Section A - 1 ENABLING WORK Steel Scaffolding : Providing and fixing double scaffolding system (H Frame type) on the exterior side of building/structure, up to 25 meter height, above ground level, including additional rows of scaffolding in stepped manner as per requirement of site, made with 40mm dia M.S. tube, placed 1.5 meter center to center, horizontal & vertical tubes joint with cup & lock system with M.S. Tubes, M.S. tube challis, M.S. clamps and staircase system in the scaffolding for working platform etc. and maintaining it in a serviceable condition for execution of work of cleaning and/ or pointing and/ or applying chemical and removing it thereafter. The scaffolding system shall be stiffened with bracings, runners, connecting with the building etc., wherever required, if feasible, for inspection of work at required locations with essential safety features for the workmen etc., complete as per directions and approval of Engineer-in-charge. Note:- (1) The elevational area of the scaffolding shall be measured for payment purpose. (2) The payment will be made once only for execution of all items for such works. the works will be considered as each phase separately..
Bamboo Scaffolding : Providing and fixing Bamboo Scaffolds along the walls/within the roof for all kinds of work, securely fixed in position with rope or wire, including rentals; if any, labor foe loading, unloading, erection, dismantling and transport etc.
Steel Propping to false ceiling : Providing and fixing steel props inside the rooms, up to 5 meter height to support the false ceiling including wooden batten at top as per requirement of site, made with 40mm dia M.S. tube, placed 1.5 meter center to center, horizontal & vertical tubes joint with cup & lock system with M.S. Tubes, M.S. tube challis, M.S. clamps etc all complete to the satisfection of the engineer in charge.
Floor Protection : Providing, laying of PVC Floor Protection Sheet of 5 mm thick over the floor as specified and as directed, to enable other agencies to carry out their works if necessary, including all materials, labor, etc., complete. Cost to include removing the same after completion of works.
Net Covering : Providing and Installing vertical safety/protection net all around the building scaffolding including all temporary support, tying, bracing, etc. all complete. These net should be green color, polypropylene net with mesh size between 4mm to 25mm.
Section II - 1 DISMANTLING WORK Removal of Mangalore tiles with batten and Valley Gutter : Carefully removing the existing Mangalore roof tiles including wooden batten and sheet of the valley gutter from the roof and storing the serviceable and non serviceable material seperatly within the site primices and as directed by the Engineer in charge etc complete.
Removal of False ceiling plank : Carefully removing the existing False ceiling planking (timber/ply) from the roof and storing the same within the site premises. As directed by the Engineer in charge etc complete.
Removal of POP/AC Sheet false ceiling : Carefully removing the existing POP/AC Sheet False ceiling from the roof and storing the same within the site premises. As directed by the Engineer in charge etc complete.
Removal of Vegetation : Removal of plants/fichus growth and application of specified biocide treatment that would not damage masonry and removal from fixings and nails embedded in the plaster and masonry of the external masonry walls and making good with lime mortar as required and anti – algae treatment by gentle scraping and application of specified anti - fungal formulations under the supervision of the architect / EIC. Upto height 1.5 ft.
Removal of Masonry wall : Demolishing stone/brick work manually/ by mechanical means including stacking of serviceable material and disposal of unserviceable material upto all leads and lifts as per direction of Engineer-in-charge.
Plaster removal : Dismantling old plaster or skirting raking out joints and cleaning the surface for plaster including disposal of rubbish to the dumping ground upto all leads and lifts as directed by the Engineer In Charge. Upto 50 mm thickness. For restoration and conservation purpose.
Window Removal : Carefully taking down wooden window frames and shutters (min. 2 sqm), numbering them with respect to there location and stacking at clean and dry place near the site. And if required disposing of the same upto all leads and lift as per direction of Engineer-in-charge.
Door Removal : Carefully taking down wooden Door frames and shutters (min. 2.5 sqm), numbering them with respect to there location and stacking at clean and dry place near the site. And if required disposing of the same upto all leads and lift as per direction of Engineer-in-charge.
Removal of facia board : Dismantling the roof facia board etc. and storing the servicable and non serviceable facia board within the site primeses. The work also include involve removal of all residual nails etc complete to the satisfaction of the engineer in charge.
Removal of Rain water gutter & Down take pipes : Dismantling of all rain water gutter and donwtake carefully from the existing roof and wall carefully without damaging the structure attached. The work include removal of all clamps, fitting etc and storing the same on site as directed by engineering in charge. As per existing condition on site.
