Comprehensive Annual Maintenance Contract for all capacity and different makes of Air Conditioners Installed in the various buildings and wharves of Port Management Board at Port Blair

(Details of Air - Conditioners as per Annexure -I) Attending the following routine preventive maintenance of all capacity & different makes of Air Conditioners on as and when required basis and as per the direction of Engineer In - Charge. (This includes cost of labour with tools). *Inspection of the indoor unit and outdoor unit for any abnormality in operation, sound and current consumption, testing the performance of AC for desired cooling. etc. * Testing of gas pressure if necessary and check for any leakages near the check nut / safety valve etc or diagnose any other fault and rectify. * Remove the filters and carry out water service and fix it back after drying. Chemical wash, removel of dust from evaporator and condensor fins etc. * Clean the drain tray and drain pipe and remove any choke for free flow of drain water and Lubricating /greasing of all fans, including check the swing motor functions and rectify, if required.

(Details of Air - Conditioners as per Annexure - I) Vaccumizing, Presssure testing, recharge of full quantity of gas required with R-22/R-32/R-410A or any other gas etc., as required on as and when required basis and as per the direction of Engineer In - Charge. (This includes cost of labour and materials with tools).

(Details of Air - Conditioners as per Annexure - I) Replacement of defective compressor unit with new one suitable for following capacity for room ACs i/c pressure testing for leakage, flushing vaccumising the system. Gas charging with R-22/R-32/R-410Aor any other gas, servicing the unit, painting and testing for satisfactory performance etc., as required on as and when required basis and as per the direction of Engineer In - Charge. (This includes cost of labour and materials with tools).

Replacement of damaged condensor coil with new copper condensor coil suitable for following capacity ACs i/c dismantling the damaged coil, fixing the new one, gas charging, re-installation and plating patch repair work if any, testing and commissioning the unit etc., as required as required on as and when required basis and as per the direction of Engineer In - Charge. (This includes cost of labour and materials with tools).

Provide and replace the following defective / fully faulty spares of all capacity & different makes of Air Conditioners on as and when required basis and as per the direction of Engineer In - Charge. (This includes cost of labour and materials with tools).

(a). Refrigerant copper pipes of suitable sizes (Suction & delivery) i/c providing electrical cables, insulation, topping up of gas charging and covering with PVC non adhessive tape over the insulation of refrigerant pipes.

(b). Fan Motor 1.5 ton (Outdoor unit)

(c). Fan Motor 2.0 ton (Outdoor unit)

(d). Blower Motor 1.5 (Indoor unit)

(e). Blower Motor 2.0 (Indoor unit)

(f). Single pole Magnetic contactor relay (Single core Contactor)

(g).Voltage Stabilizer (4 KVA,150V-285V,12 Amps, 50 Hz)

(h).Voltage Stabilizer (5 KVA,150V-285V, 15 Amps, 50 Hz)

(i). 45 MFD Pin Type (ALU Body) capacitor

(j). 50 MFD Pin Type (ALU Body) capacitor

(k). 60 MFD Pin Type (ALU Body) capacitor

(l) PCB Assy. Split AC Common-Artic/Universal

Re-installation of Split Type AC Re-installation, testing and commissioning of following capacity split type Air Conditioner suitable for wall mounting complete i/c cutting/ drilling holes on the wall for passing gas pipes , fixing PVC pipe on the wall through the holes and cementing, painting to give an even look and smooth finish, wrapping PVC non adhesive tape over insulation of gas pipe etc including gas charging as required and as per the direction of E-in-C.

1.5 Ton/2Ton

Supplying, Installation,testing and commissioning of PCB Board for 2.0 Ton invertor Airconditioner with all accessories etc as required and as directed by Engineer in charge.
