the same shall be recovered from his dues as per the prevailing scale plus 15 percent by the department. (e) The contractor shall maintain all the registers under various labour law rules, 2017 and shall be produced to the Engineer-in-Charge as well as officers detailed by central labour department.
(f) Each shift duration shall be 8 hours & duty timing will be decided by Engr-in-Charge. (g) The unit rate quoted shall deemed to be included for cost of labour for daily routine maintenance for trouble free functioning of installation. (h) In case of any abnormal noise/ complaint the plant should be put off and same should be brought to the notice of Engr-in-charge. (j) The operator employed by the contractor shall be capable of carrying out minor repair/ maintenance & should have well experience in AC plants as applicable.
(k) The quoted rate is deemed to be inclusive of cotton waste, cleaning material etc & Contractor will ensure general area cleanliness and upkeep of the installation on daily basis. (l) The quoted rate is deemed to be inclusive of tools & testing instruments required for operation & maintenance of AC plants. (m) The rate quoted shall deemed to be inclusive of safety gear & required tools for minor maintenance. In case of failure to provide tools kit & safety kit (spanner sets, hand gloves (n) The Contractor shall not employ same tradesman continuously for more than 11 months during the Contract period. (o) The contractor shall provide 02 uniforms to each operator and design of uniform shall be got approved. In case of failure, a penalty of ₹ 2000/- per uniform will be levied and recovered from their dues. (p) In case of failure due to absence of operative staff, the contractor shall be liable to pay compensation at twice the cost of a day’s Manning & Operation derived from pro rate of Sch ‘A’ quoted rates.
(q) The Contractor shall maintain proper records of all kinds of daily, weekly, monthly, quarterly, half yearly and yearly or whatsoever maintenance is carried out during contract period in a binded book / register and shall obtain the signature of Engineer-in-Charge every fortnightly. (r) The contractor shall provide board at proper location near each installations duly writing the name of operators and Mobile Numbers shift wise. (s) The contractor shall provide safety gears to AC plant operator and cost shall be deemed to be included in quoted rates . (t) In case of absence of operator from place of duty, a penalty @ ₹ 3000/- per shift shall be levied. (u) In case of operator found without proper uniform, a penalty @ ₹ 2000/- per day per operator shall be levied.