Removal of Structural Wood (Rafter, Purlins and Trusses, Wooden post) : Dismantling of structural wood in part of full from rafter, tie, purlins, post etc. by cutting manually or by machincal means, lifting and shifting from the roof to the designated place on site as specficed by the engineer in charge.
Removal of Lighthing arrester : Dismantling of lighting arrester carefully from the existing roof/wall carefully without damaging the structure attached. The work include removal of all clamps, fitting etc and storing the same on site as directed by engineering in charge.
Removal of services lines : Dismantling all electrical, plumbing, HVAC lines , fitting and fixtures from the existing roof/wall carefully without damaging the structure attached. The work include removal of all clamps, fitting etc and storing the same on site as directed by engineering in charge.
Carting Away : Carting away all non services materials, rabbit and rubbish outside the premises and disposing the same to the designated place specified by the local authority. The work includes all transporation too and fro from site fuel, drivers etc all complete to the satisfaction of engineer in charge.
SECTION - III TESTING OF STRUCTURE WOOD TESTING : Carrying out the below mentioned test on the wood samples to the work, include transportation, lifting, siffting all complete to satifaction of EIC. Compressive test along the grains.

SECTION B SECTION - I ROOFING WORK Mangalore Tiles : Providing & fixing on roof pressed clay tile (Mangalore tile with class "AA" tiles) of 20 mm nominal thickness and of approved size and as per approved pattern on wooden batten frame work complete including ridge batten etc. all complete.
Ridge tiles : Providing and fixing Mangalore tile ridge and hip tiles of class 'AA' pointing with coloured cement mortar and curing etc. complete.
G I Sheet : Providing and fixing color coated Zincalume ( R ) AZ150 ( min150 gms/sq.mt. total on each side ) profiled sheets for roofing. The feed material is manufactured out of nominal 0.45 mm Base Metal Thickness ( BMT ) (0.5 mm TCT ), HI strength steel with min.550 MPa yield strength, metallic hot dip coated with AluminiumZinc alloy (55% aluminum 43.4% zinc 1.6% silicon) with COLORBOND ( R ) steel quality super durable polyester paint coat ( with inorganic pigment). The paint shall have a total coating thickness of nominal 35 um, comprising of nominal 25 um exterior coat on top surface and nominal 10 um reverse coat on back surface. Profile sheet shall have nom. 950-1050 mm effective cover width and nominal 25-30 mm deep ribs with subtle square fluting in the five pan at nominal 180-250 mm center to center The end rib shall be designed for ant capillary groove. & return leg. The feed material should have coil manufacturers product details marked a regular interval. Including fasteners with min. fastened with min. 25 um ZincTin alloy coated, Hex head, self drilling screw etc. complete. (weight of profile 4.52 kg/sqm). MAKE: TATA, JSW Thickness : not less than .5
Rain water gutter eaves: Providing and fixing 150mm wide, 450mm overall semi-circular plain G.S. sheet gutter with iron brackets 40x3 mm size, bolts, nuts and washers etc., including making necessary connections with rain water pipes complete. 0.80 mm thick with zinc coating not less than 275 gm/m²
Rain water Valley gutter : Providing and fixing 1000 mm wide plain G.S. sheet valley gutter with iron brackets 40x3 mm size, bolts, nuts and washers etc., including making necessary connections with rain water pipes complete. 0.80 mm thick with zinc coating not less than 275 gm/m²
Rain water downtake : Providing and fixing Chlorinated Polyvinyl Chloride (CPVC) pipes, finish as approved by Architect/EIC, having thermal stability for hot & cold water supply, including all CPVC plain & brass threaded fittings, including fixing the pipe with clamps at 1.00 m spacing. This includes jointing of pipes & fittings with one step CPVC solvent cement and testing of joints complete as per direction of Engineer in Charge. Internal work - Exposed on wall 150 mm nominal outer dia Pipes.
Providing and fixing C.P. Teak wood battens of size 50mm X 25mm for Mangalore tile roof work including providing 1 coat of Black Japan on all sides, fixing with SS screws (304) or brass screws as directed by the EIC/Architect etc. complete.
Lead Flashing : Providing and laying lead flashing of best quality of minimum 400 mm or more width as required and 1.5 mm thick in rolled section or in strips which ever is available in market for valley gutters and in both roof and parapet including proper fixing, cutting sheet with machinery in required width, length and shape etc. complete. The item to include providing for overlap joints incase of the total width of valley gutter is more than the width of the availale lead sheet.
