Strengthening the existing walls by providing grouting by formation of two holes of size 1" with required intervals - depth of 300mm for an area of 1 sq.m and depending upon the site conditions injecting lime slurry consisting of lime mortar 1:2 (one lime and two of sand) using lime in all floors added with grouting admixture by 2% weight of lime, by using required equipment and the rate includes the cost of all materials, labour charges etc., complete complying with standard specification and as directed by the departmental officers.
Strengthening of the brick foundation of the wall with similar type of bricks by the method of mending / under pinning/ grouting etc., as per the existing clues with lime mortar 1:2, (one of lime and two of sand) etc., including scooping out the eroded/ damaged brick and cleaning the surface etc., complete complying with standard specification and as directed by the departmental officers.

Reconstruction of brick masonry wall with similar type of bricks in lime mortar 1:2 (one lime two sand) using wire cut brick of size 9"x4"x3" (Specially manufacturing) and using lime in all floors as per traditional preparation and documented type construction such as arches and lintels, walls, etc., complete complying with standard specification and as directed by the departmental officers.

Renewing the damaged ornamental cornice around the outer wall cornice portion as per existing style and clues to a height of 0.25m with top and bottom width of 0.28m and 0.08m respectively including removing the brick work and redoing the brick work in lime mortar 1:2 (one of lime and two of sand) and plastering with lime mortar 1:2 (one of lime and two of sand) 30mm thick laid in two layers and finishing with lime mortar 1:1.5 (one lime and one and half sand) 6mm thick (Theeravai) using lime in all floors etc., complete complying with standard specification and as directed by the departmental officers.
Easing and repairing hanging doors, window shutters and refixing the same after attending the petty repairs including fixing furniture fittings and excluding cost of furniture fittings etc., complete complying with standard specification and as directed by the departmental officers.
Renewing and fixing teakwood panelled shutters openable type for Doors by using well seasoned teakwood of superior quality and approved variety as per the original design and pattern instructed by the Engineer In Charge.The door shutter is made with two number of 120mm x 40mm size vertical styles, toprail, lock rails and bottom rail of size 125mm x 40mm , 250mm x 40mm, 170mm x 40mm respectively.The door shutter panels is covered with teakwood planks of 25mm thick including all necessary fittings brass/ steel hardwares like screws, nails, hinges, hooks, tower bolts, handles, aldrops of same design, size and weight,etc., complete. Item to also include making all the mouldings and design of the panels as in the existing evidence. Item to include complete finishing of the shutters as directed by the departmental officers. (The rate inclusive of cost of all teakwood materials, labour wrought and putup of door frames and shutters , cost of all furniture fittings, labour charges for fixing in position etc., complete complying with standard specifications (two leaves).

