Comprehensive maintenance of central air conditioning plant 200 TR capacity opening/checking/clening of air conditioner's filters if required replace the filters, including the type of filter match with existing cleaning of coils, and fins as per regular maintenance schedule for smooth effectively functioning of AC Plants. Checking the motor, blower, drain line, coils, operating pressures and temperatures, the return and supply lines, refrigerant levels, and connections also clean the coils during a routine maintenance visit filter should be changed depends on a variety of factors, including the type of filter match with existing at HQ WNC building comprising of equipment mentioned at item No 57.00 of Sch 'A' all as specified and directed by Engineer-in-Charge. The maintenace schedule shall be as under:-(a) Check driving coupling of compressor shaft and motor for level and tightness, oil level in compressure crank case, check pressure guage, if gas leak is suspected, test circuit with test lamp or leak detector, also check compressure and motor for unuseal noise, vibration and over heating of bearings. (b) Cleaning of AHU unit filters with pressure if required rinse with clean with fresh water and dry before replacing. (c) Remove starter cover below of all and clean dust & the contacts with pressure, CTC/ alcohal/sprit and adjust the tensin of the contacts. testing of low pressure lubrication oil cutout laid down also measure insulation of all motors and record readings. sufficient lubricants of all motors/compressor motors and chillling water pump motor etc.

Note for Item No. 54, 55, 56, 57, (i) Passes will be processed only after verification of antecedence of deployed employees and submission of verified experience certificate, Pass shall not be granted without submission of qualification proof & experience certificate. (ii) Contractor shall submit ID proof, Residential proof, Bank A/C details to department and obtain approval of Engineer-in-Charge before employing a person as Operator (iii) Payment to employees shall be done by crossed cheque through Aadhaar linked bank account only and it shall not be less than minimum fair wages as per act in vogue. The contractor shall submit proof to Engineer-in-Charge before claiming any payment. (iv) AC and Installation Operator shall be available as per the shift timings specified in the tender and he will report to JE E/M in-Charge. In case of emergency he will function according to their direction. If he is found absent or move without intimating to in-Charge or JE E/M he will be treated as absent for the said shift and recovery to this effect for Rs 1500/- per shift shall be affected.(v) Payment as per quoted rate shall also be deducted in addition to the penalty as specified above. (v) The individual employed as operator should has minimum qualification of ITI course equivalent from state or central board

(vii) Contractor shall submit the labour licenece VAT as applicable as per latest laws/acts & Copy of GST Regn registered number issued by concerned authority. (ix) Contractor has to submit proof of payment of EPF subscription made by him as applicable as per latest laws/acts alongwith RAR failing which RAR will not be progressed for payment. (x) The rates quoted by the contractor shall be deemed to be included provision of all latest labour laws / regulations including all relevant taxes as applicable. (xi) The bidders are advised not to quote rate less than minimum fair wages as circulated by competent authority. If the quoted amount is less than the estimated cost of work mentioned in BOQ item No 54, 55, 56, 57, i.e Rs 31,81,794.00, the lowest bidder will have to deposit FDR/BGB as elaborated herein after in favour of Accepting Officer within 07 days of opening of financial bid (Cover No 2). The deposited amount shall be the difference between estimated cost mentioned in BOQ item No 54, 55, 56, 57, (i.e) Rs 31,81,794.00 and amount quoted by lowest bidder. FDR/BGB shall be released only after satisfactory completion of work. If the contractor fails to pay minimum wages to employees, the department shall have right to withhold the said amount which will be verified by GE. The decision of Accepting Officer regarding amount to be withhold shall be final and binding. The withhold amount will be utilised by GE for payment to employees if contractor fails to pay minimum wages and balance amount if any shall only be released. If the lowest bidder fails to deposit the amount as stated above within 07 days, the contractor shall be banned for 06 months & his bid shall be rejected. The contractor shall sumbit 03 Nos of BGBs/FDRs of equal amount as mentioned above. The BGBs/FDRs validity shall be 04 months, 08 month & 12 months respectively for the purpose of encashment/ release as the case may be.
