Demolishing existing masonry work for all thickness inclusive of RCC Patlis, cutting reinforcement bars etc complete as directed & instructed by Engineer In Charge. Walls denoted in the drawing to be demolished, starting from top and progressively coming down, care to be taken so as not to damage the floor slab, beams, columns, adjacent walls, doors & windows. In any given area, walls to be demolished prior to breaking the existing floor. Demolition of existing wall inclusive of removal of plasters, wall dado, other finishes & cleaning etc.

RCC Structure denoted in the drawing to be demolished, starting from top and progressively coming down, care to be taken so as not to damage the floor slab, beams, columns, adjacent walls, doors & windows. In any given area, RCC Structure to be demolished prior to breaking the existing floor. Demolition of existing RCC structure inclusive of removal of reinforced steel, plasters, wall dado, other finishes & cleaning etc.

Existing Doors and/or Frames to be dismantled, during the process all require precaution to be taken to salvage the door frames and the same shall be covered and stacked on site at allocated space with no additional cost to it, all safety measure to be followed. Extreme precautions to be taken so as not to damage the adjacent wall & RCC members . Any damages arising out of negligence shall be made good by the Contractor at no extra cost. The material shall be stacked anywhere in ACTREC campus as per the instruction of EIC.

Providing & applying Pest Control & Anti-termite treatment by appointing a specialized agency. All work shall in general be executed as specified in IS : 6313 Part II-1981 & as per approved specification of the agency having special know-how for the job. All necessary work to ensure uniform distribution & proper penetration of treatment of treating solution shall be done according to the instruction of the Engineer. The specialized agency shall give a 10 Years Service Guarantee in writing for the job done. Mode of measurement to be on carpet-area of floor and not the area of surface treated. This includes treatment to floor area, Walls, Soil Surrounding pipes, Waste & Conduits, Expansion Joints, Junction of the Wall & the floor, Timber & Carpentry Works, Gypsum related works, etc all complete as per the instructions of architect.

Providing and Laying in line and level up to specified thickness, Lightweight Aerated Block filling to raise the specified area in steps with Aerated blocks & Cement Mortar in CM 1 : 5 as directed with watering, cleaning, curing and finishing in one level etc Complete. Up to 300 mm high

Chemical Waterproofing :- Surface Preparation: Cleaning the surfaces with Wire brushing and washing treatment receiving surface area with water, so as to make the surface totally dust free to receive the treatment. Cracks shall be treated by chasing open using electrical cutter machine to form a “V” space groove of approx. 4 to 6 mm wide and 10 to 15 mm deep. The groove shall be cleaned with compressed air and thereafter sealed with polymer modified mortar which shall be admixed with Waterprrofing Compound @ 2kg or equivalent per bag of cement. Apply polyurethane/Silicone sealant to the junction of dry wall and RCC slab to fill the gap.Apply bond breaker strip (100 mm) at the junction of drywall/RCC slab embedded between two coats of waterproof coating. Providing and applying a single component waterbased eco-friendly elastomeric copolymer waterproof liquid membrane of make aprooved by Engineer In Charge having Elongation > 250% as per ASTM 412 and crack bridging ability up to 2mm width as per ASTM C 836 .The system includes self priming coat of 50% dilution with water which should be applied at the rate of 8-10 sq.mt /ltr before application of 2 undiluted of make aprooved by Engineer In Charge, by brush or roller at the rate of 1.1/ Ltr /sq.mt/ in self priming & two coat , to achieve a total DFT of 500 Microns and allow it to dry. The second part consists applying smooth CM 1:3, 15 mm thick plaster on wall admixed with integral waterproofing compound of make aprooved by Engineer In Charge @ 0.2 ltr/bag of cement complete as per manufacture specification.

Providing and making Core cut of 100mm dia in RCC slab of thickness up to 300mm, with core cutting machine inclusive of filling of core with fire retardant sealant of approved make & as per the manufacturer's specification, cleaning etc complete. Note: The contractor should determine the location of beams/post tensioned tendons before carrying out the operation, getting prior approval from the builder/structural consultant and cutting all reinforcement by gas cutting machine or as directed etc. complete. Core cutting for Slab/Wall. Dia : 150 mm - 300 mm

Making openings in existing walls for Cables, Service pipelines, AC ducting etc. without damaging the surroundings and making good the affected areas with smooth plaster in mix proportion 1:4, inclusive of lintel support in Cuddapah stone of thickness 25mm to be provided where ever required. Cost to be inclusive of filling the excess opening with brick bats and finishing the same in smooth plaster in cement mortar 1:4 & applying waterproofing treatment, proper curing, giving supports to walls etc complete & disposal of debris at location off the premises at specified location or as directed by Site -in-charge.

