Consultancy for structural audit of buildings

Visual inspection and photography performing a visual survey of the building and recording/ maping on drawing to assess extent of spelled concrete, cracked concrete, honey combing, reinforcement corrosion, delaminated concrete etc. taking photographs and videos to collect evidence of damage to structure.

Ultrasonic pulse velocity test for RCC structure in accordance with IS:516 Part-5: 2018 Section 1 by portable ultrasonic non destructive digital test equipment including chipping out plaster at strategic locations.

Rebound hammer test:- Rebound hammer test in accordance with IS 516 Parts : 2018 Section 4 by portable rebound hammer eauipment at strategic locations.

Core test:- Core cutting and compression test for RCC structure in accordance with IS:516 on RCC members. 70mm core cutting in reinfrocement concrete, core filling by speialized epoxy material/micro concrete with bond coat at strategic locations.

Reinforcement mapping:- Reinforcement mapping test on RCC members to assess covers, spacing of bars including approximate diameter at strategic locations.

Chemical test for RCC structure in accordance with IS 456-2000 using ready made kits and reagents. Sample collected will be from half cell/ carbonation powder. (i) Determination of PH value. (ii) Determination of water soluble sulphates. (iii) Determination of water soluble chloride contents at strategic locations.

Half cell potential test for RCC structure in accordance with IS: 516 Part 5: 2018 section 2 half cell potential to assess the probablity of corrosion of reinforcement at strategic locations.

Carbonation test for RCC structure in accordance with IS : 516 Part 5 : 2018 section 3 carbonation test to measure extent of carbonation from the concrete surface at strategic locations.

Carrying out pull out test at site including drilling hole up to 200 mm in column bear at all heights and levels cleaning the hole with water pressure jet inserting steel bars of max 750 mm length filling hole by Hilti chemical grout of HIT RE 500 or any other techno-commercial equivalent in makes as mentioned in Particular Specifications for different bar dia all as specified and directed.

To check & confirm present status of structure on basis of NDT results and visual inspection.

To provide recommendation for structure repairs and technical specification. Prepairing bill of quantites for the repairs etc all as specified and directed.

Vetting of report from lIT/ NIT.

B/R Portion

Material & Labour for chipping, removing carefully concrete work by low impact hammer, breaker without damaging the structure and cleaning and disposal of debris out side the MoD land etc complete as directed by Engineer-in-charge. Note: Hard concrete should not be removed by force.

Cleaning the existing reinforcement with wire brush/ rotary wire brush to make surface free from rust scales, loose material, dirt etc. complete and providing, applying two coats of alkaline rust converting primer confirming to ASTMB-117, on the existing rebars and allowing it to react with rust for 6 hrs and form a corrosion resistant, insoluble and adherent protective layer, including cleaning the reinforcement, wirebrushing to remove loose rust spalls, with time interval of 1 hour between the coats.

Providing and application of hitech concrete penetrating, water based, organic, Bi-polar, calcium nitrite free, migratory corrosion inhibitor on concrete surface having pH 9.5 which migrates to a virtual extent of 100 mm inside concrete through pores, to inhibit the corrosion process on embedded steel at both anodic and cathodic ends by depassivating the electro-chemical reaction in that region thereby protecting rebar on all sides.

Providing and application of full and unbroken coating of anticorrosive protective zinc rich epoxy coating on exposed reinforcement in two coats with time interval of minimum 1 hours between each coat including mixing of both components by weight as per manufacturer's specifications, brush application, curing to form a anticorrosive protective coating with high mechanical strength to cementitious repair works, etc complete.

Mixing and applying SBR latex modified cementitious bond coat using cement 2.2 kg per square metre on prepared concrete surfaces of parent material complete all as specified and as directed by the Engineer-in-charge. (Note: SBR latex shall be paid for separately).

