Civil repairs and inerior works at Conference Room

Carefully dismantling & shifting the existing conference table, curtain rods etc. and providing, wrapping with bubble wrap packing films- tables, chairs, electronic items like projector, display unit, screen, computer etc., covering existing veneer walls with plastic film etc., removing indoor and outdoor split air conditioning units with all wiring, piping works; unpacking and re-fixing the existing conference table, curtain rods, projector, display units etc. in position after completion of work, positioning of chairs as before. Cost shall include labour and packing material charges, lifts and leads etc., all complete.

Repairing the existing aluminium sliding and fixed windows by replacing bearing, EPDM rubber, neoprene gasket etc wherever required and cleaning, removing strains on the aluminium sections with recommended proportion of hydrogen peroxide and baking soda. Cost shall include all material, labour charges, all complete.

Demolishing cement concrete manually/ by mechanical means including disposal of material within 50 metres lead as per direction of Engineer - in - charge.

Dismantling old plaster or skirting raking out joints and cleaning the surface for plaster including disposal of rubbish to the dumping ground within 50 metres lead.

Dismantling aluminium/ Gypsum partitions, doors, windows, fixed glazing and false ceiling including disposal of unserviceable material and stacking of serviceable material within 50 meters lead as directed by Engineer-in-charge.

Disposal of building rubbish / malba / similar unserviceable, dismantled or waste materials by mechanical means, including loading, transporting, unloading to approved municipal dumping ground or as approved by Engineer-in-charge, beyond 50 m initial lead, for all leads including all lifts involved in Truck Load of 14-20 cumec capacity.

Repair to plaster of thickness 12mm to 20 mm in patches of area 2.5 sqm and under, including cutting the patch in proper shape, raking out joints and preparing plastering the wall surface with white cement based polymer modified self curing mortar, including disposal of rubbish, all complete as per the direction of Engineer-In-Charge. Cost shall include all material, labour, scaffolding charges etc. all complete.

Repairs to plaster of thickness 12 mm to 20 mm in patches of area 2.5 sqm and under, including cutting the patch in proper shape, raking out joints and preparing and plastering the surface of the walls with cement mortar 1:4 (1cement: 4 coarse sand) complete, including disposal of rubbish to the dumping ground, all complete as per direction of Engineer-in-Charge. Cost shall include all material, labour, scaffolding charges etc. all complete.

Providing and fixing 300x300x8 mm (or nearest) glass shelf with edges round off, as cupboard shelf properly supported and complete fixed with screws, rawl plugs etc., complete.

Providing and fixing temporary support system in position with 25mmx300-400mmwide plywood as runner over 40 mm dia telescopic adjustable prop to support the structure load as required and as per the direction of IREL’s EIC. Cost shall include removal and taking away support system after work completion

Chipping of unsound/weak concrete material from slabs, beams, columns etc. up to 50mm average thickness with manual Chisel and/ or by standard power driven percussion type or of approved make including tapering of all edges, making square shoulders of cavities including cleaning the exposed concrete surface and reinforcement with wire brushes etc. and disposal of debris for all lead and lifts all complete as per direction of Engineer-In-Charge. Cost shall include all material, labour, scaffolding charges etc. all complete.

Cleaning of reinforcement from rust from the reinforcing bars up to 12mm diameter to give it a total rust free steel surface by using alkaline chemical rust remover of approved make with paint brush and removing loose particles after 24 hours of its application with wire brush and thoroughly washing with water and allowing it to dry, all complete as per direction of Engineer-In-Charge. Cost shall include all material, labour, scaffolding charges etc. all complete.

Providing, mixing and applying bonding coat of approved adhesive on chipped portion of RCC as per specifications and direction of Engineer-In-charge complete in all respect. SBR Polymer (@10% of cement weight) modified cementitious bond coat @ 2.2 kg cement per sqm of surface area mixed with specified proportion of approved polymer. Cost shall include all material, labour, scaffolding charges etc. all complete.

