Comprehensive/ Routine maintenance of Scroll type Chiller plant for following size and capacity. (Make: Swegon Blue Box) (A) OUT DOOR UNIT 22 TR:- Air cooled system - 04 Nos

Note:- 1 (a) Unlimited breakdown shall be provided during the contract period of eleven Month. They shall be as per dates and time provided by user during normal working hours ( Monday to Friday between 9:30 AM to 6:00 PM). (b)Checking the chiller system, comprising of the refrigeration plant, and their respective motors and starters. (c) Health checkup of the system including spare part replacement if any parts found faulty. (d) Checking / rectifying of alignments of couplings in direct driven components. (e) Free repair/replacement of defective / worn out parts of compresoor. (f) Inspection of the safety and operating controls for proper operation. (g) Leak testing and rectifying leaks in the refrigeration system if any leak found at the time of maintenance by OEM service engineer. (h) Checking the plant performance in relation to indoor room temperatures. (i) Checking the System Refrigerant Pressures, Water Pressure, Delta Pressures, and Temperatures etc. Water flow if required on the Condenser and Evaporator will be checked. (j) Checking the Input Voltage and component amps etc. (k) Compressor will be checked for its proper working/ readjustment if necessary. Attending break down calls and trouble diagnosis. (l) Water cleaning of condenser coil fins in air cooled condenser systems. (m) Checking the performance of the air cooled condenser fans. (n) Microprocessor control panel, control boards, transducers of packaged chillers/ condensing unit will be checked for their correctness and replaced if necessary.

2. The quoted rate include comprehensive maintenance, including attending All major/minor breakdown like repair/replacement of compressor ,fan motor,replacement of defective/wornout parts,leak testing and rectifying leak,gas chqarging. The quoted rate include the periodical washing of filters as per OEM recommendations. , replacement/ rewinding of motors and pumps, electrical contactor and relays, repair and replacement of filters etc, required for smooth operation of Chiller plant system shall be provide by contractor at his own cost as per the OEM instructions.

3. The qouted rates also includes cost of spares and labour (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same shall deemed to be included in the unit rates of item as above. 4. Cost of refrigerant gas and compressor oil will be included in quoted rate. 5. The Replacement of material like refrigerant pipe,ducting,duct and pipe insulation,false cdeiling,masonry/structural work,painting of equipment,deterioration or rusting due to atmospheric condition,de-scaling etc are not included in the quoted rate. 6. Any items not covered under as 'supply only' (ie. item No 5 of BOQ) as well as items other than excluded vide Serial Note No 5 above shall be deemed to be included in the unit rate quoted for the above item for the smooth functioning of chiller plant and the contractor may quote the rate accordingly. Contractor is expected to inspect the chiller plant before quoting the rate. 7. Contractor is required to enter in to MOU with M/S Swegon Blue box Pvt Ltd. The contractor shall upload scanned copy of MOU with M/S Swegon Blue box Pvt Ltd alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 02 shall not be opened and No claim what so ever on this account shall be entertained.

8. Contractor shall be attending complaints round the clock i.e. 24 hrs (Telephonic conversion of JE E/M, AGE E/M for complaint should be considered as intimation of compliant for defect). If contractor is not able to rectify the complaint, panelty shall be charged as given below:- (a) upto 12 Hrs- NIL (b) 13 to 24 Hrs - Rs 200/- per hours (c) Subsequency for every days - Rs 4000/- per day

(Make: Hitachi) (A) OUT DOOR UNIT 24 HP:- Air cooled VRF/VRV system - 01 Nos OUT DOOR UNIT 20 HP:- Air cooled VRF/VRV system - 02 Nos OUT DOOR UNIT 16 HP:- Air cooled VRF/VRV system - 01 Nos OUT DOOR UNIT 14 HP:- Air cooled VRF/VRV system - 02 Nos (B) IN DOOR UNIT CASETTE TYPE :- (i) 1.14 TR - 05 Nos (ii) 1.17 TR- 02 Nos (iii)1.6 TR- 02 Nos (iv) 2.0 TR- 15 Nos (v) 3.2 TR- 03 Nos (C ) IN DOOR UNIT DUCTABLE TYPE:- 8.3 TR - 04 Nos.

