A : Dismantling work:

Removing of existing lights and fittings from false ceiling including support from slab & cabling and safely keeping for refitting, light details are given below:

4 feet tube with fittings

Single tube 9 W with round fitting

Removing of existing first floor fire alarm detectors and its cabling from above false ceiling and below false ceiling and keep safely for refitting.

Removing of existing steel panel based false ceiling including G.I. framing and its support from slab and keep safely for refitting.

Removing of Gypsum based false ceiling and modular false ceiling including all G.I. framing and its support from slab.

Removing of wire mesh and thermocol from ceiling.

Removing of lamination and12 mm ply from columns surface.

Removing of existing table and cupboard (Measurement as per table/cupboard top side measurement only).

Dismantling of existing WC and urinal system including all plumbing and urinal partitions etc.

Carefully removing of existing doors and keeping it for reuse in the allocated space as directed by the Engineer-in-Charge.

Dismantling of 10 mm to 25 mm thickness of tile work in floors/walls and roofs laid in cement mortar and existing waterproofing including stacking material within 100 metres lead of tiles 10 mm to 25 mm.

Dismantling of old plaster or skirting raking out joints and cleaning the surface for plaster including disposal of rubbish to the dumping ground within 50 metres lead.

Dismantling old RCC chajja and cleaning the surface for plaster including disposal of rubbish to the dumping ground within 50 metres lead.

B: Preparatory & Enabling Items:

Cordoning off the area for repairs so that unauthorized man movement is restricted in the area under repairs up to 2.0 meter height using G.I. Sheets or steel posts temporarily with all warning signs, maintaining the same till completion of work and removing the same after the completion of activity including cleaning of dust, debris removing to other side of the barricade on daily basis. Complete including all necessary fitting as per specifications /instructions of the consultation.

Supporting the structural element temporarily using heavy duty flat headed steel props of minimum capacity 3 Ton and having height of up to 16’ erected vertically in plumb, braced horizontally and diagonally at centre with each other’s using 40 NB steel pipes and supporting a continuous 4” x 3” wooden runner just below the structural element, resting on wooden block to support the structure provisionally during repair and jacketing etc. and maintaining them in position till required as directed by the Consultant (mode of measurement as per prop per repetition).

Providing and erecting triple layered safety net of 75 mm x 75 mm x 12 size maximum opening at 1st floor level or one level below working floor area including supporting the same with 40 NB MS pipes as and where required to prevent the debris falling on ground and periodically cleaning of the fallen debris from net during progress of work and maintaining the same during the entire period of work.

Providing and erecting at site self-supported two legged B class tubular steel scaffolding to reach any place of work on external face as well as internal areas so as to reach elements of building, including proper levelling using base jacks, minimum One meter wide working platform at every 2 meter level, approaches, extension, stepped MS ladders, so as to reach all levels up to height of 4.5 meter for internal & 10 meter external or as per site requirement, lifting tackle for men and materials, supporting stubs for scaffolding including anchoring on walls and restoring the same after removal, anchoring, etc. all complete, dismantling and taking away all materials and debris after completion of proposed work etc. all complete. (Measurement: Elevational area of scaffold erected for every two legs).

Providing and erecting Nylon/ Polypropylene/Polyethylene dust net along the periphery of area under repairs, stitching of adjoining nets with each other and maintaining the same during repairs to control debris & dust from spreading beyond construction work including removing and disposal of the net after completion of work etc. as directed by Engineer-in-Charge.

Providing and laying in position protective layer of 6 mm thick. HDPE cellular foam sheet on existing flooring including a separation layer of plastic/Paper in between, mixing, pouring & maintaining the same till completion of respective work, removing and cleaning the same after completion of work, disposal of debris outside the premises etc. complete.

C: Structural Repairs : Chipping and Dismantling

Examining concrete by tapping with light hammer and marking of the loose concrete areas of structural elements in straight line geometrical forms, grooving the edges same with grinder up to 5 - 10 mm depth without damaging existing rebar’s, carefully removing carbonated concrete around the rebar’s up to 10 mm depth by low impact high frequency hammer/chipper without damaging the sound concrete, daily cleaning and stacking of debris at prescribed location in polypropylene/paper bags, disposing off the debris so generated on weekly basis outside the premises, etc. complete as directed by Engineer-in-Charge (Note: Scaffolding and enabling, debris disposal items paid separately).

