Comprehensive, preventive and periodical maintenance of VRV AC A&B Group (Make: VOLTAS, Model: VDV-450(16) W/DRNI C) of capacity (total outoodoor of capacity -96 HP or total Indoor capacity- 97.5 TR, (indoor unit -2TR-12 Nos, 03 TR-7 Nos, 04 TR-7 Nos, 1.5 TR-8 Nos, 2.5 TR-5 Nos) by Inspecting the plant system and carry out quarterly inspection as a part of preventive maintenance with relevant PM checklists, Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant,Checking the system for any leaks and rectification of leaks found, Taking set of readings and evaluating to ensure satisfactory performance of the plant, Checking the Refrigeration control system for operation and adjusting the settings, Checking the functioning of compressors and its accessories, Cleaning the IDU evaporator ODU condenser coils once a year, Lubricating the bearings of motors, & fans when found necessary, Quarterly inspection of belts adjusting the tension and replacing the worn out belt as and when found required, Replenishment of refrigeration gas as a result of fare wear and tear, Overhauling the components of the equipment at site or in service station as and when required, Checking of the microprocessors PCBs and sensors of IDU/ODU units for its proper functioning and repair replacement of the same if found necessary, Attending to complain breakdown calls whenever required, Carrying out external cleaning (chemical or with water of condensor coils of outdoor unit,Reporting the healthiness of the plant and suggesting improvements if any, all as directed and specified by Engr-in-charge.

Note : (i) The tenderer shall have to replace the U/s material with OEM material only. The cost of replaced major spare parts will be paid and measured seperatly. Old material will be contractor property and credit included in the rate quoted. (ii) In case any accident occur of any Indl like Mechanic/Helpers/users during maintenance/operation of above mentioned Airconditioner/unit, contractor is liable to pay compensation to the Indl as decided by the competent authority. Principal Employer will not be responsible for the same. (iii) If complaint is not attended by contractor with in five hour the penality of Rs 1000/ per hour to be imposed and amount of penality will be deducted from RAR. (iv) The cost of transportation (to and fro) for all kind of necessary equipment / T&P shall be arranged/brought by contractor to complete the job at site , stationary for maintenance of record, no extra cost shall be paid to the contractor to this effect. (v) Complaint shall be lodged by telephonically ,so contractor to specify the telephone no who will receive the complaint round the clock. After attending the complaint contractor will obtain the signature from rep of User/AGE/GE every day as a token of complaint attended. (vi) The Schedule 'A' consists of Comprehensive, preventive and periodical maintenance of VRV AC A&B Group (Make: VOLTAS, of indoor capacity 97.5 TR, outdoor capacity (96 HP) installed at IMAC station Under GE (AF) Gurgaon.

(vii) The work under above item Ser No 1.0 to 1.01 shall be carried out through authorized dealer/ repairer of M/s VOLTAS LTD only all as described in schedule 'A' special conditions, particular specification, MES SSR and as directed by GE/Engineer-in-charge. Comprehensive and preventive maintenance shall be carried out by contractor through trained Engineer of M/s Voltas Ltd only. The MOU will be signed by both the parties (i.e) contractor and OEM on a non judicial stamped paper of Rs 100/- duly notarized. All the Bidders shall upload a letter of 'Intent of MOU' through OEM ie M/s Voltas Ltd in Cover-1 reagrding the willingness of MoU to be done between Bidder & OEM post acceptance of the Tender. The letter of declaration will be as per format at Ser Page No 142(R) of Tender Documents. Failing to which Bidders shall be rejected for bid opening of Cover-II. The successful L1 Bidder shall submit MOU as per format within 07 days from date of issue of Work Order No 1, failing which late charges @0.5% OF CA amount per week from date of acceptance shall be imposed on contractor. The contract shall be liable to be cancelled without any notice under condition 54 of IAFW 2249 if MoU not submitted by L1 bidder within 5 week of acceptance. On occassion to this Performance Security @ 5% shall be forfeited by Department and work may be get executed under other means. Any Condonation of delay will be adjudicated by the Accepting Officer only. No extension will be granted on the part of OEM causing delay in signing the MoU with L1 bidder.

The following item sr no. 2.01 to 2.14 for replacement not included in the quoted rates by the contractor under comprehensive/preventive/periodical maintenance for VRV AC A&B group under item srl no. 1, shall be measured and paid separately.

Comprehensive, preventive and periodical maintenance of 3 Nos Precision Air Conditioner of capacity each 23 TR Each (Make: STULZ Chspl INdia, Model No-SEC852A, Microprocessor type C-7000) ,by Inspecting the plant system and carry out preventive maintenance as per the standard practice monthly in contract period, Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant,Checking the system for any leaks and rectification of leaks found,ensure drain is not clogged Taking set of readings and evaluating to ensure satisfactory performance of the plant, Checking the Refrigeration control system for operation and adjusting the settings, Checking the functioning of compressors and its accessories, Cleaning up of units & air filters, check the proper functioning of controllers , Lubricating the bearings of motors, & fans when found necessary,Replenishment of refrigeration gas as a result of fare wear and tear, attend all breakdowncalls with in 2-4 hours, replaced worn out parts with in 24 hours subject to normal working days, Overhauling the components of the equipment at site or in service station as and when required, Checking of the microprocessors PCBs and sensors of IDU/ODU units for its proper functioning and repair replacement of the same if found necessary, Attending to complain breakdown calls whenever required, Reporting the healthiness of the plant and suggesting improvements if any, all as directed and specified by Engr-in-charge.