Providing and constructing Aerated Block masonry walls of specified thickness at all required locations and at all heights in cement mortar 1:4, including RCC patli 150 mm thick with nominal reinforcement after every 1000-1200 mm height in foundation/ superstructure including striking joints, raking out joints, watering and scaffolding etc. complete. Aerated blocks shall be first class & of approved make. The item includes making and braking of openings for passage of services and AC ducts by providing adequate lintels and support structure to cater to such openings. All block work shall be in line level and plumb. The adjacent sides on all the edges of the wall shall be cleaned & treated with Hack-Aid-Plast. The item is inclusive of all fittings, fixtures and hardware; tools and tackles; centring & shuttering, scaffolding etc. required to complete the work to the satisfaction of the Engineer in-charge. All thickness from 100mm to 200 mm thick

Providing & applying 12 mm thick cement plaster in single coat in cement mortar 1:4, with clean coarse sand of F.M. 1.5, in line, level and plumb, to receive pop finish in all location including providing and fixing GI chicken mesh (24 gauge) at junction of RC members and masonry wall, scaffolding, curing, GI corner guards, joinery guards, racking / chiselling of concrete surface to maintain line and level, etc. complete. The Plastering works shall generally confirm to IS 1661 ( Part III). 6mm deep groove shall be provided at skirting level. The item is inclusive of all fittings, fixtures and hardware; tools and tackles; centring & shuttering, etc. required to complete the work to the satisfaction of the Engineer in-charge.

Providing & Applying perlite based Gypsum plaster with Bulk density of 650-710 Kg/m3 and finesses of 95% passing through 150 micron like “Gyproc” make One Coat Elite (N2+) or equivalent on wall/RCC & block surfaces (with Trowel Finish on Wall) including ceiling. Rate to include for Surface Preparation, filling cracks in the background if any, surface cleaning/curing (if required) ,applying 12 mm to 15 mm thick Gypsum and finishing in line and level with trowel with neat and smooth surfaces free of undulations, cracks, levelling marks etc or any other deformities arising out of poor workmanship. Rate to include for finishing of Electrical Switch Boxes, light points, fan hook points, DB’s etc. Rate to include for providing & Erecting MS frame scaffolding, as per the directions of Site Engineer.

Providing and constructing RCC patli 150 mm thick with nominal reinforcement for door. raking out joints, watering and scaffolding etc. complete. The item is inclusive of all fittings, fixtures and hardware; tools and tackles; centering & shuttering, scaffolding etc. required to complete the work to the satisfaction of the Engineer in-charge. MS structure support should be considered wherever the opening is exceeding 900 mm.

Providing & laying Glazed vitrified floor tiles of specified size ( thickness to be specified by the manufacturer) with water absorption less than 0.08% & confirm to IS : 15622 of approved make, colour & shade etc. as directed by the Architect / PMC. The tiles to be laid over 20 mm thick bed of CM 1:4, including surface preparation, cement float, providing necessary slopes, cleaning & grouting joints with neat white cement slurry mixed with matching pigments. Proper joints to be maintained as per the site requirements. Size as per the 3d design and recommendation of architect.

Providing and cladding Vitrified tiles for skirting of approved make and sample in pattern as per detailed drawings in cement paste on a backing coat of cement mortar in ratio of 1 : 3. The rate should be inclusive of cleaning joints and grouting them with neat white cement paste with pigmented additives to match shade of the tile. Skirting to be fixed flush with finished surface of wall in line and level and 6 mm wide groove to be made in wall at the junction of skirting and finished surface of wall etc. complete matching to flooring.

Proper joints to be maintained as per the site requirements. The rate should also be inclusive of applying temporary supports to the cladded stone as directed by site in charge. Size as per the 3d design and recommendation of architect.

Providing and fixing Hand wash counter with top made out of 19 mm thick Granite slab of approved shade laid on 35 mm thick one side polished Cudappah with 25 mm thick bedding of 1 : 4 cement mortar in between, supported on 35mm thick both sides Cudappah verticals with all exposed edges machine cut double machine polished in true plane and level with matching cement paste curing flinishing the joints neat etc. complete including making grooves in walls for fixing and making good the surfaces as directed. Providing, 100mm high front facia and 150mm high band ( splash guard) above the counter top of same shade Granite. All exposed surfaces of platform to be finished in same granite slab. Necessary cut-outs for wash basins to be provided and all cut-outs, exposed edges to be half round bull nosed with mirror polished. Cost to also include making necessary cut-outs for taking pipes through counter top. Only top length one side shall be measured. Vertical length or entire perimeter shall not be measured.