Carefully chipping, removing existing internal plaster up to 12 to 15 mm thick by low impact high frequency hammer/chipper without damaging the original sound brickwork or concrete including removal of POP/ Gypsum plaster if any on walls any thickness, racking of joints, daily cleaning and stacking of debris at prescribed location in polypropylene/paper bags, disposing off the debris so generated on weekly basis outside the premises, etc. complete as directed by Engineer-in-Charge. (Note: Scaffolding, debris disposal and enabling items shall be paid separately, extra thickness, if any, will not be paid additionally)

Carefully chipping , removing existing external plaster up to 25 mm thick by low impact high frequency hammer/chipper without damaging the original sound brickwork or concrete including racking of joints, daily cleaning and stacking of debris at prescribed location in polypropylene/ paper bags, disposing off the debris so generated on weekly basis outside the premises etc. complete as directed by Engineer-in-Charge. (Note: Scaffolding, debris disposal and enabling items shall be paid separately, extra thickness, if any, will not be paid additionally).

CARTING AWAY DEBRIS PER TRUCK/ TRACTOR: Carting Away the debris generated at site on weekly basis or as required and disposal of the same. Measurement shall be based on one truck load of 4 Cub.m volume each at distance upto 50 km including loading/unloading.

D:Improving microstructure of Concrete : Grouting

Drilling Holes of 12mm dia, up to 100 mm deep holes in structural members at the intervals of 300 to 500 mm in staggered manner or along the crack as directed by the consultants in RC structural element including Cleaning of the holes by air blower and Inserting 12 mm dia. Teflon nozzles compatible with epoxy injector and having machined external end to receive outlet of grouting gun. Fix it inside the holes by applying thixotropic epoxy putty to ensure complete sealing and allow to cure the system for min. 8 hours before grouting including removing nozzle projections, excess sealant, if any, over concrete element grinding, levelling and finishing the external surface, after completion of the work, etc complete.

Grouting, Injecting low viscosity high molecular weight thermoset polymer Monopole 250 H or equivalent by pressure and using pressure epoxy injector with accessories till nozzles refused to accept the grout, Including Mixing material components Part A and Part B in required quantities as per manufacturer’s instructions by weigh batching, Filling the grouting gun with monopole 250 H equivalent and maintaining desired pressure in the gun, air compressor and at exit (minimum 3 to 4 kg/Cm2) by a mechanism to monitor both pressure gauges and controlling the same by release valves and release the grout as per requirement simultaneously to grout the structural element through prefixed nozzles till its refusal. Seal the nozzle with thixotropic epoxy putty after the refusal. Note: leakages through other nozzles or cracks are required to be monitored while grouting and such points to be sealed as and when required without any extra cost.

Grouting Injecting super low viscosity epoxy grout KP HP SLV 250 SR by pressure and using pressure epoxy injector with accessories till nozzles refused to accept the grout, Including mixing material components Part A and Part B in required quantities as per manufacturer’s instruction by weigh batching, filling the grouting gun with KP HP SLV 250 SR and maintaining desired pressure in the gun, air compressor and at exit (minimum 3 to 4 kg/Cm2) by a mechanism to monitor both pressure gauges and controlling the same by release valves and release the grout as per requirement simultaneously to grout the structural element through prefixed nozzles till its refusal. Seal the nozzle with thixotropic epoxy putty after the refusal. Note: leakages through other nozzles or cracks are required to be monitored while grouting and such points to be sealed as and when required without any extra cost.

E:Steel Protection: Anti corrosive Treatment and Corrosion Inhibition

Clean existing reinforcement with wire brush/ rotary wire brush to make surface free from rust scales, loose material, dirt etc. complete and providing, applying two coats of alkaline rust converting primer confirming to ASTM-B- 117, on the existing rebar’s and allowing it to react with rust for 6 hours and form a corrosion resistant, insoluble and adherent protective layer, including cleaning the reinforcement, wire brushing to remove loose rust spalls, with time interval of 1hour between the coats.

