Notes : Rate quoted by the contractor shall deemed to be included the following:- (i) Operator cum mechanic, electrician (skilled) shall be of Diploma/ITI passed with having training certificate in relevent trade not less than three year shall be employed for each shift. (ii) It is an express condition of the contract that tenderers are required to quote their rates duly considered minimum applicable as per policy wages of the tradesmen intended in the tender, as in force on the end date of bid submission. It shall be deemed that quoted rates are based on minimum wages notified by the concerned authority for the station i.e Govt of India/State Govt/Union Teritory, whichever is higher including all statutory provisions such as EPF, GST, ESIC, Bonus, labour welfare cess (LWC) and contractor's overhead & profits etc as applicable. (iii) In case the rates quoted by tenderer are less than the notified minimum wages as on bid submission end date including all statutory provisions such as EPF, GST, ESIC, Bonus, labour welfare cess (LWC) and contractor's overhead & profits etc as applicable, his tender will be treated as non-bonafide and will not be considered for Acceptance. In such case, the lowest tender shall be determined amongst valid/bonafide bids only. (iv) The firm/contractor shall be solely and fully responsible to his reprsentative/personal for any accident/damage during maintenance/operation/health related liabilities/compensation, penelty etc on this account. (v) T&P required such as spanner set, wrench, screw driver set, testing lamp, drilling machine and multimeter, tong tester, megger etc as well as protective devices (shoes, helmet etc) shall be provided by the contractor at no extra cost.

(vi) Contractor shall be responsible to maintain log books, duty roster attendance register and spare for repair/renewal of parts register, earth register, and as directed by Engr-in-charge. (vii) Shift Operator (reliever) shall neither leave the installations without prior permission of JE/Engineer-in-Charge. Proper handing/taking over to the next operator will be made. (viii) Two pairs of uniform with name plate of operator & firm and shoes shall be provided to each operator by the contractor. (ix) The Manpower employed by the contractor shall be resposiable to maintain the installation neat & clean by cutting bushes & grass around the installation upto 5 meters including roof and thrown the same out side of the MOD area. All cutters, digging and other tools required for cleaning inside and outside the installation shall be provided by the contractor. (x) First Aid box will be provided by contractor at each installation. (xi) Any increase in minimum wages of labour as fixed by the Govt of India/state Govt/ union Territory, whichever is higher shall be paid to the contractor in accordance with the provision made vide condition 63 of IAFW-2249. Increased wages including all other benefits in compliance of statutory provisions shall be paid to workers by the contractor. no other claim whatsoever shall be addmissible on this account and the bidders shall consider this aspect while quoting their rates. It must be noted that in compliance of the statutory provisions, the increased will be passed over to the workers. (xii) Any consumble item shall be issued by department free for fixing/filling. The contractor shall collect and transport the same from E/M store yard to the requisite installations within 24 Hours at his own cost and arrangement. Proper record for issue & receipt for this shall be maintained by the Engineer-in-Charge & contractor.

(xiii) The Contractor shall not pay wages lower than the latest notified minimum wages in force to their workmen/ tradesmen including all other benefits in compliance of statutory provisions. Bidders shall consider this aspect while quoting their rates. (xiv) Duty roster for detailement of operators shall be approved by Engr-in-charge within first three days of every month and the same shall be kept on record and properly displayed at each installation. (xv) The contractor will arrange the earth tester, Megger & clamp meter for installation and will check all the earthings in presence of JE E/M, Engr-in-Charge and test report shall be submitted to the office of AGE E/M duly signed by the contractor on commencement of work for record. (xvi) For any damage to the installations due to negligence of operator such as loose connections, improper routine check up/maintenance etc. the contractor shall be held fully responsible to replace the same damage at his own cost all as directed by Engr-in-charge. (xvii) Original certificates regarding qualifications of operators engaged in the work, police verification and identity proof shall be produced by the contractor to the Engineer-in-Charge for verification and approval. (xviii) The man power deployed by the contractor will clean the equipment, tighten the nuts bolts, miscelleneous minor repairs as and when required for the installation

Comprehensive, periodical preventive maintenance, repair and servicing of 30 TR Central AC Plant (01 running and 01 standby) comprising the installed machineries and accessories mainly hermetically sealed scroll compressors (03 x 10 TR in each unit), condensing unit model No. UWL030B5- FB of Diakin Make and insulated chiller Complete , condenser shell and tube type by authorised dealer of manufacturer/company of AC Plant as mentioned Complete all as specified and directed.

Note:- (i) Accessories such as expansion valve, solenoid valve, liquid line valve, filter dryer, sensors, Microprocessor controller, MPVD relay, µMPD(M3PD) relay, copper pipe etc shall be measured and paid separately . (ii) Labour charges for taking down defective items i.e. expansion valve, solenoid valve, filter dyer and all connected accessories to machine from the unit and making connection/jointing suction/discharge pipe complete deemed to be included in item. (iii) Gas and gas charging shall be measured and paid separately. (iv) M&L for leakage detection and making AC system leakage free including testing after application of nitrogen gas pressure to find out any leakage and stopping of all leakage detected, re-application of nitrogen pressure to ensure leak proof gas circulated in system, flushing out the nitrogen gas and vacuumed the entire system before charging of refrigerant gas by standing desired pressure complete shall deemed to be included in quoted rate. (v) The rate quoted under comprehensive material deemed to be included for those items any spares costing i.e. upto Rs 1000/- (other than item srl no. 7 to 11) .Costing beyond the limit shall be measured & paid under relevant schedule item hereinafter. Decision of the accepting officer is final in determine the cost of the spare covered under comprehensive maintenance.

(vi) Inspecting the AC plant through OEM Rep/Auth. Dealer of AC plant ( AC compressor unit) every month for checking the healthiness of plant and submit their report. (vii) Checking the refrigeration system and starters and ensuring healthy condition of the plant. (viii) Checking the system for any gas leaks and rectification of leaks if found. (ix) Taking set of readings and evaluating to ensure satisfactory performance of the plant. (x) Checking the Refrigeration control system for operation and adjusting the settings. (xi) De scaling the condensers for water-cooled units if found necessary. Descalling will be measured and paid seperately.

(xii) Periodical checking of compressor oil and changing if found necessary. (xiii) Checking of the compressor control panel for its proper functioning and its accessories. Replacement of accessories connected to the control panel of compressor like fuse, contractors, microprocessor controllers etc. are under cover the AMC contract and as given separately shall be measured and paid separately . (xiv) Attending to the plant when called upon. (xv) Attending to complaint / breakdown calls whenever required. Contactor will liaise with AMC team/agency to attend the complaint within 24 Hours. if contractor has failed to attend the AMC team/agency within 24 hours penalty @ Rs. 1000/- per shift will be recovered through RAR/payment made to contractor. (xvi) Reporting the healthiness of the plant and suggesting improvements if any.

M&L for repair and servicing of cooling tower of cap 30 TR AC plant of any make and type including dismantling of cooling tower for removing of top cover , fan blade,fane motors etc, replacement of unserviceable nozzle/sprinkle,replacement of rusted nuts, bolts with washers etc and cleaning/ remove mud and dust from bottom complete all as directed .