Material & Labour for providing Polymer Bonding Agent of make Fosroc (NITOBOND-SBR) or any other techno-commercial equivalent in makes as mentioned in Particular Specifications, as approved by the GE followed by flexible polymer based putty (1 cement : 1.2 fine sand : 20% polymer by weight of cement : water as required) on cracks after cutting the cracks to a 'V' shaped groove upto 10 mm wide and 10 mm deep in structural RCC members, finished with spatula etc. complete all as specified and directed by the Engineer-in-charge.

Mixing and applying SBR latex modified cement mortar 20 mm thick in cement sand mortar in proportions of 1:3 (1 part cement and 3 parts quartz aggregate) with polymer admixed in proportions as approved, including trowelling with wooden tools on prepared concrete surfaces of parent material complete all as specified and as directed by the Engineer-in-charge. (Note: Rate includes the rate of steel scaffolding. No separate payment Shall be paid for scaffolding) (Note: SBR latex shall be will be measured and paid separately as supply only).

Mixing and applying SBR latex modified cement mortar 30 mm thick in cement sand mortar in proportions of 1:3 (1 part cement and 3 parts quartz aggregate) with polymer admixed in proportions as approved, including trowelling with wooden tools on prepared concrete surfaces of parent material complete all as specified and as directed by Engineer-in-charge. (Note : Rate includes the rate of steel scaffolding. No separate payment shall be paid for scaffolding). (Note: SBR latex will be measured and paid separately as supply only).

Rebuilding the section of damaged RCC elements to required size avg thickness upto and including 50 mm by providing and casting with microconcrete of grade M-40 or above including providing and fixing of watertight shuttering of minimun 12 mm thickness with supporting framework, all lead lift, mixing, placing, deshuttering, levelling the surface by grinding off cementitious slurry or construction joint differences if any to satisfaction of the Engineer-in-charge, etc. complete.

Rebuilding the section of damaged RCC elements to required size avg thickness beyond 50mm upto and including 70 mm by providing and casting with microconcrete of grade M-40 or above including providing and fixing of watertight shuttering of minimun 12 mm thickness with supporting framework, all lead lift, mixing, placing, deshuttering, levelling the surface by grinding off cementitious slurry or construction joint differences if any to satisfaction of the Engineer-in-charge, etc. complete.

Taking down loose material by chiselling, chipping from beam, stair, column, railing, pardi walls, ceiling, etc. cleaning the surface and applying presure guniting in CM 1:3, 30mm thick including use and waste form work and providing welded wire mesh size 100 x 100 mm of GI wire 3, finishing the guniting surfaces in cement compound 2% by weight of cement and finishing even and fair / smooth as required without using extra cement to match the existing all as specified and directed by the Engineer-in-charge.

Material & Labour for mild steel CRS TMT bars 10mm dia and over, cut to length, bent to shape required, including cranking, bending spirally for hooping for columns, hooking ends and binding with and including mild steel wire (annealed) not less than 0.9mm dia or securing with clips complete all as specified and as directed by Engineer-in-charge.

Material & Labour for mild steel CRS TMT bars 6 to 8 mm dia and over, cut to length, bent to shape required, including cranking, bending spirally for hooping for columns, hooking ends and binding with and including mild steel wire (annealed) not less than 0.9mm dia or securing with clips complete all as specified and as directed by Engineer-in-charge.

All as per item No 27 above but 5mm dia and over upto and including 10mm dia in stirrups, spacers and binders complete all as specified and as directed by the Engineer-In-charge.

Taking down cement or cement lime plaster on brick or stone walls, any description, including raking out joints, hacking for key, scrubbing down with water, etc including disposal of debris out side the MoD land etc complete all as specified and directed by the Engineer-in-charge.

Taking down chowkats or frames, exc 1.5 sqm but not exc 4 sqm each with shutters (without taking off shutters from the frame) including taking down of hold-fasts by cutting/chasing etc. from existing surfaces and also grills/guard bars (where exists), complete all as specified and directed by the Engineer-in-charge.

