Preventive & Comprehensive maintenance of central A/C plant HVAC) of capacity 3 x 125 TR ( Blue- Star make) with screw type liquid water cooled chillers and electrical oprated AHU - 6 Nos of following capacity ( Blue-Star make) through M/S Blue-Star company) (OEM ) or authorized dealer of OEM (as per MOU) including repair/maintenance of comprising/connected equipments of HVAC Plant and replacing any type of unsv spares/parts i.e micro processed unit control modules of plant, screw type compressor, evaporator , electronical expansion valve, water cooled condensor with integral sub cooler, oil cooler, oil piping, oil filter, refergerant filters, semi synthetic type 1 RTHB refrigeration oil , refrigeration oil lubricant ISO-68 polyolester, RTHD (Recommended by the OEM), pressure switch , soleniod switch ,driers,humitidy heaters, hot water generator ( 90 KW) ,thermostatic valves,check valves,balancing valve ,temprature gauge,water pressure gauge ,water flow switch, low pressure control, high pressure conrol,industrial thermostate, and automatic control valves, charging of refrigrent R-22 or any type etc. as and when reuired including brazing of copper tubing to avoid leakage for smooth functioning of central AC Plant and maintain the temprature 21 degree centigrate including repair/maintenance of comprising/connected equipments of AHU and replacing any type of unsv spares/parts i.e Blower,blower motor, and repair/maint/ replacement of comprising/connected equipments by replacing any type of spares as and when required related to Blower, Blower motor, fan belt of blower, bearings of Blower/ motor/pumps, including M&L for rewinding of Blower motor with copper winding wire of existing gauge with voerall servicing and descaling of AHU’s cooling coil by opening of cooling coil, circulating acid / suitable chemical for removing all foreign material gathered in the coil, cleaning of all filters including replacing connected unserviceable parts dismantling and refixing the same on its origanal position complete (a) AHU of capacity 10000 CFM with 7.5 HP Blower -01 No (b) AHU of capacity 14000 CFM with 10 HP Blower -01 No (c)AHU of capacity 19000 CFM with 15 HP Blower -01 No (d) AHU of capacity 20000 CFM with 15 HP Blower -02 No (e) AHU of capacity 27000 CFM with 20 HP Blower -01 No

and comprehensive maintenance of following eletrically operated water pump set including repair/maintenace of connected accessories and replacement of unserviceale items i.e bearings of pump,M.S Stuffing gland box,gland packing, rubber gasket, rubber tyre/ M.S coupling, nut bolt, washers, disconnecting electrical and water connection of pump set and shifting to civil workshop, opening for inspection, cutting and removing of burnt winding of electrical induction motor , cleaning of slots, fixing of insulated material, winding with new super enemelled copper winding wire of suitable gauge, varnishing complete, , repair/replacement of pump impellor/shaft including machine/welding work, transporting to site,reassebling the same and re-fixing at existing location and connecting electrical and water connections all as directed. (a) Chillar pump Sets 15 HP,415 Volts - 03 Nos (b) Condenser Pump Sets 20 HP,415 Volts - 03 Nos (c) Hot Water Generator Pump Sets, 415 Volts - 03 Nos and comprehensive maintenance of eletrically operated FRP Cooling tower induced forced type 3 x 125 TR with 7.5 HP water pump set and fan motor complete including repair/mainrenace of cooling tower body and connected accessories and replacement of unserviceale items i.e cooling tower fills, bearings of pump,M.S Stuffing gland box,gland packing, rubber gasket, rubber tyre/ M.S coupling, nut bolt, washers,base louvers, disconnecting electrical and water connection of pump set and shifting to civil workshop, opening for inspection, cutting and removing of burnt winding of electrical induction motor , cleaning of slots, fixing of insulated material, winding with new super enemelled copper winding wire of suitable gauge, varnishing complete, , repair/replacement of pump impellor/shaft including machine/welding work, transporting to site,reassebling the same and re-fixing at existing location and connecting electrical and water connections all as directed.

Note for item Ser No 1 :- (a) The cost of spares and labour for any minor or major repairs of chiller plants as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (b) Cost of refrigerant gas and compressor oil will be included in quoted rate. (c) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms. (d) Contractor is required to enter in to "Level-3" MOU with M/S Blue-Star Company. The contractor shall upload submit scanned copy of MOU with M/S Blue-Star alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained. The service Engineer from M/S Blue-Star (original OEM) will visit the A/C plant minimum one time in a month and will submit inspection report to the Engineer-in-charge. Necessary repair action will be taken immideately if/as required and periodical maintenance of plant will be carried out by contactor as per tecknical instructions OEM . (e) In case of any minor fault in the machineries of Central AC plant due to which the plant is put off more than 12 hours the following penalties shall be recovered from the contractor :- (f) Rs. 10000/- per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 12 hours from lodging of complaint telephonically or verbaly. (g) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.

