Quaterly inspection and servicing of the complete central AC plant of capacity 3 x 120 TR, Model No AGEGWFXR1201MLB2 - 3 Nos alongwith all equipement, electrical connections to inspect the operation of plant by the representative of OEM (Original Equipement Manufacturer) and carring out preventive maintenance to maintain & keep the central AC plant functional at EKM Workshop of Make : Voltas complete all as specified and directed by Engr-in-charge.

SCOPE OF WORK FOR ITEM NO. 01 TO 12 : (i) Inspecting the plant/system and carry out preventive maintenance as per standard practice four times in a year or as required. (ii) Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant . (iii) Checking the system for any for leakage and rectification of leakage by holding nitrogen gas for 24 hrs into the closed system complete. (iv) Checking the system Attending to any number of breakdown calls during normal working hours on working days (v) Quarterly inspection of belts adjusting the tension. (vi) Checking the microprocessor controler for its proper functioning with all sensors. (vii) Periodic report shall be submitted to department on each visit of the OEM at site. (vii) Checking the refrigerantion system,motors, starters and ensuring healthy condition of plant (ix) Checking the functioning of compressor and its accessories (x) Lubricating the bearings of motors,fans when found necessary.

Notes for item No. 1 to 12: (i) Service Maintenance of above make central chilled type AC plants installed at the given location to be carried out from authorised service engineer from OEM. On quatertly basis or whenever called by GE/Engineer-in-charge/JE E/M during break down. The contractor shall submit the license/agreement obtained form the service provider of OEM at the time. (ii) The inspection and servicing shall be carried out by OEM only. Contractor has to submit necessary AMC documents to Engineer-in-charge with in 15 days of accetance of tender. (iii) The rates quoted shall also include the attending of emergency breakdowns in AC plants. If such breakdowns are not attended in time. The following compensation shall be leived from the contractors dues:- (a) Attending breakdown with in 48 hours - Rs Nil. (b) Attending breakdown with in 3 to 7 days - Rs 5000.00 per breakdown (c) Attending breakdown after 7 days - Rs 10000.00 per breakdown (d) Spares parts required shall be measured and paid separately under relevent items based on their consumption on ground.

Material and labour for overhauling of compressors SMC 4-65 Make compressor complete all as per manufacturer's instruction by authorised dealers /workshop for improved performance and designed parameter including the following complete all as specified and directed by Engr-in-charge. (i) Replacement of crank shaft of suitable size including dismantling transporting to authorised approved work shop and back including refixing after repair and testing. (ii) Complete dismantling of each part of compressors cleaning each part of compressors carrying out preventive work like oiling, greasing, replacing defective parts reassembling compressors complete with vaccum test and pressure test at specified pressure to detect leak and again same tests after leak repair to ensure leakage in the complete system. Notes: (a) New spare parts of compressors as required shall be measured and paid seperately as supply only and cost of labour and T&P shall be deemed to include in the quoted rate of this item. (b) Unit rate quoted shall include for the necessary elelctrical check i.e checking of panel wiring to run the compressor smoothly. (c) Before opening of compressor the freon gas to be taken in empty cylinder by the help ice or as directed by Engr-in-charge. (d) Unit rate quoted shall also be included for testing the whole system for any leakage using nitrogen gas by vaccumising the system and filling the system with pressurise nitrogen to test the leakage including nitrogen gas as required and top up repaired compressor and whole system with refrigerant gas R-22 and compressor oil after confirmation of no leakage. (e) Unit rate quoted shall also be inclusive of charging of compressor oil and refrigerant of sufficient quantity or as directed by Engr-in-charge. (f) Minor items required for smooth functioning of compressor is included in the quoted rate of the item. Location: DBM 14

(b) Applying rubber based adhesive CPRX compound. (c) Sealing of all longitudinal joints and circular overlaps with and including aluminium foil tape 50mm wide, to make the insulation leakproof. (d) Securing the insulation with and including mechanically fastened nylon/ steel straps of size 12mm/ 50mm at maximum intervals of 1.2m.

Servicing of cooling coils and air filters of AHUs intalled at air conditioning plant by removing air filters and fixing ack after cleaning with air blower and water and cleaning agent, cleaning of cooling coil with wire brush and air blower and water spray pump after spraying scale gun or equivalant chemical suitable for aluminium fins and straighting the fins of cooling coil by using suitable brush for capacity 10000 CFM to 20000 CFM complete all as specified and as directed by Engr-in-charge.

Material and labour for repairs to condenser of AC plant by blocking the damaged/ corroded tubes involving following activities:- (i) Disconnecting the side covers of the condenser from their existing positions. (ii) Leakage testing of the condenser using pressurised nitrogen gas and finding the leaked tubes. (iii) Blocking the damaged /leaked tubes by brass plugs. (iv) Re-fixing the side covers of the condenser and the condenser valves from their existing positions with new nuts, bolts, rubber gasket and washers etc., and painting the surface with approved shade of synthetic enamel paints for following capacities of condenser complete all as specified and as directed by Engr-in-charge.
