WORK SERVICES FOR ANNUAL COMPREHENSIVE MAINTENANCE CONTRACT OF CENTRAL AC PLANT AT TECHNICAL AREA AT AFS ARJAN SINGH UNDER GE AF PANAGARH

CAMC Part Comprehensive Annual Maintenance Contract (CAMC) of Central Air conditioner plant (Make: DAIKIN) installed at AF Stn Panagarh maintained 24 hrs for desire temperature of 24 degree +/-2 degree celcious & humidity of 55 +/-5% without interruption complete all as specified & as directed. CAMC to include followings:-

Comprehensive maintenance including repair /routine maintenance of DAIKIN make for 03 Nos Chiller Model No:PFS1701DBRY of capacity 155 TR incl replacement of damaged part like Sensors, electronic, electric parts, equipment motor & connected parts, compressor repairs & connected parts and all incl day to day maintenance and all parts of chiller units excluding compressor oil and filters complete all as specified and as directed to keep the installation upto mark for smooth operation as specified in Particular Specification and as directed by Engr-in-Charge. Plant was installed by M/s Sterling and Wilson Pvt Ltd (SWPL) hence check and maintenance is to be done through SWPL only and Contractor to submit MoU with the respective SWPL stating that they will provide all the assistance to the agency for the smooth operation of plant.

Scope of work shall include:- (a) Daily checks and maintenance:- (i)Check oil level in the Oil separator. (ii)Check liquid sight glasses to determine if there is a refrigerant shortage. (iii)Inspect entire system for any unusual conditions such as noise, vibration, etc. (iv)Check the system operating pressure and temperatures to ensure proper operating conditions. (v)Check Evaporator and condenser approach. (vi)Inspect all safety controls and adjust if required. (vii)Report to Customer in writing on any detected deficiencies of refrigerant and consumable like oil.oil filter, drier core, gasket and O ring, (viii) Check operation of all type of valves (ix) Inspect AHUs for its normal operation and any leakage from tray. (x) Check AC ducts for any abnormality or air leakage (xi) Recharging of Chiller with R-134a, if required shall be done at no extra cost basis. (b) Monthly Check and maintenance:- (i) Cleaning of all strainers. (ii) Cleaning of Pre and Fine filters. (iii) Cleaning of Cooling Tower Sump. (iv) Greasing of Lubricants parts, if required.

(c) Quarterly cheks & maintenance:- (i) Cleaning of cooling coils by water from outside and with suitable chemical from inside. (ii) Preventive maintenance of electrical panels, AHU, Pumps. (d) Yearly checks & maintenance:- (i) Yearly health report of the chiller and suggestions for improvement. (ii) Yearly Oil Analysis. (iii) Motor Insulation Checks. (Yearly, if required) (iv) Yearly adjustments of controls if required. (v)Software upgrade ( if available for Chiller Model )

Breakdown Maintenance : (a) All Breakdowns shall be attended and rectified in 24 Hrs. If skilled techician is not able to rectify the breakdown then contractor shall contact the SWPL for rectification of breakdown. No extra payment shall be made on this account for any breakdown service during maintenence period. (b) Breakdown maintenance calls will be attended within a maximum of 24 hours of the receipt of the complaints and be rectified in 48 hrs. if breakdown is not rectified in 48 hrs, penalty of Rs 1000/per day shall be imposed. (c) The Contractor will also maintain service reports for all visits & breakdown visits & copy of the same will be submitted every month, if any. (d) The cost of the above are deemed to be included in the quoted rates. (e) The bidders are requested to visit the work site before quoting the rates.

