(The rate includes the cost of teakwood, labour charges for wrought and put-up to the existing clue/design, fixing in position to true alignment and gradient wherever necessary. Complying with standard specifications and as directed by the departmental officers (sample of teakwood to be shown to the Executive Engineer concerned for approval before use on work). Providing and fixing in position of cut stone bed blocks of size 1.20m x 0.50m x 0.20m using Cut stone for placing I-beams including cost of stone blocks,conveyance,lifting and placing in position as directed by the departmental officers.
Supplying and fixing of best quality and approved variety of ISMB girder of required size and section of make TATA or equivalent of size of various spans fixing below the madras terrace roof to support the roof in the places wherever necessary as directed by the departmental officers and fixed ISMB-girder ‘I’ Section over the bed blocks in the wall including cost of dismantling the brick work wherever necessary for fixing the ‘I’ Section and redoing the same and also the cost of ‘I’ Section labour charges hire charges for welding machineries, hoist for lifting and hire charges for hydraulic manuals Jacky and other allied tools etc., complete including the cost of porting of ISMB-girder ‘I’ section etc and one coat of red oxide primer etc., complete. The I beam has to be supported on brick wall using appropriate blocks so as to support the madras terrace roofing in all the floors etc., complete complying with standard specifications.(The make and brand of the ISMB girder I section should be got approved by the Executive Engineer before use on works)
Redoing of Madras Terrace roof in all floors with one layer of brick on edge course laid as first layer over the existing Teakwood joists, Beams, I Sections, etc., which are placed at roof level in all floors using specially manufactured Terrace bricks for heritage works of size 150mm x 75mm x 25mm in lime mortar 1:1.5 (one lime and one and half sand). The second layer is laid with specially manufactured Terrace bricks for Heritage works of size 150mm x 75mm x 25mm in flat manner in lime mortar 1:2 ( one lime and t\wo sand) 20mm thick as base layer laid over the top of brick on edge course. Brick jelly lime concrete using broken brick jelly of size 20mm uniform gauge in pure slaked lime (no sand to be added) to the proportion of brick jelly to lime being 32:12.50 by volume laid over the second layer of terrace bricks for an average consolidated thickness of 100mm in a single layer of required slope/level as directed and finished by beating the concrete with wooden beaters of approved pattern, keeping the surface constantly wet by sprinkling lime jaggery (PALM JAGGERY) water. (Galnut of 10kg and jaggery of 10kg per one Sqm). The beating of the concrete is done continuously until the brick jelly lime concrete is well hardened. After ensuring the harden surface of brick jelly lime concrete, flat tiles of 150mm x 150mm x 25mm of specially manufactured superior quality to suit the heritage works is laid in two consecutive layers in lime mortar 1:2 (one lime and two sand) 15mm thick for each layer of flat tiles. The base mortar provided for the top course of flat tiles is mixed with SBR (Synthetic Butadiene Rubber) Polymer at the rate of 0.5 litres for one Sqm is applied for water proofing chemical treatment including neat finishing
The Materials like Terrace bricks for the heritage work as from Thirukkattupalli and Pollachi lime should only be used. The period of interval between laying of I layer, II layer of terrace bricks, brick jelly lime concrete and flat tiles in two consecutive layers as directed by the departmental officers etc., complete complying with standard specifications. The Madras Terrae roof laid over the roof joist, beam, etc., is well embedded in the wall to the required distance as directed by the Engineer In Charge. (The rate includes the cost of all materials like terrace brick for heritage works, brick jelly 20mm, Pollachi lime, flat tiles and SBR chemicals and labour charges for laying all items of works). Pollachi lime should only be used for preparation of mortar, brick jelly lime concrete etc.. The Terrace bricks, flat tiles should got approved by the Executive Engineer before use on works. The overall thickness of madras terrace roof laid is to be of 300mm as detailed below. Supplying and fixing sunshade of trapezoidal shape with new superior quality of teak wood, Mangalore tile roofing at the top. The sunshade if fixed on wall with teak wood of size 80mmx 100 mm fixed on the wall directly, additional inclined bracing provides on the sides of window using teak wood sized 80mm x 80mm , the top teak wood 50mm x 80mm in cross section from the wall is rested at end running member 80mm x 100mm . The top Mangalore tiles are rested on best teak wood reepers of size 50mm x 25mm . the rate inclusive of cost of dismantling damaged tile, teak wood members without damaging to the wall, refixing, labour charges, but excluding of scaffolding charges, etc., complete complying with standard specification and as directed by the departmental officers.

