Comprehensive Maintenance of Central Air Conditioning plant installed in Command Auditorium Old Navy Nagar of capacity 02 Nos x 89 TR, Make : Bluestar, Model No LCW1-090V030404 of chiled water type working at a time with all equipments two nos water cooler chiller unit and to maintain the specified tempertaure 20+2*C and RH 50+5% AC plants consist of the following items /fittings/ fixtures/ devices/ components and taking care, cleaning etc inculding running if DG set 100KVA capacity & regular check of distilled water of battery also collecting of oil from MT and filling up DG set complete all as specified and directed. The following compents are:- a) Screw compressor hermatically sealed units using R-134A refigerant gas Make-Bluestar-02 Nos b) Condenser/Chiller water pumping set mono block centrifugal type 10 HP 3 phase 415 volts Make : Kirloskar Model No KDI1030 - 06 Nos c) AHU capacity 36000CFM Make : Zeco, Model ZDS - 350 with cooling coil DX type and blower motor - 02 Nos d) FRP induced draft rectangular tpye counter flow cooling tower of capcity 110 TR Make : Mihir model SM 6/9E/5-02 Nos e) Control devices such as expansive valves, thermostat sloenoid valves HP/LP/CP cut with panel board installed gauge thermostats - 02 set f) Condenser piping MS with valves pressure gauge temperture gague etc- 01 set g) Air supply duct with grills diffusers dampers and heater complete - 01 set h) Electrical control panel cubical type floor mounted with main switch MCCB, MCB,s voltmeter Ampere meter starter contractor etc complete - 01 set (j) Electrical control panel cubical type floor mounted with main switches, MCCB's, MCB's, Voltmeter's, starters, contractors etc complete-01 set.

Material & labour for Detecting the gas leakage, rectifying the defects by vacumizing and charging fresh mafron gas and commissioning and testing the Split type AC 1.5/2.0 Ton Capacity. complete all as specified and directed.

All as per item No 2.00 above but of Water cooler 40/60/80 Ltrs capacity.

Material & labour for Taking out Split type Air conditioner 1.0/1.5/2.0 Ton capacity complete outdoor&indoor of any make from its original location, removing the dust from body with blower, cleaning the condenser and cooling coil by using water and caustic soda, painting the base tray with one coat of black enamel paint checking all the connections including functioning of metal clad socket/ DP switch function of relay capacitors overload protector thermostat fan motor blade fan blower drum etc. oiling/ greasing of fan motor checking serviceability and refixing it in its original place including testing commissioning for 1.0/1.5/2.0 Ton of AC of any make all as specified & directed.

Material & labour for preparation of old painted surfaces of Water cooler any capacity by complete scraping old painting an applying two coat of synthetic enamel painting on outer surface (spray painting) as per existing colour and black colour on bottom portion such as compressor etc. over a coat of red oxide primer complete all as specified and directed.

Taking out old unserviceable compressor and Supply, install, test & commissioning new compressor sealed reciprocating type suitable for Split type AC 1.5 Ton capacity duly charged with fresh Refrigerant gas etc. complete all as specified & directed. Make : as per existing make at site.

Taking down carefully split type AC of capacity 1.5 / 2.0 ton & shifting on new location complete with pre fabricated brackets/ frame work as required complete & making the good existing surface with out any damage outdoor & indoor unit complete all as specified and directed.

Removing the existing unserviceable burnt fan motor from Split type AC of capacity 1.0 / 1.5 / 2.0 Ton and replacing the same with brand new fan motor of same capacity including reassembling and testing complete all as specified and directed.

Supply & fix fan motor suitable for water cooler of any capacity including removing old fan motor and testing complete all as specified and directed.

Supply,fixing and testing fan blade suitable for Split type Air conditioner of 1.0 / 1.5 / 2.0 Ton capacity including removing old fan blade complete all as specified and directed.

Taking out old unserviceable and Supply & Fix new over load relay suitable for Split type AC of 1.0 Ton / 1.5 Ton / 2 Ton capacity complete all as specified and directed.

Taking out old unserviceable and Supply & Fix new over load relay suitable for water cooler of any capacity complete all as specified and directed.

Supply & fix of Float valve suitabie for Water cooler of any capacity complete all as specified and directed.

Supply fixing and clamping jointing copper tubing for suction line and for liquid discharge line duly insulated with suitable insulation material including making hole in wall for passing through and making good to the disturbed surface complete all as specified and directed.Note: Size of tube as per site requirement

Supply and lay in replacement PVC insulated 3 core 4 Sq mm with copper conductor cable suitable for indoor unit to outdoor unit after taking out old unserviceable complete all as specified and directed.