Taking down chowkats or frames, not exc 1.5 sqm each with shutters (without taking off shutters from the frame) including taking down of hold-fasts by cutting/chasing etc. from existing surfaces and also grills/guard bars (where exists), complete all as specified and directed by the Engineer-in-charge.

Taking down shutter exc 1 sqm but not exc 2 sqm each and refixing in the same opening after easing and adjusting complete all as specified and directed by the Engineer-in-charge.

Demolition of cement concrete in ground floors (un-reinforced) and paving not exc. 15cm thickness (below or above ground level) including removing debris outside MoD land complete all as specified and directed by the Engineer-in-charge.

Demolition of reinforced cement concrete of any description and in any position not otherwise specifically provided for (reinforcement cut as required to facilitate demolition) complete and removing the retrieved debris outside MoD land, complete all as specified and directed by the Engineer-in-charge. Note: (i) Before quoting the tender, the bidders are advised to ascertain the distance outside MoD land at which the excavated material/ debris are to be disposed off. No extra claim what-so ever shall be entertained on this account. (ii) This item shall be considered as per the requirement at site.

Demolition of brickwork or stone/boulder masonry, built in cement mortar including all quoins, arches, pillars, etc, but excluding ashlar facings, dressed stonework and precast concrete articles including disposal of debris out side the MoD land etc complete all as specified and directed by the Engineer-in-charge.

Material & Labour Brick work with sub class 'B' brick and of class designation 35 (min. compressive strength 35 kg/sqcm) straight or curved on plan exc 6m mean radius built in CM (1:6) complete all as specified and directed by the Engineer-in-charge.

Providing and applying sand face 20 mm thick plaster with ready mix prepacked proportioned dry mix mortar, blended with PP fibers on other than fair faces of brick wall or concrete surfaces additives, on external surfaces including transporting of material, mixing, curing, etc. complete all as specified and directed by the Engineer-in-charge. Material & Labour for preparation of new plastered surfaces of walls and applying two coats of oil bound distemper including application of 3mm thick wall care putty and one coat of primer for smooth finish using airless spray technology with max working pressure of 3300 PSI and capable of operating single spray gun with a max material hose length of 30 metre. The spray machine should be of reputed manufacturer with pro guard technology and capability of tracking pressure and paint usage and certified by paint manufacturer and as mentioned in Particular Specifications and accessories for applying distemper should be able to spray in hard to reach areas and penetration of distemper on the surface all as specified and directed by the Engineer-in-charge. Note:- Sanding of surface to be done by mechanical sander with 1500 - 2700 rpm, with internal dust extraction system for clean environment certified by paint manufacturer.

Material & Labour for complete removal of wall existing treatment by scraping with mechanical wall sander having CAT Part Trucare series H-01 with variable speed control 1500-2700 RPM (having mechanical vacuum mechanism) sanding pad of 180 mm having dia of 7"/9" to make the surface free from dust, loose paint etc. by skilled labour including water proof cement based putty @ 1 kg (undiluted) per sq metre of average thickness 2 mm in two coats (applying not less than 1 mm thick in one coat) over the plastered/old painted wall after scrapping to prepare the surface even and smooth complete and sanding of the putty surface with mechanical wall sander (having mechanical vacume mechanism) having rpm not less than 1500, sanding pad of 240 Grit or above to make the surface free from dust etc. by skilled labour and applying two coat of oil emulsion distemper @1 litres (undiluted) /10 sqm diluted with water in 2:1 ratio applied over priming coat with fully automatic airless spray machine of paint application with a flow speed of minimum 1 ltr per minute having a pressure of 3300 PSI. Allow 6-8 hrs to dry the surface in both the coats of paint as per manufacturer instructions all as specified & directed by the Engineer-in-charge.

