Carrying out complete renovation, repair, maintenance, cleaning and refurbishing of existing BSUP flats and making the flat ready for occupation on a turnkey basis, including supply of all materials, labour, tools, plants, equipment, scaffolding, transportation, loading/unloading, disposal of debris, taxes, royalties, incidental charges, and all other requirements necessary for satisfactory completion of the work as directed by the Engineer-in-Charge. The scope shall include, but shall not be limited to, the following works: 1. Thorough cleaning of the entire flat, including rooms, kitchen, toilets, balconies, windows, doors, grills, lofts, cupboards and terraces (if any), with removal and disposal of all accumulated waste and debris. 2. Scraping of loose paint, surface preparation, crack filling, wall putty wherever required, primer and complete interior repainting of walls and ceilings with approved quality emulsion paint, and exterior painting wherever required. 3. Repainting/polishing/enamelling of all wooden and steel doors, windows, frames, grills, railings and other metal/wooden fixtures after necessary surface preparation. 4. Repair of plaster, masonry, damp patches, cracks, chipping, leakages and other civil defects including replacement of damaged tiles, skirting and flooring patches wherever necessary. 5. Repair and maintenance of kitchen platform, sink, cabinets, shelves and all associated fittings. 6. Repair/replacement of sanitary fixtures, CP fittings, flush tanks, wash basins, sinks, taps, angle valves, bottle traps, flexible connections and other plumbing accessories wherever found defective. 7. Repair of water supply and drainage lines including leak rectification, replacement of damaged pipes and testing for proper functioning. 8. Repair/replacement of electrical wiring, switches, sockets, MCBs, DBs, regulators, holders, LED fittings, fans, exhaust fans, doorbells and other electrical accessories as required for safe operation. 9. Servicing, repair and lubrication of door/window hinges, locks, handles, tower bolts, stoppers, sliding channels and all hardware fittings including replacement where necessary. 10. Repair of false ceiling, waterproofing patches, terrace seepage treatment and roof leakage rectification, if required. 11. Repair and replacement of damaged glass panes, mosquito mesh, aluminium fittings and weather strips wherever necessary. 12. Repair of balcony railings, parapets and external plaster wherever required. 13. Cleaning and testing of water tanks, pipelines and sanitary lines, including removal of blockages. 14. Final deep cleaning, polishing and sanitization of the complete flat, including floors, toilets, kitchen, windows and fixtures before handing over. 15. All required main connection/ supply lines from Main source like Transformer/ Over Head water tank etc. should be Repair/replacement as per directed by the Engineer-in-Charge. 16. Repair/replacement/ maintenance of main and sub main and collection sewer line along with chambers etc. and water drainage line complete as required for full functioning, complete work of common areas stairs/ railing/plaster/paint/ electricity work etc. Roof top roof dhad, plaster, parapet, etc. Complete campus cleaning including garbage/Malba/Mud/Grass/Shurbs/ trees etc. outside Interlocking tile repair/replace work. (All material will be used equivalent and as per existing material used in flats, after completion of all work in a unit flat, it should not have any kind of defects in any item inside or outside of unit as per required for livable conditions) 17. Any other miscellaneous repair or maintenance work required for making the flat fully functional, habitable and aesthetically presentable, whether specifically mentioned above or not, as directed by the Engineer-in-Charge. The contractor shall inspect the premises before quoting rates, and the quoted rate shall be deemed to include all labour, materials, consumables, transportation, scaffolding, wastage, disposal of debris, safety measures, testing, finishing, touch-up works and all incidental expenses required for complete execution and satisfactory handing over of the flat.