Note : Following component replacement are deemed to be included in the rate quoted by the contractor under comprehensive maintenance against item Srl No 3.00. (i) Contractor is responsible for repair/replacement of existing make/model of following components:- (ii) Compressor, main controller of PAC Units, switch gear components in the unit, Fan motor (Indoor), Fan motor(outdoor), filter drier, solenoid valve, expansion valve, microprocessors PCBs and sensors of IDU/ODU units, condensor coil, charging of Refrigerant gas at any time/specified qty, sensors, capacitors, all worn out PCB card, indicators, wiring/connectors, Door, sob components belts,coils,including all minor/major spare parts.

Following component and replacement of items against item Srl No 3.00. above item shall be paid and measured separately.

Supply & Fix in replacement of Display Controller for PAC of exiting make & specdification all as specified and directed.

Supply and charging refrigerant R-407 C after nitrogen testing in new sealed cylinder complete all as per site requirement as directed by Engr-in-Charge.

Supply & Fix in replacement of Humidifier Bottle for PAC exiting make & specdification all as specified and directed.

Note for Item No 3.00 & 4.00 (i) The tenderer shall have to replace the U/s material with OEM material only. Comprehensive, preventive and periodical maintenance of total 4 Nos UPS of capacity (60 KVA- 02 Nos, Sr No. 201306NR0525, 201306NR0526, 200 KVA- 02 Nos Sr No. 201311NR0591, 201302NR0420) make/model Liebert.NXr/VERTIV Energy Private Limited, by Cleaning up of Unit, Visual Inspection to check any deformation, Checking and Adjustment (If needed) of Power parameters like input. Output, DC voltage & Current, Checking and Adjustment of Control parameters on different PCBs,Tightness of all connection,Functional Checking up of Rectifier section, Functional Checking up of Inverter section, Functional Checking up of Static Switch Section, With user approval, perform operational test of the system including unit transfer and battery discharge, Attending to complain breakdown calls whenever required, UPS failing to transfer to battery mode in the event of incoming power failure, Battery Breaker tripping due to battery failure, Battery Failure, UPS unable to transfer load on to the parallel UPS (Redundancy Failure), UPS tripping on High temperature conditions, Control Card, major components failure such as IGBT’s, SCR’s & Wire wound Components within the UPS, Module Failure, Wire Harness damage, Reporting the healthiness of the plant and suggesting improvements if any, all as directed and specified by Engr-in-charge. Defective parts discovered during maintenance repaired or replaced by new or as new parts. Spares replaced will be either of the same make or equivalent. Old/U/sParts removed shall be property of contractor. Batteries, Switch gears & Wound components is not part of Comprehensive AMC Contract.

Disconnecting and taking down old U/S compressor of capacity 2.0 TR from AC and S&F new compressor unit with charging of refrigerent after dehydration testing and vaccumming as per existing model and site requirement complete all as directed. Make: Voltas, Hitachi

M&L for detecting the cause of leakage in any type/capacity of 2.0 tonne AC and ensuring the complete system leak proof and charging of refrigerant gas with appropriate quantity as directed including testing for smooth functioning complete all as specified and as directed. Notes :- (i) Dismantling of unserviceable compressor and re-installation of serviceable compressor after repairing are deeemed to be included in the quoted rates .

M&L for rewinding of the blower motor 1/6,1/5,&1/8 HP of AC any type /capacity with same gauge super enamelled copper wire complete including taking out old unserviceable winding kit complete all as specified and as directed.

M&L for complete servicing of Split type AC capacity 2.0 ton , cleaning of Indoor / outdoor unit , cooling /condensing coil , reinsulation of refrigerant tubing , replacement of worn out spare parts of AC complete all as specified and as directed. Note: Worn out spare parts shall be measured and paid separately under respective items of the Schedule.

Supply & Fixing starting relay of existing makes and capacity duly ISI marked for split type 2.0 Ton capacity complete all as specified and as directed.

Supply & Fixing starting capacitor of existing make and capacity duly ISI marked for split type 2.0 Ton ( 100-120 Mfd) complete all as specified and as directed.

M&L for shifting of split AC 2.00 TR includng dismantiling all accessories, indoor outdoor unit and copper insulation, voltage stabiliser and rienstalling the all acessories at new location as directed the coat of new copper pipe suction and discharge including insulation and electric cable 3 core , 4 Sqmm as per site requirement in included in the quoted rate complete all as specified and as directed at site by Engineer in charge.

S&F of cable PVC insulated unarmored for connection 4 Sqmm 3 core copper conductor duly drawn from indoor to outdoor and indoor unit to power point in PVC Flexible pipes complete all as specified and directed.

Taking down old u/s AC boxes and S&F new sheet metal enclosure with single pole and neutral enclousure with a two pin and earth plug and socket complete with single pole MCB 20-32 Amps complete all as specified and directed.

Net Contract Sum will be after deducting Sch of Credit of Rs 44,742.00