Note for Sl Item No. 1.00 to 1.04 :- (a) The work shall be executed by the Contractor through SWPL. Contractor shall enter in a MoU with SWPL to carry out all the type of repair, replacement, maintenance, servicing, testing and monitoring for the items mentioned in this scope. A copy of MoU shall be submitted after acceptance of contract and before commencement of Contract. (b)Service required of skilled technician, having authorisation letter from SWPL on daily basis including Sunday & Holiday for abovementioned Repair, Replacement, Maintenance, Monitoring, Servicing and Testing and rates are included in the quoted rates. Authorisation letter from SWPL must be submitted after acceptance of contract and before commencement of work. (c) Engineer of SWPL shall visit the plant/system every quarter to check serviciability and issue necessary certificate that plant/system is fully serviciable. (d) All the records of physical inspection, rapair/replacement, cleaning, servicing and testing be maintained upto date by the skilled techinician. (e) Rates for any type of Tools and extra manpower required for abovementioned rapair, replacement, cleaning, servicing and testing are deemed to be included in the quoted rates.

(f) Labour charges for replacment of major spare parts such as pressure/temperature gauges, pressure transducer, Duct grills, V belt pully of any size, drain pan, volume control damper, canvas, rewinding of motors, arresting leakage of pipes, Thermostats, flow switches, fen belts, control wiring of panels, MCCBs/MCBs, Strainers, PCBs of panels, any type of valves of various size,pipe with fittings are included in the quoted rates however material charges shall be paid in Prime Cost Sum item. (g) Material and Labour charges for replacement of minor spare parts such as gasket, glind packing, polish paper, distilled water for battery terminals, cotton cloths, Bearings and all type of washers of valves are included in the quoted rates. (h) If any IT device such as laptop, mobile or any accessories (except external storage device) having wi-fi/internet connectivity is required for above mentioned servicing/testing the same shall be informed well before time (i.e. atleast 21 days in advance) so that necessary permission can be obtained from Air Force authorities. It shall be noted that this permission is one time, however, any change in IT equipments due to site/technical requirements the similar permission shall again be taken from competent authority. (j) During the currency of Contract all the items of Complete AC plant shall be in good and operating condition. If any abnormality is found the same shall be reported to Engr-in-Charge immediately and be rectified on priority.

Supply & fixing in replacement of box type Filter as required at site of size (610x610x305mm), , and and having efficiency 90% and filtered up to 3 micron and fixing the same in existing AHUs including minor repairs to chamber box as required at site including replacement of old box filter for AHU's complete all as specified and directed. Make : AAF/ Purolator/ Thermadyne/Global / Spectrum.

Supply and fix in replacement Ducting Insulation with 19mm thick Class ‘O’ fire rated Insulation of existing size fixed at any height of Ware house, aerial port, and other rooms etc Taking down carefully defective insulation over duct, preparing smooth surface for applying adhesive. complete all as specified and directed. Make : Accoflex/Armacell/K Flex or equivalent make as approved by the GE.

Taking down old rectangular , square duct ,Supply and errect factory fabricated Rectangular square Duct made out of 24 gauge GI sheet in L shaped hollow profile including all accessories such as corner, carriage bolt hangers, gasket and seal the longitudinal joints with and including approved sealant complete all as specified and directed by Engineer-in-Charge.

Descaling of condenser shell and tube by using chemical and nylon brush ,Taking out complete impurities by circulating chemical solution and replace unsv gasket complete and testing (with nitrogen gas)after completion of work complete all as specified and directed

Prime Cost Sum:- The prime cost is to be used as directed by the Accepting Officer vide condition 1(v) and 5 of IAFW-2249 of General Condition of Contract forming part of the tender documents. (a) Provide a prime cost of Rs 300000.00 for supply of spare parts of various plants/units as mentioned under BOQ srl No 1 here-in-above after dismantling and ordered convening BOO by the Accepting Officer. The materials shall procured directly from the OEM aurhorised dealer or as directed by Engr-in-Charge. The contractor shall have to submit GST enabled original printed bill for claiming payment. (b) Contractor quoted rate shall be included for overhead and profit and all taxes and insert amount to cover all. However, quoted amount shall not exceed 15% (Fifteen Percentage) of estimated amount. In case, the contractor quoted amount is in excess of 15% of the estimated amount, the same shall be restricted to 15% and the amount quoted shall be corrected accordingly to work out the contract sum.