Material & Labour for complete removal of ceiling existing treatment by scraping with mechanical wall sander having CAT Part Trucare series H-01 with variable speed control 1500-2700 RPM (having mechanical vacuum mechanism) sanding pad of 180 mm having dia of 7"/9" to make the surface free from dust, loose paint etc. by skilled labour including water proof cement based putty @ 1 kg (undiluted) per sq metre of average thickness 2 mm in two coats (applying not less than 1 mm thick in one coat) over the plastered/old painted wall after scrapping to prepare the surface even and smooth complete and sanding of the putty surface with mechanical wall sander (having mechanical vacume mechanism) having rpm not less than 1500, sanding pad of 240 Grit or above to make the surface free from dust etc. by skilled labour and applying two coat of oil emulsion distemper @1 litres (undiluted) /10 sqm diluted with water in 2:1 ratio applied over priming coat with fully automatic airless spray machine of paint application with a flow speed of minimum 1 ltr per minute having a pressure of 3300 PSI. Allow 6-8 hrs to dry the surface in both the coats of paint as per manufacturer instructions all as specified & directed by the Engineer-in-charge.

Material & Labour for two coats of acrylic paint exterior grade weather coat, antifungal (100% Acrylic) over one coat of primer including prepartion of newly plasterd surfaces of walls etc on external surfaces all as specified and directed by the Engineer-in-charge. Note: The aforesaid treatment shall be got executed by the contractor from the authorised applicator of the manufacturer(s) and also necessary authenticated documents on account of above shall be submitted by the contractor to the GE.

Material & Labour for preparation of old undecorated surfaces of walls, soffit fascias or chajjas etc and applying one coat of weather proof Acrylic based paint (100% Acrylic) exterior grade over a coat of primer complete all as per manufacturer's instructions all as specified and directed by the Engineer-in-charge. Note: The aforesaid treatment shall be got executed by the contractor from the authorised applicator of the manufacturer(s) and also necessary authenticated documents on account of above shall be submitted by the contractor to the GE.

Supply & Fixing 2nd class hard wood plain, solid straight chowkats and frames, wrought framed, rebated on the solid, rounded or chamfered, put together with glue pinned at joints complete all as specified and directed by the Engineer-In-charge.

Supply & Fixing 2nd class hard wood 35mm thick factory made plain framed, panelled shutters (two panels) with lock rail and panel of 9mm BWP commercial or 12mm veneered particle board with commercial veneer on both faces. The size of rail and stile as per IS 1003 (Part-I) kiln seasoned and chemically pressured treated complete all as specified and directed by the Engineer-in-charge.

Supply & Fixing 2nd class hardwood 35mm thick skelton shutters, open rebated and prepared to receive wire mesh edge of framing plain, chamfered or rounded, fitted with cut and mitred beads for securing mesh etc, sizes of members of shutters as specified in SSR Part I, Section 8, clause 8.24 (a) complete all as specified and directed by the Engineer-In-charge.

Supply & Fixing stainless steel wire cloth, 0.36mm nominal dia of wire and average width of aperture 1.40mm and fixed with stainless steel wire staples complete all as specified and directed by the Engineer-in-charge.

Supply & Fixing factory made solid PVC door frame of size 50mm x 47mm made out of 5mm plain colour PVC sheet reinforced with M.S. square tube, as shown in drg for SI No. 8095 on serial page No. 180 in SSR-2020 (Part 2), complete all as specified and directed by the Engineer-in-charge.

Supply & Fixing factory made solid Panel PVC door shutter 30 mm thick (style) consisting of frame made out of M.S. tubes for top & bottom rails, M.S. frame shall be covered with heat moulded plain colour PVC ‘C’ channel having a PVC sheet strip of 20mm width stuck inside with solvent cement for stiles and plain colour PVC sheets for top rail, lock rail & bottom rail on either side & as gap insert for top rail & bottom rail; panelling of plain colour PVC sheet with free EPS shall be fitted in the M.S. frame welded / sealed to the stiles & rails with suitable PVC sheet beading and joined together with solvent cement, as per specification & drawing for SI No.8080 on serial page No.176 in SSR-2020 (Part 2), complete all as specified and directed by the Engineer-in-charge.