(h) In case of any major fault in the machineries of Central AC plant due to which the plant is put off more than 48 hours the following penalties shall be recovered from the contractor :- (i) Rs. 10000/-per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 48 hours from lodging of complaint telephonically or verbaly. (j) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed. (k) Micro filters of AHU shall be measured and paid separately. (l) carrying out servicing daily, weekly, monthly, quarterly and half yearly as scheduled of the technical instructions of equipments

Preventive & Comprehensive maintenance of Package type AC Plant 6 Nos x capacity 15 TR ( Blue Star- make) with rotary type semi shield compressor and connected Cassete type Air condioner Unit 2 to 3 Ton through M/S Blue Star Company) (OEM ) or authorized dealer of OEM (as per MOU) cooling tower (2 Nos) and circulation pump upto 5 HP (4 Nos) including repair /maintenance /servicing of comprising/connected equipments and replacing any type of unserviceable parts/ spares as and when required related to micro processed unit control modules , fan blower motor, fan belt , bearing of fan blower motor/blower ,rewinding of fan blower motor, soleniod switch ,relay,driers,humitidy heaters, compressor sensor ,temprature gauge, low pressure control, high pressure conrol,industrial thermostate, fan motor kit of outdoor unit, fan motor blade, charging of Refrigrant gas R-410/R-407 or any type, Brazing of copper tube to avoid leackage, material and labour for rewinding of rotory type semi shield compressor of package type AC plant with copper winding wire of existing gauge with varnishing including dismantaling cutting the compressor with overall servicing including replacing connected unserviceable parts of compressor and refixing the same on its origanal position complete. Supply and fix in replacement of GI wire mesh filter with frame made out with angle iron 50 x50 x 6 mm in section to the box the GI wire mesh filter of approx size 400 x 600 x 50 mm or actual as per site all as directed.

M&L for fabrication air grill made out of 18 SWG GI sheet as per existing size and shape or as directed ,fixing on wall/ceiling with fixing arrangements as per site requirement including two coats of synthetic enemal paint over one coat of metal primer all as directed, fixing at any floor from basement to 3rd floor as required.

M&L for taking down existing diffuser/grill from duct and cleaning, washing with detergent mixed with hot water to remove all dirt, dust, foreign materials, germs etc and painting with one coat of super enamelled synthetic paint and refixing the same back to its original position complete as directed.

Material and labour for robotic cleaning of existing duct through high power vaccume cleaner,high pressure compressor air using special nozzle, brush,scrubblers,imported 'HEPA AIR" equipment & technology i.e fixing/showing for inspectionof duct fefore and after cleaning of duct complete.

Supply and fixing in replacment of louver faced ceiling diffusers surfaces/recessed mounted white finish with aluminium white finish with aluminium construction with neck size 6 and panel size 24 x 24 inches with damper control handle all as directed. Make - MRI or Equivalent.

Taking out/ Removing unserviceable Nitrine insulation from Screw type Chiller Unit of 3x125 TR Make: Blue Star Company. Cleaning the unit completely with suitable cleaning material & M&L for Nitrine Insulation 25mm thick complete unit of Screw type Chiller unit of 3x125 TR capacity all as specified and as directed.

Comprehensive maintenance of electrically/automatically operated MRL, gearless, 13 passenger (884 Kgs) Lift, having of 03 stops and 03 opening catered to serve from G+2 th floor , Make: M/s KONE of 'Adm ' Block multistories building at Tag location of Cabinet Sectt including machine room and electrical palel with checking, servicing,inspection, Preventive/periodical, Routine & Corrective maintenace , cleaning, and including repair/ replacement of defective components/parts/fittings complete all as specified below and as directed by Engineer in charge.

Comprehensive maintenance of electrically/automatically operated , geared, 1000Kg good Lift, having of 04 stops and 04 opening catered to serve from G+3 th floor , Make: M/s OMEGA of 'NTB ' Block multistories building at Tag location of Cabinet Sectt including machine room and electrical panel with checking, servicing, inspection ,Preventive/periodical, Routine & Corrective maintenance, , cleaning, including repair/ replacement of defective components/parts/fittings complete all as specified below and as directed by EIC.