Supply and lay in replacement PVC pipe 20 mm dia heavy duty for drain out condensing water of split AC including cutting of floor / opening of hole in wall and making good after laying of pipe etc match the existing surface complete all as specified and directed.

Supply & fix in replacement push cock / lifting cock of 15 mm bore in repair for water cooler of any capacity complete all as specified and directed..

Supply and fix sheet metal enclosure with 2 pin and earth plug and socket complete with single pole MCB of 20 Amps complete all as specified and directed.

Taking out old unserviceable condenser coil of 1.5 Ton Split type AC any make with fins cutting inlet & outlet connecting copper pipe and providing new condensor coil with fins and connecting inle t& outlet copper pipe by bracing and replacement of nut bolts etc complete all as specified and directed

Removing electronic unserviceable Printed circuit boards (PCB) from Split type AC 1.5 ton / 2.0 Ton capacity and replacing with new PCBs and testing complete all as specified and directed

S&F in replacement of blower fan motor capacitor Supply & Fix blower fan motor capacitor 4 MFD for AC.

S&F in replacement of blower fan motor capacitor Supply & Fix blower fan motor capacitor 6 MFD Water cooler.

S&F in replacement of remote handset & Supply of sensor remote handset suitable for 1.5/2.0 Ton capacity split type AC etc. complete all as specified and directed

Taking out old unserviceable cooling coil of Split type AC any make with fins cutting inlet & outlet connecting copper pipe and providing new cooling coil with fins and connecting inle t& outlet copper pipe by bracing and replacement of nut bolts etc complete all as specified and directed

Supply & fix Condensing unit Bracket of any size and type suitable for supporting to out door unit of split type AC including nut, bolts & washers complete all as specified and directed by Engineer-in-Charge.

Supply and charge Refrigerant Gas R-22/R-32 ISI Marked as per requirement.

Taking down old unserviceable and S&F of indoor unit of split type AC 1.5 TR cap having 5 star rating inverter type complete with all accessories such as installation plate with screws, blower motor, swing motor, filter and PCB etc duly prewired including reconnecting of existing refrigerant piping, electrical connections, drain pipe etc and testing after taking out old one complete all as specified and directed. (Note :- Old Indoor unit will be deposied to MES (E/M) Store yard ).

Taking down old unserviceable and S&F of outdoor unit of split type AC 1.5 TR cap having 5 star rating inverter type complete with all accessories such as hermetically sealed compressor, condenser unit, capacitor, relays, fan motor etc duly prewired including reconnecting of existing refrigerant piping, electrical connections, drain pipe etc and testing after taking out old one complete all as specified and directed. (Note :- Old Outdoor unit will be deposied to MES (E/M) Store yard).

Taking down old unserviceable and S & F water purifier (on line) with sediment filter, carbon block & UV lamp with 200/Lph, fixing water purifier on wall and connecting it with water cooler including all connecting accessories complete all as specified and as directed. (Note :- Old water purifier will be deposied to MES (E/M) Store yard).

Cleaning of Air handling ducts internally by using special T&P like robortic arm, air compressor, air jet nozzles, flipper, vaccum pump and a suction blower with hepa filter and check before and after the cleaning complete all as specified and directed.

Taking down (GI/AL) or any other type of false ceiling/ perforted board and Material and labour new perforted sheet of size 2x2 sqft complete all as specified and directed.

Taking down old unserviceable duct insulation, cleaning the duct surface with steel brush to remove dirt,dust and make it free of scale, greases and foreign matter and material & labour for chilled pipe line insulation by applying a coat of zinc chromite primer and apply two coats of cold setting adhesive compound(CRPX) on pipes for sticking the insulation bonded mineral wool @ 144 Kg/Cum or puff of density 36 Kg/Cum, 50mm thicknes tightly pressed on the pipe up to 250mm dia, seal all the joint with adhesive compound wrap the insulation surface by using one layer of polythene sheet 50mm wide, PVC tape, cover the entire surface with chiken mesh and finish the surface complete all as specified and directed

Taking down old and unserviceble CI butter fly valve of any make or size and supply and fixing of new CI butter fly valve slim seal design with clutch lever (P10) all as per IS of 150 mm dia size omplete all as specified and directed.

Taking down old and unserviceble CI NRV of any make or size and supply and fixing of new CI NRV all as per IS NRV of 150 mm dia size omplete all as specified and directed.

Material & labour for Water pressure gauge 0-15 Kg per cm².

