Preliminaries

Removing all items from areas which are to be taken up for demolition which includes but not limited to offices, toilets, bussing gates, BMA, BBA area, plant and equipment's rooms, BHS support offices etc. Items including but not limited to fixed and movable furniture, seating, office equipment's, storage cabinets, electrical and IT fittings, toilet fixtures and fittings, toilet accessories (drinking water fountain, hand dryer, tissue dispenser, soap dispenser, mirrors etc.), plumbing equipment's, post mounted fixtures, toilet partitions, cubicle enclosures, office low height partition, signages floor mounted, Fire extinguisher, AED, accessories etc. fitted on wall, floor and ceiling shall be carefully removed and stored away before taking up the physical demolition works as per instruction by BIAL Representative. The dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Removal of concrete

Demolishing cement concrete/ screed of various thicknesses manually or by mechanical means including the embedded items with care ensuring no damage to the base structural slab. The dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Demolishing R.C.C. work manually or by mechanical means including cutting of all reinforcement bar and embedded protection angles and other fittings etc. with care ensuring no damage to the surrounding area.The dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Demolishing brick/concrete block/ partitions work + plaster manually or by mechanical means including concrete bands, stub columns, lintels sills and other elements etc. The dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Removal of Internal Glass partitions of varying height including door/openings- along with the supporting structure to be removed, protected with necessary packing, stacked and deposited at BIAL store

Dry wall - Removal of dry wall partitions of varying thickness including but not limited to removal of supporting structure, partition accessories, supports, and partition boards including all fixings and fixtures etc.

Removal of Internal Glass partitions of varying height up to 4m height including door/openings- along with the supporting structure to be removed, protected with necessary packing, stacked and deposited at BIAL store

Façade - Removal of façade glass, cladding material, accessories etc. along with supporting structure without breaking or damaging the nearby areas/ façade/ property .

Façade - Removal of canopy material above automatic sliding doors with light fixtures and CCTV cameras in coordination with the concerned utility/ facility department etc. .

Internal cladding: Removal of internal cladding with High Pressure laminate with all supporting structure including the ply back support without damaging the adjacent area. All the clips and other fixing accessories to be removed from the HPL boards before packing with approved necessary protection material and depositing at BIAL store.

Internal cladding: Removal of internal cladding with colour back glass / lacquered glass with all supporting structure without damaging the adjacent areas, packing with approved necessary protection material and depositing at BIAL store.

Internal cladding: Removal of internal cladding with stone and other materials with all supporting structure without damaging the adjacent areas, packing with approved necessary protection material and depositing at BIAL store.

Dismantling doors, windows and clerestory windows (steel or wood) shutter including chowkhats, architrave, holdfasts etc. complete as per instructions of BIAL Representative and packing with approved necessary protection material and depositing at BIAL store. The dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Of area 3 sq. metres and below

Of area beyond 3 sq. metres

Automatic sliding doors of all types complete as per instructions of BIAL Representative. Contractor shall take the support of the OEM , same has to be done in coordination with power , access control etc. for such removal works so that none of the component is damaged in the process. The dismantled doors should be packed with approved necessary protection material and deposited at BIAL store

Dismantling tile work in floors laid in cement mortar including screed till structure slab, floor raceway, floor traps, MEPF fixtures in the flooring, etc. The dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Removal of tiles of varying thickness including adhesive and screed mortar of varying depth (up to 150mm) till structural slab as per the direction of BIAL Representative

Dismantling stone slab flooring of varying thickness of 20mm to 30mm including adhesive and screed mortar of varying depth (up to 150mm) till structural slab as per the direction of BIAL Representative including stacking of serviceable material in designated BIAL storage. Care shall be taken to remove items like granite with care so that it can be salvaged.

Dismantling and removal of raised access flooring along with the supporting structures, fixtures etc, stacked and deposited at BIAL store.

Railings Removal to include the dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Removal of SS/MS skirt rail from FOH/BMA area etc, stacked and deposited at BIAL store.

Removal of stainless steel skirting including the plywood backing and accessories etc, stacked and deposited at BIAL store.

Dismantling false ceiling works including removal of various ceiling types, fixtures and fittings installed, and removal of sub frame materials etc. incoordination with MEPF materials Including storing and stacking the material in storage for future use. Disposing of any material shall be as per directions of BIAL Representative. The dismantled material further to be Segregated and stored at BIAL identified location at landside within airport premises with lead of 6kms.

Dismantling, removing all types of gypsum,Metal,Mineral fiber ceiling including its primary and secondary structural supports in coordination with the removal of other ceiling supported MEP accessories.

Dismantling and removal of all existing MEP services above false ceiling, including electrical, HVAC, plumbing, fire fighting systems, supports, hangers, loading, transportation, and disposal of debris, complete as directed by the Engineer.

