Outsourcing, Maintenance and Operation of Central AC Plant of capacity 3 x 39 TR (make - Blue Star) and comprising of the following equipment installed at 6006(I) Armd Wksp with Refrigerator Mechanic 01 No. in each shift of 8 hours for 2 shifts every day including Sunday and Holidays including preventive and minor maintenance of AC Plant in Summer, Winter and Monsoon season as per the period of the contract and ensuring periodical check i.e. daily, monthly, quarterly and half yearly maintenance requirement as per manufacturer’s instruction and daily upkeeping of AC plant and its componenets i.e chiller, condenser, cooling tower with motor, air ducting, hot water generator, water piping, pumpset with motor of chiller and condenser, starter with connected control cabling/ wiring including electric panel and switch gear for smooth and efficient functioning of AC plant to achieve desired inside conditions throughout the season. The plant comprising with the following equipments :- (i) Chiller Unit 3 x 39 TR (Two run and one stand by) with connected Control Panel. Make Blue Star (ii) HWG with Connected Control Panel. (iii) AHUs with control Panel - 1 Nos (iv) Condensing Water Pump and motor and its piping. (v) Chilling Water Pump and motor and Its piping. (vi) Cooling tower complete including motor. (vii) Main Electric Control Panel.

Outsourcing, Maintenance and Operation of Central AC Plant of capacity 2 x 22 TR (make - Voltas) and comprising of the following equipment installed at 10 Corps Zonal Wksp with Refrigerator Mechanic 01 No. in each shift of 8 hours for 2 shifts every day including Sunday and Holidays including preventive and minor maintenance of AC Plant in Summer, Winter and Monsoon season as per the period of the contract and ensuring periodical check i.e. daily, monthly, quarterly and half yearly maintenance requirement as per manufacturer’s instruction and daily upkeeping of AC plant and its componenets i.e chiller, condenser, cooling tower with motor, air ducting, hot water generator, water piping, pumpset with motor of chiller and condenser, starter with connected control cabling/ wiring including electric panel and switch gear for smooth and efficient functioning of AC plant to achieve desired inside conditions throughout the season. The plant comprising with the following equipments :- (i) Chiller Unit 2x 22 TR and connected Control Panel. Make- Voltas (ii) Reheater and preheater . (iii) AHUs and control Panel (iv) Condensing Water Pump and motor and its piping. (v) Chilling Water Pump and motor and Its piping. (vi) Cooling tower complete including motor. (vii) Main Electric Control Panel.

Outsourcing, Maintenance and Operation of Central AC Plant of capacity 3 x 270 TR (make -Carrier) and comprising of the following equipment installed at 184 MH with Refrigerator Mechanic 01 No. in each shift of 8 hours for 3 shifts every day including Sunday and Holidays on 24 hrs X 7 days basis including preventive and minor maintenance of AC Plant in Summer, Winter and Monsoon season as per the period of the contract and ensuring periodical check i.e. daily, monthly, quarterly and half yearly maintenance requirement as per manufacturer’s instruction and daily upkeeping of AC plant and its componenets i.e chiller, condenser, cooling tower with motor, air ducting, hot water generator, water piping, pumpset with motor of chiller and condenser, starter with connected control cabling/ wiring including electric panel and switch gear for smooth and efficient functioning of AC plant to achieve desired inside conditions throughout the season. The plant comprising with the following equipments :- (i) Chiller Unit 3 x 270 TR (Two run and one stand by) with connected Control Panel. (ii) HWG and Connected Control Panel. (iii) AHUs with control Panel Installed at 184 MH in various Blocks - 13 Nos. (iv) Condensing Water Pump with motor. (v) Chilling Water Pump with motor. (vi) Cooling tower with motor. (vii) Main Electric Control Panel with control cables.