Wooden Eaves Board : Providing and fixing eaves board 250-300 mm wide and 25mm thick well seasoned CP teakwood without knots or cracks, in design matching to existing eavesboard/as directed by architect, etc. complete.
Wooden boarding : Providing and fixing T W boarding 35mm thick well seasoned CP teakwood without knots or cracks, in design matching to existing plank as directed by architect, etc. complete.
Wood surface cleaning : Carefully manually scrapping of various layers of paint from the surface of wooden members (posts, beams, trusses, joists, boarding, etc) without damaging the parent surface, finishing, stacking as necessary, etc. complete as directed by EIC/Architect.
SECTION - II ANTI TERMITE WORK From Walls : Filling with termicide solutions and Sealing with white cement. Base of the masonry walls (INTERNAL): Termicide solution chemical barrier as per I.S. Specifications would be created for the termites in the soil. To stop and prevent the movement of termites from the ground.
Booster Termicide Spray of anti termite solution to the surface of walls at brick level.
Booster Termicide Spray of anti termite solution to the surface on the walls after putting new plaster.
Timber Treatment: All timber/Plywood items will be treated twice by petroleum based termicide solution. First when the ply and timber arrive at the site and second when the treated ply & Timber gets converted into cabinet or boxes etc.
Also old timber and wooden logs need to be soaked in termicide solution tank for the period of 2 hrs.
SECTION - III FALSE CEILING Gypsum false ceiling : Providing & fixing false ceiling at all heights with GRG (Glass Fibre Reinforced Gypsum) false ceiling tiles of Size 595x595 mm of approved texture, design and patterns having moisture content less than 2%, humidity resistance of 99%, NRC0.50 to 0.75 as per IS 8225:1987, Non combustible as per BS 476 (part 4)-1970 and light reflectance of 85% (minimum) to be laid in true horizontal level suspended on inter-locking metal T-Grid of hot dipped galvanised iron section of 0.33mm thick (galvanized @ 120 grams per sqm including both sides) comprising of main-T runners of size 15x32 mm of length 3000 mm, cross - T of size 15x32 mm of length 1200 mm and secondary intermediate cross-T of size 15x32 mm of length 600mm to form grid module of size 600 x 600 mm, suspended from ceiling using galvanised mild steel items (galvanizing @ 80 grams per sqm) i.e. 50 mm long, 8 mm outer diameter M-6 dash fasteners, 6 mm dia fully threaded hanger rod upto 1000 mm length and L-shape level adjuster of size 85x25x2 mm. Galvanised iron perimeter wall angle of size 24x24x0.40 mm of length 3000 mm to be fixed on periphery wall / partition with the help of plastic rawl plugs at 450 mm center to center and 40 mm long dry wall wood screws. The work shall be carried out as per specifications, drawing and as per directions of the Engineer-in-Charge
Plywood board false ceiling : Providing and fixing false ceiling at all height including providing and fixing of frame work made of special sections, power pressed from M.S. sheets and galvanized with zinc coating of 120 gms/sqm (both side inclusive) as per IS : 277 and consisting of angle cleats of size 25 mm wide x 1.6 mm thick with flanges of 27 mm and 37mm, at 1200 mm centre to centre, one flange fixed to the ceiling with dash fastener 12.5 mm dia x 50mm long with 6mm dia bolts, other flange of cleat fixed to the angle hangers of 25x10x0.50 mm of required length with nuts & bolts of required size and other end of angle hanger fixed with intermediate G.I. channels 45x15x0.9 mm running at the spacing of 1200 mm centre to centre, to which the ceiling section 0.5 mm thick bottom wedge of 80 mm with tapered flanges of 26 mm each having lips of 10.5 mm, at 450 mm centre to centre, shall be fixed in a direction perpendicular to G.I. intermediate channel with connecting clips made out of 2.64 mm dia x 230 mm long G.I. wire at every junction, including fixing perimeter channels 0.5 mm thick 27 mm high having flanges of 20 mm and 30 mm long, the perimeter of ceiling fixed to wall/partition with the help of rawl plugs at 450 mm centre, with 25mm long dry wall screws @ 230 mm interval, including fixing of gypsum board to ceiling section and perimeter channel with the help of dry wall screws of size 3.5 x 25 mm at 230 mm c/c, including jointing and finishing to a flush finish of tapered and square edges of the board with recomme-nded jointing compound, jointing tapes , finishing with jointing compound in 3 layers covering upto 150 mm on both sides of joint and two coats of primer suitable for board, all as per manufacturer’s specification and also including the cost of making openings for light fittings, grills, diffusers, cutouts made with frame of perimeter channels suitably fixed, all complete as per drawings, specification and direction of the Engineer in Charge but excluding the cost of painting but inlcuding cost of 12.5 mm thick marine ply - prelaminated board as per Engineer - in- Charge? architects istructions.