Supply & Fixing bands, straps, supports or stays for rainwater, hold fasts, etc. and similar small articles made out of mild steel flat etc. of grade Fe-290 Gde-E-165 complete all as specified and directed by the Engineer-in-charge.

Material & Labour for PCC 1:2:4 type B1 cement concrete as in bed blocks, hold fasts etc. including provision of necessary form work, complete all as specified and directed by the Engineer-in-charge.

Material & Labour for preparing new wood or wooden surfaces over 10 cm of width or girth and applying two coats of synthetic enamel paint over a coat of pink primer complete all as specified and directed by the Engineer-in-charge.

Material & Labour for preparation of old wooden surfaces of any description not otherwise described over 10 cm width or girth and applying two coats of synthetic enamel paint all as specified and directed by the Engineer-in-charge.

Supply & Fixing Aluminium anodised frame for door, windows, ventilators etc. with one or more rebates including joining cleat for fixing etc.fixed type/louvered window or ventilator without sash bar, aluminium including necessary joining cleats, glazing clips, rubber packing, anodised aluminium snap beading, screws, sliding rollers, rubber gasket etc. complete all as specified and directed by the Engineer-in-charge. Note: a) Glazing shall be measured seperately. b) Item shall be paid as per weight of aluminium section. c) The rate quoted shall be inclusive of neoprene beading, glazing clips, screws, etc., as required which shall not be measured for arriving the weight. d) The rate shall be inclusive of the locking arrangement including complete packing with silicon gel around contacting surfaces of aluminium work, and including matching the existing surface area. Note: - The size of aluminium section shall be as per HQ CE(N) MZ TD Drawing No. TD/2021/01 to 05 and Sill to be provided as per HQ CE(N) MZ TD of Sill Type 'A' and 'B' repectively. The contractor shall provide Granite stone slab (The rate of granite shall be paid seprately under respective item) with width equal to the thickness of wall all around the window opening any cutting required to jamb and sill to accommodate the aluminium window shall be done including make good the disturbed surfaces shall be include in the quoted rate againt the item.

Supply only 5.5 mm thick sheet glass, pin head type and glazing with oil putty in square not exceeding 0.5 sqm in each pane etc. complete all as specified and directed by the Engineer-in-charge.

Supply only 5.5 mm thick glass ordinary quality in plain exc 0.50 sqm each pane including rubber beading or gasket for aluminium section complete all as specified and directed by the Engineer-in-charge.

Supply only 5.5 mm thick figured glass/pin headed type and glazing with oil putty in square not exceeding 0.5 sqm in each pane, fixed in aluminium ventilator, complete all as specified and directed by the Engineer-in-charge.

Supply only stainless steel wire cloth, 0.36mm nominal dia of wire and average width of aperture 1.40mm, complete all as specified and directed by the Engineer-in-charge.

Taking down aluminum window shutter with frame of any size carefully and refixing the same in position after repair of building, replacing rubber bead, worn-out handles and replacing existing broken aluminum section/glass/wire cloth/bakelite sheet, if any, and making window shutter serviceable, complete all as specified and directed by the Engineer-in-charge. Note: Aluminum section / glass / wire cloth / bakelite sheet, handle etc shall be measured and paid separately as supply only. Fixing by element of these items shall be deemed to be included in quoted rate.

Supply & Fixing mild steel framed work such as grills, gratings etc, with ends of bars shouldered or rebated or forged into spikes, framed guard bars, barred iron doors, railings, framework of water tanks and similar work conforming to Fe-290 Grade-E-165, complete all as specified and directed by the Engineer-in-charge.

Material & Labour for aluminium anodised grill with suitable aluminium anodised frame section manufactured by M/S Deco grill pattern DG-102 (7.5mm thick and aparture 50mm) or any other techno commercial equivalent in repair complete all as specified and directed by the Engineer-in-charge.

Supply & Fixing 100mm size SS butt hinges medium weight fixed with SS screws complete all as specified and directed by the Engineer-in-charge.