Removal of MS crash guards / Railing from BMA area etc, stacked and deposited at BIAL store.

Providing and fixing SS bollards made of SS 150 mm pipe of 316 Grade Steel round shaped with 3mm thick top plate fixed on to the existing flooring with SS base plate of 250x250x10mm and anchored with M12x150mm length SS anchors .The bollard height of 750mm X150mm dia. The bollards to be filled with M25 concrete including reinforcement. Including all the fabrication, lead lift and finished installation. (Ref of bollard image attached below).

Finishing Works

Providing and Applying 11mm thick Gypsum Plaster conforming to I.S.2547 (Part II)1976 internally in a single coat as per manufacturer's specification to masonry, jamb plaster, and RCC wall surface as per manufacturer specification finished smooth including hacking the surfaces, electrical conduit chasing surfaces, surface finish shall be in right angle and plumb, bonding agent of approved make on rcc surface before applying gypsum plaster, scaffolding, curing, making grooves, making edges of electrical box, fan boxes to true line and level ,corner profile, complete as per design and drawing. The rate is inclusive of providing and fixing fibre mesh in junction RCC and brick / AAC Block walls for gypsum plaster works. The surface finish of completed operation shall be absolutely free from any cracks , undulation , and shall be smooth equivalent to POP surface finish ready to receive Paint. The item rate also includes repairs till handover. Note: 1) Mixing to be carried out by mechanical / electrical stirrer only. 2) Physical and chemical tests of Gypsum shall be carried out for the first lot as per IS 2542, 2547 (latest revision) & as directed by BIAL representative

Emulsion Paint- Providing and Finishing walls with 100% Premium acrylic emulsion paint having VOC less than 50 gm/litre and UV resistance as per IS 15489:2004, Alkali & fungal resistance, dirt resistance required shade (Company Depot Tinted) with silicon additives including two coats of putty, necessary primer and two or more coat of final finish paint.

Celling

Gypsum Board Ceiling- providing and fixing false ceiling at all height including providing and fixing of frame work made of special sections, power pressed from M.S. sheets and galvanized with zinc coating of 120 gms/Sqm (both side inclusive) as per IS : 277 and consisting of angle cleats of size 25 mm wide x 1.6 mm thick with flanges of 27 mm and 37mm, at 1200 mm centre to centre, one flange fixed to the ceiling with dash fastener 12.5 mm Dia x 50mm long with 6mm Dia bolts, other flange of cleat fixed to the angle hangers of 25x10x0.50 mm of required length with nuts & bolts of required size and other end of angle hanger fixed with intermediate G.I. channels 45x15x0.9 mm running at the spacing of 1200 mm centre to centre, to which the ceiling section 0.5 mm thick bottom wedge of 80 mm with tapered flanges of 26 mm each having lips of 10.5 mm, at 450 mm centre to centre, shall be fixed in a direction perpendicular to G.I. intermediate channel with connecting clips made out of 2.64 mm Dia x 230 mm long G.I. wire at every junction, including fixing perimeter channels 0.5 mm thick 27 mm high having flanges of 20 mm and 30 mm long, the perimeter of ceiling fixed to wall/partition with the help of rawl plugs at 450 mm centre, with 25mm long dry wall screws @ 230 mm interval, including fixing of gypsum board to ceiling section and perimeter channel with the help of dry wall screws of size 3.5 x 25 mm at 230 mm c/c, including jointing and finishing to a flush finish of tapered and square edges of the board with recommended jointing compound , jointing tapes , finishing with jointing compound in 3 layers covering up to 150 mm on both sides of joint and two coats of primer suitable for board, all as per manufacturer's specification and also including the cost of making openings for light fittings, grills, diffusers, cutouts made with frame of perimeter channels suitably fixed, all complete as per drawings, specification and direction of the BIAL Representative but excluding the cost of painting with 12.5 mm thick tapered edge gypsum plain board conforming to IS: 2095- (Part I) :2011 (Board with BIS certification marks)

Standard Perforated Aluminium Ceiling 600 x 600 mm (nominal) 0.7mm thick planks with closed joints and Metal Suspension System. -Providing and fixing Al Clip in Metal Ceiling System of 600x600 mm module which includes providing and fixing 'C' wall angle of size 20x30x20 mm made of 0.5 mm thick pre painted steel along the perimeter of the room with help of nylon sleeves and wooden screws at 300 mm centre to centre, suspending the main C carrier of size 10x38x10 mm made of G.I steel 0.7 mm thick from the soffit with help of soffit cleat 37x27x25x1.6 mm, rawl plugs of size 38x12 mm and C carrier suspension clip and main carrier bracket at 1000 mm c/c. Inverted triangle shaped Spring Tee having height of 24 mm and width of 34 mm made of Gl steel 0.45 mm thick is then fixed to the main C carrier and in direction perpendicular to it at 600 mm centres with help of suspension brackets. Wherever the main C carrier and spring T have to join, C carrier and spring T connectors have to be used. All sections to be galvanized @ 120 gms/Sqm (both side inclusive), fixing with clip in tiles into spring T with : Al Metal Ceiling Clip in plain Bevelled edge global white color tiles of size 600x600 and 0.7 mm thick with 25 mm height, made of Aluminum sheet having galvanizing of 100 gms/ Sqm (both sides inclusive) and 20% perforation area with 1.8 mm Dia holes and having NRC of 0.5, electro statically polyester powder coated of thickness 60 microns (minimum), including factory painted after bending and perforationl