Providing and application full and unbroken coating of anticorrosive protective zinc rich epoxy coating on expose reinforcement in two coats with time interval of minimum One hour between each coat including mixing of both components of epoxy (A & B) by weight as per manufacturer’s specifications, brush application, curing to form a anticorrosive protective coating with high mechanical strength to cementations repair works etc. complete.

Providing and fixing additional corrosion resistant hot dip galvanized steel rebar Fe 415 or higher grade as per required diameter in various structural elements like column, beams and Slab etc. to replace the lost rebar’s section due to corrosion including cutting, bending and fixing the bar, tieing with preleft bars by G.I. binding wire, retouching local damages in coating, if any, of with Zinc spray, etc. complete.

Providing, Supplying, transporting materials, drilling holes by rotary hammer drill, dust removing, batching, mixing of resin and hardener, inserting & anchoring rebar’s of specified diameter in existing concrete surfaces using resin based anchoring grout and necessary rebaring of reinforcement steel with 10 d depth of drilling (steel rebar’s shall be paid separately) Hilti Re 500.

Providing, detailing, fabricating and fixing at desired location using hot rolled sections and MS Plates of grade Fe 250 as per specifications and approved fabrication drawings, transporting to site and erecting structural steel members for mezzanine floor including stiffeners, baseplate and all necessary welding, grinding and removing the welding burr and preparing surface for painting with wire brush cleaning and applying one coats of red oxide primer etc complete as directed by Engineer-in-Charge. (The quantity for this item shall be measured for I-member, stiffener, base plates, plates in kg.)

F: Concrete Section Build-up:

RCC CRACK Filling: Identifying the position of crack along the RCC element and highlighting the same. Opening the crack in V shape 5 mm wide and 10 mm deep, cleaning the surface by air blower, filling it with epoxy sealant, levelling the surface etc. complete.

Providing and laying prepacked proportioned concrete mix blended with high quality raw materials including well graded fine & coarse aggregates, cement and special concrete admixtures forming M30 grade Cement Concrete including providing and fixing foam faced finish shuttering with supporting, mixing of water as per manufacturer's specification, placing, vibrating, curing etc. complete. (Rate including- cube test to be conducted for every batch. 6 Nos. of sample required per test). Ensure the quality of water by testing water as per IS 456 and document the same. Ensure temperature at time of mixing should be between 25 to 40 degree Celsius by electronic temperature gauge.

Rebuilding the section of damaged RCC elements beam/slab/column to its original size or as per Consultants’ recommendations in thicknesses of 40-70 mm by providing and casting with micro concrete of grade M50 and above including providing and fixing of watertight foam faced finish shuttering of minimum 18 mm thick. With supporting framework, all lead lift, mixing, placing, de-shuttering, levelling the surface by grinding off cementitious slurry or construction joint differences if any to satisfaction of Engineer-in-Charge, curing etc. complete. (Rate including- Cube test to be conducted for every 5 M.T. work done. 6 Nos. of sample required per test). Ensure the quality of water by testing water as per IS 456 and document the same. Ensure temperature at time of mixing should be between 25 to 40 degree Celsius by electronic temperature gauge

Rebuilding the section of damaged RCC elements beam/slab/column to its original size or as per Consultant’s recommendations in thicknesses from 25 to 40 mm in layers of 20 mm each by providing and applying with hand, single component shrinkage compensated prepacked thixotropic mortar of grade M40 and above, including all lead lift, mixing by addition of water only as per manufacturer's recommendation, levelling the surface, curing etc. complete. (Rate shall be including- cube test to be conducted for every 5 M.T. work done. 6 Nos. of sample required per test). Ensure the quality of water by testing water as per IS 456 and document the same. Ensure temperature at time of mixing should be between 25 to 40 degree Celsius by electronic temperature gauge.

Micro Mesh Jacketing: Providing and installing of Hard wire steel mesh over the RCC element in two or more layers as specified and grouting the same with high strength cementitious micro grout in thickness of 40 mm all-round the element thereby reinstating the damaged RCC element.