Wooden False Ceiling : Providing and fixing 200mm wide and 20mm thick C Teak wood false ceiling including ss screw, scaffolding etc included complete to the satisfaction of engineer in charge/Architect etc.
SECTION - IV STRUCTURAL STEEL & WOOD WORK Structural Steel Work : Providing, supplying, straightening, cutting, fabricating, welding, bolting, erecting, etc. structural steel members in built up or single section of any standard for roof trusses including insert plates, stitch plates, brackets, purlins, ventilation screens, strengthening plates etc. as per details and drawings including providing 3 coats of approved make and shade enamel paint on one coat of red oxide primer etc. complete.
Structural Wood Work (Trusses / Post / Rafter / Purlin / Joist) : Providing and Fixing old seasoned teak wood for common rafters, purlins & purlin cheats, hip rafters, jack rafters, ridges, wall plates, post plates & posts for roofing work etc. complete.
New woodwork - Frames for windows and shutters : Providing wood work in frames of doors, windows, clerestory windows and other frames, wrought framed and fixed in position with hold fast lugs or with dash fasteners of required dia & length (hold fast lugs or dash fastener shall be paid for separately).Second class teak wood.
Salvage wood work - Shutter for Doors : Making and fixing plain, solid, straight shutter in BTC well seasoned, to be worked from the solid in two or more sections, dowelled and keyed with double headed hard woods keys wrougth put together with glue pinned at joints and fixed with 12mm dia dash true blot, provided with architrave in wood all as directed by EIC/ Architect etc.
New woodwork - shutter for windows : Making and fixing plain, solid, straight shutter frames in BTC well seasoned, to be worked from the solid in two or more sections, dowelled and keyed with double headed hard woods keys wrougth put together with glue pinned at joints and fixed with 12mm dia dash true blot, provided with architrave in wood all as directed by EIC/ Architect etc.
Wooden ceiling refixing : Refixing existing wooden ceiling matching to the existing design and finish, etc. complete.
Salvage wood work : Use of wood salvaged from the site/specific items from roof/superstructure shall be measured as labor charges only, cleaning, scrapping, anti termite, etc shall done before reuse to match to the required size and design as per EIC/Architects including adding extra 10% new wood wherever required.
SECTION - V SUPERSTRUCTURE WORK New Brick Masonry : Brick work using common burnt clay building bricks having crushing strength not less than 35 kg./Sq.Cm. in foundation and plinth in Lime Mortar 1: 2 (1- Lime putty : 2 -fine sand).
New Stone Masonry : White Stone Bela mesonry block in course in superstructure with stone of approved quality in Lime Mortar 1:1.5 (1-Lime putty : 1.5- finesand) including packing the joints etc. complete.
Windows Refixing : Refixing existing windows panels and frames to its original location as directed by EIC, by checking alignment,closing of panels, using existing hardware as necessary, etc. complete.
Door Refixing : Refixing existing door panels and frames to its original location as directed by EIC, by checking alignment,closing of panels, using existing hardware as necessary, etc. complete.
SECTION - VI PLASTER & PAINTING WORK Lime Plaster : Providing and aplying 25 to 40mm thick lime plaster in base coat in river sand and second coat in silica, final coat in lime putty (Lime +Sand +Jiggery + bale fruit + Linseed oil) in proportion (1:1:2:4 one part molasis, 1 part brick powder, 2 part lime and 4 part sand) in plain finish to stone, brick wall, including slacking of lime to not less then 1 days, preparing jiggery slurry, bale fruit, racking on joints up to 10mm thick including double sccafolding complete satisfaction to EIC / Architect
Painting - Surface Preparation : Providing and applying white cement based putty of average thickness 1 mm, of approved brand and manufacturer, over the plastered wall surface to prepare the surface even and smooth complete.
