SCHEDULE 'A' PART-I [ A/C WORKS]

M&L for dismantling of electric driven horizontal induction motor of capacity upto 5.0 HP of any type and make, by engaging sufficient man power and suitable T&P to ensure safety of pump-motor as well as working persons including disconnecting of electric connections, dismantling of motor, taking out the burnt windings, cleaning and washing of slots and rewinding the same with copper winding wire of existing gauge and quantity (as per original manufacturer design) including replacement of all damaged parts i. e. bearings, bush, thrust plate, thrust bearing, connector plate, insulating materials such as insulating sheets insulating paper (Class "F"), sealing compounds etc and reassembling the motor after varnishing, heating/drying, greasing of moving parts etc and reinstallation of the motor in original location, checking the alignment, making proper electric connection, testing for smooth operation, complete all as specified and directed. Note:- (i) The cost of winding wire and all replaced defective parts are deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect. (ii) The cost of transportation (to and fro) and other necessary equipment shall be arranged/brought by contractor to complete the job at site or at repair shop and no extra cost shall be paid to the contractor in this effect.

Servicing/overhauling of centrifugal pump set by dismantling completely and replacing unserviceable ball bearing, shaft sleeve, gland nack ring gland rope,nut and bolts, impellers etc. assembling back the complete pump and fixing alignment to the original position and coupling with pump and necessary alignment etc with Two coat enameled paint including scraping complete and written MES/SM, testing and commissioning complete all as specified and directed. Note:- (a) Spares shall be included in the quoted unit rate. (b) Painting and writting shall be included in the quoted unit rate. (c) Maintenance schedule :- (i) Checking for looseness of all the foundation and coupling nuts/bolts and rectification. (ii) Checking of leakage in gland packing, shifting base, bushes sluice valves, gate valves etc and rectification. (iii) Checking for any undue noise of motor pump and rectification. (iv) Checking for proper aligment and rectification. (v) Checking for proper lubrication in bearing and lubricating. (vi) Checking all electrical panel using for pumping for cleanliness and rectification for any looseness burnt redressing etc.

Supply and fixing in replacement, of gun metal gate valve of 32 mm dia bore size (IS -778) Class 1 with iron wheel head, screwed inside, non-rising stem, complete all as specified and directed. Make - Kirlosker / Sant Valve / Zoloto / Kartar Valves / Leader

Material and Labour for dismantling of blower shaft of AHU of 12000/10000/9000 CFM capacity, by removing the belt and pulley, blower drum, and reconditioning the shaft and filling of metal at decayed portions including all welding, turning, polishing and other machine works required to make the shaft of required shape and size, as original, balancing the shaft and refitting in AHU including re-assembling the blower, pulley etc with and including replacement of new bearing of existing size, testing the AHU for satisfactory operation, complete all as specified and directed.

M&L in replacment superior quality canvas cloth/Nylon material cloth with Zip, Max cross sectional area 1 sqm having depth not more than 50 cm with GI frame suitable to connect both AHU and duct including taking down of old material complete all as specified and directed.

Supply and fixing in replacement of temperature gauge bottom connected, direct mounted type, of temperature, including necessary welding complete all as specified and directed.

Supply and fix in repalcement of Pressure gauge type 4" dial 0-21 kgs with siphon assembly including necessary arrangement and welding cutting complete all as specified and directed.

Supply and fix in repalcement of pressure switch Universal type including necessary arrangement and fixing complete all as specified and directed.

M & L Cleaning of inside surface of supply Return/Exhaust Ducts of HVAC system by using high power vaccum air compressor air hammer , special nozzle ,air sweep with other required accessories giving /showing inspection of dust before and after cleaning of duct inspection complete all as specified and directed.

Material and Labour for detatching all water and electric connections of AHU 9000 CFM, double skin type, and cleaning coils internal and external chemical cleaning with circulation pump, with the help of chemical to remove scales and chokes on tubes, re-assembling all the dismantled components to its original position and other packing material etc, with and including testing, commissioning of Air handling Unit for satisfactory operation, complete all as specified and directed.

Material and Labour for detatching all water and electric connections of AHU 10000 CFM, double skin type, and cleaning coils internal and external chemical cleaning with circulation pump, with the help of chemical to remove scales and chokes on tubes, re-assembling all the dismantled components to its original position and other packing material etc, with and including testing, commissioning of Air handling Unit for satisfactory operation, complete all as specified and directed.

