COMPREHENSIVE MAINTENANCE OF CENTRAL AC PLANT AT MANEKSHAW CENTRE (3 X 270 TR) UNDER GE UTILITY PLANT AND MACHINERY DELHI CANTT-10

Periodical, preventive and comprehensive maintenance of Central Air conditioning plant of capacity 3 x 270 TR as per manufactures manual of preventives and comprehensive maintenance and with periodicity mentioned there in as per particular specification including servicing of units installed at Manekhsaw Centre for equipments as listed below :- (a) Periodical, preventive and comprehensive maintenance complete package chillar units 03 Nos, each consisting of 1 No 270 TR alongwith motor and its condenser, flooded chiller, scale guard unit, microprocesor based control panel complete system through OEM i.e. M/s Blue Star including submision of quarterly service reports from OEM. Total No. Chiller units-03 Nos. (b) Preventive, compreshensive and general routine maintenance of following aquipments :- (i) Condensing pump sets along with motors of 25 HP -02 Nos. (ii) Chiller pump sets along with motors of 30 HP -02 Nos. (iii) FRP cooling towers complete with motor, fan, gear box-03 Nos. (iv) AHUs/ FCU/ Ceiling mounted AHU (total 53 No.) complete with accessories such as casing, chilled water coil, hot water coil , drive motors control panel etc. complete (vii) Expansion tanks water system-01 No. (viii) Electrically operated hot water generator of Capacity 2x300 KW complete with automatic and safety controls such as safety valve, purge valve, high limit cut out, automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel-01 No. (ix) Hot water pump set along with motor and control valves pump set 30 HP - 02 Nos.

Item No 1.01 (Contd.../) :- (x) Cubical type floor mounted main LT panel complete consisting of control switch gear, starters of pump sets, cooling towers and its single phase preventors, no volt and under volt protection system, meters indication lamps complete-02 Nos.(xi) Sub control panel provided for AHUs including controls starter meters and protection system -52 Nos. (xii) Central control panel comprising of ON/OFF push buttons and ON/OFF indication lights -01 No. (xiii) LT cables from main electrical panel to compressor motor, Pump motors, cooling tower motors, sub panels of AHUs units floor mounted and ceiling suspended and control cables of central control panel complete –One Lot. NOTE FOR ITEM NO. 1.01:- (a) The comprehensive maintanance of plant under this contract shall be done through Manufacturer i.e. M/s Blue Star. The contractor will have to submit MoU on stamp paper of Rs. 100/- duly notarized as per proforma (on serial page No. 106 & 107) within fifteen days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default. (b) Contractor has to carry out all major and minor break down/repairs pertains to complete machineries of central AC Plant & connected cooling tower AHUs rates quoted is deemed to be included for all except any damage due to natural disasters such as flash, floods, earth quake, cyclone etc.

NOTE FOR ITEM NO. 1.01 (Contd.../):- (c) The contractor shall carry out routine checking of the complete system and rectify the minor/major defects noticed immediately. Cleanning of fine air filter such a way that all AHUs are cleaned once in a month and making a maintenacne register for above maintenance and one separate register to be maintained as complete register received from deptt and taking signature from users after recrifying the defects if any. The contractor will arange to clean all the grills/ducts/filters on regular basis with vaccurn cleaner & other appliances and record to be maintained. If complaints were not attended after six hours the following penalties will be imposed and deducted from payments. :- (i) Rs. 200/- per complaint for not attending the complaint and keeping pending from six hours to 12 Hour/per complaint. (ii) Rs. 500/- per complaint for not attending the complaint and keeping pending 12 hours to 24 hours/per day. (d) Contractor should provide one technician to attend local complaints, minor faults, routine cleaning of filters and grills and other clanging and maintenance work in day shift 0700 hrs to 1500 hrs. (e) All consumables such as de scaling solution (use latest solution) having very less quantity of acid and other maintenance materials such as,oil, lubricants, grease, gland packing thimbles, etc. will be deemed to be included in the quoted rate. (f) In case of break down, the additional manpower if required will be arranged by the contractor. The cost of the same are deemed to be included in the quoted rate. (g) Required refrigerant gas and compressor oil for maintanance including initial topping up if required of Plant are deemed to be included in the quoted rate. (h) The rate of note No. (a) to (g) above are deemed to be included in the quoted rate.

Note 01:- The repair / replacement cost (M&L) of all defective parts / spares, as and when required, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect at any stage.

Note 02:- During entire contract period, any defective component(s) and/or any other materials which is not specified /given in Schedule ‘A’, but essential to be repair/replace, to make plant(s)/machine(s) fully functional, the cost of the same is deemed to be included in quoted rates. Rates are also deemed to include cost for painting work of plants and panel board.

Note 03:- The cost of transportation (to and fro) and other necessary equipment shall be arranged / brought by contractor to complete the job and no extra cost shall be paid to the contractor in this effect.

Note 04:-The chiller machines along with connected items will be handed over to contractor in running condition, but with fair wear & tear which can be meet out through annual comprehensive maintenance. Hence, the bidder is advised to visit the site to assess the quantum of work to be carried out in this contract and quote their rates accordingly and no claim in this effect will be accepted at any stage.

