Comprehensive maintenance of central AC plant of capacity 56 TR x 02 Nos (Chilled water and strip heater type) air cooled type installed at Manekshaw Auditorium comprising Monthly Inspection and servicing and testing of circuit plant, programming of PCB of the plant/ AHU and submit its report for serviceability. First such inspection and servicing shall be carried out within 21 days from the date of commencement of work given in work order No 01. The plant includes the following:- (i) Multi stage reciprocating compressor: Model. XACYS2060R2. Make: Blue Star (Capacity 18 TR each) (Three Nos in each set) -02 Set (ii) Electrical control panel (LT) 440 volts, 680 Amps -02 Nos. (iii) Condenser and chiller of shell and tube type -02 Nos

(iv) AHU blower motor of capacity 11 KW - 02 Nos. (v) Chilled water pumping set of 7.5HP, 3 phase, 440 volts - 03 Nos. (vi) Paharpur induced draft cooling tower, 204 Ton, with 15 HP - 01 No weather proof, gear driven electrical motor. (vii) All other connected items of the plants/ equipments/ machines mentioned in respects of sub paras (i) to (vi) above. (viii) Air handling unit, blower, evaporating coil and other sections of humidification arrangements, electrical panels etc and all other connected items - 06 Nos. (ix) Water softening unit with monoblock pump 2HP - 01 No.

(x) Following checks and duties shall also be carried out under this item:- (a) Checking the proper functioning of all Air Conditioning plants 2X 56 TR and AHU's. make: Blue Star. (b) Checking of the plant machinary equipment and LT panel and maintaining the record monthly, and as directed by Engineer-in-Charge on a format to be decided by the Engr-in-Charge. (c) Checking the earth test record for compressor/ condensor pump set, Chiller pump set, cooling tower, LT panel and AHU's and maintaining the record half yearly and submit the record thereof and filling of the water in earth pit to improve the earth resistance and proper maintenance of earth pits. (d) Replacement of parts whenever and wherever required except minor items mentioned in notes below and painting etc shall be measured and paid separately under srl item No 2 to 37.

Notes :- (i) Material and labour (s) required for replacement of minor items such as nuts, bolts, washers, lubricants (etc) including fixing charges are deemed to be included in the item rate quoted against item No 1 of BOQ. (ii) Cleaning of AHU room and Minor spares such as nuts, bolts washer, aluminium lugs grease required for satisfactory operation of AC plant are deemed to be included in unit rate quoted by the contractor.

Supply and charging of Gas R-407C suitable for 56 TR chiller plant after detecting and rectification of any leakage in system by using CO2 gas and flushing the complete system with Nitrogen gas complete all as specified and directed by Engr-in-Charge. Note : (a) Gas to be brought by contractor at site from authorized dealer in company sealed cylinder. (b) The unit rate inserted shall deemed to be included the cost of CO2 and Nitrogen gas to be used for leakage test and flushing and pressure test prior to charging the gas in plant.

Supply and fixing in replacement the fan belt of AHU fan suitable for capacity 11 KW blower motor complete all as specified and as directed by Engineer-in-charge.

M&L for Petty Repair to chiller pump 7.5 HP (5.5 KW) such as replacement of gland packing, bearing, seal, coupling, shaft, nut bolts, washer etc complete all as specified and as directed by Engineer-in-charge.

M&L for rewinding to chiller motor of capacity 7.5 HP (5.5 KW) and transportating to workshop for rewinding the motor after dismantling, cutting and removing the burnt windings from the motor, cleaning the core, removing all carbon by chemically and rewinding with existing size/ gauge of super enameled copper wire and other approved insulating materials, heating, drying up, re-assembling, refxing and re-installation at site complete and testing on load complete all as specified and as directed by Engineer-in-Charge. Note: (i) Required T & P such as chain pulley block and transportation shall be contractor's responsibility and quoted rate shall be deemed to inculde the same. (ii) After assembling, rewinded motor shall be checked for no load current and full load current all as directed.

Supply and replacement of following unserviceable parts of chiller motor by new one as required against item No 1 here-in-before.

M&L for Overhauling of condensing pump complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement of dial type pressure gauge of Capacity 7 Kg/sqcm Squirel complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement of temperture gauge as per existing model complete all as specified and as directed by Engineer-in-charge.

M&L for descaling of chiller plant of capcity 56 TR with chemical complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement of MCCB, TP, 415 V of capacity 200A, 35KA breaking capacity with adjustable thermal & adjustable magnetic setting complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement of MCCB, TP, 415 V of capacity 250A, 35KA breaking capacity with adjustable thermal & adjustable magnetic setting complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement of 3 pole power contactor of chiller pump AC1 rating 55A type MNX-40 complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement 3 way mixing valve (rotary type) 80mm dia cat Part No DR 80 GFLA, VC 6013MC6000T, 6 sec. 6 VA valve actuator, 200-240 V AC 50/ 60 HZ, Cable 3 Way, ¾ inch lare (W/O ADPR) T 65 TS 110, IP 40 or equivalent makes at Appx 'B' suitable for plant complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement Actuator suitable for 3 way valve of cat Part No CN7234A2008 or equivalent makes as approved by GE suitable for plant, 34Nm, 24 V AC/DC, 50/60 Hz, class 2, 110/95, sec 900, IP 54 complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement of Temperature controller Cat Part No T 2798-1-1000 or equivalent makes as approved by GE complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement Fan motor suitable for 56 TR chiller complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement Flow switch complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement water temp sensor suitable for 56 TR chiller complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement gun metal gate valve with iron wheel head, screwed both ends for 25mm bore pipe complete all as specified and as directed by Engineer-in-charge.

