Part-I : COMPREHENSIVE MAINTENANCE WORKS :

M&L for Annual comprehensive maint, Preventive and routine maint of 03 Nos chilling plants Make : M/s Voltas of reciprocating compressor, 3x40 TR each, single stage, 415 Volts, 3 Ph, 50 Hz, shell & tube type condenser with carbon steel plate, copper tube, incl carbon plate shell & tube flooded type chiller unit working with microprocessor base controls in sheet metal control panel at WEU unit complete all as directed to entire satisfaction of Engineer-in-charge with requirements/ conditions as stated here- in- after ( Work lies in Unrestricted area):-

M&L for Annual comprehensive maint, Preventive and routine maint of following chilling machines 3 Nos Chilling Machines Make : M/s Voltas of screw type compressor, 3x25 TR each, single stage, 415 Volts, 3 Ph, 50 Hz, shell & tube type condenser with carbon steel plate, copper tube, incl carbon plate shell & tube flooded type chiller unit working with microprocessor base controls in sheet metal control panel at SIU unit complete all as directed to entire satisfaction of Engineer-in-charge with following requirements / conditions and for following items / equipments ( Work lies in Unrestricted area):-

Notes for item Nos 01 and 02:- (a) The 03 (Three) preventive / periodical maint services and 01 (one) annual comprehensive maint service to each chiller machines of Make : M/s Voltas of reciprocating and screw type compressor, 415 Volts, 3 Ph, 50 Hz, shell & tube type condenser with carbon steel plate, copper tube, incl carbon plate shell & tube flooded type chiller unit working with microprocessor base controls in sheet metal control panel during the currency of the contract shall be carried out by the rep of M/S Voltas Ltd and its cost shall be included in unit quoted rate. Nothing extra shall be admissible in this account at a later date. The contractor shall submit the record of periodical/preventive/Annual maint services carried out by M/s Voltas along with documentary evidence for claiming payment. In this respect please refer schedule 'A' Note 25 on page 15(R) of tender documents. (b) The cost of refrigerant & compressor oil, as and when required to be replaced / replenished during the entire contract period is deemed to be included in the quoted rates and no extra cost shall be paid to the contractor in this effect. (c) The repair / replacement cost (M&L) of all defective parts / spares, as and when required, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect at any stage. (d) During entire contract period, any defective component(s) and/or any other materials which is not specified /given in BOQ, but essential to be repaired/ replaced, to make plant(s)/machine(s) fully functional, the cost of the same is deemed to be included in unit quoted rates. Rates are deemed in quoted rates for painting work of plants and panel board. (e) Descaling of condensors/ chemical cleaning of evaporator coils once a year. (f) Annual pumping down and restarting of the plant as and when required.

Notes for item Nos 01 and 02 (Contd..):- (g) The entire work as mentioned in srl item no 01 and 02, shall be got executed through OEM i.e. M/s Voltas Ltd only. The contractor shall submit the orignal copy of MOU with OEM i.e. M/s Voltas Ltd, within fifteen days of acceptance of tender, failing which the contract shall be cancelled under condition 54 of IAFW 2249 and the contractor shall be liable for forefeit the performance security amount. (h) The chiller machines alongwith connected items will be handed over to contractor in running condition, but with fair wear & tear which can be meet out through annual comprehensive maint. Hence, the bidder is advised to visit the site to assess the quantum of work to be carried out in this contract and quote thier rates accordingly and no claim in this effect will be admitted at a later stage. (j) All the complaint / faults will be addressed within 30 min from the time of receipt of complaint. If, contractor or his tradesmen fails to attend the complaint within 30 min from the time of receipt of complaint, the compensation/penalty of Rs. 500.00 (Rupees Five Hundred only) per complaint per hr for first 04 hrs and after that Rs. 1000.00 (Rupees One Thousand only) per complaint per hr shall be recovered from the contractor’s dues. (k) The cost of transportation (to and fro) and other necessary equipment shall be arranged / brought by contractor to complete the job and no extra cost shall be paid to the contractor in this effect.

M&L for annual comprehensive, Preventive and routine maint of various items / equipments, installed at 40 Ton Central AC Plant Room at WEU, as mentioned below, as per manufacturer's instruction, complete all as directed, for following items / equipments ( Work lies in Unrestricted area):-

Preventive and routine maintenance of Condensing pump set (03 Nos) comprise of electric motor of capacity 7.5 HP, 3 PH, 1460 RPM, 50 Hz and centrifugal pump with 20.0 Mtr head, includes greasing, lubricating of moving parts; replacement of bush, all types of bearings, terminal plates, impellers, thrust plate, gland packing etc as and when required or as directed by Engr-in-charge. (Note:- If dismantling of pump/ motor required for replacement of major parts such as rewinding/ overhauling then it will be measured and paid seperately under relevant item of this BOQ.)