Disconnecting and taking out old unserviceable filter and supply & fix with new aqua Filter of inbuilt water cooler complete to match the existing and connecting up with existing system including all accessories complete all as specified and directed .

Taking down old unserviceable AHU pre filter and Supply and fix new pre filters (EU-4)synthetic non oven type efficiency 90% down to particular size of 10 micron double knitted twisted polymer fabric (washable) rated with press drop of 6 mm WC to be mounted in AHU filter assembly size as per existing.

Material and labour for cleaning complete DX type cooling coil of AHU with chemical solution caustic soda to remove impurities dust and foreign materials, complete with nylon brush and cleaning cooling coil with fresh water complete all as specified & directed for the cooling coil section of AHU.

Material and labour for servicing of cooling tower Make:- MIHIR by dismanting Nut/Bolts and scraping & removing algea from the surface of FRP body including replacement of unserviceable accessories i.e.PVC fills,Nozzeles, water inlet/outlet pipe and filter, Fan blade, fan blade housing assembly, GI bolts, nuts, MS frame and ladder etc complete (serviceable qty shall be reused to the extent available) after cleaning with diluted HCL solution suitable for the existing cooling tower, servicing of fan and motor assembly including removal of dust, oil, scaling of motor body and replacing the unseviceable bearing, painting with anticorrosive paint & reassembling complete all as specified and directed.

Dismantling and Serviceing of AHU carefully with top panel and side panel unserviceable pedastal bearings, shafts, motor and blower assembling, materialising and machineing the shaft, replacement of existing size of bearings reassembling the new pedastal bearing shaft blower assembly and electric motor and top / side panel in original position with new nut for smooth running all as specified and directed.

Rewinding of unserviceable electric motor 3 phase 50 Hz 415volt of 10.0 HP condenser/chiller water pump motor set complete. comprising as under :- (i) Disconnecting & removing the electric motor from installed position including, loading, unloading and transporting to approved workshop. (ii) Taking out the existing burnt winding from the motor including rewinding complete with super enameled copper winding wire of existing gauge including all insulating material such as insulation paper, sleeves, tape, varnish etc. complete for class 'F' insulation. (iii) Transporting the motor back to the location, reinstalling in original position including alignment, electrical & water connection, commissioning and testing for 8hours continously to check the RPM etc. to the satisfactory performance etc. complete. Note :- Any damage caused during handling/repairing shall be made good without any extra cost to department.

Supply and errect factory fabricated rectangular square duct made out of 22 gauge GI sheet in L shaped hollow profile including all accessories such as corner, carriage bolt hangers, gasket and seal the longitudinal joints with and including approved sealant complete all as specified and directed.

All As per item No 54.00 above but of size 24 gauge.

Supply and fix in repairs humidity control set including heater strips and complete connecting wiring suitable for cut out system as per existing at site complete all as specified and directed

Supply & fix in repair in existing panel MCCB,250Amps,4pole ,25 kA and complete all as specified and directed.

Taking down old unserviceable insulation from any surface and supply and fix nitrile rubber insulation of one layer of 19mm thickness sticking on surface by using approved adhesive and sealing the joints by weather proof tape complete all as specified and directed.

Material and labour for disconnecting Condenser/Chiller unit for descaling & plugging them & providing of 15 mm tee out let for local circulation of mild acid solution in the condenser/chiller(separate container and small pump set to circulate diluted acid solution to be used) PH value of solution to be circulated & to be kept 4 and checking frequently i.e. every one hour during the operation Scalgun WS solution to be used for descaling purpose after 2 to 3 hours of cleaning if ph value remains less than 7 flush with fresh water mixed with sodium carbonate tubes and cleaning with nylon brush after closing the end covers, circulating diluted acid solution as specified above & PH value to be maintained as above & flushing the same with fresh water including recharging of stored refrigerant up to required pressure complete all as specified and directed.

M & L for Expansion valve of AC plant capacity 89 TR including taking down unserviceable valvecomplete all as specified and directed.

Supply & fix in repairs dry and wet bulb thermometer complete all as specified and directed.

Taking down old unserviceable aluminium rectangular grill of any type and make and suuply and fix new fresh air /return air of aluminium rectangular grills complete with wooden frame work made out of II nd class hard wood, volume control damper including gasket and connected accessories complete all as specified and directed

Suuply and fix in repairs volume control damper made out of galvanized iron or anodized aluminium with overlapping leafs to avoid any leakage from the damper as per existing at site complete all as specified and directed

Supply and charge Refrigerant Gas R-134A ISI Marked as per requirement.
