Providing and executing mural painting work on two walls, each having finished dimensions of 28 feet in width and 9 feet in height, strictly as per the approved mural artwork concept and under the supervision of the Engineer-in-Charge. The mural shall be hand-executed or digitally transferred (as per final approval) using high-quality, weather-resistant, washable, and UV-resistant acrylic paints (Brand: Asian Paints, Berger, or equivalent), ensuring rich pigmentation, fade resistance, and long-term durability. The surface shall be duly prepared prior to application, including cleaning, sanding, application of primer (Asian Paints SmartCare or equivalent), and putty wherever required, to ensure a smooth and uniform base for mural execution. The mural shall replicate the approved design in terms of color tone, detailing, and block alignment, and shall be executed by skilled artists or trained applicators. The scope includes all labour, scaffolding, tools, consumables, and surface protection during and after execution, with proper masking of surrounding areas. Final finishing and touch-up shall be done to match the artistic intent of the approved concept.

Providing and constructing a 9" thick brick masonry wall of finished dimensions 6 feet in height and 10 feet in length, using First Class Modular Bricks (minimum compressive strength 75 kg/cm²), in 1:6 cement-sand mortar, laid in English bond, strictly as per the approved architectural drawing and instructions of the Engineer-in-Charge. The wall shall be properly cured, raked, and finished on both sides with 12mm thick cement plaster in 1:4 cement-sand mortar, finished with a smooth trowel finish and made ready for painting. All work shall include necessary scaffolding, curing, protection of adjacent surfaces, and disposal of debris. The scope includes complete labour, materials, and equipment to deliver a structurally sound and aesthetically finished wall, complete in all respects.

Providing and fixing of flush door shutter of 30mm thickness with a solid core conforming to IS:2202, finished on both sides with 1mm thick textured laminate (Greenlam/Merino or equivalent), fixed over both faces using synthetic resin adhesive (Fevicol SH or equivalent). The door shall be installed within a solid hardwood door frame of section size 100mm x 75mm, including polishing, holdfasts, and fixing with screws and fasteners. The door shall be fitted with a concealed hydraulic door closer (brand Dorma, Godrej, or equivalent), along with all necessary stainless steel hardware such as SS hinges (100mm), tower bolt, mortice lock, handles, stopper, and screws. All exposed edges shall be properly edge-banded, buffed, aligned, and finished to achieve a smooth and uniform appearance, complete in all respects as per architectural approval and instructions of the Engineer-in-Charge.

Supplying and fixing 100mm high granite skirting in 18mm thick polished granite stone (costing up to ₹200/sqft basic), with machine-chamfered edges, fixed over cement slurry and epoxy adhesive. Below the skirting, a pebble trench shall be created with clean, rounded natural river pebbles (20–40mm) laid in 40mm white adhesive mortar, edge aligned and finished as per architect’s design. Complete installation to include masking, alignment, cleaning, and joint finishing, all as per drawing and instructions of the Engineer-in-Charge.

Providing and installing a granite finished wash counter of approx. 6ft x 3ft (18 sqft), using premium mirror-polished granite (basic price up to ₹200/sqft) with edge chamfering, and fitted with undercounter ceramic basin and CP brass tap (combined cost not exceeding ₹10,000). The scope includes all necessary plumbing connections, bottle trap, brackets, adhesive, polishing, and site finishing as per architectural drawing and instruction of the Engineer-in-Charge.

Providing and installing a toughened glass swing door of finished size 7 feet in height and 3.5 feet in width (approx. 2.28 sqm), made from 12mm thick clear toughened float glass with machine-polished edges, strictly as per the approved architectural elevations and instructions of the Engineer-in-Charge. The glass shutter shall be fixed using a heavy-duty double-action hydraulic floor spring (ISI-marked), complete with top pivot, bottom patch fitting, and top patch fitting, all in SS 304 grade or powder-coated aluminium as per approval. The door shall include a 450mm long tubular stainless steel D-type handle (SS 304 grade, 32mm dia, brushed satin finish), securely installed using concealed fasteners and silicone adhesive. The installation shall be carried out with precise alignment, plumb, and centering, including all required accessories such as masking tapes, spacers, fasteners, weather sealing (if applicable), and door stoppers. The scope shall also include all necessary labour, hardware, tools, scaffolding, and site coordination to deliver a complete, functional, and aesthetically integrated glass door system, tested and handed over in operable condition, complete in all respects.