Providing and constructing 600 mm wide & 750 mm high counter with top fabricated from 10 mm thick approved sample of Corian laid on 19 mm thick commercial ply backing with approved industrial glue, supported on 19 mm thick commercial ply verticals. The 50 mm high Corian Band ( Splash Guard) shall be provided above the counter top. Cost to be inclusive of shutters of 19mm thick Commercial ply finished in approved shade of 1.5 mm laminate on all exposed surface and balancing laminate on internal surfaces inclusive of necessary teak wood beading and frame work finished in approved shade of melamine polish to match the shade of the laminate or as directed. Cost to be inclusive of horizontal shelves in 19mm thick commercial ply finished in approved laminate. Hardware to include dead locks with SS finished keyhole, brush SS finish handle, SS tower bolt, magnetic ball catches etc. complete. Only top length one side shall be measured. Vertical length or entire perimeter shall not be measured.

Providing & Fixing 19 mm thick gang saw cut mirror polished ( pre polished) machine cut granite strips for ramp of required size of approved shade, colour & texture laid over 20 mm thick base cement mortar 1: 4 ( 1 Cement : 4 Coarse Sand) with joints treated with white cement mixed with matching pigment, epoxy touch ups, including rubbing, curing & polishing to edge to give high gloss finish etc. complete at all levels.

Providing & fixing 600 mm - 900 mm wide ledge in proper line & level, made out of 19 mm thick machine cut & polished granite slab of required size of approved shade, colour & texture laid over 20 mm thick bed of CM 1:4, including surface preparation, cement float, joints treated with white cement mixed with matching pigment, curing, polishing & final cleaning of finished ledge etc. as directed. Rate shall be inclusive of moulding & nosing.

Providing & Fixing 19 mm thick gang saw cut mirror polished ( Pre molded & pre polished) machine cut granite for Jambs of required size of approved shade, colour & texture laid over 20 mm thick base cement mortar 1: 4 ( 1 Cement : 4 Coarse Sand) with joints treated with white cement mixed with matching pigment, epoxy touch ups, including rubbing, curing, molding & polishing to edge to give high gloss finish etc. complete at a1l levels. Providing and fixing GI frame which includes 48mm studs (0.55mm thick having one flange of 34 mm and another flange of 36 mm made of GI steel) placed at 610 mm c/c vertically, in 50mm thick floor and RCC ceiling channel (0.55mm thick having equal flanges of 32mm made of GI steel). Rate shall be also inclusive of 48mm studs horizontal @ skirting level, 1200mm & 2400mm level from floor level reinforced with seasoned Sal wood. The horizontal & vertical joints of the Standard Plasterboard on both sides of the metal framework must be staggered to avoid through and through joints. All joints to be taped & finished with 50mm wide Paper tape & All-Purpose Joint compound (Confirming to ASTM C475). Necessary cut-outs shall be provided for taking of supply and return air ducts/openings which shall be neatly finished after fixing of ducts thereby leaving no gaps. The layer should be finished so as to take on second skin in Gyp/Ply/MDF or Paint/wall paper directly. (Mode of measurement - Length x height).

Providing and filling 50mm thk rock wool insulation of density as follows of approved make, wrapped in RP tissue Paper enclosed Bags ( 600 mm X 600 mm ) and completely sealed from all sides, as per manufacturer's specifications with necessary frame work supports etc. complete in between the solid partitions for sound insulation from bottom of partition to the slab level of the partition. The GI framework is included in the rate and No extra cost for the same shall be entertained later. Structural Steel support to be provided as required. 48 Kg/ M3

Providing and fixing Aluminium frame includes box section of sizes - 50mm x 25mm x 1.62mm (thickness) forming a grid of not more than 600mm c/c both directions. Rate shall be inclusive of Double Skin tapered edge 12.5mm thick Gyp board (conforming to IS 2095-1982 & 2542-1981) screw fixed with 25mm dry wall screw at 300mm c/c to both sides of existing framework studs. Necessary cut-outs shall be provided for taking of supply and return air ducts/openings which shall be neatly finished after fixing of ducts thereby leaving no gaps. All complete as per manufacturer's specification & instruction of Engineer In Charge. Cost inclusive of 100 to 150mm wide 19mm thk. MDF with 6mm groove for installation of glass partition

