| 4.02 | (h) The comprehensive maintenance schedule rate includes all the spare parts/defective equipments including consumable which are required for satisfactory maintenance of the Lift as per specification . The Contractor shall not be paid anything extra for these parts/equipments and also to bear all the defects arising during the period.
(j) Service the lifts at regular intervals and as frequently as the company deems necessary based on the nature and condition of the elevator, The lift should be maintained in safe and proper working condition.
(k) Renew all wire ropes and chains (Where fitted) as often as required to maintain an adequate factor of safety, to equalize the tension on all hoisting ropes, repair or replace conductor cable and hoistway and machine room elevator wiring.
(l) Replace the gear and motor bearing with necessary recommended lubricants whenever necessary and allm parts of the lift will be checked ,cleaned and lubricated to keep them both mechanically and electrically in perfect working condition. | - | - | - | - |
| 4.03 | (m) Systematically examine and adjust the following components :-
(i) Motor, Motor Generator, Motor winding, Rotating elements, commutator, brushs and other mechanical parts.
(ii) Controllers, selector, levelling Drives, Mechanical and electrical driving equipments.
(iii) Governor, Governor sheaves, shaft assembly, Bearing, contact and Governor Jaws.
(iv) Car and hall Mechanical Buttens, car and hall position indicators, hall lanterns, and all other car landing single fixure as installed by JOHNSON.
(v) Interlocks on hoistway Door, Hoistway Door Hangar, Car door, safety shoes, load weighing equipment, Car frame, car safety Mechanical and Platform.
(vi) Complaint/ breakdown will be attended/rectified within one to two hours.
(n) This schedule does not include the items covered under Sch A Part - II.
(o) All the items required to ensure the smooth and perfect working of the lifts other than those covered under Sch A Part - II shall be deemed to be included in this schedule.
(p) Cleaning of machine rooms and lift pit, drain out water from lift pit as and when required shall be deemed to be included in the quoted rates. | - | - | - | - |
| 5 | Disconnecting and taking out old/ unserviceable shaft wiring, supply and fixing of shaft wiring in hoist way up to lower limit with PVC insulated stranded copper conductor cable single core 1100 volts grade 0.75 Sq mm , 1.0 Sq mm for earth wire duly bunched with wire binding locking strip drawing through in and including galvanized sheet metal trunking of 24 SWG up to ground floor in hoist for control to all function including in built connection for control panel, PCB, Hall push button fire switch and lower limit switch , including copper earthing continuity conductor and shall be grouted in floor, complete all as specified and directed.