Providing and installing 12mm thick toughened glass double door of overall dimensions 7 feet in height and 5 feet in width, consisting of two shutters in equal width, fabricated using premium-grade clear toughened glass with machine-polished edges. The system shall include heavy-duty floor spring (ISI-marked), top pivot, center lock, patch fittings, and a pair of 450mm long stainless steel D-type handles on both sides of the door, all of approved design and brand (such as Ozone, Dorset, or equivalent). Installation shall be done as per approved architectural drawings and site measurements, including alignment, swing adjustment, and necessary accessories, fasteners, and labour. The entire setup shall be complete in all respects for smooth functioning and aesthetically aligned with the design intent, under the direction of the Engineer-in-Charge.- 2 Units

Providing and installing a high stool counter of total finished length approximately 51 feet 6 inches and uniform depth of 1 foot 6 inches, fabricated entirely in Stainless Steel (SS 304 grade) as per the approved architectural drawings and under the direction of the Engineer-in-Charge. The counter shall be constructed using 16-gauge (1.5mm thick) SS 304-grade sheet for top and vertical fascia, supported by a robust SS tubular framework (minimum 1.5" x 1.5", 16-gauge square pipes), including internal bracing, welded joints, corner grinding, and satin finish polish. Height shall be maintained uniformly at 42 inches. The counter shall be fabricated in sections for on-site assembly with concealed fasteners and anchoring arrangements to RCC or tiled flooring as required. The installation shall include all necessary consumables, scaffolding, polishing tools, mechanical fixings, labour, alignment, and finishing to deliver a high-quality, sturdy, and visually seamless high stool counter structure, complete in all respects. High stools are excluded from the scope.

Providing and installing aluminium partition (size 14'6" x 8') using electroplated aluminium sections for verticals and horizontals as per approved design, infilled with designer glass panels comprising clear, frosted, and fluted glass in varying sizes and orientations, as per the drawing. The partition shall include supply, cutting, edge polishing, fixing, and sealing of all glasses using appropriate gaskets/silicone sealant. The aluminium sections shall be machine-cut and finished with brushed gold or chrome electroplating. All work to be done under the supervision of the Engineer-in-Charge and completed in all respects.

Providing and installing wooden partition of overall dimensions 14'6" x 8'0" as per the approved design, fabricated using a framework of BWP-grade plywood (IS:710), laminated on exposed sides with 1mm decorative laminate and infilled with panels of fluted glass and clear glass with printed film as shown. Glass panels shall be fixed using rubber gaskets or silicon sealant in pre-rebated frames. Edges to be finished with 0.8mm edge band tape. All vertical and horizontal members shall be aligned properly and the entire partition polished, cleaned, and finished in all respects as per architectural intent and under the direction of the Engineer-in-Charge.

Providing, fabricating, and installing a raised outdoor platform using co-extrusion deckwood of hollow circular profile, strictly as per the approved architectural design and Engineer-in-Charge's instructions. The deckwood shall be UV-resistant, anti-slip, termite-proof, moisture-resistant, and suitable for exterior use. Boards shall be fixed on a custom-fabricated mild steel (MS) support frame, raised to a uniform height of 4 inches (100mm), using MS box sections duly coated with anti-corrosive primer and enamel paint. The installation shall include all necessary components such as spacers, stainless steel screws, polymer adhesives (Fevicol Marine or equivalent), edge finishing, and full surface alignment. The scope further includes complete labour, site cutting, joining, cleaning, consumables, and all necessary works to achieve a stable and visually aligned finished platform. The work shall be carried out in strict accordance with the approved 3D views and shop drawings, and completed in all respects.

Providing and installing modular planter systems with live plants along the periphery of the open rooftop terrace, using readymade FRP or MS planter boxes of standard size (36” x 12” x 18” approx.) in approved design and colour, placed over powder-coated MS stands or directly mounted along the parapet as per layout. The work shall include filling planters with drainage layer (stones/sand), premium-grade red soil and cocopeat mix, planting of live outdoor ornamental species (low maintenance), and complete surface cleaning after installation. The scope includes all labour, planter supply, soil, plantation, fertilizer, initial watering, placement, and final alignment as per approved drawing and site condition under direction of the Engineer-in-Charge.

Providing and installing clay jaali partition of overall dimensions 17'6" x 8'0" with custom-designed pattern using modular terracotta blocks of approved design (as per architectural elevation), embedded and fixed within a fabricated iron frame. The frame shall be fabricated using MS square sections, treated with red oxide primer and finished with two coats of synthetic enamel paint. Clay blocks shall be laid with cement-sand mortar, joints aligned and finished flush, and the entire structure anchored as per design. Installation includes all cutting, finishing, cleaning, alignment, consumables, and execution in all respects under direction of the Engineer-in-Charge.