Grouting and stitching the cracked wall and arches by toothing method including required special bricks of size 8"x4"x2" wherever necessary cutting of groove and fixing of key stone of size 900mmx230mmx200mm in horizontal and finishing the surface with lime mortar as per original etc. excluding errection of scaffolding all labour charges, etc., complete and complying with standard specification and as directed by the departmental officers.
Finishing the top of roof with one course of machine pressed tiles of size 230mm x 230mm x 20mm of approved quality set in Cement Mortar 1:3 (One Cement and Three Sand) 12mm thick mixed with water proofing compound conforming to ISS at 2% by weight of cement used and the joints pointed neatly to full depth of tiles with the same cement mortar mixed with red oxide and water proofing compound including curing etc., complete complying with standard specification and as directed by the departmental officers.
Renewing and fixing 1/3rd panelled and 2/3rd glazed door shutter by using well seasoned teakwood of superior quality and approved variety as per the original design and pattern instructed by the Engineer In Charge. The door shutters is made with 1/3rd panelled shutters at bottom and 2/3rd glazed shutter at top. The door shutter is made with two number of 75mm x 35mm size vertical styles, top rail, lock rails and bottom rail of size 80mm x 35mm , 200mm x 35mm, 120mm x 35mm respectively. The bottom 1/3rd portion of door shutter panels is covered with teakwood planks of 35mm thick and top 2/3rd portion of the shutter panels is covered with 4mm thick plain glass. The 4mm thick plain glass is fixed with teakwood reepers of size 35mm x 30mm on both sides so as to divide the glass panels as 5 parts. Item to also include making all the mouldings and design of the panels as in the existing evidence. Item to include complete finishing of the shutters as directed by the departmental officers.(The rate inclusive of cost of all teakwood materials, labour wrought and put-up of door shutters, cost of all furniture fittings, cost of 4mm thick plain glass, labour charges for fixing the shutters in position etc., complete complying with standard specifications.
Renewing and fixing fully glazed shutters for windows openable type by using well seasoned teakwood of superior quality as per the original design and pattern instructed by the Engineer In Charge. The window shutter is made of vertical styles of size 80mm x 30mm. Both top and bottom rail is of size 80mm x 30mm. The window shutter panels is covered with 4mm thick plain glass which is fixed with teakwood reepers scantling of size 35mm x 30mm on both sides and the glass panel is divided into 6 parts. Item to also include making all the mouldings and design of the panels as in the existing evidence. Item to include complete finishing of the shutters as directed by the departmental officers.(The rate inclusive of cost of all teakwood materials, labour wrought and put-up of door shutters, cost of all furniture fittings, cost of 4mm thick plain glass, labour charges for fixing the shutters in position etc., complete complying with standard specifications)
Renewing and fixing of glazed ventilator with new Teak wood glazed ventilator of size 1.20m x 0.60m by using Teak wood scanting thickness of size 0.04m frames fixed with 4mm thick pin headed glass including labour for wrought put up and fixing the ventilator in position with necessary furniture fittings including with neat finishing etc., complete complying with standard specifications and as directed by the departmental officers.
Supplying and fixing MS grills for doors, windows and ventilators of approved design and as directed by the departmental officers including cost of MS grills labour charges and cost of one of red oxide primer coat etc., complete complying with std. specification.