Providing and fixing of 132mm thick Drywall system (tested for fire rating of 120 mins.) which includes fixing of Floor & Ceiling channel (0.55 mm thick, 72mm wide & having two flanges of 30 mm each) to the RCC Floor and Ceiling Slab with 8mm Dia 40mm long Anchor Fasteners @ 600 mm c/c respectively. The Wall Studs (0.55 mm thick, 70 mm wide having one flange of 34mm another of 36 mm) are placed at maximum distance of 610mm c/c in Floor and Ceiling channel. These Sections/profiles are rolled with GI Steel (120 GSM & 230 MPa Yield Strength) conforming to IS 277. Provide 99x9x2500x0.90 mm Fixing channel Behind Horizontal Board Joints. 50mm thick @48 kg/cum density Rockwool Insulation shall be provided in the cavity with the help of insulation hold strap fixed @1200mm c/c. Then two layers of 15mm Fire resistant gypsum Plasterboard having density of >880 kg/cum is screw fixed on either side of metal system using Self tapping 3.5x25/38mm drywall screws spaced at 150mm centres on all joints and 300mm centres in the field of plasterboards. Screw fixing is done mechanically. The horizontal & vertical joints of the Gypsum Plasterboard on both sides of the metal framework must be staggered to avoid through and through joints. All joints to be taped & finished with 50mm wide Paper tape & All-Purpose Joint compound (Confirming to ASTM C475). All perimeters and penetrations to be sealed with Fire & Acoustic sealant along with baker rod as per manufacturer’s specifications. All the material should be used as per manufacturer's specifications as per their fire resistant tested assemblies.

2 hours fire rated glazed Door system with 14 mm thick EW category fire rated glass with 2 hours fire rated framing system- : Providing and fixing of tested fully glazed steel fire rated double leaf door with 120 minutes of integrity and radiation control (EW 120) fabricated with 1.6 mm thick galvanized steel sheet. The door frames are manufactured from 1.6 mm galvanized steel sheet pressed to form a profile of 35 mm x 60 mm on the vertical sides and 50 x 60 mm on the horizontal side. The door shutter would have a top rail and side rail 60 mm x 60 mm and a bottom rail of 110 mm x 60 mm. The sections have a special insulating infill. The overall door opening is 2600 mm x 2600 mm. The test is conducted in IFTS as per EN 1634-1: 1999. The glass should be Contraflam Lite, 14mm clear 120 min fire rated (EW 120) Non Wired Toughened Interlayered glass with a light transmission of 86% and a sound reduction of 37 dB and manufactured in UL & TUV audited Facility and including UL-EU Certification. The glass should be compliant to class 2(B)2 category of Impact Resistance as per EN 12600. The glass should be held in its place with the help of 1.6 mm GI beading and a special ceramic tape with cross section of 5 x 20 mm as per the test evidence. The maximum glazing size should be not more than 1250 mm x 2840 mm (w x h) or 3.55 sq mt in total area which should be clearly mentioned in the test certificate.

The shutters should be fixed to the frame using Dorma SS Ball Bearing Hinges of size 100 mm x 89 mm and 3 mm thickness or equivalent. Beading should be attached using 4 mm x 35 mm SS screws at a distance of 75 mm from the edges and 150 mm c/c henceforth. The door should be fitted with Dorma Mortise Sash lock 952F and door closer TS 83 of Dorma make or equivalent. The inactive leaf should be fixed to the frame using 1200mm long Dorma tower bolt no 9114306 or equivalent.

Providing and fixing Single Glazed System ( ARCHITECT /CLIENT HAS A RIGHT TO CHOOSE ANY ONE MAKE AS PER MOCK UP PERFOMANCE ): Supply and installation of Single glazed mullion free demountable glass partition using 10mm/12mm toughened glass in proprietary SAA approved anodised aluminium sections or polyester powder coated of size upto 45 mm x 25 mm as per architect’s approval with acoustic rating of Rw35 db (STC 30DB) with third party test certificate. Rate to include required accessories as per the manufacturer’s specifications and shall be inclusive of all accessories like dry gasket in clear transparent color and removable clip in finished aluminium beads on each side at base track. Glass to Glass joint should be with "I" Section in clear flush polycarbonate finish of 3mm ghost joint. Partition height: Maximum 2700mm. System thickness: All aluminium sections shall be anodised to colour chosen by architect to a thickness of 30 microns

Necessary cut-outs shall be provided for M&E services which shall be neatly finished leaving no gaps. Rate should be including cost of groove mentioned in detailed drawing.