Material and Labour for detatching all water and electric connections of AHU 12000 CFM, double skin type, and cleaning coils internal and external chemical cleaning with circulation pump, with the help of chemical to remove scales and chokes on tubes, re-assembling all the dismantled components to its original position and other packing material etc, with and including testing, commissioning of Air handling Unit for satisfactory operation, complete all as specified and directed.

Material and Labour for detatching all water and electric connections of AHU 12000/10000/9000 CFM, checking for leakage from bottom/ tray/ sides/ coils, arresting leakage by welding brazing and tightening with all necessay and testing after completion, complete all as specified and directed. Note :- (i) Inspection of leakage to be done by the contractor/rep. (ii) after arrest rep ofcontractor will inspect for 02 days for leakage. (iii) Necessary T & P and spares shall be arranged by contractor to arrest leakage and no extra payement will be paid in this regard.

M & L in replacment of unserviceable flanged Bellow PN 16, 65 mm, EPDM rubber type, as per sample complete all as specified and directed.

M & L in replacment of unserviceable flanged Bellow PN 16, 100 mm, EPDM rubber type, as per sample complete all as specified and directed.

M & L for repair of Electric motor starter for 12.5 HP motor with replacement of 3 pole power contactor MNX type 25 Amp-03Nos and Relay of suitable capacity, S/D timer including wiring complete all as specified and directed.

M & L for repair of Electric motor starter for 10 HP motor with replacement of 3 pole power contactor MNX type 25 Amp-03Nos and Relay of suitable capacity, including wiring complete all as specified and directed.

M & L for repair of Electric motor starter for 7.5/5 HP motor with replacement of 3 pole power contactor MNX type 22 Amp-03Nos and Relay of suitable capacity, including wiringcomplete all as specified and directed.

Material and labour for fixing the new moulded case circuit breakers in the existing feeder pillar box with new bolts and nuts including connecting the incoming and out going cables by using suitable cable glands and jumpers/cable with the bus bar. Taking down burnt out MCCB, and supply and fix new moulded case circuit breakers of following capacity in the existing feeder Pillar box with new bolts complete as specified and directed.

(a) MCCB 3 pole 630 Amps 35 KA

(b) MCCB 3 pole 250 Amps 35 KA.

(c) MCCB 3 pole 250 Amps 25 KA.

(d) MCCB 3 pole 63 Amps 10 KA.

Material and labour for fixing the new MCB in the existing feeder pillar box including connecting the incoming and out going cables by using suitable cable glands and jumpers/cable with the bus bar. Taking down burnt out MCB, and supply and fix new MCB of following capacity in the existing feeder Pillar box complete as specified and directed.

(b) MCB TP, 32 Amp, 10 KA, 'C' Series

(c) MCB TP, 16 Amp, 10 KA, 'C' Series

M&L for comprehensive maintenance of 1 months for water cooled chiller plant of capacity 60 TR, model No-RCU G80WHYZ-E (Qty - 03 Nos) for preventive and breake down maintenance with following scope of works to be carried out:- (a) Studying the daily logbook maintained by the customer to understand any abnormal running condition recorded since last visit of the technician. In case if any abnormal conditions recorded, analysing the condition & taking corrective actions. (b) Cleaning the body of the equipment to remove the dust, dirt etc. on the equipment. (c) Water Service of condenser Coil Twice in Yearly. Checking the Oil level into the system & if required topping up. (d) Checking the refrigerant pipe joint with soap solution for any minor leakage in the system. (e) Checking & tightening of all bolts & nuts. (f) Checking & tightening all electrical connections of control panel. (g) Checking & tightening all electrical connections of Compressors. (h) Checking the Chillers inlet & outlet temperatures and pressures. Based on the readings, if required, make necessary correction in adjustment.

