Comprehensive Routine maintenance and repair including repair/renewal/replacement of minor defective parts other than those covered under Sch A Part II of electrically operated lifts, 08 Passenger (544 Kgs) capacity fully automatic electrically operated with microprocessor based control panel, automatic operated sliding (telescopic) doors serving ground plus upper fourteen floors (G+14) installed at following bldgs including carrying out daily check and periodical service of fully automatic electric lift with power operated door Duplex full collective control system and replacement of unserviceable parts as and when required. (A)Bearing, bushes, all type of shoes, headers, hangers, door cards, door lock (B)Control cards, control connectors/ links, hall push button, hall push button cover (C)Carryout jobs as and when required for rewinding of motors, welding of cracks/ broken MS parts, repair to door, safety edge working at any principle and any type of sensor (D)Mechanical safety lock, magnetic lock or contact, cop buttons, car position indicator, door sill, car door sill (E)Necessary wiring and cable as per requirement for safe operation of lift, lift cabin fan, cabin light including tube rod & Tube light fitting etc, complete to ensure safety and smooth operation of lift installed at Bldg No. P-120-02 Nos complete all as specified and directed. Complete to ensure safety and smooth operation of lift installed at Bldg No. P-121-01 Nos complete all as specified and directed. Make: Escon Note : Comprehensive Maintenance / repair / replacement of all major and minor parts of elevator will be carried out by OEM only.

(h) The comprehensive maintenance schedule rate includes all the spare parts/defective equipments including consumable which are required for satisfactory maintenance of the Lift as per specification . The Contractor shall not be paid anything extra for these parts/equipments and also to bear all the defects arising during the period. (j) Service the lifts at regular intervals and as frequently as the company deems necessary based on the nature and condition of the elevator, The lift should be maintained in safe and proper working condition. (k) Renew all wire ropes and chains (Where fitted) as often as required to maintain an adequate factor of safety, to equalize the tension on all hoisting ropes, repair or replace conductor cable and hoistway and machine room elevator wiring. (l) Replace the gear and motor bearing with necessary recommended lubricants whenever necessary and allm parts of the lift will be checked ,cleaned and lubricated to keep them both mechanically and electrically in perfect working condition.

(m) Systematically examine and adjust the following components :- (i) Motor, Motor Generator, Motor winding, Rotating elements, commutator, brushs and other mechanical parts. (ii) Controllers, selector, levelling Drives, Mechanical and electrical driving equipments. (iii) Governor, Governor sheaves, shaft assembly, Bearing, contact and Governor Jaws. (iv) Car and hall Mechanical Buttens, car and hall position indicators, hall lanterns, and all other car landing single fixure as installed by JOHNSON. (v) Interlocks on hoistway Door, Hoistway Door Hangar, Car door, safety shoes, load weighing equipment, Car frame, car safety Mechanical and Platform. (vi) Complaint/ breakdown will be attended/rectified within one to two hours. (n) This schedule does not include the items covered under Sch A Part - II. (o) All the items required to ensure the smooth and perfect working of the lifts other than those covered under Sch A Part - II shall be deemed to be included in this schedule. (p) Cleaning of machine rooms and lift pit, drain out water from lift pit as and when required shall be deemed to be included in the quoted rates.

Disconnecting and taking out old/ unserviceable shaft wiring, supply and fixing of shaft wiring in hoist way up to lower limit with PVC insulated stranded copper conductor cable single core 1100 volts grade 0.75 Sq mm , 1.0 Sq mm for earth wire duly bunched with wire binding locking strip drawing through in and including galvanized sheet metal trunking of 24 SWG up to ground floor in hoist for control to all function including in built connection for control panel, PCB, Hall push button fire switch and lower limit switch , including copper earthing continuity conductor and shall be grouted in floor, complete all as specified and directed. Disconnecting and taking out Full Height infrared Door Sensor & supply and fixing new Full Height infrared Door Sensor as specified and dircted by Engineer in charge complete all as specified and directed.

Disconnecting and taking old/unserviceable travelling cable and supply Flat Travelling Cable PVC insulated 16 core flat/ round type with multistranded copper conductor 1100 volts grade of size 0.75 sqmm confirming to IS and including thimbless suspended type freeely move with car cabin up and down movements between ground and upper floors including necessary proper connection with midway junction and other connection required in circuit complete for lifts installed at army area colaba complete all as specified and directed.

Taking down old unserviceable ARD and supply, installing, testing and commissioning in replacement of unserviceable ARD control system and supply, install, commissioning and testing of new ARD system suitable for LIft comprising with maintenance free battery 12 V, 18 AH Make Exide/Amaron all internal wiring, conductors, relay, battery inverter etc complete all as specified and directed.