Notes: For Sch A'Item No 20.00 to 21.00 1- OEM will detail Lift technician to check proper functioing of the lift with in a duration of one month and take action for repair/replacement/maint of all major/minor spares/ parts for repair of machine roon/Lift car cabin and LT panel etc including labour that too for the specific Lifts as indicated under Srl Item No. 01 to 02 above to keep the Lifts in perfect serviceable condition shall be deemed in the above quoted above quoted rate by the contractor. If lift technician of OEM will not visit the site to check proper functioning of lift in each month then a sum of Rs 500/ per day will be penalised and the same will be deducted from contractor dues. 2. Cost/rate of all major/minor spares/parts for repair / replacement of Lifts with machine room and LT panel including labour that too for the specific Lifts as indicated under Srl Item No. 01 to 02 above to keep the Lifts in perfect serviceable condition shall be deemed in the above quoted rate by the contractor. 3. The contractor shall have to submit the copy of MOU with OEM i.e. M/s KONE and OMEGA Elevator or its authorized dealer to carry out the preventive and comprehensive maintenance and repair including renewal, replacement of defective parts of passenger/goods/service lifts at Cab Sectt. 4. MOU between M/s KONE and OMEGA Elevator and the contractor will be obtained and it will be the part of Tender documents. 5. The work for Repair/ Maint/replacement of parts will be carried out as per modern engineering practice by the authorised company having MOU with OEM.

6- Diagnose the fault and rectify the defects in reasonable time. The contractor penalised @ Rs 2000 /- per day if he fails to attend and rectify the minor defect with in 24 hrs and @5000/ per day if he fails to attend and rectify the major defect with in 48 hrs of lodging the complaints either personally or telephonically. In this regard ,the decision of Engr-in Charge shall be final & binding. 7. Scope of Annual Comprehensive Maintenance are cover under this tender :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments. (c) To ensure that alarm and intercom system are always working in case of emergency. (d) To ensure sufficient illumination in car always by replacing LED lights as and when required. (e) To ensure car cabine fan always in working condition by replacing air circulating Fan in car cabin as and when required. (f) Carry on the servicing, routine/periodical and preventive maintenance, as per schedule mention under particular specification. (g) All periodical and preventive maintenance shall be carried out in presence of OEM (M/S Kone and Omega Elevator) Engineer and report (h) Attend all break down as and when required. (j) Upkeep the system, recording, required reading and maintenance of log Book of works carried out. (k) Clean the car cabin, lift pit, car top, landing and car doors and machine room etc. 6- The sevicing, routine/periodical and preventive maintenance shall be carried out as per technical instructions of OEM. 7- Upkeep the system, recording, required reading and maintenance of log Book of works carried out. 8- Clean the car cabin, lift pit, car top, landing and car doors and machine room etc. 9- The contractor shall be responsible to reinstate and make good at his own expense if any damage casused by his workmanship to existing building / Equipments/Machineries and connected accessories complete. 10- The contractor and OEM of lift shall be responsible to bear the cost of casulty/accident/damage of equipment/human life due to improper functioning of lift.

Notes: For Sch A'Item No 1 to 5 (cost of these shall be deemed to be included in the quoted rate of the contractor):- 1. One lift mechanic will be present daily in building separately from 0730 hrs to 1930 hrs including Saturday, Sunday and holiday, if mechanic is absent from duty or not reported on duty the responsibility lies on contractor and a sum of Rs 500/- per hour of absence shall be deducted from the contractor dues on account of absence. 2. Cost of all the maintenance, repairs in and including replacement of any minor/major materials/components/parts including labour that too for the specific Lifts as indicated under Srl Item No. 1 to 5 above to keep the Lifts in perfect serviceable condition and the rate quoted shall be deemed to be included in the quoted rate of the contractor. 3. The tenderer shall have to submit the copy of MOU with OEM i.e. M/s Kone and Omega Elevator or its authorized dealer to carry out the preventive and comprehensive maintenance and repair including renewal, replacement of defective parts of passenger/goods lifts at Cab Sectt. 4. MOU between Kone and Omega Elevators and the contractor will be obtained and it will be the part of Tender documents and contractor should submit the agreement with OEM at the time of commencement of the work at site to EIC. 5. Maint will be done by the authorised company having MOU with OEM.

6. Scope of Annual Comprehensive Maintenance are cover under this tender :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments. (c) To ensure that alarm and intercom system are always working in case of emergency. 9. Scope of Replacement of following are cover under this tender :- (a) Replacements of COP and HALL Panels lifts except with touchesless operation COP and HALL panels with all existing parameters/operation of all Lifts mentioned under Srl No. 1 and 2

10- The servicing ,routine/periodical and maintenance shall be carried out as per technical instructions by OEM. 11- Upkeep the system, ,requiredreading and maintenance of log Book of works carried out. 12. The contractor shall be responsible to reinstate and make good at his own expense if any damage caused by his workmanship to existing building/Equipments/Machineries and connected accessories complete. 13-The contractor and OEM of lift shall be responsible to bear the cost of casulty/ accident/ damabe of equipment/humal life to imprper functioning of lift. 14- The contractor shall be responsible to handing over the lifts in serviceable condition in the time of completion of works duly inspected by Engineer of OEM and Engr-in Charge jointly and inspection report of serviceabilty state of each and every parts of lifts to be submitted with final bill.