(j) Checking the suction / discharge pressure of compressor to study any abnormal running conditions & rectifying the same if noticed. (k) Checking voltage & current to studying / detect any abnormal running conditions. (m) Checking the Loading-unloading solenoid valves. (n) Checking the set parameters of pressure switches. (o) Checking the condition of thermostat & thermistor and if need be replace. (p) Checking the condition of overload relays and if need be replace. (q) Inspect entire system for any unusual conditions such as noise, vibration, etc. (r) Check the system operating pressure and temperatures to ensure proper operating conditions. (s) Check chilled water flow/condenser water flow by checking pressure drop across the chiller. (t) Compare the chilled water temperature at full load with the chilled water temperature control. (u) Inspect all operating control and sequence of operation. (v) Review daily operating log maintained by Customers operating personnel and instruct operating engineer as required.

(w) Compressor Motor Insulation Checks. (y) Cleaning of conductor once in a six month period for better performance & chiller unit rate are deemed to be included in quoted rate. (z) Service Engneer shall visit the plant every month and check the functioning of the plant, to avoid breakdowns all as directed. Note:- (i) All the checks to be carried out by the OEM on monthly basis and submit report to the user. (ii) Repair/ replacement of minor iitems are deemed to be inclded in the quoted rate upto cost Rs 3000/ month :- (iii) Fuse (iv) Fusible Plug (v) Stop valve (vi) Adjust valve (vii) Refrigerant filling (viii) Compressor oil (ix) Hour Meter (x) Oil Heater (xi) Transformer (xii) Fan Blade. (xiii) Labour Charges for replacement of following items are included in the quoted rate. Material used will be measured and paid seperately under relevent items.

Supply and replace duct insulation 40mm with resin bonded fibre glass wool roll of density 24 Kg per cum with factory laminated aluminium vapour barrier, thickness of insulation as specified and including the following:- (a) M&L for clearing the duct surface (to be insulated) by scraping carefully with wire brush etc to make the surface completely free of muliscale, dirt, dust, grease and other foreign materials taking special care so tat all duct joints are sealed against any leakages (b) M&L for applying rubber based adhesive CPRX compound (c) M&L for sealing of all longitudinal joints and overlaps with and including aluminium foil tape 50 mm wide to make the iinsulation sealproof (d) M&L for securing the insulation wiht and including mechaniclly fastened nylon/ steel straps of size 12 mm/ 50 mm at maximum intervals of 1.2 mtr complete all as specified and as directed.

Labour only for inspecting the AC Plant arresting the leak using Nitrogen presser testing and refrigerant gas charging in the chiller plant complete all as specified and as directed.

Material and Labour for dismantling of blower shaft of ventilation blower of up to 20000 CFM capacity, by removing the belt and pulley, blower drum, and re-mentling the shaft and filling of metal at decayed portions including all welding, turning, polishing and other machine works required to make the shaft of required shape and size, as original, balancing the shaft and refitting in ventilation blower including re-assembling the blower, pulley etc with and including replacement of new bearing of existing size, testing the ventilation blower for satisfactory operation, complete all as specified and as directed.

M&L for applying two coat synthetic enamelled paint as desired colour over a coat of red oxide primer on steel/iron surfaces of pipes after preparing surface with help of emery paper etc removing rust, dust and old paints and making surfaces smooth for achieving better grip between surface and primer complete all as specified and as directed.

M&L for applying one coat of aluminium paint on steel/iron cable trays, Aquastic protection surfaces , aluminium pipe insulations etc after preparing surface with help of emery paper etc removing rust, dust and old paints and making surfaces smooth for achieving better grip between surface and primer complete all as specified and as directed.

Supply and fixing in replacement, of Air Vent valve, 20 mm dia ISI marked with and incl all fixing accessories, complete all as specified and as directed.

M & L for checking and taking down Old unserviceable compressor of 3.7 TR Cassette type and supply and fix new compressor including charging refrigerant gas R22/R134 A complete all as specified and as directed.

M & L for checking and taking down Old unserviceable PCB card of 3.7 TR and supply and fix new PCB Card complete all as specified and as directed.

M & L for checking Indoor/Outdoor unit, cleaning coil, lubricate fan motors, checking and cleaning drain connection and air filter, check and repair minor electrical fault including minor parts i.e. starting capacitor, running capacitor, relays, blower motor, fins motor, OLP etc. for 3.7 TR Cassette type AC complete up to satisfaction and as specified and directed.

Testing of water samples as per parameters givn below in order to diagnose the water quality quarterly for AC Chilled line and Condensed water system.