Supply & Fixing stainless steel grade 304, 150 mm long barrel tower bolt fixing complete all as specified and directed by the Engineer-in-charge.

Supply & Fixing stainless steel grade 304, 300 mm long SS sliding door bolt plate type decorative with bright bolt not less then 12 mm dia with and incl min of 6 bolt and nuts, four on bolt plate and two on staple fixing complete all as specified and directed by the Engineer-in-charge.

Dismantling floor, hearth or wall tiling including cement mortar bedding (but not backing), including disposal of debris out side the MoD land etc. complete all as specified and directed by the Engineer-in-charge.

Material & Labour for glazed Vitrified tiles of size 600mmx600mmx8-9mm thick in floors over and including 15mm thick screed bed in cement mortar (1:6) set and jointed in neat cement slurry and pointed in white or coloured cement to match complete all as specified and as directed by Engineer-in-charge.

Material & Labour for glazed Vitrified tiles of size 600mmx600mmx8-9mm thick in skirting over & including 10mm thick cement plaster in cement mortar (1:4) and pointed in white or coloured cement to match complete all as specified and as directed by the Engineer-in-charge.

Material & Labour for non skid ceramic digital coloured ceramic tiles 7 to 8 mm thick of size 400mm x 400mm in floors etc. set and jointed in neat cement slurry over 15 mm thick screed bed in cement mortar 1:6 and pointed in white or coloured cement to match complete all as specified and directed by the Engineer-in-charge.

Material & Labour for digital coloured ceramic tiles 300x450x7-8 mm thick in vertical surfaces (including designed borders) such as skirting and dados set and jointed in neat cement slurry pointed in coloured cement to match over rendering 10 mm thick on fair faces of brick work in CM (1:4) complete all as specified and directed by the Engineer-in-charge. Note:- Rate of Designer border in vertical surface shall be deemed to be included into quoted rate.

Material & Labour for 25 mm thick PCC (1:2:4) type B-1 using 20mm graded stone aggregate as in sub base floor / pavings complete all as specified and directed by the Engineer-in-charge.

Demolition of lime concrete or lean concrete from sunken floor including floor tiles, hacking of surfaces after cleaning with wire brush (floor and adjoining walls) and disposing off debris outside MoD land complete all as specified and directed by the Engineer-in-charge.

Material & Labour for filling of lean concrete 1:5:10 type E2 (using 40 mm graded stone aggregates) in sunken portion, as per requirement complete all as specified and directed by the Engineer-in-charge.

Treatment of sunken floor slab comprises of the following specifications and all as specified:

(i) Material and labour for cleaning of the sunken /lowered portion of the RCC slab surface (including vertical total depth plus skirting height) of floors by wire brush, chiesel out any mortar sticking to the surface and brooming / washing completely. 40 mm avg thick PCC 1:2:4 type B-0 using 12.5 mm graded aggregate as in padding concrete to achieve proper slope including 50 mm dia 350 mm long medium grade GI pipe spouts with wire guage on inside mouth to be fixed. (ii) Rendering of uneven surfaces with 10 mm thick using factory manufactured pre mix / ready mix mortar addition and including WPC of UltraTech WP+ 200 or other equivalent @ 200ml per bag of mortar fill it with water and check dampness and seepage. where dampness and seepage noticed nozzles shall be fixed and grouting carried out. (iii) All junctions points of side walls where CI/GI pipes are passing through shall be sealed with epoxy putty (iv) After drying putty wash the slab and sides of sunken portion with water and make it clean and clear (v) Material and labour for applying two coat of polymer modified cementious water proofing coating as per manufactures instructions to bottom and vertical sides up to finished flooor level +100 mm height. Material & Labour for Machine pressed (LAQUER FINISH) cement concrete factory made coloured glazed interlocking paver block any shape and size confirming to IS 15658 -2006 of 60mm thickness, M-35 Grade, machine pressed of pattern and colour as approved by GE set with gray cement and no pigment complete all as specified and directed by the Engineer-in-charge.