Preventive and routine maintenance of Chiller pump set (03 Nos) comprise of electric motor of capacity 05 HP, 3 PH, 1460 RPM, 50 Hz and centrifugal pump with 28.0 Mtr head, including greasing, lubricating of moving parts; replacement of bush, thrust plate, gland packing, all types of bearings, terminal plates etc as and when required or as directed by Engr-in-charge. (Note:- If dismantling of pump/ motor required for replacement of major parts then it will be measured and paid seperately under relevant item of this BOQ.)

Preventive and routine maintenance of FRP cooling tower (01 No) of 40 TR capacity complete with electric motor of capacity 3/5/7.5 HP, 1460 RPM, 50 Hz, including greasing, lubricating of moving parts, replacement of bush, thrust plate, gland packing, cleaning of cooling tower, incl PVC fins, repair of leakage/cracks of FRP water body using plastic welding etc.

Preventive and routine maintenance of PVC make-up tank / expansion tank (02 Nos) with inlet / outlet MS/GI pipe, float valve etc, installed near plant room at various locations, including cleaning/descaling of water tank, repair of water leakage and replacement of damaged float valves, pipe & pipe fittings etc. Note : Cleaning/ Descaling of tank shall be done as and when required and as directed by Engr-in-Charge.

Preventive and routine maintenance of LT main control panel, installed at main plant room and control desk / Remote, installed at main AC Plant room, to control the electric panel situated in various AC plant room, located at various locations with copper control wiring and other accessories i.e. indicator lamp, push button replacement of connectors, lugs, thimbles, separators and other control wiring as and when required.

Preventive and routine maintenance of MS condenser/chiller water pipe line of various sizes upto 150 mm dia to 32 mm dia including repair of leakage/cracks of MS pipes using various machine works i.e. welding, cutting, grinding etc; repair of damaged insulation with new one of existing type and description, pipe sections and fittings etc.

Preventive and routine maintenance of various flow control device(s) i.e. butterfly valves, motorized valve with actuator, gate valves, Non return valves, Y Strainer etc of various size and capacity, scale guard including repair of leakage, replacement of bush, gland packing, control wiring, lever mechanism, spindle etc.

Preventive and routine maint of 03 Nos chilling machines Make : M/s ACCEL of reciprocating compressor, 3x18 TR each, single stage, 415 Volts, 3 Ph, 50 Hz, shell & tube type condenser with carbon steel plate, copper tube, incl carbon plate shell & tube flooded type chiller unit working with microprocessor base controls in sheet metal control panel complete incl charging/filling of R-22 gas whenever reqd till the currency of contract all as directed to entire satisfaction of Engineer-in-charge.

The cost of refrigerant & compressor oil, as and when required to be replaced / replenished during the entire contract period is deemed to be included in the quoted rates and no extra cost shall be paid to the contractor in this effect.

Preventive and routine maintenance of Condensing pump set (03 Nos) comprise of electric motor of capacity 03 HP, 3 PH, 1460 RPM, 50 Hz and centrifugal pump with 20.0 Mtr head, includes greasing, lubricating of moving parts; replacement of bush, all types of bearings, terminal plates, impellers, thrust plate, gland packing as and when required or as directed by Engr-in-charge.. (Note:- If dismantling of pump/ motor required for replacement of major parts such as rewinding/ overhauling then it will be measured and paid seperately under relevant item of this BOQ.)

Preventive and routine maintenance of FRP cooling tower (03 No) of 18 TR capacity complete with electric motor of capacity 3 HP, 1460 RPM, 50 Hz, including greasing, lubricating of moving parts, replacement of bush, thrust plate, gland packing, cleaning of Cooling tower incl cleaning of PVC fins, repair of leakage/cracks of FRP water body using plastic welding etc.

Preventive and routine maintenance of PVC make-up tank / expansion tank of any capacity with inlet / outlet MS/GI pipe, float valve etc, installed near plant room 174 MH, including cleaning/descaling of water tank, repair of water leakage and replacement of damaged float valves, pipe & pipe fittings etc. Note : Cleaning/ Descaling of tank shall be done as and when required and as directed by Enger-in-charge.

Preventive and routine maintenance of MS condenser/chiller water pipe line of various sizes upto 100 mm dia to 25 mm dia including repair of leakage/cracks of MS pipes using various machine works i.e. welding, cutting, grinding etc; repair of damaged insulation with new one of existing type and description, pipe sections and fittings etc.