Painting - Walls : Finishing with Deluxe Multi surface paint system for interiors and exteriors using Primer as per manufacturers specifications : Two or more coats applied on walls @ 1.25 ltr/10 sqm over and including one coat of Special primer applied @ 0.75 ltr / 10 sqm
External Paint : Finishing walls with Premium Acrylic Smooth exterior paint (Apex Ash) with Silicone additives of required shade : New work (Two or more coats applied @ 1.43 ltr/ 10 sqm over and including priming coat of exterior primer applied @ 2.20 kg/ 10 sqm)
Whitewash : Providing and applying three & more coats of white/colour wash on walls & ceilings at all heights including- cleaning dust etc and applying best quality of fresh fat lime mixed in with stainers, DDL fevicol and other binding agents as recommended after overnight slaking of lime in water, thorough mixing and doubly filtering the lime solution through complete satisfaction to EIC/Architect
SECTION - VII WOOD FINISHES Black Japan : Providing and applying Japan Black paint from approved manufacturer and brand in two coat over the cleaned wooden surface including base preparations. The work includes all labor, materials, tools and tackles and at any height. All complete to the satisfection of the engineer in charge.
Wood finishes Paint : Painting wood work with Deluxe Multi Surface Paint of required shade. Two or more coat applied @ 0.90 ltr/10 sqm over an under coat of primer applied @0.75 ltr/ 10 sqm of approved brand and manufacture.
Wood finishes coating : Applying atleast 3 coats of approved colour of polishing to door and windows shutters and frames etc all complete to the satisfection of Architect/EIC. French Polish
Exterior Touch Wood : Providing and applying two coats of touch wood –exterior Polyurethane (PU) of approved make and brand, wet of dry surface application. The application can be done with brush or spray painting. Include preparation of surface by thoroughly cleaning oil, dirt and other foreign matter, sand papering the surface smooth etc. complete. Providing for scaffolding where ever necessary.
Wacker on Manglore Tiles : Application of high quality wacker SMK 1311 Solvent free silicone water repellent coating impregnating on the Monglore tiles by spray. The dilution with water should be done in a ratio of 1:14 ie 1 part od solution and 14 parts of wacker 1311 solution. The dilution should be applied in 2 or 3coats, wet on wet surface. The dilution should be applied either with brush or by spray. The application should be done after surface is prepared for it. The contractor is to adhere to manufacturer’s specification.
SECTION - VIII LIGHTNING ARRESTER Air Termination (CONVENTIONAL SYSTEM) : Supply, Installation, Testing and commissioning of Air terminal as follows: Cost inclusive of all accessories like base mounting support of required air terminal. Pipe Length: 1000 to 1200 mm Pipe Diameter: 25 to 30 mm Number of Spikes: 5 nos. Maximum Current: 100 / 200 kA Voltage Rating: 55 kV Material : Copper / Brass (market rate)
Horizontal Roof conductor: At Terrace level: Supply, Installation, Testing and commissioning of Horizontal Roof conductor along with grid on terrace top of Diff Strip with necessary fixing clamps suitable for wall mounting at every 1mtr. with G.I. / Aluminum Square Tape Clamp for Cross connection, L type, T connection and should be tested for electrical resistivity test, Tensile strength, Environmental Test (salt spray & humidity test). Cost should be inclusive of all other required parts/equipments. 25 x 3 mm Al. Strip
Vertical Conductor / Ring Conductor : At Façade level: Supply, Installation, Testing and commissioning of Vertical conductor with ring conductor out side the building . Strip with necessary fixing clamps suitable for wall mounting at every 1mtr. with G.I. / Aluminum Square Tape Clamp for Cross connection, L type, T connection and should be tested for electrical resistivity test, Tensile strength, Environmental Test (salt spray & humidity test). Cost should be inclusive of all other required parts/equipments. 3 mm Al. Strip
Earthing System : GI Plate earthing station Providing and laying of 600 x 600 x 6.3 mm thick GI plate electrode, with 2 nos. 50 X 6 mm GI strips from earth plate electrode to inspection chamber, 50 mm dia medium class GI pipe, CI funnel with 20 gauge GI wire mesh, masonry chamber 300 X 300 mm with concrete base CI manhole cover with frame painted with bitumastic paint and packing with mixture of charcoal and common salt around plate electrode including digging of pit upto permanent moisture level but not less than 3 meters and back filling as required.