G: FRP COMPOSITE WRAPS & LAMINATES

Stablishing exact location of in-situ reinforcement, foundation bolts, insert plates in critical areas before repairs/Anchoring/Grouting/core cutting etc: 1) Conducting adequate Nos. of reinforcement scanning in grid pattern of 600 mm X 600 mm for the columns, beams & Slabs to detect the steel reinforcement/ Foundation bolts/inserts etc. in existing RCC elements by using Ground/Wall penetrating radar system comprising of three antennas for preparation of as built steel reinforcement drawings. The scope of work includes scanning RCC elements on site, preparation & submission of 3 D Images to locate in-situ elements. 2) Checking clear concrete cover at all above considered point by cover meter test. (Mode of Measurement: Per point comprising of scanning of element of size maximum: 600 X 600).

Providing and applying of FRP wrap system in the marked application area including required surface primer compatible with proposed FRP Wrap system and allowing it to cure as per manufacturer’s specification. The Fibre sheet is to be trimmed to the required length giving due consideration to end laps or projections, if any, as per working drawings and placing the same over an even layer of epoxy adhesive (Saturant) applied over concrete surface and saturating the same, removing of air voids with tamping roller, cutting of any loose threads, fibre, if any and applying second coat of saturant over the fabric sheet as per manufacturers specification, etc. complete. (Note: 150 mm end lap along the sheet length and 20 mm wide sheet to sheet lap to be paid extra, measurement per actual fibre sheet area shall be applied and not surface area of concrete surface). Conduct pull out test at minimum 3 locations after wrapping to ensure good bond.

Demarking the locations of FRP anchors on the newly wrapped RCC surfaces with proper spacing, drilling 12 mm dia and 75 to 100 mm deep holes, saturating the fixed end of FRP anchor with epoxy resin and inserting anchors in the holes, spreading and pasting the 8 FRP petals of anchor over the FRP with saturant, finishing, levelling with roller, etc. complete.

Glass fibre Anchor

Providing and applying the marked application area with surface primer compatible with proposed FRP cast in-situ laminate system and allowing it to cure as per manufacturer’s specifications. The Fibre is to be trimmed to the required length giving due consideration to end laps or projections if any as per working drawings and placing the same over an even layer of epoxy adhesive (Saturant) applied over concrete surface and saturating the same to form a continuous 125 mm wide and 1.2 mm thick 1200 GSM carbon laminate, removing of air voids with tamping roller, cutting of any loose threads, fibre, if any and applying second coat of saturant over the fabric sheet as per manufacturers specification, etc complete. Note: Single and continuous fibre sheet to be used for application and preparation of cast in situ laminate i.e., lapping not allowed.

Identifying the position of crack along the RCC element and highlighting the same. Cross drilling 14 mm dia and upto 200 mm deep holes at inclination of 30 to 45 degrees in opposite direction maintaining a spacing of 300 mm between them and inserting non corrosive 12 mm dia high tensile strength procured Carbon Fibre bars in the drilled holes, by saturating it using structural grade, non-sag, epoxy adhesive as per manufacturers specification levelling the surface etc complete. Note: Single and continuous FRP bar to be used for application across the crack.

H: Plastering

Providing and applying average 25mm thick plaster in two coats in cement mortar 1:4 for with ready mix Prepacked proportioned dry mix mortar, blended with PP fibres, waterproofing additives, on external surfaces including transporting of material, mixing, curing, etc. complete.

Providing and applying average 12-15 mm thick plaster in one coat in cement mortar 1:4 for with ready mix prepacked proportioned dry mix mortar, blended with PP fibres, waterproofing additives, on external surfaces including transporting of material, mixing, curing, etc. complete.

I: Painting

Providing & applying anti algalwater-based Elastomeric exterior wall finish on old as well as newly plastered surface including surface preparation, applying suitable wall Primer and application of two coats of paint by brush etc. complete. (Preferred makes: Asian paints, Berger, Truworth, Apurva or equivalent).

Providing and applying luxury emulsion paint with Teflon surface protector on internal wall surface including surface preparation by applying two coats of suitable wall primer, wall putty and two coats of paint by brush application etc. complete (Preferred makes: Asian paint and Berger.)