M&L for rewinding of AHU blower motor of capacity 11 KW with suitable gauge of super enamelled branded copper wire including heating, varnishing including taking out old unserviceable winding complete all as specified and as directed by Engineer-in-charge.

M&L for Petty repair to AHU blower such as replacement of seal, coupling, shaft, bush, bearing, nut bolts washer, adjustment of allingment, shaft etc complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement AHU air filter suitable for chiller plant of capacity 56 TR complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement of company made sealed (scroll) compressor unit of cap 18 TR of model No SY300A4PBB thermal protected with one year gurantee and commissioning 26. 26. complete all as specified and as directed by Engineer-in-charge. Make: Danfoss or equivalent make as approved by GE suitable for operating volltage 430-460 V , 60Hz

Supply and fix in replacement of eliminator filter drier liquid line complete all as specified and as directed by Engineer-in-charge. Make: Cat pt No DCL 609S 023Z0037 of make - Danfoss or equivalent makes as approved by GE.

Supply and fix in replacement 3 pole power contactor Ith =55A, i.e. AC-1=55A suitable for plant complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement 3 pole power contactor Ith =30A, i.e. AC-1=30A suitable for plant complete all as specified and as directed by Engineer-in-charge.

Supply and fix in replacement MCB, TP, 32 A, 415V, having breaking capacity 10KA, 'C' characterstic complete all as specified and as directed by Engineer-in-charge.

Supply and fixing in replacement of 6 mm thick nitrile rubber insulation on condensate drain piping of size 50/ 40 mm dia and fitting like valve flanges union etc complete all as specified and as directed by Engineer-in-charge.

Taking down defective insulation over duct preparing surface applying adhesive and insulating the duct with external thermal insulation 13mm thick nitrile rubber open cell acoustic form including insulating the joint with aluminium type complete all as specified and as directed by Engineer-in-charge.

M&L for Gas welding of AC MS pipe for arresting of water leakage complete all as specified and as directed by Engineer-in-charge.

M&L for Painting of cooling tower / Centre AC plant / Motor 56 TR with removing or old paint from surface of cooling tower and base / AC plant unit with synthetic enamelled paint after preparation of surface with spray painting complete all as specified and as directed by Engineer-in-charge. Note - Colour of Paint as per existing on site or as approved by Engr-in-charge.

Supply and fixing in replacement of PCB suitable for 56 TR AC plant with temperature operating range of (-)10 to (+)55 Degrees celcius of Make Blue Star complete all as specified and as directed by Engineer-in-charge.

Supply and fixing in replacement of GI pipe of size 50 mm dia of AC duct in AC plant including opnening of duct, refixing of AC complete all as specified and as directed by Engineer-in-charge.

Supply and fixing in replacement of AC duct fabricated out of sheet metal complete with neoprene rubber gaskets, elbows, splitter dampers, vanes, hangers, nut, bolt, washer, ripiting supports etc. in AC plant including opening of old duct complete all as specified and as directed by Engineer-in-charge.

Repair/ replacment of butterfly Stop valves, of size 50 mm dia, cast copper alloy screwed pressure, with crutch of butterfly handle, screwed both ends for iron pipe for unions and fixed, refixing of ac complete all as specified and as directed by Engineer-in-charge.

Material and labour of XLPE armoured copper conductor cable 10 Sqmm 5 core 1100v for AC Plant complete all as specified and as directed by Engineer-in-charge.

M&L earthing complete with galvanized steel plate electrode 60cm x 60cm x 6mm surrounded by charcoal & salt buried directly in a pit of depth not less than 1.5m below ground level with top edge of the earth plate at a depth of not less than 1.50m below ground level, connected to and including GI strip 25mm x 4mm upto 7.5m length by means of bolts, nuts, check nuts & washers of galvanized iron, earth strip protected by galvanized steel pipe 40 mm bore (light grade) & connected to main control board including necessary excavation & earth work, disposal of surplus soil not exceeding 50m, in any type of soil. (The rate also includes for cost of charcoal & salt in alternate layers of 15 cm thickness, 20 mm bore GI pipe (medium grade) for watering, funnel, wiremesh, PCC chamber in cement concrete (1:3:6) type C-1, 40mm thick RCC(1:2:4) type B-1 cover & frame etc) complete all as indicated in electric plate No 3 of SSR 2020 Part I including testing complete all as specified and as directed by Engineer-in-charge.

Note :- Earth lead strip 25 x 4 mm and GI 40 mm dia protection pipe upto 7.5 mtr length shall be deemed to include in the quoted unit rate.