Providing, mixing and applying SBR polymer (of approved make) modified Cement mortar in proportion of 1:4 (1 cement: 4 graded coarse sand with polymer minimum 2% by wt. of cement used) 25 mm average thickness in 2 layers as per specifications and directions of Engineer-in-charge. Cost shall include all material, labour, scaffolding charges etc. all complete. Note: Measurement and payment: The pre-measurement of thickness shall be done just after the surface preparation is completed and Payment under this item shall be made only after proper wet curing has been done and surface has been satisfactorily evaluated by sounding / tapping with a blunt metal instrument and/or the 75mm size cube crushing strength at the end of 28 days to be not less than 30 N/Sqmm2).

Providing and inserting 12mm dia galvanised steel injection nipple in honey comb area and along crack line including drilling of holes of required diameter (20mm to 30mm) up to depth from 30mm to 80mm at required spacing and making the hole & crack dust free by blowing compressed air, sealing the distance between injection nipple with adhesive chemical of approved make and allow it to cure complete as per direction of Engineer-In-Charge. Cost shall include all material, labour, scaffolding charges etc. all complete.

Providing and injecting approved grout (Stirrer mixed SBR Polymer (of approved make) modified Cement slurry made with Shrinkage Compensating Cement in concrete/RCC work) in proportion recommended by the manufacturer into cracks/honey-comb area of concrete/ masonry by suitable gun/pump at required pressure including cutting of nipples after curing etc. complete as per directions of Engineer-in- Charge. Cost shall include all material, labour, scaffolding charges etc. all complete. (The payment shall be made on the basis of actual weight of approved grout injected.)

Providing and fixing specified wood frame work with Kiln seasoned and chemically treated hollock wood consisting of battens 50x25mm fixed with rawl plug and drilling necessary holes for rawl plug etc. including priming coat complete.

Providing and fixing in wall lining medium density fibre (MDF) board exterior grade (Grade-I) 12mm thick IS:14587:1998 marked, to frame with screws etc. after treating the same with solvent based wood primer (Asian Paints Wood Primer or equivalent) on both sides and edges as well complete as per the directions of IREL’s EIC . (Frame work to be paid separately under item no. 17). Cost is inclusive of making necessary cutouts for Display units/Electrical / other conducting outlets etc. as required. Elevation area will be considered for measurement.

Providing and fixing cupboard shutter with 12mm thick commercial ply pressed with 6mm thick MDF with auto closing spring loaded hinges (hydraulic type), handles and providing and finishing with PU primer surfacer (2 coats), sanding with surface with abrasive paper grit to level any imperfections, followed by 1 coat of PU primer, applying 2 coats of PU enamel paint of approved shade and make (Indigo make or equivalent). Finished shade to the satisfaction of IREL’s EIC. Additional coats shall be applied without any extra charges until smooth finishing to the satisfaction of IREL’s EIC is achieved. Elevation area will be considered for measurement.

Providing and fixing 12mm thick commercial ply pressed with 6mm thick MDF both side finished with PU primer surfacer (2 coats), sanding with surface with abrasive paper grit to level any imperfections, followed by 1 coat of PU primer, applying 2 coats of PU enamel paint of approved shade and make (Indigo make or equivalent). Finished shade to the satisfaction of IREL’s EIC for shelves, racks, almirah, cupboard and drawer etc. including necessary nails, screws etc. complete and also including the cost of making openings for light fittings, grills, diffusers, cutouts made with frame of perimeter channels suitably fixed, as per direction of Engineer-in-charge. Depth of shelf/rack up to 300 mm. Elevation area will be considered for measurement.