Flooring

Matt finish Vitrified Floor Tiles -Providing and laying matt finished, vitrified floor tiles in floor in different sizes as per drawing or 600 X600 X12mm thick with water absorption less than 0.08% and conforming to IS:15622, of approved brand & manufacturer, in all colours and shade, laid on 12mm to 20 mm thick cement mortar 1:4 (1 cement: 4 coarse sand) jointing with grey cement slurry @3.3 kg/Sqm including grouting the joints with white cement and matching pigments etc. The tiles must be cut with the zero chipping diamond cutter only . Laying of tiles will be done with the notch trowel, plier, wedge, clips of required thickness, levelling system and rubber mallet for placing the tiles gently and easily. Rate included the cost of grouting the joints of flooring tiles having joints of 3 mm width, using epoxy grout mix of 0.70 kg of organic coated filler of desired shade (0.10 kg of hardener and 0.20 kg of resin per kg), including filling / grouting and finishing complete as per direction of BIAL Representative. Protection of finished works with necessary methods will be contractors responsibility till handing over Basic Rate: Rs 100/ sqft.

Granite Stone Flooring - Providing and laying 25 mm thick Polished Granite stone treated with protective sealer coat on all sides in required design and patterns, in linear as well as curvilinear portions of the building all complete as per the architectural drawings. The stone slab is laid over 20 mm (average) thick base of adhesive/ cement mortar 1:4 (1 cement : 4 coarse sand) laid and jointed with cement slurry and pointing with white cement slurry admixed with pigment of matching shade including rubbing, curing and polishing mirror grade finish, top impregnation on final handover etc. all complete as specified and as directed by the BIAL Representative. Protection of finished works with necessary methods will be contractors responsibility till handing over.Basic Rate: Rs 400/ sqft

Skirting - 100 mm high

Providing & Fixing in position skirting of vitrified tile as per approved sample at all floor & levels fixed flush to the wall surface with cement paste of desired consistency as per the pattern given to correct line, level & plumb including chasing of wall / plaster wherever required, surface preparation, filling & finishing the tile joints with cement & approved quality colour pigments, cutting of tiles, mitering at edges, curing, cleaning, etc complete as per the instructions of the BIAL Representative. 100mm high skirting as per the architectural drawings. (Mode of measurements : Only Running length of skirting shall be measured for payment)Location : office areas, BOH areas

Providing and laying of 75mm thick screed flooring with thick base layer of cement M20 Grade screed concrete laid first using aggregate of 20mm nominal size obtained from approved quarry including providing Groove for 30mm depth of flooring of panel size 3x3mtr, & filling with 10mm depth Sand, 20mm sealant, concrete laying in alternate panels of size width 3mtr and for varying length, curing, use of surface hardener of approved make (as per manufacturer method of apply) and polishing smooth using mechanized floater, laying to required levels and slopes, etc. complete all as per specifications and as directed by the Engineer. The item shall also include for providing and approved steel reinforcement mesh in the screed as approved by the Structural Designer.

Supplying and fixing standard steel rolling shutters partially grilled and partly laths made out of 8mm dia round bars connected with 20x6mm thick flat bars and laths made out of mild steel strip slats or laths of deep convex corrugations 80 mm wide, 1.25 mm thick machine rolled all made out of mild steel of approved quality mounted on specially designed pipe shaft including all accessories such as top cover of required size, side guides of size 75mm x 25.4mm made out of 3.15mm thick plate and 'L' reinforced angle iron fixed outside brackets, suspension shafts, top rolling springs made out of strong and best tested continental spring, hood covers made out of mild steel sheets not less than 1.25mm thick, bottom rails, locking arrangements, etc. complete all as per specifications. (measurement shall be on the clear width and clear height of the opening for the rolling shutters). The rate shall include for finishing the rolling shutters with three coats of polyurethane paint finish over a coat of polyurethane primer in approved shade as instructed.

