REPAIR, MAINTENANCE AND REPLACEMENT OF UNSERVICEABLE PARTS AND ACCESSORIES OF 3X200 TONNE WATER COOLED SCREW CHILLED AIR CONDITIONING PLANT AND 3X450 TONNE CENTRIFUGAL CHILLED AIR CONDITIONING PLANT IN PHASE- I AND PHASE- II BUILDINGS OF MH KIRKEE

Carrying out annual maintenance of 200 TR water chiller plant by OMC (original manufacturing company i.e Kirlosker) including following routine work .

Quarterly visit by OMC engineer to carryout preventive maintenance checks and also during any breakdown call.

Carry out preventive maintenance to improve the efficiency of the chiller plant

Carry out oil inspection as and when required including testing of the same for the serviceability for better life of lubrication parts and semi hermatic motor.

Checking the set parameters in the controller checking safety fault trips taking control test, contacts cleaning etc.

Checking the actual performance /operationing parameters of the chiller with the help of log reading recorded during the previous month and actual parameter of the chiller

Taking up repair /replacement of parts /spares/driers/oil as required by OMC Engineer.

Servicing, including detail check up and Calibration of relays of microprocessor based Control panel of all three 200 TR AC Plant to keep the same functional all as specified and directed.

Note for item No.1: The following works are deemed to be inclusive in the quoted rate and no extra payment will be provided by the dept.

Refrigent leak test is to be carry out under supervision of OEM or OEM Authorised person.

Any type of special tools / general purpose tools required for the maintainance of the plant to be supplied by contractor

The responsibility of Payment in advance to OMC will be lying on contractor

This contract will cover lifting /shifting of any type material ,up/down the building or shipment cost or freight of any material from site to OMC or any sub venders works.All other charges and transit insurance.

All spare /store required during repair and maintenance which shall be genuine Parts of OEM and measured and paid under relevant item.

M&L for descaling of complete condenser units for central/ package type AC plant Model No : T7FAA48 - 02 MK-1of capacity 200TR by means of adding descaling chemical solution or equivalent in the cooling tower sump of required quantity and circulating the liquid to remove the scales inside the pipes and removing side covers of condenser, cleaning the water tubes by scrubbing with nylon brushes and flusing with fresh water, re fixing the covers, Inlet and out let pipes including replacement of neoprene rubber gasket etc. complete all as specified and directed by Engineer-in-charge

M&L for descaling of complete condenser units for central/ package type AC plant of capacity 450TR by means of adding descaling chemical solution or equivalent in the cooling tower sump of required quantity and circulating the liquid to remove the scales inside the pipes and removing side covers of condenser, cleaning the water tubes by scrubbing with nylon brushes and flusing with fresh water, re fixing the covers, Inlet and out let pipes including replacement of neoprene rubber gasket etc. complete all as specified and directed by Engineer-in-charge

Repairing /servicing and overhauling the centrifugal pump by dismantling the pump coupled with induction motor, opening the pump, inspecting for defects and replacing the worn out parts like gland bush, bearings, gland bolts and nuts,gland packing, gasket, water seal etc including repairs to pump shaft by remetalling, grinding, polishing and reassembling the same and replacing the rusted nuts, bolts, washers etc and coupling with motor testing complete for the following capacity of pumps complete all as specified and as directed.

Dismantling the covers of cooling tower and the cooling fan blades from the position, electrical connections and taking down the cooling tower motor, split opening the motor, removing the burnt out winding, cleaning the slots re winding with super enameled copper conductor wire of suitable size including insulating materials, varnishing and drying and reassembling and transporting back to site and testing on commissioning of AC Plant 200TR Capacity complete all as specified and directed.

Dismantling the covers of cooling tower and the cooling fan blades from the position, electrical connections and taking down the cooling tower motor of capacity 10 HP, split opening the motor, removing the burnt out winding, cleaning the slots re winding with super enameled copper conductor wire of suitable size including insulating materials, varnishing and drying and reassembling and transporting back to site and testing on commissioning of AC Plant 450TR Capacity all as directed by Engineer -in Charge.

Descaling of cooling tower by dismantling the cooling tower fins removing the scales in the fins, sump by scrubbing with wire / nylon brush and refixing the fins in position including replacing the float valve for supply water line, painting the steel/wooden surfaces with two coats of enamel paint over a coat of zinc oxide primer and testing the cooling tower of AC Plant 200TR capacity complete all as specified and as directed.

Descaling of cooling tower by dismantling the cooling tower fins removing the scales in the fins, sump by scrubbing with wire / nylon brush and refixing the fins in position including replacing the float valve for supply water line, painting the steel/wooden surfaces with two coats of enamel paint over a coat of zinc oxide primer and testing the cooling tower of AC Plant 450TR capacity complete all as specified and as directed.

S & F in repairs the worn out gland rope for centrifugal pumpset as and when required for any capacity of pump all as specified and directed

M & L for for painting of following pump sets with two coats of approved synthetic enamel paint all as directed .