Preventive and routine maintenance of various flow control device(s) i.e. butterfly valves, motorized valve with actuator, gate valves, Non return valves, Y Strainer etc of various size and capacity, scale guard including repair of leakage, replacement of bush, gland packing, control wiring, lever mechanism, spindle etc.

M&L for annual comprehensive, Preventive and routine maint of various items / equipments, installed at Package AC Plant at Corps IIT of capacity 3x7.5 TR, as mentioned below, as per manufacturer's instruction, complete all as directed, for following items / equipments ( Work lies in Unrestricted area):- (a) Preventive and routine maintenance of Condensor Hermetically/semi hermetically sealed compressor (03 Nos) comprise of electric motor of capacity 03 HP, 3 PH, 1460 RPM, 50 Hz includes greasing, lubricating of moving parts; replacement of bush, thrust plate, gland packing etc. (Note:- If dismantling of pump/ motor required for replacement of major parts then will be measured and paid seperately under relevant item.) (b) Preventive and routine maintenance of Air Cooled condensor, Indoor and outdoor unit incl checking od thermostatic expasnion valve, air fliter (incl cleaning), front panel and return air grill, evaporator coil, evaporator fan and housing.

Note for Ser Item Nos 03 to 07 : (a) The cost of all replaced defective parts / spares, other than mentioned in BOQ such as wires, toggle switch, lugs, nuts & bolts, cable gland etc, as and when required, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect. The replacement cost (labour charges) for all defective / spares parts mentioned in BOQ’ as supply only, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect at any stage. (b) All the complaint / faults will be addressed within 30 min from the time of receipt of complaint. (b) Preventive and routine maintenance of Air Cooled condensor, indoor and outdoor unit incl checking of thermostatic expasnion valve, air fliter (incl cleaning), front panel and return air grill, evaporator coil, evaporator fan and housing. (c) Preventive maintenance also includes cleaning of indoor and outdoor unit of package AC plants three times in currency of contract and schedule of cleaning will be fixed by Engr-in-charge.

Notes for item Nos 12 to 15:- (a) The cost of all replaced defective parts / spares, other than mentioned in BOQ such as wires, toggle switch, lugs, nuts & bolts, cable gland etc, as and when required, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect. The replacement cost (labour charges) for all defective / spares parts mentioned in Sch – ‘A’ as supply only, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect at any stage. (b) All the complaint / faults will be addressed within 30 min from the time of receipt of complaint. If, contractor or his tradesmen fails to attend the complained within 30 min from the time of receipt of complaint, the compensation/penalty of Rs. 500.00 (Rupees Five Hundred only) per complaint per hr for first 04 hrs and after that Rs. 1000.00 (Rupees One Thousand only) per complaint per hr shall be recovered from the contractor’s dues. (c) The cost of transportation (to and fro) and other necessary equipment shall be arranged / brought by contractor to complete the job and no extra cost shall be paid to the contractor in this effect.

M&L for dismantling of electric driven horizontal induction motor of capacity 2.0 HP of any type and make, by engaging sufficient man power and suitable T&P to ensure safety of pump-motor as well as working persons including disconnecting of electric connections, dismantling of motor, taking out the burnt windings, cleaning and washing of slots and rewinding the same with copper winding wire of existing gauge and quantity (as per original manufacturer design) including replacement of all damaged parts i. e. bearings, bush, thrust plate, thrust bearing, connector plate, insulating materials such as insulating sheets insulating paper (Class "F"), sealing compounds etc and reassembling the motor after varnishing, heating/drying, greasing of moving parts etc and reinstallation of the motor in original location, checking the alignment, making proper electric connection, testing for smooth operation, complete all as directed. Note : (i) The cost of winding wire and all replaced defective parts are deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect. (ii) The cost of transportation (to and fro) and other necessary equipment shall be arranged/brought by contractor to complete the job at site or at repair shop and no extra cost shall be paid to the contractor in this effect.

Manning and Operation of Central Air Conditioning Plants (Chiller Units) of capacity 2x12.5 Ton (both running) in one shifts per day (each shift of 08 hours continuous duration operated by one operator in each shift) installed at EME Wksp Fd Wksp Bathinda Mil Stn including maintenance i.e daily, monthly check and cleaning of Central AC Plant comprising of compressors, motors, condensers, cooling tower, AHU, refrigerant piping, control pumps, water supply pipe line and controles, electric panel, instruments, starters, strip heaters and control cabling/wiring all as specified and direct by Engineer-in-Charge for smooth and efficient performance of AC Plant to achieve desired inside condition through out the currency of contract.