(If required with water). (c) Cleaning of Humidifier bottle, electrodes, water supply strainer and drain inside the machine. (d) Checking of drive belt & replace if necessary. (e) Lubrication of bearings if necessary. (f) Checking up of operation of Unit, Controller & condenser. (g) Combing of fins of condenser & Evaporator coil if necessary. (h) Measurement of current of each individual equipment. (i) Checking of all the overload relay settings. (j) Checking of all electrical components for loose connections and tightening if necessary. (k) Checking of refrigeration piping for any gas leakages. (l) Checking of refrigeration system and pressure readings. (m) Checking of pulleys, Motor mounts, Condenser fan mounts etc. (n) Checking of panel insulation. (o) Checking of temperature readings. (p) Checking of Microprocessor controllers for operation.

2. The quoted rate include comprehensive maintenance, including attending All major breakdown like repair/replacement of compressor ,fan motor,PCB,magnetic switch,transformer,refrigerant charging,air filter,evaporating coil/condensing coil, replacement of electrical control panels , Remote control etc,gas chqarging. The quoted rate include the periodical washing of filters as per OEM/authorised dealer recommendations. Repairing and replacement of expansion valve, safety devices and valves, replacement/ rewinding of motors and pumps, electrical contactor and relays, repair and replacement of filters etc, and other routine items such as Refrigerant gas, compressor oil and grease, Lugs, Gland, Wires and cables etc required for smooth operation of VRF/VRV system shall be provide by contractor at his own cost as per the OEM/authorised ealer instructions.

The qouted rates also includes cost of spares and labour (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same shall deemed to be included in the unit rates of item as above. 4. Contractor is required to enter in to MOU with M/S Hitachi or authprised dealer of Hitachi Company. The contractor shall upload submit scanned copy of MOU with M/S Hitachi alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained.

5.Contractor shall be attending complaints round the clock i.e. 24 hrs (Telephonic conversion of JE E/M, AGE E/M for complaint should be considered as intimation of compliant for defect) If contractor is not able to rectify the complaint, panelty shall be charged as given below:- (a) upto 12 Hrs- NIL (b) 13 to 24 Hrs - Rs 200/- per hours (c) Subsequency for every days - Rs 6200/- per day

Note:- 1 (a)Unlimited breakdown shall be provided during the contract period of eleven Month. They shall be as per dates and time provided by user during normal working hours ( Monday to Friday between 9:30 AM to 6:00 PM). (b) Checking the Air conditioning system, comprising of the refrigeration plant, air cooled condensers and their respective motors and starters. (c) Health check up of the system including spare part replacement if any parts found faulty at the time of maintenance by service engineer. (d) Checking / rectifying of alignments of couplings in direct driven components. (e) Ispection of the safety and operating controls for proper operation. (f) Leak testing and rectifying leaks in the refrigeration system if any found at the time of maintenance by service engineer. (g) Checking the plant performance in relation to indoor room temperatures. (h)Checking the System operating pressure and desired super heat. (i) Checking the input Voltage and current. (j) Attending break down calls and trouble diagnosis. (k) Water cleaning of condenser coil fins in air cooled condenser systems. (n) Checking the Microprocessor Parameter settings in respect to model configuration.

The quoted rate include comprehensive maintenance, including attending All major/minor breakdown like repair/replacement of compressor ,fan motor,replacement of defective/wornout parts,Repair/replacement of condenser and cooling coils,Evaporator,sheet metal parts,humidifier bottle etc,and any other part required for smooth operation of PAC system shall be provide by contractor at his own cost as per the OEM instructions.

3. The qouted rates also includes cost of spares and labour (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same shall deemed to be included in the unit rates of item as above. 4. Any items not covered under schedule and in item no 04 of BOQ shall be deemed to be included in the unit rate quoted for the smooth functioning of PAC unit and the contractor may quote the rate accordingly. Contractor is expected to inspect the PAC Unit before quoting the rate. 5. Contractor is required to enter in to MOU with M/S Swegon Blue box Pvt Ltd. The contractor shall upload scanned copy of MOU with M/S Swegon Blue box Pvt Ltd alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained.