Note for srl item No 1 to 3 :- (i) During manning and operation tenderer is liable to maintain the complete AC plant including Chiller Package Unit and will ensure its proper functioning and performance. (ii) Proper and efficient functioning of plant must be ensured through regular inspection by qualified Engineer monthly. (iii) Contractor will also ensure prompt attending of complaints regarding functioning of AC plant. (iv) Plants will be in operational condition round the clock. If any defect occurs the firm shall be liable to repair the same with in 8 Hours failure which penalty of Rs 500/- per day shall be recovered. (v) Daily hours log sheet shall be prepared & signed by operator and shall be produced for verification to Engineer-in-Charge. (vi) Plant shall kept neat and clean at all the times. (vii) The tenderer are advised to visit the AC plant site for confirming the make of existing accessories before submitting this tender, if any defective parts are required to change of AC plant the same shall be replaced with the existing make of AC comprising with the equipments. (viii) Bidders may please note that the rate quoted for outsourcing work shall not less than the minimum wages circulated by Chief Labour Commissioner, GOI, Min of Labour, New Delhi for Suratgarh (Class 'C' City) Plus ESI (EPF) & GST applicable to the bidder. Copy of applicable rate for ESI / EPF & GST shall be forwarded by the bidder alongwith bid documets cover 1. If the rate quoted by the bidder is lower than the applicable minimum wages + ESI / EPF + GST the same will be treated as 'Non-Bonafide' & the offer will not be considered for acceptance.

S&F in repalcement of microprocesser controller (MPVD DX CNTRLR) for chiller unit ,Make- Bluestar , Chiller Model No- XWCS3039AR2 as per existing inclluding making connection complete all as specified and as directed by Engineer-in-charge.

M&L for rewinding and refixing of induction mortors with suitable gauge of super enameled copper conductor including winding with fibre cloth/PVC insulated winding paper, superior quality varnishing, servicing of ball bearing, suitable main connections from coil to terminal box, opening of motor, cutting/removing old burnt winding coils, cleaning/filling the starter slots, necessary mechanical works for shaft/bearing housing, preparing and inserting coils running/starting winding, interconnecting, fixing, soldering, jointing, heating, drying up coils, connection and testing at site, satisfactorily running of motor of capacity 30 HP, 3 Phase, 440 Volts, 50 Hz complete all as specified and as directed by Engineer-in-charge. Make of winding wire :- Chetak / Devidayal Note :- (i) Cost of taking down motor and transportation to wksp for repair and carry back to site is included in the unit rate of this item. (ii) Ball bearing if required shall be measured & paid seprately under respective items of BOQ. (iii) The contractor shall submit test sheet mentioned above failing which a penalty of Rs 5000/- Per check/ Per period test shall be recovered from the firm.

Taking out defective centrifugal pump set of 30 HP capacity, assembled with elelctric motor, dismantling the pump set for carrying out repair / replacement of unserviceable parts such as CI impeller, Bush, ball bearing, welding, lathe work on shaft, bearing housing, reassembling, installing, commissioning and testing complete all as specified and directed by Engineer-in-charge. Note : (i) CI impeller, Bush & ball bearing required to replace shall be measured and paid for separately under respective items of BOQ as “Supply only”. (ii) The cost of replacement of minor parts ike, nut/bolts, shaft key, rubber gasket and transportation to civil workshop is included in the unit rate of the item Nothing extra shall be paid on this account.

Supply and charging of Refrigent Gas R-134a and the system shall be tested for any leakage by pressurising the system with nitrogen gas and carrying out necessary repair for rectifying the leakage if any complete all as specified and as directed by Engineer-in-charge. Note :- Cost of nitrogen Gas shall be measured and paid seperately as 'Supply only' under item No 34 of BOQ.

Charging only of Refrigent Gas R-407C including leak detection by pressurising the system with Nitrogen Gas and testing complete system for any leakage and carrying out necessary repair for rectifying the leakge if any complete all as specified and as directed by Engineer-in-charge. Note: (i) Refrigerant R-407 C will be supplied by department as sch 'B' free for fixing only & nothing extra shall be paid on this account. (ii) Cost of nitrogen Gas shall be measured and paid seperately as supply only

M&L for servicing of cooling tower of AC Plant capacity 270 TR including all parts i.e. bearing, sprinkler, motor, eleiminator, eletrical cable etc and cleaning bottom water collector tank, strainer etc and geasing, oiling of all parts for smooth and efficient working of cooling tower and replacement of the unserviceable part i.e. bearing nut bolt etc and connected items including one coat of sythetic enamel paint on outer surfaces of cooling tower, motor, fan blade and incoming and outgoing water pipe etc complete all as specified and as directed by Engineer-in-charge.

All as per serial item No 40 here-in-above but AC plant capacity 22/39 TR

M&L for taking down of old frills and fixing / laying of new frills of existing size and type for cooling tower of AC plant complete all as specified and as directed by Engineer-in-charge.

M&L for descalling of copper tubing of water cooled condenser of Central AC Plant capacity 270 TR with suitable concentration descalling soluition with pump and motor arrengement and manually cleaning with wire brush and flushing with water complete all as specified and as directed by Engineer-in-charge.