Providing and fixing false ceiling with 12.5 mm thick tapered edge gypsum moisture resistant board at all height including providing and fixing of frame work made of special sections, power pressed from M.S. sheets and galvanized with zinc coating of 120 gms/sqm (both side inclusive) as per IS : 277 and consisting of angle cleats of size 25 mm wide x 1.6 mm thick with flanges of 27 mm and 37mm, at 1200 mm centre to centre, one flange fixed to the ceiling with dash fastener 12.5 mm dia x 50mm long with 6mm dia bolts, other flange of cleat fixed to the angle hangers of 25x10x0.50 mm of required length with nuts & bolts of required size and other end of angle hanger fixed with intermediate G.I. channels 45x15x0.9 mm running at the spacing of 1200 mm centre to centre, to which the ceiling section 0.5 mm thick bottom wedge of 80 mm with tapered flanges of 26 mm each having lips of 10.5 mm, at 450 mm centre to centre, shall be fixed in a direction perpendicular to G.I. intermediate channel with connecting clips made out of 2.64 mm dia x 230 mm long G.I. wire at every junction, including fixing perimeter channels 0.5 mm thick 27 mm high having flanges of 20 mm and 30 mm long, the perimeter of ceiling fixed to wall/partition with the help of rawl plugs at 450 mm centre, with 25mm long dry wall screws @ 230 mm interval, including fixing of gypsum board to ceiling section and perimeter channel with the help of dry wall screws of size 3.5 x 25 mm at 230 mm c/c, including jointing and finishing to a flush finish of tapered and square edges of the board with recommended jointing compound , jointing tapes , finishing with jointing compound in 3 layers covering up to 150 mm on both sides of joint and two coats of primer suitable for board, all as per manufacturer's specification and also including the cost of making openings for light fittings, grills, diffusers, cutouts made with frame of perimeter channels suitably fixed, all complete as per drawings, specification and direction of the Engineer in Charge but excluding the cost of painting.

Extra for making cove and recessed light arrangement in gypsum board false ceiling as shown in the drawing with necessary G.I sections and L-Section and finishing as per requirements..

Providing and applying plaster of paris putty of 2 mm thickness to prepare the surface even and smooth complete.

Providing and finishing with Premium Acrylic Emulsion Paint of approved shade and make (Asian Paints Royale or equivalent) for interiors using primer, sand paper etc. as per manufacturer’s specifications: 1. Sanding the surface with sand paper 180 and wipe clean 2. Apply 1 coat of wall primer (Asian Paints Decoprime or equivalent), drying hours 6-8 3. Fill dents with thin coats of wall putty (putty item shall be paid separately under item no. ), allow drying for 4-6 hours, sanding with sand paper 180 and wipe clean 4. Apply another coat of wall primer and allow drying 6-8 hours, sanding with sand paper 320 and wipe clean 5. Apply 2-3 coats of premium acrylic emulsion paint with 3-4 hours between each coat. Finish to the satisfaction of IREL’s EIC. Additional coats shall be applied without any extra charges until smooth finishing is achieved. All complete as per the directions of IREL’s EIC.

Providing and fixing paneling on walls/columns/beams at locations indicated in diagram, either directly on wall surface or by removing existing paneling etc. as the case may be and as instructed by IREL’s Engineer, to proper line level and plumb fabricated out of 12mm thick commercial ply pressed with 6mm thick MDF fixed as per design over frame work with screws etc. The surface shall be treated with solvent based wood primer (Asian Paints Wood Primer or equivalent) on both sides and edges as well complete as per the directions of IREL’s EIC . Cost is inclusive of making necessary cutouts for Display units/Electrical / other conducting outlets etc. as required. (Frame work to be paid separately under item no. 17). The finished elevation area of the paneling work shall be measured for payment purpose.

Supply, installation, testing and commissioning of two (02) nos. of new split air conditioner of reputed make/model with all copper piping, insulation, electrical cabling with 32A Legrand MCB, AC wall mounted stand, drain pipe fixing etc. all complete. Piping length between ODU and IDU not less than 10 metres. Providing and applying French spirit polishing with two or more coats including a cost of wood filler

Providing and fixing in position irel logo back painted over 8 mm thick toughed glass of size 750x750mm or nearest of approved make, design, colour, finish as per the directions of IREL’s EIC.

Providing and laying of nylon carpet tiles of following specification and approved make, design, feel etc. over the floor area after removing the existing floor carpet; the floor which receives the carpet to be thoroughly cleaned as per manufacturer's specifications/as directed by IREL’s EIC. Before laying of the carpet, the contractor agency will level the surface with plaster of paris where ever required. The carpet is to be laid over a bed of manufacturer's approved adhesive spread evenly over the entire floor. The rate shall include cutting, trimming, fixing and clearing away of residual material for disposal to approved location. The laid carpet to be vacuumed cleaned after the removal of protective cover/on commissioning. If after the protective layer is removed and stains observed in the carpet because of in adequate protection, the same shall be shampooed and made good to the satisfaction of the IREL’s EIC. The measurements of carpet will be the actual laid area. No wastage shall be considered for measurement.