Material and labour for de-scaling of condensers of central AC plant capacity 3X270 TR by opening side plate, flushing the condenser tubes using de-scaling solution, Roding the condenser tubes carefully removing all the deposited materials completely and raising the solution through condenser tubes till clear water starts to come out from the condensers as complete including re-fixing the side plates by replacing gaskets & testing complete for satisfactory working at complete at Manekshaw Centre complete all as specified and as directed.

Supply and fixing in repairs tempertaure sensor suitable for 270 TR chiller of make Buestar complete all as specified and directed by the Engr-in-Charge.

Supply and fixing in repairs flow switch suitable for 270 TR chiller of make Buestar complete all as specified and directed by the Engr-in-Charge.

Supply and fixing in repairs oil heater suitable for 270 TR chiller of make Buestar complete all as specified and directed by the Engr-in-Charge.

Supply and fixing in repairs motor protactor suitable for 270 TR chiller of make Buestar complete all as specified and directed by the Engr-in-Charge.

Supply and fixing in repairs SPPR(Single Phase Preventor Relay) suitable for 270 TR chiller of make Buestar complete all as specified and directed by the Engr-in-Charge.

Supply and fixing in repairs Drier filter suitable for 270 TR chiller of make Buestar complete all as specified and directed by the Engr-in-Charge.

Supply and Charging of Nitrogen Gas in unit & complete system at 300 psi pressure and checking of any dropping of pressure / leakage up to 72 Hrs after & rectification of leakage if any. Vaccuumisation of complete system for minimum 2 days for dropping of vacuum pressure & rectification of leakage, if any.

Material and Labour for frame work with angle iron for frame support, with fabrication, welding joining including cutting tops to shape as directed, drilling holes, notching for wire, etc.; flat iron fillets (for securing wire mesh etc.) including all necessary drilling, bolting or riveting, etc., and similar work conforming to Fe-290 Gde E-165 including taking down old unserviceable one complete all as specified and as directed by Engr-In-charge.

Supply and Fixing in replacement 100mm inner dia flexible duct Aluminum Hose Flexible Insulated R-4.2 Air Duct Pipe for Rigid HVAC Flex Ductwork Insulation with insulation for frame work with GI wire support as per site requirement al directed and specifed by engineer in charge.

Material and Labour for dismantling of existing ceiling mounted Air Handling Unit of any capacity its all parts including side puff panel, cooling coil, blower motor, filters, dampers and its wiring, chilled water pipe connection ofsupply and return. Note :- While dimantling of AHU parts, cost of welding / brazing to be included in quoted rates.

Material and Labour for shifting the dismantled ceiling mounted Air Handling Unit dismantled in item No. 15.00 its all parts complete including shifting any addition / alteration in connection pipe line and drain pipe line the side puff of AHU its is required to that arrest leakages, cleaning of Pre-Micro Filters, vertical GI sheet supports, replacement of U/S foam insulation of best quality using adhesive substance to avoid cold air leakages, re-assembling all the dismantled components to its original position using new nut, bolt, washer and other packing material etc as directed by engineer in charge.

M & L for repair of interlock wiring of the 3 X 270 TR AC plant, considering the smoothing function of working and stand by items installed at plant, making it fully serviceable with including Supply and fixing of all size of wires to be used inside panel, Copper thimble, PVC tape, Bakelite, connection plate, Nut bolt and other items as required at site complete all as specified and directed.

S & F in repair MCB, TP, 'C Curve', 40 Amp complete all as specified and as directed. (Make :- Havells/ Legrant/ L&T/ Siemens).

S & F in repair MCB, TP, 'C Curve', 63 Amp complete all as specified and as directed. (Make :- Havells/ Legrant/ L&T/ Siemens).

S & F in repair MCB, TP, 'C Curve', 100 Amp complete all as specified and as directed. (Make :- Havells/ Legrant/ L&T/ Siemens).

Supply, install, testing and commissioning of Duct insulation with 25mm thick Nitrile Rubber insulation of class "o" fire retardant with protective coating over insulation with fiber glass cloth & UV paint (for exposed duct) for Ducts installed outside, (exposed to sunlight) complete all as specified and directed by the Engineer-in-charge.

Supply and fixing in repairs 3 Pole power contactor MNX 32 complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER/ GE POWER).

Supply and fixing in repairs 3 Pole power contactor MNX 25 complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER/ GE POWER).

Supply and fixing in repairs MCCB 100 Amps, capacity 25kA, 4 pole, 3 phase, 415 volts with thermal magnetic release complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs MCCB 63 Amps, capacity 25kA, 4 pole, 3 phase, 415 volts with thermal magnetic release complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs Single Phase Preventer of frequency 50-60Hz for sumersible pump complete all as specified and directed by the Engr-in-Charge. (Make:-HAVELLS/ L&T/MINILEC/ C & S).

Supply and fixing in repairs over load relay 20-33 Amps complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs over load relay 9-15 Amps complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

M&L for Supply, installation, testing and commissioning in replacement of flexible fire retardant canvas connector cloth including flanged from both side with inspection chain in it removing of old one complete all as specified and directed by Engineer-in-charge.