Item to include complete finishing of the shutters as directed by the departmental officers.(The rate inclusive of cost of all teakwood materials, labour wrought and putup of door shutters, cost of all furniture fittings, labour charges for fixing the shutters in position etc., complete complying with standard specifications)
Providing and Replacing broken plain glass in the windows and clearstory windows etc., complete complying with standard specification and as directed by the departmental officers.
Art Plaster: Gentle scraping to remove all earlier layers of paint and lime on art plaster, at all heights, and restoring it wherever damaged using 1:3 Lime Mortar and finishing it with fione mortar using brick masonry set in 1:0.5: 3 Lime surki mortar, plastered with 1:3 LM finished with 1:2 fine ground LM etc., complete complying with standard specification and as directed by the departmental officers.
Stitching of cracks using 12mm dia. and 2’ long SS‐rods . The rods should be applied with a layer of anti‐corrosive paint, the ends of the rod to be bent at 6’’ each then to be inserted into the masonry after drilling a hole and making a 1/2" groove in the masonry, packing with lime mortar and making good the masonry etc., complete complying with standard specification and as directed by the departmental officers.
Teakwood wrought & putup for joist, beam, rafters and purlins,etc., which are in full length new member placed for supporting the Madras Terrace roof/ Mangalore tiles roof or any other area in all floor as directed by the departmental officers by using well seasoned superior quality and approved variety of teakwood for heritage building work including fixing of iron holdfasts incase of doors, windows and ventilators etc.,and excluding cost of holdfasts and making necessary size holes in the masonry to receive the ends of wooden joists, beams, etc., all fixtures and fastenings etc., complete. Item to include all moulding and chamber to be made as per original design indicated by the Engineer In Charge. (The rate includes the cost of teakwood, labour charges for wrought and putup to the existing clue/design, fixing in position to true alignment and gradient wherever necessary. Complying with standard specifications and as directed by the departmental officers (sample of teakwood to be shown to the Executive Engineer concerned for approval before use on work). Application of Solignum on the wooden surface should also be done. In all floors
Providing water membarane treatement to the leaky terrace using Synthetic Butadine Rubber sheet (SBR) including hacking the surfaces and roughening the old RCC roof surface with wire brushes and tools wherever necessary and the Synthetic Butadine Rubber sheet (SBR) has been laying before weathering course brick jelly concrete and with using necessary SBR adhesive to carefuly laying with proper joints ( the joints over lap to be not more than over lap 15cm to 20cm ) etc, including labour for laying the sheets etc complete including curing and finishing neatly complying with standard specification and as directed by the departmental officers.
Finishing the top of roof with one course of machine pressed tiles of size 230mm x 230mm x 20mm of approved quality set in Lime Mortar 1:2 (One lime and Two sand) 12mm thick mixed with water proofing compound conforming to ISS at 2% by weight of lime used and the joints pointed neatly to full depth of tiles with lime mortar 1:1.5 (One Lime and One and half Sand)mixed with red oxide and water proofing compound etc., complete complying with standard specification and as directed by the departmental officers.
Replastering ( base plastering) the brick wall, pillars and arches, etc., with lime mortar 1:2 ( one of lime and two of sand) to a thickness of 30 mm laid in two layers of 15mm thick using lime in all floors etc., complete complying with standard specification and as directed by the departmental officers.
Revarnishing with old / new wood work with two coats of best melamine varnish of approved quality and brand including preparation of surface etc., in all floors The rate is inclusive the cost of all material, labour charges and finishing neatly etc., complete complying with standard specification and as directed by the departmental officers.
Painting wood work with two finishing coats of synthetic enamel ready mixed paint of good quality and approved variety and colour over one coat priming coat in all floors including the cost of priming coat etc., complete complying with standard specification and as directed by the departmental officers. (The make, quality and colour of paint should be got approved by the Executive Engineer before use on works.)
Painting new/old iron works with two coats of anti corrosive paint of best quality and approved variety of synthetic enamel paint including cost of brushes etc., in all floors complete complying with standard specification and as directed by the departmental officers. (The make, quality and colour of paint should be got approved by the Executive Engineer before use on works.).
Providing pest control with antitermite treatement drilling holes at junction of walls with floors at 300mm intervals and injucting chemical emulsion on those with cement etc. making holes along the vertical surface out side the walls at 150mm intervals to the depth of 450mm pointing chemical emulsion into the holes and closing holes with chemical etc. spraying all surface of treatment is to be done as per IS code no:5313/ Part III 1981 with approved chemical.(The chemical is to be used on the work should be got approved by the Executive Engineer before use on work) etc complete complying with standard specification and as directed by the departmental officers.
Laying Brick jelly lime concrete in lime mortar 1:2 ( One lime and two brick jelly ) (no sand to be added) using 20 mm gauge brick jelly for foundation, flooring including dewatering wherever necessary and laid in layers well rammed, consolidated etc., complete complying with standard specification and as directed by the departmental officers.
Paving the floor with best quality Heritage pattern Cement tile of bharat tiles brand of size 200 x 200 mm of approved colour, shade and quality laid in cement mortar 1:3 (one cement and three Crushed Stone Sand (M.Sand)) 20mm thick in all floors and the top pointed with the white cement mixed same colour pigments etc., complete complying with standard specification. (The design of the tiles should be got approved by the Architect before use on works)
Paving the floor with best approved quality fine polished Granite Stone Slabs of size 1200 x 600 of 18 / 20mm thick of Jet Black with machine cut edges laid over a cement mortar bed of 20mm thick using cement mortar 1:3 (One cement and three sand) fixing the slabs with required cement slurry and laid in true right angles with minimum possible width of joints and pointing the joints with white cement mixed with mathcing colouring pigments etc., The granite stone slabs and other materials to be used shall be got approved by the Executive Engineer concerned before use on work, etc., complete as per standard speicification.
Painting two coats of newly plastered wall surface with ready mixed plastic emulsion paint of first class quality and of approved colour over a priming coat including thorough scrapping, clean removal of dirt, and including necessary plaster of paris putty, wherever required etc., complete complying with standard specification.
Painting the wall two coats with approved weather proof Exterior Emulsion paint over one primer coat of over cement plastered wall surface ect., complete complying with standard specification.
Construction of mortar pit of inner size 0.90m x 0.45m with brick partition wall 11.50cm thick in cement mortar 1:3 (one cement and three sand) for 60cm height with necessary earth work open excavation for a size of 1.43m x 0.98m to a depth of 0.91m and sand filling for 15cm thick, Plain Cement Concrete 1:5:10 (one cement, five sand and ten 40mm HBG stone jelly), 8cm thick with plastering 1:5 (one cement and sand), 12mm thick on both sides and top etc., complying with standard specification and as directed by the departmental officers.

Cleaning (Mechanical & Chemical) involves removing surface dirt and contaminants using tools or solvents, ensuring the mural's original colors and details are revealed without damage(only well condition areas where no consolidation/retouching,etc, are required.
Cleaning (Mechanical & Chemical). consolidation/grouting cracks , filling and retouching - Removal of superficial accretions like dust & dirt using soft bristled paint brushes. Removal of soot and oily deposits if presence from the painted surface using organic solvents so as to brighten up the paintings.Hair line cracks and fissures are to be filled with lime paste. Broken edges of the paintings are to be secured to the wall using lime paste with suitable adhesives of polymer derivatives
Reconstruction of Lost areas where panels were missing - Scrabbling and furrowed writings on the painted surface are to be filleted with traditional lime paste so as bring the surface on level with the surrounding areas.Lacunae on the painted surface were filled with traditional lime paste along with other ingredients.Filleting and edgings are to be suitably tinted so as to match with the surroundings.Bulging on the painted plaster and detachments are to be attended .to by injecting lime paste in semi solid state behind the plaster and slowly pressing the painted plaster to the wall to ensure proper adhesion to the parent body.Pointing on the edges with same materials.After complete the above processes, the Paintings were preserved with a thin coat of (2%) preservative.
