For 3 rd year (From 25 month to 36 Month) Comprehensive Maintenance of vaious 1.5/2/ 3.75/5/5.5/6/7.5/8.5/9/12/16.5/17/22/25 Tr. CeilingSuspended/ Ductable Split/ Package Unit( at the Different area in IBTM maniktala )

SCOPE OF WORK 1.) Compulsory Preventive maintenance of every machine once in Two month. It includes, clearing of coils, air filters, Checking grill temperature & room temperature, current drawn, Condition of PCB,Condition & temperature of Capacitor , Drain line, Gas pressure, Cooling coil thermostat. 2.) Daily noting of the details of Preventive Maintenance Details in Maintenance register. Failing which a deduction of Rs. 1000/Month will be applicable from the bill.

3.) The Contract covers free replacement of all spare parts including compressor (includes all type of AC Machine), capacitors, relays, thermostats, fan motors, Inside electrical wiring unit, indoor PCB, outdoor PCB, contactors, terminals,S2/P2 Type Capacitors and all others necessary parts which required at AC machine. In case of gas leakage in the system, Agency shall carry out leak test and rectify the same with gas charging. 4) Agency Should attend the Breakdown call within 1 hour. Failing which Rs. 500/machine/breakdown call will be deducted.

5.) Incase of breakdown where replacement of spares are required, 24 hrs will be provided for spares except compressors and 72hrs will be provided only in case of compressors. 6.) Failing to meet the time line in case of breakdown where spares invlove Rs. 500/day/machine will be deducted. 7.)All the spare required to be replaced, should be of approved make.

8.) Yearly Once complete servicing & Overhauling & oiling to be carried out of each unit after taking out from its position as per instruction of AE/JE. 9.)In case of break-down of A.C. machines, If the machine is required to be removed / shifted to Workshop hours, then a temporary AC machine of same capacity will have to install to cool the work place & no extra claim will be entertain for this temporary AC machine arrangement & dismantling. If loan machine is not provided timely by agency, a penal amount of Rs. 100/day will be deducted from the contractor’s bill till reinstallation of AC machine or as per the direction of EIC)

10.) The agency will have to depute minimum 2 Nos AC Technician With 2 helper for day shift & 1 Nos AC Technician With 1 helper for rest of the shifts including holidays under his direct supervision. 11.)Any damage of parts due to negligence of technician of agency (if detected), will liable for penalty. Penalty amount is the actual cost of the same parts. 12.)The contractor should have their office with Telephone number and Mobile number in Kolkata and the same should be intimated to this Department in writing, the telephone call should be responded without delay.

13.)The agency should provide photo identity cards to all the maintenance staff employees including substitute’s employee(s) duly signed by concerned agency & JE. 14.Agency should provide sufficient Tools and Tackles for smooth maintenance work. Zet Pump should be available at site. 15.In case of any accident and/or physical illness of the staffs of the agency, while on duty, no claim will be entertained by this department and all responsibilities thereof should be shouldered by the agency only.