J: Miscellaneous Work

Providing and fixing of new Gypsum False Ceiling suspended false ceiling consisting of 12.5 mm thick Gypsum plaster board suspended on G.I. framework with staggered joints. G.I. framework to consist of G.I. perimeter channels 0.55 mm thick 20mm x 30mm along perimeter of false ceiling of ceiling, screw fixed to wall/partition with nylon sleeves and screws @ 600mm c/c. Suspending G.I. intermediate channels of size 0.9 mm thick 45 mm x 15 mm from the soffit at maximum distance 1220 mm c/c with ceiling angle 0.55 mm thick 25 mm x 10 mm fixed to soffit using proprietary supplied G.I. cleats and steel expansion fasteners. Rate quoted shall be inclusive of cost of providing support G.I. framework, T.W. Framework for receiving decorative light fixtures formed of perimeter channels for fixing light fixtures, AC grills/diffusers etc. Also, to provide concealed perimeter channel support as required to support modular grid ceiling sections at junction between Gyp board false ceiling and modular grid tile ceiling, complete as per directions & drawings of Architect. (1000 mm height from ceiling bottom RCC slab).

Re-fixing of existing steel false ceiling panel including providing and fabrication of G.I. framework to consist of G.I. perimeter channels 0.55 mm thick 20 mm x 30 mm along perimeter of false ceiling of ceiling, screw fixed to wall/partition with nylon sleeves and screws @ 600mm c/c. Suspending G.I. intermediate channels of size 0.9mm thick 45 mm x 15 mm from the soffit at maximum distance 1220mm c/c with ceiling angle 0.55 mm thick 25mm x 10mm fixed to soffit using proprietary supplied G.I. cleats and steel expansion fasteners etc. complete as per the directions of Engineer-in-Charge.

Providing, fabricating, erecting lay-in type tegular/ drop type mineral fibre board false Ceiling of 600 mm X 600 mm grid as per the following specification. The approved brands are ARMSTRONG / NITTOBO / SAINT GOBAIN. The Following specifications are the minimum and bidders may quote for the equivalent or better specifications:

a). The grid system having 600 mm X 600 mm or part there of wherever necessary, shall be made using hot dipped galvanized steel section, exposed surface chemically cleaned capping prefinished in backed polyester paint, main Tee of size 14 x 38 x 0.33 mm at every 1200 mm c/c max and rotary stitched cross tee of size 14 x 38 x 0.33mm at every 600 mm c/c and 14 x22 x 0.457 mm wall angle all-round the wall to from grid size of 600 x 600 mm. The suspension system shall have 4mm dia pre-straightened Gl rods which are in turn supported from real ceiling using 6mm size anchor bolts, connected with adjustable Hanger clips / J bolts and other accessories as per the manufacturers specifications. The T Sections have a galvanizing of 120 grams per M2 & passed though for 500 hrs of salt test. b). The tiles / panel shall be of prima fine fissured Microlook tegular of ARMSTRONG of Fine Fissured High NRC (Narrow reveal) edge Tiles of Saint Gobain Mineral Fibre Acoustic Ceiling Tiles of Size 600 x 600 x 18 mm thick over the formed grid, in module size of 600 mm x 600 mm x 18 mm Thick. c) .The item shall include the cost of additional Tee or L supports & other accessories near the ends/odd size edges/corners, making necessary openings for electrical light fittings, fire alarm detectors and any other fixtures. No extra payment shall be made for making openings in the panels/grid for the purpose of light fittings. and any other include all the taxes, transportation, erection, loading & unloading and any other incidental expenditure that may be required to be spent in completing the work in totality as per above specifications. The tiles removed to place light fitting shall be handed over to bank's custody and there may not be any deduction for light fittings area.

Providing & fixing of 36/40W, 600 x 600 mm LED Panel down light at false ceiling. Make: Philips/Syska or equivalent

Providing and Applying Plaster of Paris punning of average thickness 12 mm to existing walls and column surfaces in true level and plumb complete as directed.