Providing and fixing Second Skin of MDF which includes of desired thick exterior grade MDF screw fixed with wooden screws to Existing first skin of Partition. Care should be taken that the joint should be staggered to avoid leakage. The second layer of MDF shall be stopped 75mm above false ceiling in that area. The partition should be finished so as to take on wall paper/paint directly by applying suitable base coats, primer coats, etc. complete. Necessary cut-outs shall be provided for taking of supply and return air ducts/openings which shall be neatly finished after fixing of ducts thereby leaving no gaps. Rate should be including cost of grooves mentioned in detailed drawing. (Mode of measurement - Length x height up to false ceiling).

Supply and installation of Tables with following specifications

Table Top : 25mm thick pre laminated E1 grade ply board finished table top with reverse waterfall edge In approved shade laminate & 2mm thick PVC edge binding matching to laminate on all 4 sides. Adequate supports to be provided to the work surface for preventing it from sagging. The Metal finish 500 mm length flip up with rubber beading on soft close hinges should be provided on the work surface for wire management. Under structure : The Workstation legs should have "A" leg design with trapezoidal profile section. The open table base should be assembled from the main beams, and end legs. The table base should be made of Metal with powder coated in approved shade finish. The base structure should be able to support the worktop of above mentioned length without intermediate support. And on the side of the table, which are facing the passage side should be consider with gable end with metal modesty panel with clip in arrangement. The leg supporting system should have adjustable levellers.

Cable carrier : Metal cable tray of width 200 mm x height 180 mm and length as per WKS in approved powder coated finish matching to under structure shade to be provided along main spine to carry the data and power cables with proper segregation for data and power along the workstations. The cut-out of 400 mm on the side of the cable tray (lengthwise) to be consider to access the additional power point in the cable tray located below each worktop. DUCT ACOUSTIC INSULATION

Supply, Installation, testing and commisioning of Acoustic insulation material for ducting, the material shall be Open Cell Elastomeric Nitrile Rubber (NBR) with density of acoustic insulation material shall be within 140-180 Kg/m3. Thermal conductivity of insulation material shall not exceed 0.047 W/(m.K) at mean temperature of 20C as per EN 12667. The insulation material shall be Class 1 as per BS 476 Part 7, 1987 for surface spread of flame & UL 94 (HB, V-0) in accordance to UL 94, 1996. The acoustic insulation material shall have Microban®* antimicrobial product protection and shall pass Fungi / Mould Resistance as per DIN EN ISO 846 method A and Bacterial Resistance as per DIN EN ISO 846 method C, from an independent testing agency. The acoustic insulation material shall have good sound absorption, damping and barrier properties. The acoustic insulation material shall be dust and fibre free Adhesives to be GRIHA/IGBC compliant. Installation should be as per manufacturers SOP.

AHU ROOM ACOUSTIC INSULATION

Walls and ceiling of air handling unit rooms may be provided with acoustic lining. Material shall be processed from Nitrile rubber open cell foam.The material should be fibre free. The density of the same shall be 140-180 Kg/m3. The material should have thermal conductivity not exceeding 0.05 W/Mk. The maximum surface temperature of material shall withstand is 1050C. and minimum temp shall be -200C. Thickness shall be as specified. The material should confirm to class 1 rating for surface spread of flame as per BS 476 Part 7 & HBF, HF1 & FH 2 in accordance with UL 94, 1996. Thickness shall be as specified. Surface shall be cleaned and two coats of adhesive recommended by the manufacturer should be applied on the walls. The foam sheets should be cut to required size and a layer of adhesive should also be applied to it. When it is tack dry it is stuck to the walls / ceiling. All longitudinal and transfer joint shall be covered with 22-gauge 50 mm wide GI strip with screws. Acoustic lining of walls shall be terminated approximately 15 cm above the finished floor to prevent damage to insulation due to accidental waterlogging in plant/AHU / fan rooms.

Supply, Installation, testing and commisioning of Thermal insulation for ducting, the material shall be Closed Cell Elastomeric Nitrile Rubber (NBR) laminated with >90% pure 12 microns ALU Foil. The thermal conductivity of insulation material shall not exceed 0.035 W/(m.K) at mean temperature of 0 deg C as per EN 12667. The insulation material shall be fire rated Class O as per BS 476 Part 6:1989 for fire propagation test and Class 1 as per BS 476 Part 7, 1987 for surface spread of flame. Density of insulation material shall be between 40 to 55 Kg/m3. The Insulation material shall be Moisture Diffusion Resistance Factor or ‘µ’ value of insulation material shall be minimum 7,000 without any external barrier as per EN 12086. Adhesives to be GRIHA/IGBC compliant. Installation should be as per manufacturers SOP.
