Comprehensive maintenance and repair of fully automatically operated passenger lift (Make : - KONE Elevators Type PT 10/10-15) of 10 passengers (680 Kgs capacity) to serve 6 floors (G + 5) with single speed motor and AC variable voltage frequency (VVVF) control, automatic levelling device to bring car to exact landing level, simplex automatic with or without attendant including power operated side opening MS painted sliding door with powder coated finish and indicators at each floor complete all as specified and as directed.

Note : (Tenderer Shall be responsible for the following) (a) KONE Elevators India Pvt Ltd or its authorised dealer will perform the maintenance. (b) All responsible steps to maintain the equipment in proper operating condition. (c) Contractor shall use trained and appropriately supervised personnel to perform the maintenance services. (d) Services shall be conducted during normal working hours and shall sent at regular intervals as frequently as the company thinks necessary, having regard to the age, complaint, nature and condition and problem in operation of the elevator. (e) Technician should be of the KONE or rep/approved by the KONE to systematically inspect, adjust and lubricate the parts of the elevator to the extent necessary to maintain the elevator in satisfactory working order. (f) During the breakdown/failure in the elevator, a technician may reasonably be responsible to carry out the necessary repairs in order to restore the elevator to satisfactory working condition. (g) Responsible to replace (identical or equivalent item) or rectify at its option any component of the elevator rendered defective due to normal wear and tear and arising out of ordinary and reasonable use of the elevator (h) The rate quoted by the tenderer is inclusive of the credit of old unserviceable retrived materials obtained from as per Schedule 'A' (j) Major spare parts will be measured and paid under relevant items of Schedule 'A' . (k) Comprehensive maintenance shall have to be carried out on bi monthly basis.

Note : Recovery Schedule (a) Delay in making the lift serviceable for minor complaints more than 24 hrs after lodging the complaint through telephone/telegram @ Rs. 500/- per day (b) Delay in making the lift serviceable for major complaints more than the time fixed by the accepting office @ Rs. 1000/- per day (c) Any material required for making the lift serviceable shall be deemed to be included in the rate quoted. (d) Serviceability certificate to be submitted by the contractor on completion of two months for a span of 8 months duration duly by KONE elevator rep or equivalent approved by KONE.

M&L for scraping of old paint at lift room gear box, mounting channels, pulleys etc completely and Preparing Old Treated surfaces and applying two Coats of Black/ Red colour DUCO paint over a coat of red oxide primer , entire steel metallic surface of Lift , lift Cabin, landing doors cleaning/ polishing by using suitable cleaning/polishing agents for entire Lift complete all as specified and as directed.

S&F Elevator door detector (Infrared Sensor) of capacity 188/988 A-AC 220 Volt in both side of door with one No power controller of capacity DC24 VIA or AC 120 VIA fix in existing position including taking down old unserviceable door detector suitable for two panel telescopic auto door at SRE Building complete all as specified and as directed.

Dismantling the existing induction motor capacity 12.5 HP taking out burnout short circuiting winding and rewound in suitable gauge copper coil necessary insulation materials for packing materials including applying the insulation varnish testing and fitment of its original position and including suitable electrical connections to be carried out and fitment of its original position complete all as specified and as directed.

M&L for Sub Main wiring with two runs of 1.5 sq mm 1100 V grade (nominal area) single core PVC insulated unsheathed cable multi-stranded copper conductor drawn through medium grade, rigid non-metallic PVC conduit / casing & caping (as per site requirement) of suitable sizewith all necessary fittings, surface in walls/roof/floor duly earthed with one run of single core cable of same size but green in colour as continuous earthing wire and connecting to common earth dolly incl taking down old sub main wiring any type any size complete all as specified and as directed.

Note :- (i) Necessary PVC dummy plates & PVC rigid junction boxes for identifying junction as required on site/directed by Engr-in-charge shall deemed to be included in the quoted rate.

(ii) The wiring shall be done strictly by following proper colour coding using red, yellow and blue for phase, black for neutral and green for earth leads.

(iii) Three runs of cable and one run of PVC conduit / casing caping will be measured as one uint.