Providing and fixing of wooden wall/pillar/beam panelling a top of the existing wooden frame with 12 mm thick ISI marked marine plywood including fixing of ply supporting frame made out 2 feet x 2 feet with first class teak wood 2"x1" as per existing designed frame, all screws, fevicol and other accessories and laminate 1 mm thick, Greenlam code of 108 for the cladding with approved adhesive etc complete. Colour of lamination should be matching with the existing panelling work. Make of Plywood: century/Green.

Re-fixing of existing table and cupboard after completion of work (Measurement as per table/cup board top side measurement only).

Covering of existing working space to protect it from dust by 6 mm plywood and removing it after completion of the work.

Providing and fixing working platform at height of 10 feet or as directed by Engineer-in-Charge so as to protect the below working space area. The platform to be created with structural steel, MS pipes and wooden planks or 19 mm ply board to create false floor and covering up complete platform cover with nylon dust net as required. Removing it after completion of the work, cleaning the area etc complete.

Re-fixing of existing lights and fittings at false ceiling including all support from slab, fastener, screw and other associated accessories & cabling etc., light details are given below:

K: ACP Cladding

Providing and fixing of 4mm thick ACP cladding (Aluminium glazed doors + Fixed Panels) as matching with existing building ACP cladding. ACP panels shall mechanically fixed on Aluminium structure with necessary fixing arrangement. Rate shall be inclusive of aluminium frame work, Aluminium/MS brackets, SS screws, SS nut bolts etc. complete with necessary fitting and fixtures, ACP panel to be fixed over aluminium frame work of non-anodized aluminium rectangular hollow sections as approved by the Engineer-in-Charge and to be placed @ 2' 0" apart in both vertical and horizontal direction using cleats, screws clamps, rawl plugs etc. The joints of ACP shall be finished with silicon based weather proof sealant. The rate therefore shall include for all labour, materials, hardware.

L: Toilet renovation and plumbing work

Providing and fixing of plywood shutter below washbasin counter platform including shutter frame etc. complete as required. The shutter shall be made with 19 mm thick ISI approved marine plywood of century/green ply make. Shutter frame shall be made out of first class teak wood of size 3"X1". Each shutter shall be finished on both side with matching colour 1 mm sun mica lamination and with SS hinges, SS screw, brass/steel handle, magnetic catcher etc.

Providing and fixing Ist quality ceramic glazed wall tiles of size 300 x 200 mm conforming to IS: 15622 (thickness to be specified by the manufacturer), of approved make, in all colours, shades except burgundy, bottle green, black of any size as approved by Engineer-in-Charge, in skirting, risers of steps and dados, over 12 mm thick bed of cement mortar 1:3 (1 cement : 3 coarse sand) and jointing with grey cement slurry @ 3.3 kg per sqm, including pointing in white cement mixed with pigment of matching shade complete. Make: Kajaria or equivalent IS standard.

Providing and laying Ceramic glazed (anti-skid) floor tiles of size 300x300 mm (thickness to be specified by the manufacturer) of 1st quality conforming to IS : 15622 of approved make in colours such as White, Ivory, Grey, Fume Red Brown, laid on 20 mm thick cement mortar 1:4 (1 Cement : 4 Coarse sand), including pointing the joints with white cement and matching pigment etc. complete. Make: Kajaria or equivalent IS standard.

Providing and fixing of Brickbat waterproofing with IPS finish and mixing an integral waterproofing compound admixture @ 100 gms per bag of cement (Product: Plastocrete Plus of SIKA or Equivalent).

Providing and fixing of wall mounted white EWC of CERA brand model No-"2045 Coupe" with soft close seat cover white model no "2345" with outlet/Inlet Gasket. Make: CERA or equivalent IS standard.

Providing and fixing white vitreous china valve auto closing system operated urinal of approx. size 355X345X535 having water inlet from back side, including fixing to wall with suitable brackets all as per manufacturers specification and direction of Engineer-in-charge. Make- Hindware/Jaquar or equivalent IS standard.

Providing and fixing of electronic flushing control for urinal pot with stainless steel plate and satin finish including Solenoid Valve with electrical operated AC 230V/50Hz, Make and model No.: UTEC Systems (UT- 10A) or equivalent.

Providing & Fixing Counter top wash basin with wall mounted sensor pillar cock, Bottle Trap, waste coupling, Angle cock and PVC connector.
