Comprehensive maintenance of installed lift in reliable safe and efficient operating condition through MOU with OEM by regularly examining, lubricating and adjusting the equipments and carry out planned maintenance in systematic and controlled manner suitable for serving Ground + 8 floors (total nine landings) with electric power operated doors, auto electric levelling device installed complete all as specified and directed as per following details:- Johnson Make Lifts, Piru Vihar (i) Block No 33,34,35,36,37,38,39,41,42,43,44,46,47,48,49,50, 53,55,56,58,59,60,61&62 of capacity 8 passenger = 24Nos (ii) Block No 33,34,35,36,37,38,39,40,41,43,45,46,49,50,51,52,54,55, 56,57,58,59,60 & 61 of capacity 13 passenger = 24 Nos Total = 48 Nos

Notes for Srl No. 16 & 17 (Comprehensive maintenance) (i) The above maintenance shall be done through OEM of existing lifts. Please also refer Sch 'A' Notes. (ii) The contractor will have to submit MOU as given in Particular Specifications from OEM of M/s ThyssenKrupp & M/s Johnson within fifteen days of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue. (iii) Contractor will conclude AMC with OEM ( Johnson-Gold Agreement & Thyssen Krupp-Platinum Agreement) of existing Lifts and copy of the agreement and along with invoice copy will be submitted to Engineer-in-Charge and GE before commencement of AMC. No payment will be made to contractor without submission of valid AMC agreement. (iv) The above maintenance include complete maintenance of existing lift by regularly and systematically examining adjusting fabricating as required for smooth and efficient functioning of the equipment/lift.

(v) Scope of AMC shall include repair/replacement of machines, motors, generators,door ropes, inverter/ARD system, PCBs, belts, rollers, gears,bearings,solenoids,coils,chock brake shoes, liners,contactors, relays, coils, pushbuttons, door operator VVF drive,VVVF main drive,cardoor safety device limit switches,governor,hoistway door locks,indicators and other minor machanical parts. The cost shall deemed to be included in the rates quoted by the contractor. (vi) Following items are not included : Replacement of car cabin, ceiling frames, panels, hoist way door panels, door frames, sills, car flooring, floor covering, lighting fixtures, ceiling light bulbs and tube, main line power switches, breakers, feeders to controller, hoist way wiring, hydraulic jack outer casing, burried piping, alignment of elevator guide rails,smoke and fire sensors, communication devices, security systems, landing doors,sheave rim,hoist rope & ARD battery and cabin fans.

(vii) The OEM will also detail one technical staff to inspect the lift every week, regarding its functioning operation or any other issue arising in the lift. The problem noticed if any to be addressed immidiately. In case no technician is detailed, Rs 500/- per week per lift will be deducted from the payment. Technician shall always carry service tool along with him during each weekly visit. (viii) Contractor to note that monthly service will not be paid for the building undergoing special repairs/ unoccupied buildings and no penalty shall be imposed upon contractor, or all as per direction of Engr-in-Charge. (ix) All existing earthing of the lifts shall be maintained and made fully functional by the contractor to the entire satisfaction of the Engr-in-Charge.