Supplying and Erecting manually operated Pull and Push Type Rolling Shutter with ISI make of approved size and section using 18 GI sheet. The shutter shall be painted with one coat of red oxide primer and the rate is inclusive of hood covers, transportation charges etc. complete complying with std. specification.
Painting new iron works such as steel doors, windows, ventilators, window bars, balustrades etc., with two coats of best approved first quality and colour of synthetic enamel paint over the existing red oxide priming coat in all floors excluding cost of priming coat etc., complete complying with standard specification. (The make, quality and colour of paint should be got approved by the Executive Engineer before use on works.)
Revarnishing with old/ new wood work with two coats of best melamine varnish of approved quality and brand including preparation of surface etc.. Painting wood work with two finishing coats of synthetic enamel ready mixed paint of good quality and approved variety and colour over one coat priming coat in all floors including the cost of priming coat etc., complete complying with standard specification and as directed by the departmental officers. (The make, quality and colour of paint should be got approved by the Executive Engineer before use on works.)
Providing and laying of best approved quality fine polished Granite Stone Slabs of size 1200 x 600 of 18 / 20mm thick of Granite slabs (super fine polished with machine cut edges )Jet black and similar varieties with machine cut edges laid over a cement mortar bed of 20mm thick using cement mortar 1:3 (One cement and three sand) fixing the slabs with required cement slurry and laid in true right angles with minimum possible width of joints and pointing the joints with white cement mixed with mathcing colouring pigments etc., The granite stone slabs and other materials to be used shall be got approved by the Executive Engineer concerned before use on work, etc., complete as per standard specification.
Laying Brick jelly lime concrete in lime mortar 1:2 ( One lime and two brick jelly ) (no sand to be added) using 20 mm gauge brick jelly for foundation, flooring including dewatering wherever necessary and laid in layers well rammed, consolidated etc., complete complying with standard specification and as directed by the departmental officers.
Providing two legged scaffolding using 48.30mm dia heavy duty MS pipe over all height of 3.00m the distance between 2 legs being 1.25m and the spacing of the post being 2m in each rows and providing platform with C.W. planks using 40mm thick silver oak and 1.00m wide in complete form with horizontal bracings @ 1.50m c/c vertical direction and with cross bracings using same 48.30mm dia including cutting, threading assembly with red oxide primer, labour charges cost of specials such on large plate, shoe, carcher, coupling, bolt and nut transportation charges. White washing three coats of ceiling with freshly burnt white shell lime (Pollachi lime) in all floors including cost of lime, blue powder fevicol type gum, brushes, The rate inclusive of cost of all materials and labour charges etc., complete complying with standard specification and as directed by the departmental officers
Painting two coats of plastered wall (Inner walls) surface with ready mixed plastic emulsion paint of first class quality and of approved colour over a priming coat including thorough scrapping, clean removal of dirt, and including necessary plaster of paris putty, wherever required etc., complete complying with standard specification.
Dadooing the wall with natural rough granite stone tile of best approved quality and size , over a plastered surface of 20 mm thick Cement Mortar1:3 (One Cement and three crushed stone sand)as levelling layer and set in Cement Mortar 1:2 (One Cement and Two crushed stone sand) 10mm thick and pointing the joints with white cement neatly in all floors, curing, etc., complete complying with standard specification and as directed by the departmental officers.
Cleaning cut stones/stone cladding using high pressure gauge gun with compressor machine with necessary scrapping charges for old painting materials and other unwanted silt and dust after cleaning with smooth surface from bottom to top cut stone with good looking condition without any damage of the existing stone of the heritage building. The rate is inclusive of cost of materials, labour charges, transporting charges and hire charges for compressor machine and pressure gauge gan machine set with necessary lifting charges etc., complete as directed by the departmental officers.
Polishing the stone wall / column surface with two coats of water repellent solution of approved quality and brand including preparation of surface using high pressure water jet .