Providing and Installing a Curved PU finished partition with Solid Wood framework comprising of custom sliding and fixed panels as per drawing in Director Cabin.

Providing and installing decorative metal partition of finished size 14'6" × 8'0", consisting of CNC laser-cut jaali panels fabricated from 2mm thick mild steel sheet in an architecturally approved pattern. The panels shall be mounted within a structural iron frame fabricated from 25mm × 25mm MS square sections, welded, and finished with red oxide primer followed by two coats of PU paint or powder-coated finish in approved color. CNC sheet edges shall be ground and deburred for smoothness, and the complete system shall be installed at site with precision alignment, concealed anchoring, and neat finishing. The scope includes material, fabrication, finishing, installation, and all labour, consumables, and hardware necessary to complete the work as per approved drawings and under the direction of the Engineer-in-Charge.

Providing, modifying, and executing balance electrical works required across the site as per revised layout changes and renovation needs, excluding areas already covered in other BOQ items such as planter lighting and external landscape zones. Scope includes concealed wiring, repositioning or addition of internal light points, modular switchboards, socket outlets, circuit extensions, and internal DB adjustments using ISI-marked fire-retardant copper wiring and branded fittings. Includes reworking switchboards near counters, wardrobe lights, and workstation areas, connection of decorative and task lighting (where not covered separately), and ensuring proper circuit load distribution and commissioning of all new points. Also includes channel cutting, conduit laying, chiselling, fitting, consumables, fixing accessories, testing, and complete coordination with civil and interior finishes to ensure neat, safe, and compliant execution. All work shall be completed in accordance with site conditions, ensuring protection of existing installations, and under instructions of the Engineer-in-Charge, complete in all respects.

Providing and executing ceiling and internal painting works across designated areas as per approved architectural drawings and instructions of the Engineer-in-Charge. The ceiling work shall include fabrication and installation of suspended false ceilings using G.I. framework and 12mm thick moisture-resistant gypsum board (Saint-Gobain, USG Boral, or equivalent), fixed with screw fasteners and finished with joint treatment using jointing compound, paper tape, and sanding to achieve a levelled surface free from undulations. Necessary cut-outs/openings for light fixtures, diffusers, or services shall be provided as per site requirements. The painting work shall include preparation of plastered surfaces with a minimum of two coats of white cement-based putty (Birla, JK or equivalent), application of primer, and finishing with two or more coats of premium plastic emulsion paint (Asian Paints/Berger/Nerolac or equivalent) of approved shade and finish. All painting shall be carried out in accordance with IS codes and manufacturer's specifications, including masking, surface protection, scaffolding, cleaning, and site safety compliance. Note: This item excludes paint or ceiling work already covered under specific line items such as mural finishes, planter wall zones, or brick cladding areas. The scope shall be completed in all respects, including supply of materials, labour, tools and plants, equipment, and consumables to deliver a structurally sound, visually uniform, and architecturally approved ceiling and wall paint finish.

Providing and applying a waterproofing chemical coating over concrete/brick masonry/plastered surfaces as per approved methodology and manufacturer’s specifications, including surface preparation by wire brushing, dust removal, pre-wetting, and application of two or more coats of waterproofing solution (Dr. Fixit LW+, Sika, Fosroc, or equivalent) using a brush/roller. The application shall ensure proper overlap, joint sealing, and uniform coverage to create an impermeable barrier to moisture. All work shall be carried out strictly in accordance with the approved product technical data sheet and as directed by the Engineer-in-Charge. The rate shall be inclusive of labour, tools, consumables, surface curing, and complete execution in all respects.

Providing and laying Vitrified tiles in different sizes (thickness to be specified by manufacturer), with water absorption less than 0.08 % and conforming to I.S. 15622, of approved make, in all colours & shade, in skirting, riser of steps, over 12 mm thick bed of cement mortar 1:3 (1 cement: 3 coarse sand), jointing with grey cement slurry @ 3.3 kg/ sqm including grouting the joint with white cement & matching pigments etc. complete.

Dismantling aluminium/ Gypsum partitions, doors, windows, fixed glazing and false ceiling including disposal of unserviceable material and stacking of serviceable material with in 50 meters lead as directed by Engineer-in-charge.
