COMPREHENSIVE MAINTENANCE INCLUDING DAY TO DAY REPAIR LODGED THROUGH ONLINE COMPLAINT MGMT SYSTEM/OFFLINE ORDERS WITH SCOPE OF REPAIR OF LEAKAGE/SEEPAGE IN ANY PART OF THE BLGS, MECHANICAL, ELECTRICAL, SUMMER AND WINTER APPLIANCES ETC GE KALUCHAK

Note - Rate quoted below all items of this schedule inclusive provision as under making arrangement for establishment of centralized complaint centre in the existing building as under :- (a) Contractor shall be given user id and password for accessing the online complaint portal and contractor shall at his own expense by himself or his representative feed the data in r/o complaints so generated. (b) Manually registered complaints shall be obtained everyday from MES complaint cell and rectification or otherwise shall be intimated to JE in charge of the cell for updation of manual registers. (c ) Provision and maintenance of all tools, plants, equipment and safely gear required for tradesmen under this contract (d) Provision of communication and conveyance (as required) facilities to supervisor and tradesmen. (e) Monitoring and management of complaints report from generation to execution of complaint including pending complaints. (f) Updating status of lodged complaints on a daily basis. (g) Basic inputs to be noted from the complainants will be locality, Building No, Qtr No, Name and Rank of complaint and exact nature of complaint and mobile No/ telephone (j) On lodging the complaint, the Complaint No will be assigned for reference . Also system should indicate an approximate time for repairs. Accordingly a corresponding complaint slip shall be generated by the system with all relevant info. Complaint slip should be printed in triplicate and to be handed over immediately to Supervisor who shall detail appropriate tradesmen for repair with required materials/store. One copy of complaint shall be retained in complaint centre and two copies with tradesmen.

Providing and applying water proofing treatment using acrylic polymer emulsion modified cement based water proofing coating with fibre glass mesh and raintile shall be mixed to cement at the rate of 1:2 and the following steps are as under to be followed during the treatment. a) Clean the surface with wire brush and remove all loose and friable particles from the wall which could affect the bond between the surface and the waterproofing coating. b) The surface is to be repaired with 10 mm thick plaster in CM 1:3 with using water proofing liquid @ 200 ml per bag of cement. c) when the surface is repaired first coat of Sika/Pidilite/Dr Fixit raintite, a flexible protective waterproofing coating is applied with a hard plastic bristled brush and left to harden for 2 to 6 Hours. d) After the first coat dries,fiber glass mesh with second coating raintite. e) Top coat 107 top seal by finish. f) Using curing of screed and plaster are recommended. g) The waterproofing treatment shall be got carried out by the manufacturer or their authorized applicators. (j) Taking down existing water proofing treatment and cleaning roof surface by washing and rubbing etc. and removing the material retrieved to a distance not exceeding 500 m where directed.

(b) Sealing of joints of pipe with epoxy putty or epoxy mortar (c) Cleaning the concrete surface by brushing & watering and applying a coat of tapecrete P-151 Acrylic Polymer Modified cementitious slurry consisting of one part of Acrylic based polymer modified cementitious flexible compostie coating and two parts of cement by weight. The coating shall be carried out upto 300mm above FFL and shall be allowed to dry for 4-6 hours. (e) Applying 15mm thick plaster in CM 1:4 mixed with WPC @ 100ml per 50 Kg cement on treated surface. (f) PCC 1:5:10 type E2 in sunken area. complete all as specified and directed.

M & L for provision of roof treatment with polymeric water proofing membrane all as given below :- (a) Taking down existing water proofing treatment and cleaning roof surface by washing and rubbing etc. and removing the material retrieved to a distance not exceeding 500 m where directed. (b) M & L for plastering 10mm thick in CM 1:3 using 100% coarse sand on roof surface including water proofing compound as per manufacturer's instructions and as directed by Engr-in-Charge. (c) Applying a coat of bituminous primer conforming to IS : 3384-1986 @ 0.25 Iitres/sqm on prepared surface and allowed to dry. (d) Applying and laying 3mm thick APP membrane having non oven polyester matt at core and covered with high quality polymeric asphaltic protected thermo fusible HMHDPE film on both sides with over laps 10cm and 15 cm at longitudinal and transverse direction respectively and sealed by flame, sealing all overlaps complete including treatment at all junctions and corners.