Design, supplying and installing fixed type Z-Shaped louvered panels using louver blades of Z-Shaped minimum 35 microns PVDF coated, 2mm thick aluminium slats in approved shape, colour and with ample rigidity within extruded shape and with concealed stiffener, supports in approved spacing with an assumed efficiency of 50%, including powder coated GI bird / vermin proofing wire netting internally, all epoxy coated MS brackets, minimum 35 microns PVDF coated aluminium extruded concealed frames and sub-frames, approved fixing arrangement to main structure, necessary scaffolding / staging etc. complete as per approved shop drawings and specifications. Note : (a) The spacing of the louver slats shall be as shown in the detailed drgs. (b) The louvered panel shall be measured outside to outside of the aluminium frame or inside to inside of the concrete / masonry opening to the nearest cm. for payment as the case may be. The shade of the coating system shall be approved by the Architect.

Gypsum Wall Partition: Providing and fixing partitions of thickness 100mm up to ceiling height consisting of GI frame and required gypsum board (from Saint Gobain- Gyproc system or approved equivalent ) including providing and fixing of frame work of special section power pressed/ role formed GI sheet with Zinc Coating of grade 175 consisting of floor and ceiling channel of suitable width having equal flanges, 0.50 mm thick fixed to the floor and ceiling at the spacing of 610 mm centre to centre with dash fastener of 12.50 mm Dia 40 mm length and the studs suitable size as per manufacturers specifications 0.50 mm thick fixed vertically within flanges of floor and ceiling channel and placed at a spacing of 610 mm c/c by 6 mm Dia bolts and nuts at both ends of partition fixed flushed to wall with rawl plugs at spacing of 450 mm c/c and fixing of boards to either side of frame work by 25 mm , drive all screws on studs, floor and ceiling channels at the spacing of 300 mm c/c, installing perforated galvanized metal bead for reinforcing external 90° angles, including jointing and finishing to a flush finish with recommended jointing compound, jointing tape, joint finisher and two coats of primer suitable for board as per manufacturer specification and direction of BIAL representative all complete.Item include Groove On Walls / Ceiling: Providing and installing grooves in Gypsum Wall/ Ceiling for expansion Joints / architectural purpose including supply and installation powder coated "Ü" aluminium profile fixed with necessary screw / adhesive. As per drawing, specifications and as per direction of BIAL representative, at all heights lead and lifts. Generally, at joints of wall and ceiling, at junction of dissimilar materials eg at Doors, Access panel, etc, at spans not limited to 10m etc Item include necessary support reinforcement by structural steel if required to support opening members like door and windows, boards fixing, no extra payment will be considered for that. **Design Responsibility of the structural stability of the Gypsum Boards remains with the Subcontractor

Providing opening in walls as per instructions of BIAL representative with necessary groove cutting, wall dismantling providing required lintel with plastering on all sides

Providing and fixing wooden flush door(Non fire rated) of recommended manufacturers. wooden Frames as required of size as prescribed in IS: 4351.All provision should be mortised, drilled and tapped for receiving appropriate hardware. Wooden Frames should be provided with back plate bracket and anchor fasteners for installation on a finished plastered masonry wall opening and concrete infilling whereever required. Shutter should be fabricated from 1.2 mm thick galvanized steel sheet press formed to provide a 45mm thick, fully flush, double skin door shutter, with lock steel joints at stile edges with PIR infill, finished with polyester powder coating of desired RAL shade of the recommended manufacturer on a pre-treated surface and installed with necessary SS hardware of recommended manufacturer all complete as per architectural drawings.(The Flush door should be manufactured by the approved vendor(Anchor / Kutty / Century / Greenply / Archidply / Kitply) and door frame is metal). Hard barricading Works Shifting of above mentioned barricade to a new location as instructed by BIAL representative and reinstallation and removal of the same after the work in that loaction is completed. The shifting and installation should be done without damaging the finsihes in the surrounding area and necessary adjustments to the panels which needs to be repaired or replaced due to damage or area of the new barricading should be carried out. Fire Sealant Work:

Each service Crossing at through Fire rated Wall, must be sealed with Fire Sealant. The usable material should be complied with CP 606 or equivalent. Material should be applied on dry surface or as per manufacture guideline only.

Providing, fixing, testing and commissioning of CPVC (Chlorinated Poly Vinyl Chloride) water supply pipes with pipe as per CTS SDR 11 (operating pressure - 7 Bar @ 82 Deg C and 28 Bar @ 23 Deg C)for pipes from 1/2 Inch to 2 Inch. Schedule 40 Pipe to be used from 2-1/2 Inch to 6 Inch. Pipes shall be joined using solvent welded CPVC fittings i.e. Tees, Elbows, Couplers, Unions, Reducers, brushings etc. including transition fittings connection between CPVC & metal pipe/GI) i.e. Brass Adaptors shall be used.(both Male & Female threaded) conforming to ASTM D-2846. ASTM F441 with only CPVC solvent cement conforming to ASTM F-493. All termination points for installation of faucets shall have brass termination fittings. Installation shall be as per Technical Manual of manufacturer of pipes & fittings.
